Wynyard plans creating a buzz Karen Phelps Across Wynyard Quarter the streets are getting a facelift. They are becoming pedestrian and cyclist friendly places, featuring high quality street furniture and paving alongside lots of lush planting. Already Daldy and Halsey Street are great examples of beautiful streetscapes, but it isn’t just what is on the surface that counts. Much of the work is happening below ground. New piping and landscape design improve the stormwater before it flows into the harbour and the sewer network is getting an upgrade so that it can support the increased population forecast for the area. Wynyard Quarter set to become the ‘hot’ address • from page 3 The Park Hyatt Auckland will be a landmark hotel in New Zealand and one of only 37 world wide. It has been designed by Gaporeanheadquartered AR+D Studio principal Ali Reda and local award-winning firm Bossley Architects, with interior design by Conran + Partners. The new Mason Brothers development is known to many as the Southern Spars building. The warehouse dates back to the 1920s when it was home to Mason Bros Engineering Co. Ltd, an engineering and ship building firm. Precinct Properties has led the upgrade, which will convert the building into a three-level office space with a café on the ground level. The upgrade, designed by Warren and Mahoney celebrates the rich industrial heritage of the building, retaining the existing structure and building fabric where possible. With the building’s renewal Warren and Mahoney are aiming to push the boundaries of what is expected in a contemporary workplace and innovation environment. With Mason Bros at the heart of this development there is an undeniable buzz around the potential of this commercial building. When complete it will be a reconfigured heritage building housing spectacular contemporary space, with large functional and flexible floor plates. This year there have been a number of local trades that have helped along the journey to make Mason Bros a success. Sylvia Park expansion goes to plan Karen Phelps Naylor Love Construction has recently completed a $15 million plus expansion of Sylvia Park Shopping Centre, where a new structure has been built on the eastern side of the mall on land formerly used as a car park. The first stage of the project, for owner Kiwi Property, involved constructing the first New Zealand store for international fashion retailer ZARA. Naylor Love project manager Mike Ross says the base build involved an extension to the original mall as well as incorporating a number of existing tenancies. Naylor Love started piling in early January 2016 before constructing the structural steel and precast panel building. The existing external precast shear wall was demolished to incorporate the new building into the mall footprint. At the same time Naylor Love undertook a renovation to the previous Whitcoulls space to prepare for the arrival of another New Zealand first, fashion retailer H&M. The existing store was demolished and the building altered to accommodate H&M’s requirements, including a new lift and escalator. Naylor Love also undertook the ambience upgrade of the atrium area of the mall, completing 1200sqm of tiling. This involved re-screeding the floors to accommodate the new 25mm thick stone tiles, each one weighing in at a hefty 40-50 kilograms. Further tile upgrades were completed in the concourse area, which runs under the southeastern arterial route. Staff worked at night to complete this part of the project as mall trading hours had to be accommodated. Naylor Love is presently working on an upgrade to the food court, closing in the outside area, which includes a children’s play area and feature wall. With all parts of the project the main challenge was maintaining momentum to ensure the project was completed on time while working in the busy environment of a live mall. Mike says close communication and coordination with centre management and tenants was a vital factor in the success of the project, ensuring as little disruption as possible to the mall and general public.

Naylor Love Construction has recently completed a $15 million plus expansion of Sylvia Park Shopping Centre in Auckland. “As the mall operates seven days a week, the ability to work outside hours was more limited than usual so the dedication of the entire Naylor Love team needs to be recognised in the successful completion of this project,� he says. The company had to be mindful of old existing services that might be underground, inclement winter weather and long lead times for materials, particularly concrete. “With a two - three week potential booking period for concrete we had to be mindful we hit programmed pour dates,� says Mike. He says the successful completion of the

projects amply demonstrates the capabilities of Naylor Love: “The basic principle, which all of our quality drivers are based upon, is the client receiving a facility constructed to the agreed standards, without fault and handed over within the agreed time. “Our internal quality goal on these projects was to see this achieved while causing the least disruption to the client. Fusion HVAC out on its own With a combination of patented system and diffuser designs and specialised programming of controllers, Fusion HVAC has established its point of difference by providing customers with better energy efficiency and high levels of comfort in commercial HVAC applications. The patented systems have been rolled out throughout Australia and New Zealand in new retail stores, including The Warehouse Group. “Swirl diffusers, developed especially for Fusion, offer adjustable airflow direction, airflow rate and throw, and are motorised to adapt to

