EDITOR’S LETTER It’s funny how you take certain things for granted in life. For me, one of those things was shelter for my car. In every property I’ve lived in, there’s always been a garage or an undercover carpark. That was until my partner and I moved into our current house, and the rusted-out carport had to be demolished for safety reasons.

Each of our three beautiful home tours this issue is from right here in sunny Brisbane, which is why I decided to call this the Sunshine edition. The Sunshine State has certainly lived up to its name lately – it’s stinking hot as I write this in early October, and it will no doubt be scorching in December when the magazine is released.

“Don’t worry”, I said. “We can add a carport one day.”

I’m hopeful that my own front outdoor space will be fully finished by then so I can sit outside, gin and juice in hand, and enjoy that sunshine. You’ll have to stay tuned for that next reveal from my home!

Well, it took two-and-a-half years, but we’ve finally built that carport. There’s a lot to consider when coming up with the design and navigating the all-important council approval process, so I enlisted Homestyle Living – a company that specialises in carport builds. So many people reached out to me on Instagram after I shared video footage of my carport, so I thought I should put together a special feature in Adore that takes an in-depth look at garaging options. You’ll find this feature from page 16 – I hope you’ll find oodles of inspiration and lots of useful information if you too are about to enter the surprisingly complicated world of carports and garages!

CARPORTS & GARAGES Fun fact: it was renowned architect Frank Lloyd Wright who coined the term ‘carport’, when he built one in the first of his ‘Usonian’ home designs in 1936! The key difference between a carport and a garage is that garages are typically attached to a dwelling and completely enclosed, with solid walls on either side and a garage door at the front. Carports, on the other hand, are usually detached from the house and open on all sides, and they don’t always include a door at the front. While most new builds will incorporate a garage and build it to suit the home’s overall design, an older home may not have one – and that’s where it’s important to wrap your head around all the rules and regulations your local council has around building a carport.

Reid Gilman at Homestyle Living says there are three primary considerations when it comes to carport construction: design, functionality and price. “In the majority of cases, either council restrictions or the dimensions/setbacks of the property will dictate the overall size or shape of the carport, so it’s imperative to come up with a design that allows the space to be as accessible and functional as possible, without sacrificing aesthetically,” says Reid. “Carports are often the first thing that a guest, passer-by or potential future buyer will notice, so design is absolutely critical to enhancing the property.” “Whilst we offer both standard and fully customised design options, when it comes to design concepts, every home is as different as the people who reside in them. The house will tell its own story and the client will often have an image of what they want. Our role is to turn that vision into reality,” says Reid. There are benefits of hiring a dedicated carport builder or company like Homestyle Living. “We offer holistic end-to-end project management, from initial drafting

and design work to approval and certification, to completion of works,” says Reid. “This is important, as we deal with various councils, planning schemes, construction codes and building standards. In addition to this, we can offer our own designs, or can custom build to suit a client’s design brief. This eliminates the need to engage a third-party draftsperson or architect, which can save the client a considerable amount of money.” When it comes to budget, Reid points out several factors that can impact the pricing of a project, such as the type of council application required, the amount of site works required (if any), and the dimensions and design of the carport. “A budget of $25,000 to $40,000 would be sufficient to cover most scenarios,” says Reid. When it comes to design, the sky’s the limit. Reid says gable-roofed carports are generally the most popular. “Not only do they increase street profile, but they provide for a more spacious feel to the underside of the structure, with roof voids often used as storage areas for camping or recreational equipment. Storage space is something that is highly sought after, especially on small inner-city blocks.”

FOOD FOR THOUGHT “Fully enclosed carports are assessed differently to open carports and can attract additional council and certification fees, as well as higher construction costs,” says Reid Gilman of Homestyle Living. “In most cases, it’s possible to provide full security, weather shielding and privacy on an open carport through the use of screens or landscaping, and at a reduced cost when compared with a fully enclosed carport.”

