s we know, the real estate market has been experiencing the biggest drop in the prices in the past 15 years. Even during the slump in 2018, the market didn’t collapse as much as it collapsed now. We don’t believe in encouraging forecasts from the “experts” in real estate, telling that the situation will change soon. It will definitely take at least a couple of years to see how the market starts to move up. Looking at today’s market, we understand that holding power is everything. The logic and experience remind us of the old wise solution: sell, when everybody buys and buy when everybody sells. History always repeats itself. As a rule, the real estate market operates in phases, and the last phase was very specific. Namely, the prices went up overnight. Even the most conservative investors started to re-

finance their prime residences, just to have some extra money to deposit to some new projects which they were planning to flip before closing. Everybody was on the real estate needle. The chaos stopped overnight when banks created a stress test program where you couldn’t be qualified for several mortgages anymore. In addition, the government created another stopper for the real estate market by putting a 15% additional tax for foreigners. Based on the 25-year experience, we can define 2 major components which can help to recover this market. • It’s time to repeal B-20 “stress test” – The Ontario Real Estate Association (OREA) is asking the federal government to take a second look at the stress test because every time the interest rate goes up, the stress test goes up 200 basis points above that, making it even harder to get a mortgage as well as penalizing millennials, new Canadians and entrepreneurs trying to get into the housing market. According to the Financial Post magazine, the stress test had a very targeted outcome to stabilize prices, but now when the target is achieved, it’s kind of overkill. The stress test, in reality, reduces the maximum amount of mortgage you can borrow by roughly 20%. Mostly, it affects young and first-time buyers who tend to take on mortgage amounts close to their limit. The industry has been so worried about the disappearance of younger buyers from the market that OREA has described some new housing policies as “a war against first-time homebuyers.” Some economists worry that the mortgage stress test, combined with the rising interest rates, will push the housing market into an all-out downturn. Given that Canada has economically grown on the real estate particularly, a housing correction today could have a larger impact on the country than previous downturns. • Political changes do have effects on the real estate market, and the Federal election on October 21, 2010, will show us which direction it will take. In this article, we are focusing more on the investment market rather the residential market. And the investment market should follow a different path. As we men-

tioned before: when everybody buys you should sell and vice versa. We think that prices will continue to drop in the housing market during 2019. Admittedly, the condo market is not affected as much as the housing market. We are going to look closely at the pre-construction condo market. Why? Because if you buy a condo on the initial stage of the construction, it will be ready in about 3-4 years, and you are paying the recent price which is very reasonable in comparison to the prices which will be in 2-3 years. So, here is what we expect to see in the condo pricing in the coming years. • Demand never ends. In fact, 1 million new immigrants will be residents of Canada over the next 3 years; • Toronto is growing much faster than any other cities in Ontario. Lately, due to the difference in currency, many US companies moved their subsidiaries to Canada. Amazon is already here, and Google is planning to move to Toronto. It will drastically increase the demand for rental units. • Toronto’s Downtown and the GTA area are running out of available lands for development • As the available land dwindles, prices and rents will rise, which is positive for condo investors. Today, the average rental price for a 3-bedroom condo in Toronto is $3461 per month. • Inflation impacts the prices as well In 3-4 years, when the market will improve and prices go up, the prices on purchased units automatically will go up too. Therefore, the buyer will be qualified for a mortgage much easier. This is why the condo market is safer to invest in. TFN Realty is owned by the developer’s company. It’s something tangible in comparison with the vulnerable and volatile stock market where your money/investment can disappear overnight. Why condo? Because it’s much easier to maintain and take care of. For example, there’s no need to fix the roof or elevator or worry about landscaping, etc. We work with our clients closely. I

n floral ornament, cacti and succulents have recently become as common as roses, orchids and other plants. They both are great for making beautiful floral compositions that are just as colourful and whimsical as those of the mentioned above flowers. In addition, rare species of cacti and succulents become precious collectable objects. However, the growing popularity of those plants is not as much about collecting as it is about the fact that they simply adorn our lives, taking a prominent position among other ornamental plants. The easiest and most popular way of decorating with cacti and other succulents is composing them together with other houseplants. The unique appearance of traditionally used plants adds a beautiful and original look to your space. Indeed, succulents typically have shapes that are completely unusual for other plants: globular (such as Echinopsis), pillar-like (cereus, euphorbia) and hanging (Schlumbergera, Selenicereus, Aporocactus). Besides, all the succulents used for design are inexpensive, unpretentious and good-looking. Generally, they can live in harmony with other plants.

Of course, when composing succulents and other plants, keep in mind that the first need dry rocky soil and lots of sun. The effect can be achieved by combining well-flowering Phyllocactus, apopollillums and Schlumbergera that bloom at different times and for long periods. They create a rich palette of colours and whimsical range of shapes. The continuous flowering can also be reached with other succulent plants such as aloe and kalanchoe. t’s hard not to love a fireplace, especially during the cold and dreary days of winter and early spring.

And let’s face it, those days are perfect for binging on Netflix. Wouldn’t it be perfect to combine a TV and fireplace together, so you could have the best of both while you’re nestled into the sofa in your PJ’s? Here are a few tips to consider. First, find the perfect fireplace. The intense heat of a gas fireplace can damage the electronics and TVs. This often happens to TVs that are mounted too high for comfortable viewing. The alternative is to go with the latest electric fireplace. Because there is no combustion inside an electric fireplace, it doesn’t heat up the wall behind it. Therefore, you can mount the TV much closer to the top of the fireplace with no worries of damage.

THE KEY ADVANTAGES OF CHOOSING AN ELECTRIC FIREPLACE BELOW A TV ARE: • Electric fireplaces come in a much broader range of sizes than gas units. This means that it is much easier to balance the size of your fireplace with the size of your TV above.