changing space loads, optimising efficiency and comfort. These include the world’s largest swirl diffuser and the world’s only constant throw side-blow VAV swirl diffuser. Many patents are pending. “System options include sophisticated controls with automated fault detection and diagnostics to further fine-tune operation and reduce maintenance costs. Controls are designed and monitored in-house by Fusion’s own controls engineers.” There are many benefits to the modular HVAC systems, including significantly lower running costs, shorter installation times and lower capital costs than conventional systems due to the ductless technology. With around 40% of the energy consumption in a retail environment due to the air conditioning system the savings of a Fusion HVAC system can be significant, says Dragan, who cites typically a minimum of 20% energy savings overall. He says that on every project the company adopts an holistic approach. “Our design solutions for customers are not limited to HVAC alone but also look to optimise other crucial building elements, such as structural, electrical, lighting and architectural components. “Our specialist staff advise clients on HVAC design, and work collaboratively throughout the design and install process with all team members, such as architects, builders and developers, to produce cost effective and efficient HVAC solutions, on time and on budget.” The company’s offering has been so popular that the company expanded into China, in 2015. Watts & Hughes has been working on a series of upgrades and developments at Papamoa plaza since 2014.

Papamoa Plaza upgraded, expanded Karen Phelps Watts & Hughes Ltd has just completed the latest stage of the development of Papamoa Plaza. Approximately 2500 square metres have been added onto the plaza including a new food court, additional tenancies and a new amenities block. The company has also upgraded the indoor spa and pool area for Ocean Blue health club and also completed landscaping works in front of the plaza. Watts & Hughes Ltd has been working on a series of upgrades and developments at the plaza since 2014 for client Tinline Property Group. The first stage was an upgrade of the southern facade of the building with the facade stripped back and a renovated including a new canopy and an overhaul of the main entrance. A number of shops were gutted and refurbished. The next stage was a continuation of the shop refurbishments down the western side of the plaza with 1500 square metres of retail space added.

The stage included upgrading services and installing fire protection. The internal concourse of the plaza was also upgraded with the internal podium removed and significant upgrades to tiled areas. The interior was refurbished with feature columns, custom made lighting, new bulkheads and sprinklers as well as painting and tiling. Watts & Hughes Construction also extended The Warehouse stockroom. Located around 400 metres from the beach, Papamoa Plaza is 100% New Zealand owned and operated. The plaza is anchored by The Warehouse and Countdown with a retail mix of more than 40

shops including a McDonalds, Paper Plus and Robert Harris. Watts & Hughes Ltd project manager Flinn Clark says the main challenge in undertaking the projects at the plaza was working in a live retail environment and ensuring as little disruption as possible. The company remained flexible to client requirements including working after hours at times to get the job done on time and on budget, he says. “For example when we were undertaking the upgrade to the main entrance it was at a busy trading period. As we rebuilt the structure we installed container tunnels to ensure ready access for customers at all times. We completed this

part of the project in a tight time frame of just 12 weeks,” he explains. Other challenges included completing the projects in a busy construction industry necessitating good forward planning of materials and resources to meet project deadlines. Flinn says there was a great deal of complexity in the design so it was essential to work closely with Ignite Architects. Next year Watts & Hughes will undertake additional developments at the plaza. “At Watts & Hughes Ltd we evolve with the project and the client’s needs. Terrace Views draws strong interest Sue Russell Bay of Plenty based property development and investment business Zariba Holdings Limited is currently experiencing unprecedented growth and managing director Dwayne Roper is quick to acknowledge that he’s enjoying the challenge and the huge growth curve that Tauranga is experiencing. Established in 1986, Zariba has predominantly

been involved in the development of commercial and industrial buildings; retaining ownership of many of these development properties as long term investments. They have also had an involvement in residential subdivision developments with their most recent project being the Terrace Views subdivision in Papamoa, Tauranga. “We bought the land in 2009 as we could see the potential that existed in the Papamoa East area,” says Dwayne.