MODERN MEDITERRANEAN For this Cronulla home, interior designer at LOWI Interiors Loretta Wilson had to design a garaging solution that would elevate the look to be more contemporary and enable it to withstand coastal weather conditions. Instead of timber battens, which require ongoing maintenance, Loretta specified DecoBatten – a timber lookalike with the added benefits of durability, sustainability and consistency. “It’s a tilt-lift garage door approximately 3 metres wide by 2.5 metres high, which allowed us to have no cut lines in the DecoBatten, as you would have to if it was sectional,” Loretta explains. “The battens are ideal, as they don’t require any ongoing maintenance such as sealing – great for this young family.” The battens were also installed on the side gate of the home and on the access doors to the backyard, achieving a cohesive and striking look.

He says the trend of custom-designed doors on high-end builds is on the rise. “As the garage door makes up a large percentage of the front facade (on average 20 to 50 percent), clients want to make a beautiful feature of the door instead of using a standard one.”

MONOCHROME URBAN BARN The minimalist lines of this modern barn-style house are mimicked in its garage. Director of Belle Lifestyle Julian Varndell says the 6.5-metre by 4.5-metre garage was designed for both looks and functionality within the constraints of the site. “The garage was a key focal point,” Julian explains. “The site has a steep slope and the lightweight construction methods used assisted in achieving a great design.” The home is painted in Taubmans ‘Monument’ and its front door in Taubmans ‘Cotton Ball’. With its white B&D Panelift ‘Seville’ door and pitched roof, the double garage mirrors the guest bedroom opposite. This symmetry, along with the bold colour choice, are key to the home’s striking-yet-elegant facade.

“I think this minimalist take on classic design styles is something we will see more of,” says Julian.

CO A STA L CO O L Adore editor Loni Parker’s renovations to the home she shares with her partner Mark recently extended to the addition of a carport. Loni explains that it was important that the new structure was designed in keeping with the existing style of the home, which is white and breezy. “We went with a gable-style roof for our carport to match our house’s roofline,” she says. “We also had the front clad in the same weatherboards to make sure it all tied in together.” “It really complements the house and now gives us a much largerlooking frontage,” says Loni. “It’s amazing how a new carport can instantly add so much size to the home’s overall scale.” Loni and Mark chose Homestyle Living to build the carport. “They’re a company that specialises in this type of work, which took the headache out of the process,” explains Loni. “They even organised the concrete slab for under the 3.8-metre by 4.8-metre carport, which again streamlined the whole process for us.” The structure itself is BlueScope Colorbond steel, with a Colorbond ‘Monument’ roof and a ‘Flatline’ sectional garage door from Steel-Line in ‘Perisher White’. “It’s a premium colour, but so worth it to fit in with our home’s coastal aesthetic,” says Loni.

At approximately 6 metres by 6 metres, the carport is open on three sides, allowing plenty of light through but still providing privacy and security.

DAH Architecture Director David Hansford explains that this style of carport was chosen over a more traditional sectional door. “The door is a tilt-panel door with fixed timber battens, chosen in part due to the building code and town planning compliance,” says David. “The other factor was a desire to keep the front light and transparent, so as not to overpower the dwelling but still provide some security.” “The use of battens reflects the traditional Queenslander undercroft and ties into the front fence, as well as defining the entry. This way it’s still inviting and welcoming.”

B R E E Z Y CA R P O R T Tweed Heads locals Chloe Butler and Jacob Owen gave the front of their home the wow factor with a custom carport built with a little help from their friends. Inspired by Scandinavian and Palm Springs design aesthetics, Chloe and Jacob wanted a functional carport that was also a good-looking extension of their home. With a specific idea in mind, the couple sought out materials and methods that would deliver the look they wanted without breaking the bank. “We were lucky enough that our builder, Blake from Border Built, handled and executed our idea perfectly,” says Chloe. “We all know timber is worth its weight in gold at the moment, so we needed to figure out how we could achieve our design in a cost-effective way.” “We came up with the idea to use shadow cladding instead of weatherboard and run it horizontally to

match the house, which saved a lot of money.” The couple also enlisted their friend Josh from Phat Dab Customs to build the sliding gates for the 3.5-metre by 10-metre carport and the rooftop garden beds. “The sliding gate is electric, and we also installed an intercom for the pedestrian gate,” Chloe explains. “As for the rooftop garden bed, we have an oasis of greenery around the house, so it was a must that the carport had this. It wraps around two sides of the carport and is only 100mm in width.” A variety of plants spill over the edges of the planter box – namely Silver Falls, Glacier Ivy, Speckled Blob Sedum, Native Viola, Trident Blue succulents, Lomandra Seascape grass and Samphire. “We are so obsessed with the plants and can’t wait to see the change that a few months of growth will bring,” says Chloe.

