Happy 21st Birthday right across the road. I remember people asking me if my Dad had gone loopy! We believed and we were right that each office had different clientele and we were right. Things once again expanded and in 1997 Heritage Real Estate won the first of many business awards - Central Coast Best Real Estate, an amazing achievement and the first of many trophy’s to come. This is a trophy that myself and Dad will never forget.

Good old fashion Service was the catch cry of Heritage Real Estate when it started on the 1st of March, 1994, with Father and Son combination of my Dad George and myself, and property manager Katrina Pugsley. Real estate had been tough for a few years and when this location popped up, it was 1 of only 3 locations Dad ever wanted and when it arrived he asked me to join him which was a great honour. Nothing comes for free and George and I decided that good old fashion service and hard work was the best recipe for success and to knuckle down to the task at hand. With hard work came success and that brought repeat business, the more people we treated like gold the more referrals and repeat business we got. Things were so good we had to employ more people to help: firstly we added Scott Cooper, then Ron Anderson, Paul Rheinberger, success continued and we gained the services of Scott Thompson and these combinations helped accelerate our growth and cemented Heritage as the dominant local agency. In 1997 we grew again opening our second office in Gorokan

As time went on Heritage grew to open a third office at Main Rd Toukley but after a short time of trade found this was covering the same demographic. In 2002, Mum and Dad decided to travel and that is when my wife Renee and I decided to purchase the business. Renee and I decided that whilst Heritage dominated the local market we wanted to provide cutting edge technology for our clients and always offer them even more opportunities to get top dollar by having brilliant trained agents.

The decision to change to Wiseberry was one of the hardest in my life, I knew why I was doing it and that felt right but to leave our award winning name behind felt like we were losing a family member. Fortunately, the decision was right and the Heritage culture was strengthened by the Wiseberry brand, the new training techniques and the multi channel marketing made us even stronger again. To add to this some fantastic staff like: Colleen Gabb, Clay Burton, Kimberley Burke, Tahlee Fitzjohn and Nicole Munday and we had that winning combination. With demand high for Wiseberry Heritage’s fantastic services and the market slowing meant a real shift for people looking for the strongest, most dynamic and result proven company, whilst the big brands had their name the Wiseberry teams heart, passion and soul in the community and the Wiseberry Motto of “Different in the way we care” was such a different and refreshing approach. The team’s high standards have never changed, treating clients as if they were family.

The one thing that was a must and that I am very passionate about about is creating the same culture and feeling amongst all offices to create one team putting our clients needs first. Heritage Real Estate won it’s first community recognised award Central Coast Most Outstanding Real Estate. Heritage expanded and opened another office across the road, setting itself apart from all other Real Estate Agencies. Being the only Real Estate in Australia with offices on both sides of the road, we were now able to offer: more parking for our clients, easier access for our clients, more room for our staff and it allowed us to keep our services together. 1998

For the second time Heritage was awarded by the Central Coast community as Most Outstanding Real Estate, along with a host of other awards, including, Number 1 Office in NSW by EAC MultiList & Number 3 Agent in NSW by EAC MultiList Darin Butcher and wife Renee take over the reigns of Heritage and sent George and Tricia on an overdue holiday travelling Australia. The foundation of success already set in place. Heritage again for the third time wins Central Coast Most Outstanding Real Estate. Always looking to improve, Heritage joined a training system called Synergi First which helps to enhance the qualities of it’s members by developing the personal skills of the team, whilst working on motivation, discipline and obtaining a greater lifestyle as individuals.

Heritage was announced at the Central Coast’s Community Awards as Business of the Year along with the Central Coast’s Best Real Estate. A delightful moment for the team and one treasured for a long time. The Heritage Asset Management team won the Best Office over 5 staff in the local business awards. This year a change happened, the popular and forever successful Heritage Real Estate found a new direction which included a name change and re-branding. We were now recognised as Wiseberry Heritage. Wiseberry being a Real Estate Franchise and Heritage was the foundation office. The new franchise offers our team technology advances, training and unique passive income for all Wiseberry Heritage team members. The year of the finalist, Wiseberry Heritage made the finals in 7 industry awards including Champion of Champions, the Central Coast Most Outstanding Real Estate, with only a second place to its name for EAC MultiList and the highest number of sales for Wiseberry.