“The land was originally zoned rural and in 2011 it was rezoned as employment/ industrial by Tauranga City Council but the location was not ideally suited for this type of activity.” A number of significant changes happened in the local area during and after the GFC and all of these have been the catalyst for the area’s rapid popularity and subsequent residential growth. Transportation routes have opened with the construction of the Tauranga Eastern Link motorway; new schools have been built

including the popular Papamoa College and shops have sprung up including Papamoa Pak’n’ Save and other house-hold names in retail. And of course, the land has now been tagged for residential growth. Terrace Views subdivision straddles 28 hectares and will eventually accommodate 420 homes. At 15 lots per hectare, the subdivision is defined as a standard density housing development.

It is a short drive to the Papamoa shopping centre and the beach and a 10 minute walk to the new College and Primary schools. To date approximately 250 sites have been marketed and sold through Zariba Properties Limited, largely to group builders. “We have a range of section sizes with a smaller percentage of large sections which will be sold as house and land packages. “The first titles will be issued in early December and by mid-January construction of the first houses is planned to get underway.” With the new toll road running along one boundary of the subdivision and a primary school proposed for the eastern boundary, Dwayne says there has been strong market interest. “I can see this subdivision with a diverse mix of home-owners, given its close proximity to primary schools, Papamoa College and the beach.” The subdivision’s design includes significant walkways through reserves along with a cycle ways and parks and links through to the large Gordon Spratt reserve.

Rogers andCompany Young Builders builds New Rogers & Young Construction Limited is a new company but it’s already building a big reputation in Tauranga and the Bay of Plenty. Builders David Young and Daniel Rogers started their company just over a year ago and have been flat out as the region has boomed. The pair brings many years of experience having both worked as builders for many years. Both are qualified and Daniel is a Licensed Building Practitioner. Rogers & Young Construction Limited focuses on new home builds in Tauranga and the Bay of Plenty. A lighter frame means less weight for an earthquake to throw around, so it will stop moving sooner and will suffer far less damage. Not only is steel framing quake safe, it is also the healthier and more durable option, and provides steel frame home owners with homes that will withstand the test of time. Steel framed homes come free of harsh chemicals, mould, and mildew which can often be found in timber framing. “Know that your family is safe from the exposure of unnecessary chemicals and fewer problems with allergies and asthma,” Steve says. The development of 14 townhouses on a 1.02ha site at Verbena Road in the Auckland suburb of Birkenhead maintains a high degree of amenity.

Townhouse project ticks the boxes Karen Phelps Location Group has just completed a development of 14 townhouses on a 1.02ha site at Verbena Road in the Auckland suburb of Birkenhead seeking to maintain a high degree of amenity through the retention and revegetation of natural native bush, says company development manager Olly Gunman. As part of the resource consent the company also planted approximately 2,500 plants on the site as well as retaining native trees including a large pohutukawa. Extensive landscaping complements the surrounds. As a testament to the unique nature of the project, most of the dwellings were sold off the plans before construction commenced, says Olly. “We are always in favour of good landscaping and are certainly happy with the result. We’ve delivered an exceptional product,” he says. The project, which was undertaken as a joint venture with Devon Homes, did not come without its challenges however. The site slopes steeply down towards the

native bush necessitating the construction of large retaining and palisade walls. Soft silt ground conditions meant extensive remedial works prior to construction along with deep piles drilled to form a stable building platform. Generally rising building costs added to the mix. Olly credits the procurement processes of Devon Homes, which was able to source products from within New Zealand and offshore to fit in with budgets while still maintaining the high quality of the project, as key. The dwellings were constructed from timber framing and predominantly concrete slab foundations featuring cedar cladding, aluminium joinery and kwila decks. Busy times for Classic Builders Sue Russell Scott Coutts and Ken Vinson have been at the helm of Classic Builders Whangarei for six busy years. As managers for the thriving residential construction company they both work in closely with a team of five including sales personnel, project managers, building coordinators and quality assurance staff. “We’ve been flat out in the last two years expanding the business to be three times busier than previously so it has been an exciting and challenging time. “Our building systems and approach have, however proven effective in handling this increase,” Scott says. With demand for residential housing from the market continuing to increase in the region, he says one of the key responsibilities he has is to develop and maintain quality relationships with subcontractors to sustain this build growth and maintain reasonable build times. “We invest a lot of time in nurturing quality relationships with subbies and endeavour to provide our core group with as much business as possible on a constant basis.” When Business North spoke with Scott they had building projects on board to carry through to mid 2017, including two house and land packages currently on offer at Totara Parkalnds in Tikipunga, Whangarei, priced at $550,000 and $540,000 respectively. Each home has three bedrooms and two bathrooms and the price includes a turn key package ready for the clients to move in. Of the 400 lot subdivision Classic Builders has acquired a large percentage of the sites and with stage 3 currently rolling out the company has completed upward of 40 homes approximately 40% of the total homes constructed. “Totara Parklands sections range in size from 550 to 750sqm and the house and land packages have been geared toward attracting a range of clientele, from first-home buyers through to those retiring in the area. “As the subdivision is completed and evolves it promises to be a very good area to live in.” Classic Builders has acquired 15 sections in stage 3 and plans are to start building on the sites by April or May next year. The company has just opened its new second show-home in the subdivision.