Brigitte May’s path into the art world began with a merging of fashion and illustration. After studying fashion design at the Whitehouse Institute, she fell in love with illustration and moved into print design for labels including Aje and Peter Alexander. “Things just flowed from there and I found myself with plenty of work lined up, which would enable me to pursue my career as a freelance artist,” says Brigitte. Until recently, Brigitte worked solely with watercolour and soft pastel, but this year she’s branched into acrylics. “I’m loving the slower pace of this medium,” she says. “Unlike watercolour and pastel, nothing is fixed. I can build upon layers, or completely refresh a canvas if I desire. It’s very freeing.” Brigitte says she creates art to embody and reflect the beauty of nature, but she continues to draw

LAYER YOUR BEDDING For the perfect cushion-to-pillow ratio use two Euros, four standard pillows, and three cushions of differing sizes. Be sure to keep your darker and bigger cushions towards the back and your lighter and smaller cushions at the front. When selecting these three feature cushions opt for different fabrics, colours and textures; this creates visual interest in the space. When thinking about your throw or coverlet give a gentle nod to the colour palette you’ve used in the cushions to tie the whole look together.

“It’s always been a dream of ours to own a triple-gabled Queenslander,” says Cindy Mead. She and her husband Dan immediately fell in love with this home in the Brisbane suburb of Alderley when they inspected it back in 2018. “The best part was walking inside,” Cindy recalls. “Because the house sits at the very top of a hill, as soon as we walked in, we were met with walls of French doors and windows that lead to the wraparound verandah, with views to the city and beautiful breezes.” The couple – seasoned renovators who’ve already transformed two other houses, documenting their journey for thousands of Instagram followers – have been careful to maintain the home’s character, working to enhance its original features rather than override them. The facade has been sensitively revamped. Originally dark grey and yellow, they painted it white and closed in part of an unused upstairs balcony, using the space for their master ensuite. “To keep the facade looking traditional, we added a Juliet balcony and French doors,” Cindy explains. Latticework obscuring the home’s entryway was removed, creating a welcoming front porch, where terracotta tiles were covered with blackbutt timber. A nameplate at the front door, inscribed with the words ‘Casa Bella’ flanked by hand-painted lemons, gives the

first hint of Italian flavour. Since honeymooning there nine years ago, the couple has travelled to Italy several times, and their vision for the home references the languid, sundrenched spirit of Amalfi Coast vacations. “It has inspired design choices like travertine, olive trees and lots of white,” says Cindy. Cindy and Dan began renovating houses in 2014. They both work long hours in demanding full-time roles and renovate in their spare time. Beyond Dan’s expertise as a glazier, they’ve learned as they go. Dan does the hands-on building work, while Cindy takes charge of interior design, shopping, social media management and styling. She admits that the juggle can get stressful at times, but “as hard as it is, I feel fortunate to have a corporate role I am passionate about and a side hustle that I love equally”. It’s little wonder then that the couple’s favourite spaces – their enviable outdoor area and luxe master suite – revolve around rest and relaxation. >

Undeterred by their steep block, they capitalised on it by constructing the pool partially above-ground and partially inground. This allowed them to build timber decking around one end and use the lower side for storage, tucking the pool pump out of sight.