A relocation was made to our Heritage Asset Management team back to Gorokan. This was a strategic move to develop both teams for an anticipated expansion to Charmhaven in 2009. The Wiseberry Heritage team were the winners in the Central Coast Express Advocate Awards for Most Outstanding Real Estate Agency. The Wiseberry Heritage team were named Small Business Champions NSW/ACT 2008 as Most Outstanding Real Estate Agency and then went on to compete for the national title. We were a Top 5 Finalist for National Small Business Champion. Wiseberry Awards 2008, Winner Customer Care Award, Winner Best Salesperson, Winner Spirit of Wiseberry Award. Plans were submitted through council to build an office in Charmhaven and all is ready for building work to begin. The Wiseberry Charmhaven office was opened on the 1st of July 2009 at 170 Pacific Hwy, Charmhaven, and has kicked off to a great start, with nearly a sale per day since it has opened. Our team has already expanded since the opening, with our sales team looking for new champions to add to our team.

The Wiseberry Heritage and Wiseberry Charmhaven team has expanded to 17 Sales Agents, 13 Property Managers and 7 Administration and Marketing staff. We purchased a property management portfolio with 400 properties which included the business and staff. Even though there were some hiccups in the beginning, it has strengthened our team and improved our practices. We are now in full flight to support our community and our customers. Our marketing has had a much needed face lift, with the overall appearance to the public now much more professional and stream lined.

2010

The opening of The Secret Cafe next door to the Wiseberry Charmhaven office, which is owned and operated by our Principal Darin and Renee Butcher. This has increased traffic flow into our office, with some of our clients dropping in for only a coffee and then walking away with a house. The idea behind having the Cafe was to supply a superior service to our clientele and to create the WOW factor when buying, selling and leasing. The Wiseberry Charmhaven office celebrated its first birthday and what a successful 12 months it has been. Wiseberry Heritage was nominated as finalists for the Central Coast Express Advocate 2010 Business Achiever Awards in Real Estate. Wiseberry Charmhaven won the Best New Business for the Central Coast Express Advocate 2010 Business Achiever Awards. Wiseberry Heritage and Wiseberry Charmhaven were nominated as finalists in the Australian Small Business Champion Awards in 2010. An amazing year for Wiseberry Heritage and Wiseberry Charmhaven, with sales achieving an unbelievable 97 sales in 8 weeks before Christmas and property management leasing more than 1 property per day. The team atmosphere was humming throughout 2011 with the company focus on fun, excitement, results, community support and more fun. Again scooping the pool at the Wiseberry Awards with now 22 offices throughout NSW. On return in January our sales continued to fly with over 30 sales for the month, the team is doing very well making it a total of 127 sales in 12 weeks. The Wiseberry Heritage and Wiseberry Charmhaven team has expanded to 19 Sales Agents, 13 Property Managers, 6 Administration and 2 Marketing staff and we are still looking for more sales agents. Our Gorokan office have had their 18 birthday and what an 18 years it has been - wow. • •

We had an exciting year with the opening of our newest office - Wiseberry Wyong at 1B/1-10 Amy Close, Wyong North. Now with 4 offices all working as one team, we can offer so much more to our clients.

We finished 2013 with a total of 782 sales with a massive 46.85% market share. Plus also in most cases we were achieving $20K-$30K more for our owners than any other agencies with similar properties. An amazing effort to the sales team. Our property management team with 16 property managers also had a massive year managining more than 1100 properites. • •

We assisted in raising over $60,000 for ‘A Cure for Kylie’ – a benefit to raise funds for a local mother with stage four cervical cancer. Raised more than $21K for Bobbi-Jo Dillion at the Kids Fete Day Raised over $12K for The Gallipoli 100, sponsoring a local surf club who are participating in the 100 year commemoration in Gallipolli. We regularly donate the Wiseberry limo for local charities to raise important funds through raffles or charity auctions. In November our ‘MO-Hopers’, took part in Movember to raise funds. We supported the Sydney to the Gong ride, to support people living with MS. Every year our team participates in a number of causes including: Daffodil Day and Genes for Jeans Day and the Cancer Council’s Pink Ribbon Day. Bobbi-Jo & Tristan, 2 Wiseberry kids who needed our help. Our team helped raise over $90K to help get Bobbi Jo a new wheelchair and Tristan a new prosthetic leg.

Are you selling your home with a pool? From 29th April 2015 all properties sold with a swimming pool or spa pool must have attached to the contract of sale, either a swimming pool certificate of compliance or an occupation certificate that is less than 3 years old, together with a copy of your swimming pool registration certificate created when your pool was registered on the NSW Swimming Pool Register.

What do you need to give to your solicitor?

For pools and spas under 3 years old you need to provide an occupation certificate. You can obtain a copy of this from your local council (or from a private certifier who approved the pool), if you don’t have a copy in your records. For pools and spas older than 3 years firstly, you will need to make sure your pool has been registered on the NSW Swimming Pool register, and get a copy of the registration. Secondly, you will need to apply to your local council for a swimming pool certificate of compliance. There is an application fee of $150 to be paid to the council to do this. The council will then inspect your pool. The certificate process takes 2 weeks depending whether a further inspection is required (second inspection fee is $100)