Each home has three bedrooms and two bathrooms and the price includes a turn key package ready for the clients to move in.

We actually started up here in the recession but I always had confidence that with the right team, sharing the same core values and professionalism to their work, that we would be able to build the company into a successful business. Reflecting on this journey Scott says the whole operation runs more smoothly given being busier particularly when it comes to securing long-term work from subcontractors.

With demand for more land to build housing subdivisions at a premium Scott says that he hopes local Council will continue to react by enabling changes to land zoning in its district plan. One strength of the company is its approach to using IT in its project management systems. “We use a bespoke project management programme designed specially for us which goes

a long way to helping us manage such a high workload. “This is supported by 5 full time IT specialists constantly developing and improving capability.” The systems give Classic Builders and their clients an extremely efficient building process to work with, with exceptionally clear communication and information throughout a build.

Versatile Homes lives up to its name Karen Phelps Versatile Homes & Buildings Whangarei has

experienced significant growth since it was taken over by Steve Burns a few years ago. The franchise was named Franchise of the Year 2016 and has opened the region’s first Versatile show home at Totara Parklands to showcase the company’s capabilities in terms of new home builds. “While people are familiar with Versatile garages and buildings some still don’t realize we also build homes of all types and in many different types of claddings, hence our name - Versatile” says Steve. The 200sqm show home is a case in point – clad in brick with schist features. It includes four bedrooms, bathroom and ensuite, walk in wardrobe and kitchen complete with pantry. Outside a 20 square metre covered area gives good indoor-outdoor flow to enjoy Northland’s mild climate. Steve says the home was based on a design from the company’s range of plans but was adjusted to suit the site and maximize sun. The show home has proved so popular that two customers have ordered similar homes to be built.

The company is offering a range of house and land packages in Totara Parklands. Prior to owning the Whangarei franchise, Steve owned the West Auckland franchise from 2005 to 2012. Steve has also worked for Versatile Homes and Buildings in several different roles since 1998. He moved to Whangarei for lifestyle reasons in 2013 and took on the Whangarei franchise. Terry’s team ticks off the big ones Sue Russell Since 1993 commercial and residential building company Henwood Builders based in Kaikohe has been busy meeting demand for new houses, renovations and extensions along with a raft of commercial projects in the far North district. The company also undertakes ACC and Insurance work. Terry Henwood says he likes to spend most of his time out in the field, ensuring that the building schedules are being met, liaising with clients through the build and supporting the site managers. It’s that variety of work he most enjoys. Wife Leisa is integral to the success of the company taking care of the administration and helping build the business to the size where it is now one of the leading construction businesses operating in the North. The Henwood Builders team currently stands at 33 staff, this includes qualified builders, hammer hands, labourers, plasterers and machinery operators along with management staff responsible for design, budgeting, resource and logistics

planning, project scheduling, administration and supervision. When Business North spoke with Terry Henwood Builders had completed a $2.5 million house in Inlet Road Kerikeri. By April next year the company will relocate its administration centre to a purpose built office building. A major project also scheduled for 2017 is constructing a new motel complex while the year will begin with work at three different schools. The company currently employs four apprentices and Terry says he’s proud of the fact that even through quieter times they have always had apprentices within the team, though acknowledges that responsibilities surrounding health and safety can, at times, be frustrating,