“From here, we worked back to create the sunken fire pit, and then a gentle slope leads up to the outdoor kitchen. Most of the alfresco was easy to work with as it was already all level; we just had to cover the old terracotta stencilcrete with the tallowwood timber decking,” Cindy explains. “It’s funny how when you start out with a sloped block you think it will be a disadvantage, but once you think creatively you realise how great it is to have so much more visual interest and depth in the spaces than a flat backyard can offer.” This creative confidence also shines through in their expansive master suite, where there are two – yes, two! – ensuites. An inviting circular tub with freestanding tapware beckons from one side of the bedroom (a pocket door alongside it hides the toilet), while a generous second bathroom with double shower and vanity sits opposite. “We have made some bold choices, having two bathrooms and no doors on either of the wet > spaces,” says Cindy.

RENOVATION DOS AND DON’TS What Cindy and Dan have learnt during eight years of renos DON’T BE AFRAID TO JUMP IN “My number one tip is to get in and get started,” says Cindy. “Start off small and flip it. Don’t be concerned with buying the perfect house first, because that can be unattainable, especially in today’s market.” “And don’t be afraid to pay Lenders Mortgage Insurance (LMI) if you need to for the first flip, because if you do things right, you’ll make enough profit to cover that and lots more. Then you’ll be onto the second, third or fourth renovation before you know it, and you’ll have made enough profit to not have to pay LMI ever again.”

DO EXPECT A FEW COMPROMISES Cindy says that on the odd occasion that she and Dan disagree “it’s usually when we try to articulate our vision to one another and we think we are on the same page but once it comes to implementation, we realise we aren’t. In these instances, we are very good at compromising – sometimes Dan gets his way and sometimes I do!”

DON’T BE SHY WITH TRADES “Our biggest lesson has been not to be afraid to speak up when dealing with tradespeople. Sometimes you feel like you don’t want to be over the top or too high maintenance but when the job is done and some details have been missed, you deeply regret not speaking up, not staying on top of them, and not repeating yourself to ensure you are all on the same page.”

ENSUITE “We couldn’t be happier with the end result – we feel like we have the most beautiful bathrooms we have ever seen,” says Cindy. The owner of this untouched 1920s two-bedroom worker’s cottage in the Brisbane suburb of Hawthorne engaged DAH Architecture and Kat Fola Design + Styling to plan a rear extension that would flood the home with light and fresh air. The result is a contemporary family residence, with impressive open-plan living and entertaining zones, that takes inspiration from the whitewashed Santorini skyline. Interior designer Kat Fola explains that, because of the slope of the block, the land was excavated into three tiers. “The top tier was designed to have the pool area look back on the architecture of the home,” says Kat. “The middle tier was to be a green space that is in view of all levels of the home, and the last tier would be the new modern extension to the original character home.” “It was also thought that the money we would save in not lifting the original Queenslander, and instead building under, could be used in more visual design choices,” Kat explains.

The new part of the house features beautiful elements such as beams, arches and high ceilings. Director of DAH Architecture David Hansford says, “It’s interesting how some expensive structural engineering outcomes could have been employed to avoid beams but in the end, when embraced, give character to the space. The client was very open to embracing these things and Kat did a fantastic job accentuating and celebrating them with the interior design.” The void in the new extension is one of the home’s architectural highlights. “Dave’s idea of creating a central garden atrium that captures the architectural features of the original home from the open-plan living space is fabulous,” says Kat, explaining that the floor-to-ceiling windows allow morning light to flood the living area. The interior of the home embraces a contemporary coastal style, channelling the calm, breezy feel that both David and Kat wanted to achieve for the client. >

S C U L L E R Y “A large kitchen is a must for modern entertaining,” says Kat. “It was important that the kitchen design did not overshadow the beautifully designed open concept living space. To achieve this, a European-style scullery was created, so the footprint and workspace was large yet hidden.”

Kat says this style entails keeping selections soft and natural, and adding different textures into hard selections, making sure the colours and tones complement each other. “For example, the subtle grey tones in the Woodcut white smoked timber flooring blend seamlessly with the cool grey tones in the wool-carpeted bedrooms in the original home.” Kat adds that repeating design choices throughout the home (such as matching up brass tapware with door handles and the front house numbers) is integral to creating a cohesive look. And, if you’re merging an old home with a new design, she recommends finding ways to reinvent the original features. “To quote Charles Eames: ‘The details are not the details; they make the design,’” says Kat.

