Warding off water woes
ater damage can occur almost anywhere in your house. Water-using appliances and fixtures, such as refrigerators with icemakers, dishwashers, washing machines, toilets and water heaters are common locations of leaks.
Unfortunately, slow leaks at these appliances and fixtures are often times impossible to see until it is too late. If it goes undetected, a slow leak can lead to rotting house framing and subfloors, and can be a precursor to a catastrophic leak that can release several gallons of water per minute, causing extensive water damage. A water leak detection system may help prevent these problems. There are two types of water leak detection systems: passive and active. Passive leak detection systems are intended to alert you of a leak. They generally sound an audible alarm tone and some may also feature a flashing light. Passive systems are frequently battery-operated, stand-alone units. They are inexpensive and easy to install. Some simply sit on the floor while others may be wall mounted. A moisture sensor is located on the floor and activates the alarm when it becomes wet. Passive leak detection systems are especially useful in locations where it is easy for someone to hear the alarm such as near refrigerators, dishwashers, or toilets. Active leak detection systems usually generate some type of alarm, but also perform a function that will stop the water flow. They feature a shut-off valve and some means to determine that a leak is occurring. Most devices use moisture sensors to detect a leak. Other systems use a flow sensor and a timer to determine that something is leaking and the water needs to be turned off. An individual appliance system, which costs $50 to $150, detects a leak from a specific appliance, such as a washing machine or water heater and shuts off the water supply to that appliance only. You can often install these systems without the use of special tools. A whole house system, which costs $500 to $1,500, sends an alarm when a leak is detected and automatically shuts off the main water service. Some models can also be integrated with a local or central station security system. Improving the Appearance & Value of Your Home As the Summer approaches and the cold becomes a distant memory, I have begun spending more time outside. I have noticed that my homes curb appeal doesn’t have the same appeal as it did when the home was purchased new just 10 years ago. My paint has faded, I assume that has become more noticeable after seeing the neighbors freshly painted exterior. After contracting RCM Construction to do the work we didn’t know what to expect, we were pleasantly surprised as to how professional the crew presented themselves, how quickly they worked and how punctual they were. Painting is very tiring as we have painted our first home before ourselves. With our busy schedules we not only could not find the time; we couldn’t spare the time we did have. Having RCM do the work turned out to be one of the best Home Improvement decisions we have made since buying the home. How quickly has painting involved into more improvements such as having sprinklers, shutters, carpet, carports & patio covers installed. We aren’t planning to sell anytime soon but it is nice to have people who slow down and take a second look at our home as if wanting to buy or taking notes on possibly turning their home into an Oasis. any articles are being written these days about the fact that home prices are moving out of the reach of potential home buyers. This dilemma is referred to as an affordability problem. Do you know what you can afford on today’s market? The price you can pay is a combination of three factors, a down payment, a mortgage loan, and closing costs. You probably know how much cash you can assemble for the down payment and closing costs, but you must also determine the amount of mortgage financing you can obtain. Don’t assume that you can’t afford the home of your choice. Talk to the experts. The first expert to consult is you local Realtor. He or She can give you an idea of the price you will have to pay for the type of home you want. After identifying the price, talk to a mortgage lender about your current financial situation and your ability to borrow the amount you’ll need. Here are some of the basic items a mortgage lender may require at the time you make a formal application for a mortgage loan: 1. A copy of your contract of sale or building agreement complete with legal description. 2. W-2 forms for the past two years and original pay stubs for the last thirty days showing year-to-date income or a letter from your employer confirming your earnings for the previous two years and this year to date. 3. If self-employed, business and personal Federal Tax Returns for the past two years plus a current balance sheet. 4. A 90 day history of savings, checking, and /or brokerage accounts. 5. A complete list of outstanding debts and account numbers. 6. Verification of twelve months of rental, mortgage, or land contract payments. ADVICE: Investigate your ability to buy real estate. Ask ME.

Meet The Clarks
T
he Clarks moved to Mesquite in 2003. Roddy Clark attended school in the Dallas Independent School District and he later became an Ordain Minister in 2008. In 2009, he founded Texas Food Pantry and Family Counseling here in Mesquite, which he is currently the Executive Director. Mr Clark is the proud husband of Latonya Clark. Latonya Clark has a Bachelor’s Degree in Education from Dallas Baptist University and a Master’s Business Administration in Education from Texas Woman’s University. Latonya is also a certified teacher who loves teaching. The Clarks have two wonderful children Elizabeth Clark and Daniel Clark who keeps them busy and on the go with their many activities in the community and church. Elizabeth Clark is 6 years old this year. Elizabeth is an inspiring pianist; She has been taking piano lessons for two years and has her heart set on learning how to play the guitar as well. Elizabeth keeps fit by taking Taekwondo along with dance lessons. Elizabeth has been very active in dance and performing around the metroplex for about a year now. Elizabeth and Daniel both share a love for singing and have a great opportunity to share this gift by singing in the choir. Later on this year when Daniel turns four years old he will have the great opportunity to burn off some of his energy by taking Taekwondo.