when it comes to having young and relatively inexperienced staff on sites. Terry says it is our young people who are most at risk and they need to be taught the correct Health and Safety practises from day one. “These days you are taking on a lot of risk. Our site supervisors are very conscious of health and safety and watching the young ones. All the team have completed site-safe and first-aid courses.” In 2014 Henwood Builders took on a somewhat ‘different’ project in the form of constructing a new Cafe and extending the existing chocolate factory in Kerikeri. Terry also recalls the major Museum project in Waitangi, The National Museum of Waitangi, which included installation of a significant number of concrete tilt panels, with a 4 panel pattern,

with exposed aggregate. The Museum was a significant project for the Company, not only in the dollar sense, but also being a place of national importance.. “In order to qualify to show major exhibitions the Museum needed specific systems installed, this included installation of an air-conditioning system valued at $1.5m that would ensure artefacts were housed in the perfect environment.” Henwood Builders then won the contract to extend the visitors centre at Waitangi, funded by the Waitangi National Trust. Construction started in early May and when Business North spoke with Terry the project had just been completed, ready for the beginning of the swell in numbers to Waitangi over the summer. The extension almost doubles the size of the original centre designed by acclaimed Maori architect John Scott. The centre’s theatre was enlarged and given a revamp while the shop increased considerably. It’s been a busy time on the sales side of the business as well with two show homes, located on State Highway 10 before the main Kerikeri roundabout sold.

Beautiful homes in a beautiful land Karen Phelps Building architectural homes on challenging sites has become a speciality for Kerikeri based company Circle D Construction. The company has established a reputation for delivering a very high quality product from new homes to extensive remodelling projects. Company owner Dave Crabb completed his apprenticeship in California where he was fortunate enough to be working on high-end custom homes. He had originally headed to the States to pursue a career as a professional skateboarder and while competing he also put his building expertise to good use designing and building skateboard ramps and parks. Moving back to New Zealand in the early nineties he started Circle D Construction. Building in the Bay of Islands but predominantly in Kerikeri has kept the company busy over the decades. Each house is personally hand crafted by Dave and his dedicated team, many of who have been working for the company for over a decade. Homes built by Circle D Construction have been House of the Year and Architect of the Year award winners. Dave stresses that no matter what the project, large or small, his team puts in the same degree of craftsmanship and dedication that wins awards. A present project the company is working on is a good example of the challenges the team has the expertise to tackle. Located in an extreme wind zone in coastal Northland, the 190sqm 3-bedroom home boasts cedar cladding, four different roof planes as a design feature and a high degree of steel in the build to cope with the wind zone. Extensive use of glass has required a high degree of workmanship to make the most of the near 360 degree ocean views. The company is also building a 180sqm deck with pavilion on a waterfront home near Kerikeri made from stunning purpleheart wood. Natural timbers often feature highly in Circle D Construction projects, says Dave, who has a love for the raw beauty of the material. New show home wows the judges Russell Fredric Landmark Homes Auckland Counties Homes franchise owners Stephen Tordeich and Sarah McMullin and their staff were on to a winner when they designed and built their Pukekohe show home. Situated on a long, narrow, sloping section, the show home has many interesting and clever touches inside and out which were impressive enough for it to win a Registered Master Builders House of the Year silver Award in the Auckland/ Northland Gib show home category. The nature of the property means it provided the opportunity for Landmark Homes Karaka Lakes and Pukekohe to create a bespoke design to suit the site.

Some of the four bedroom house’s clever design lies in its unassuming, narrow street frontage of which two thirds is taken up by its tastefully presented garage with grey brick side walls and a weatherboard gable end. The balance of the frontage is made up by an entrance-way and study which has a smaller gable end, giving little hint to the house’s 254 square metre floor area. “From the front we didn’t want it to be overstated, but once you get in the front door it is quite grand,” Stephen Tordeich says. An advantage of the show home plan is that it is scalable, so it can easily be increased in size or have rooms added. Decks on both sides of the house provide sheltered alfresco living, regardless of the wind

direction, with access through large ranch sliders. Inside, a high ceiling in the living area creates a sense of space and light. The neutral colour scheme is contrasted by a black feature wall in the open plan lounge which includes a fireplace, while mustard coloured furniture and accessories adds pizzazz throughout the house. A spacious kitchen includes a separate scullery with its own sink. “We made the kitchen area quite luxurious so it’s got quite a bit of cupboard space.” The master bedroom opens to one of the decks and features an ensuite with crisp white tiles laid in a “funky” herringbone pattern. Externally, some of the brickwork is stepped-in rather than flush to create another design element