“It was trashed by squatters and had termites, asbestos, and all things in between,” Tamica Hansen remembers. She’s talking about the distinctive pink, flat-roofed house that once stood on their block in Queensland’s Moreton Bay region. The story goes that the home originally belonged to a boat builder – but by the time Tamica and her husband Richard bought it for their young family, it was dilapidated after standing vacant for years. “We did get a couple of builders in to see if we could save it, but it was too far gone.” The couple demolished the house and built a new one in its place, taking inspiration from the original dwelling and even naming it ‘The Boat Haus’. “We knew that we wanted to keep the design of the flat roof and tie in the pink of the outside,” Tamica explains. While the boat builder’s home crouched low to the ground, the new Boat Haus, with its whitewashed exterior, appears to vault up into the sky. Built over four levels, with four bedrooms, its long and tall design takes in ocean views. A rooftop terrace was Richard’s idea. “It was an easy addition, as we didn’t have to worry about the pitch of the roof,” says Tamica. “We had stood on top of bulldozers when it was a block of land to see what our view would be, but we never imagined it to be as beautiful as it is.” >

Unsurprisingly, the heart of this home – and Tamica’s favourite space – is its third-storey kitchen. A giant window above the stove looks out to sea, and sliding doors open to a generous balcony with yet more views. A luxurious Calcutta marble island benchtop is the hero. “It weighs over 400kg, so that was a good time getting it into the house,” Tamica quips. While she’d designed an all-white modern interior, Tamica felt compelled to warm the spaces with timber as she styled them. This approach is evident throughout the home, which Tamica describes as “modern coastal with a hint of vintage”. Herringbone parquet floors and brass accents add texture and depth in the kitchen; all-white bathrooms are enlivened with feature tiles and statement basins; retro blush-pink crops up on walls and in furnishings, as do old-school nautical motifs like palm trees, oars and life rings. Feature walls have also been used to add texture and interest. “They really transform a space,” says Tamica. “And when you get over it? Paint it or wallpaper it.” These bursts of colour and character are arguably an extension of Tamica’s own spirited personality. “I cannot sit still; I always need a project – my poor husband!” she laughs. “So, we have just bought a block of land at Newport and we’re going to build again. Can’t wait!”

OUTDOOR MAKEOVERS

Having moved from Sydney to Perth, and both leading busy professional lives, homeowners Chloe and her husband Noel wanted a relaxing outdoor space to come home to. Before enlisting Denise Staffa of Outside In to redesign their back garden, the couple would keep their curtains closed so that they wouldn’t see the view, which Denise describes as “dull and drab to say the least”. “It was dominated by a concrete post-and-panel retaining wall in a dated colour,” says Denise. “Gardens were overgrown, with a mismatched colour palette, and an existing timber bench seat was uninviting to use as it was too high to sit on and in front of an ugly strip drain.” The couple’s new French bulldog puppy, Winnie, meant the drop from the upper lawn to the alfresco area was a concern, as were the steps, which were too high for little legs. “It took me ages to design the shape of the formed concrete bench seat,” remembers Denise. “I wanted something different – soft and curved – so I came up with the idea of adding a daybed to the configuration, and I love it!” Denise’s design solution for the drop-off from the retaining wall was to create an additional barrier using Scyon Axon vertical panels. These were installed behind the timber seat, giving it a boothlike feel. 86

Denise introduced a carefully considered selection of plants into the garden, with the aim of creating a space that was layered and lush but also relatively low maintenance. An existing frangipani was transplanted, as were some Bangalow palms, and plenty of fillers and ground covers were utilised. “The top gardens are planted with trees for screening and privacy,” Denise explains “The fenced-in side lawn area has been planted with sweet viburnum (Viburnum odoratissimum), which will form a tall hedge.” Since the makeover, says Denise, “Chloe has had a gorgeous baby!”, and the family now uses the space every day – and they keep their curtains open too.
