Real Estate Investments. WHERE TO INVEST?

M

ost Canadians consider themselves middle class. In fact, the term is so vague that politicians know they have just about everybody’s ear when they talk about “middle class” goals and aspirations. We are so good at getting our college degree and securing a job, buying a house and a car, and retiring in comfort. However, we are never fully aware of what it takes to be financially free. And that is what leads many people to poverty. We heard about many successful professionals - lawyers, doctors, engineers, etc.,- who are getting really good money, but who are just too busy to consider investments or are spending it all and having nothing left to show. Where do all our earnings go? Why the ‘middle class’ is actually poor? According to Statistics Canada, in 2017 average Canadians spent a bunch of their money on the following: • HOUSING – The primary expense for the average Canadian household is the shelter. Simply, we have too much housing. Nearly 30% of our total expenses go to our homes. • TRANSPORTATION – Unsurprisingly, the second highest expense is transportation: 20.55% of our household budget goes towards our cars and gas. We want a really nice flashy ride, and we are paying for it. • FOOD - comes in as the third largest expense. We leave significant amounts of money in restaurants and bars. And guess what’s the biggest reason we are poor? The answer is having a job. There is nothing wrong with having a job, and some people truly like what they are doing. But sometimes a career can build the corporate glass ceiling that a lot of people don’t have the ability to break through. There are thousands of engineers, teachers, nurses, journalists, computer specialists, web designers and other critical to the economy professionals, who would never be steadily able to afford a house when the calculation is based only on their job income, without considering other types

of incomes. It’s a clear fact. Prior to getting into “how much more you are making”, it is important to understand that there are two ways to measure the wealth.

apartments (buying a random house and renovating it for profit) is often an option as well. Also, the client may choose to invest in commercial properties.

The first is how much you earn annually or your income. The second is your net worth or how much money you’d have if you sold all your assets and paid all your debts, including your mortgage. Together these measurements give you a more or less realistic picture of how you are doing financially.

But today we are focusing on the option of buying condos during the pre-construction phase, when the price is significantly lower and when you have primary access to locations and units, which you can resell as they are built (after 3-4 years, typically). By following this path, you invest in the development before it has been constructed and then you are relying on a set of architectural plans. Usually, the best pre-construction projects are selling out incredibly quick. Often the best units go to the “insiders”. This will be a major reason working with a trusted REALTOR, who knows the game and can ensure you choose the right property, put the reasonable amount of money into it and sell it at the right time. As a result, your investment return will be optimized and you will reach a maximum amount out of possible options.

You may be earning the big bucks, but your job income alone doesn’t make you wealthy. Your net worth is the best measure of your overall wealth. It takes into account everything you own (Real Estate, pensions, RRSPs and other investments), minus everything you owe. It’s obvious when you own more than you owe, your stakes are higher, and your wealth is more significant. Also, there’s no surprise that when it comes to wealth, families have the edge over individuals – in Canada, the collective net worth of the lowest 40% of individuals wouldn’t match the poorest 20% of families. About half of all households that own real estate have a mortgage, and, in general, the value of the property’s accounts are about half of the net worth. That sounds nice but only if the market stays up. Ontarians in the lowest net worth quintile usually have no worries, since most of them do not own any property or do not invest. However, homeowners in the second, third and fourth quintiles should be concerned. They are counting on their only property, but unlike their wealthier counterparts in the top quintile, they have no “liquid” assets (such as a variety of different investments) required to bail them out if the market starts going down and/or when the banks start calling in theirTFN debts. SOAKING IN STYLE - Designer makes a splash in her own beautiful bathroom

T

he challenge of renovating as a designer and renovation expert is you can see all the possibilities. What’s the best layout for you? What’s your focus: family? guests? And depending on how long you plan to stay at home, you may also want to consider resale value. The confusion comes when all these goals don’t align. This was the case for my personal reno.

I debated to go either; option one, two bedrooms and two three-piece washrooms; option two, three bedrooms and a single large four-piece washroom. I leaned toward option one for my needs, but when I factored in the time I’d be there and resale value, I realized it made more sense to go the other direction. The benefit of option two is it allowed me to still have an ensuite (a door from the master bedroom to the washroom), plus a tub and a shower. The goal to create a warm aesthetically-stunning and functionallyperfect bathroom was achieved.