Viewers of the show home have been wowed by what they have seen. “They like the fact that it’s not pretentious from the street and they come through and it becomes quite a luxurious home once you get inside.” Although it has a suburban location, the show home’s sprawling length would also make it ideally suited to a rural property with panoramic views. Stephen Tordeich and Sarah McMullin own both Landmark Homes Karaka Lakes and Pukekohe as well as its East Auckland franchises. The past five years have been “full on” Stephen says.

Aztec Builders recently undertook a major re-roofing project at Birkenhead College.

Aztec Builders making its mark Sue Russell South Auckland based company Aztec Builders specialises in residential new builds, extensions, renovations, school and commercial work and in the seven years since director Shayne Holloway began the company it has continued to evolve in size and capability. “We have a good balance of new and experienced foremen, builders, hammer hands and five apprentices on our books, along with a full-time project supervisor and a quantity surveyor. My role is to generally oversee the project management,” says Shayne. Work for the Ministry of Education has historically been a major focus for the company. It undertook a major re-roofing project at Birkenhead College on Auckland’s North Shore involving the challenging task of removing the existing flat-roof and re-pitching it covering a total area of 2000sqm. “It was a leaky building and we completed it in early Auckland. There were one or two challenges when we began the project with the library because it had some concrete columns and skylights to deal with along with internal guttering, which presented with health and safety issues for us to overcome.”

Birkenhead College property manager, Renee Lubbe says it was an absolute pleasure working with the Aztec Builders team on the project. “Our school was built in the 1970s and we have had significant leaky roof issues to deal with. “For me, the site manager Phil Render was so approachable. From the school’s perspective if we had any issues we just took them to him. “They were very accommodating and very much focused around making the staff and students happy during the construction phase. Traffic management was excellent and I can’t speak highly enough of them,” Renee says. She says it is great to be able to give positive feedback about Aztec Builders to other schools potentially looking at construction work on their sites. Aztec Builders busy time working in school is traditionally over the Christmas break relocating and re-establishing classrooms to meet student demand across a network of schools in the greater Auckland area. “We’re one of four companies the Ministry of Education use to shift classrooms and install the services ready for the new school year.” Over time the company has started to shift its focus more toward the residential sector, including high-end renovation projects.

“It’s really good for our apprentices to provide them with different building experiences from large projects such as schools, to smaller ones. “Renovation work of any sort demands other skills that new builds don’t and that’s good for their overall learning.” All in all Shayne says he is happy with the quality of the BCITO building apprenticeship pathway, with its emphasis more on the individual taking ownership of their learning and working hard to achieve the required standards to be signed off on. Another example of the diversity of work Aztec Builders takes on is an Otahuhu Housing NZ Project where upward of 58 new houses will be constructed.

The project involves building the floor above the concrete pad and Shayne says it intends to complete one floor every two days. Looking at the journey to date Shayne describes where the company has positioned itself as very pleasing, though acknowledges with so much building activity happening in and around Auckland that finding and retaining quality staff is an ongoing issue. “We look after our team and it is really good to see young school leavers attracted toward a career as a builder or in the trades. “My team of foremen and qualified builders give them a really good grounding through the apprenticeship years.”

Innovative features central to home Karen Phelps A new showhome by Fowler Homes Auckland (North, West & Rodney) is set to become an iconic drawcard in the new Matua Residential Estate, says Chris Hanley, Fowler Homes Auckland Sales Manager. Safety Net system wins Safety Nets NZ Limited has taken out the excellence in innovation award at the northern region 2016 Westpac Auckland Business Awards. Safety Nets NZ general manager Craig Daly says it was recognition of the hard work the company has been put in over the years to ensure that it is providing the best possible service for its clients. The company was recognised for pioneering the development of the safety net fall protection system that is now widely used on residential and commercial construction projects throughout the country. Plant & Food upgrade a challenging process Karen Phelps Around fifty per cent of the Hamilton Building refurbishment has been completed as part of a multi-million dollar upgrade of two buildings at the Plant & Food Research Mount Albert campus in Auckland. Arrow International has completed level six of the seven storey refurbishment project, built a new rooftop plant room, installed a new roof and upgraded all the equipment in the main plant room. Remaining services are being kept live for the lower occupied floors, which is a challenging process for any construction company as business for Plant & Food Research is going on as usual, says Arrow International project manager Scott Taucher. Arrow International has installed an external personnel hoist for subcontractor access, equipment and materials to avoid disrupting Plant & Food Research staff. The company also has to work around structured times for works creating vibration and noise. Health and safety, in particular working at heights, has been another major focus, says Scott. Another major challenge for the project is the top down construction methodology: “We’ve started on the top floor and are working towards the ground floor, decanting and relocating staff members as we go which requires increased communication with the Plant & Food Research redevelopment team to ensure this runs smoothly,” explains Scott. The 5000sqm Hamilton Building refurbishment includes extensive removal of asbestos and complete replacement of the facade.

It’s a highly specialised project in other ways too. Arrow has constructed a PC3 containment laboratory – the highest specification laboratory type constructed in New Zealand, says Scott. Another challenge was that due to the age of the building as the project has progressed irregularities have been uncovered that were unable to be discovered prior to the commencement of the project both by Arrow and the consultants involved. “We have had to act swiftly when these issues arise to keep the programme progressing,” says Scott. Plant & Food Research’s Mt Albert site is the largest of the company’s 14 New Zealand sites and home to around 300 staff. As head office, the site also contains many of the administrative functions for the business. When complete there will be four floors of laboratories and offices, two floors of office space with the remaining floor left as a shell for future use. Arrow International recently delivered the Cunningham Building refurbishment for Plant & Food Research on the same campus, which saw office and storage space transformed into new social and formal meeting areas. strengthened by running reinforcing steel vertically from the basement, through each floor slab to connect with the roof, and then the internal face of all external walls were sprayed with up to 200mm of concrete. “Our focus at Arrow is on the delivery of complex projects or projects with time, cost, or quality requirements beyond that normally achieved in the industry,” says Scott.

Scarbro builds impressive portfolio Sue Russell Twenty years ago Auckland-based construction company Scarbro Construction was founded by three experienced construction personnel, Garry and Paul Scarborough and Peter de Nys. In the past two decades the company has proven its capability to deliver on a wide range of projects, from residential, fit-outs, commercial, industrial, education, retirement villages, heritage restorations, through to large-scale apartment blocks. Peter de Nys is one director of the company and has the role of construction manager. The building houses the largest concrete seismic testing facility in Australasia. Scarbro Construction worked with Australian firm Kane Construction who had built a similar facility at a university in Melbourne. The company has set the goal to continue to build a wide range of projects for various, large and small for all sectors. This determination Peter says will future-proof the company well beyond the current building boom. “We don’t want to be seen as specialising in a particular industry. We are also focusing on building relationships with local authorities and with growth sectors such as education and retirement housing,” says Peter. Library a stunning community asset Kelly Deeks One of Gibson O’Connor’s 2014 construction projects resulted in an iconic public facility for the local community, with Waiheke Potaka Korero, or Waiheke Library, and its beautiful timber finishes more like a hand-crafted piece of artwork than a boring council building. Gibson O’Connor worked on the building for about a year, and it was completed in July 2014. Site manager Joh Pye says it was an enjoyable job for the team, especially working with a lot of natural building materials, and Gibson O’Connor was proud to provide an excellent community building for the people of Waiheke Island. “One lot of residents had wanted a swimming pool instead so all the kids could learn to swim, and there was a very divided group of people,” he says. “The new facility tries to bring it more together with a lot of landscaping out the back and a small amphitheatre, so they can have movies outside in the summer and other community events. This is much more of a community centre, and four times the footprint of the former library.” Waiheke Potaka Korero is now providing dedicated areas for children, teenagers, and adults, and more space for reading and hosting children’s story time and adult book group events. There is also more space for the growing library collection, and to showcase local artwork, some of which has been permanently integrated into the building, evoking Waiheke Island’s history and character. These include Waiheke Pou Whakara by head carver Chris Bailey, the integrated glass design Ngaruhora by Lorna Dixon-Rikihana, forty-nine letters by Kazu Nakagawa, and The Great Optimism by Bob Stewart. The new facility offers locals improved information technology, with more public computers and free WiFi within and beyond the building. The spacious and multi-purpose Waiheke Potaka Korero at Oneroa was designed by Pacific Environments Architects to harmonise with

Its design incorporated sustainable design principles, including natural day lighting and air ventilation, passive solar heating, concrete floors providing thermal mass, high thermal insulation and double glazing, as well as rainwater collection for water supply. John says the main challenge of the build was working remotely on the island. “It was a huge logistical effort,” he says.

“Everything comes on to the island by barge, and all your rubbish goes out by barge. Whenever we had to book a truck with some of the bigger items on it, the tide would have to be right, otherwise the truck can’t get on the barge.” There were also only two hiabs on Waiheke Island so if they’d broken down, there was nothing to use. Robust and natural building materials were used by Gibson O’Connor to build an engineered timber truss system to form the large roof canopy,

supported on shave timber poles exposed like tree trunks. On the ceilings, perforated plywood panels include leaf shapes which are back lit with natural light. The building’s facade of sculpted battens provides a rich textural element which wraps around into the interior spaces. The panels of timber battens are a reference to the hard covers of books, while contracting whitewashed vertical grooved plywood panels are a reference to the pages of books.

Firm excels in experience, expertise Karen Phelps Gibson O’Connor Construction is nearing the completion of two projects for Wilson Group in East Tamaki, Auckland. The company is completing work on a 2700 square metre extension to the existing Wilson Precast factory. Gibson O’Connor Construction project manager David Buchanan says the project has progressed well even though there were a few hurdles to overcome during the build, one of which was due to an existing swale that had to remain in place throughout the build, until the new drainage was completed as part of the Council resource consent conditions. “As the swale was located along the back edge of the existing building we were connecting to and we had six to eight weeks of drainage works to take place prior to removing the swale, we made the call to commence construction from the back of the new building platform working back towards the swale. This allowed us to commence with our foundations as well as have major drainage works undertaken around the outside of the building platform all at once. “Along with staging the works in this manner, the engineer isolated the structural pads that would support the structural steel portals forming the skeleton of the structure. This allowed us to cast the structural pads independent to the floor to erect

the structural steel prior to the floor slab being poured. Once all drainage was completed and connected we removed the existing swale and back filled the area with metal to complete the floor prep and cast the floor in a split pour. “All of this work was completed while we had the roof being laid above along with cladding installed down the sides of the building along with a 450 square meter yard slab prepped and cast along the outside of the new extension. At one stage during construction we had ten elevated work platforms on site, two cranes and three diggers working together within a space no larger than 3000 square meters,” he explains. The company is also undertaking a new construction project on the Wilson Group site across the road at 53 Ormiston Road, which consists of a new head office and dispatch centre, which will be occupied by tenant Euro Corporation, a manufacturer and distributor of trade quality steel reinforcing, farm fencing, staple and nail products for use in the rural and construction sectors. The 960 square metre office and 450 square metre dispatch centre is spread over two floors and is constructed mainly of structural steel and precast concrete panels manufactured by Wilson Precast. The Wilson factory extension is due for completion by 1 December and Euro Corporation’s premises before Christmas all going well. David says forward planning of materials and labour has been essential in a tight construction

market where the demand within the current market is out weighing the ability to supply. “Both projects demonstrate how Gibson O’Connor Construction can work closely with both the consultants and the client to help achieve smarter and more cost effective building solutions to see the project through on a high note for all parties involved. “We aim to help solve construction problems, minimising risk for our clients through our experience and expertise. We work alongside clients to ensure they get the right advice in terms of construction,” explains David.

Gibson O’Connor Construction employs around 30 staff and most of the work the company completes is in Auckland favouring significant commercial buildings for the public sector along with some private projects for a small number or particular property developers. At present Gibson O’Connor Construction is completing a 15,000 m² warehouse at Wiri and a 5000 m² warehouse close to the airport for Kirkpatrick Group. The company is also undertaking retail and industrial projects in Albany for Kea Properties and working alongside Fletcher Construction at Paremoremo.

Affordable homes get snapped up Karen Phelps Work is well underway on 16 affordable homes being built by Generation Homes Auckland South in the McLennan development. Jess Lalich, who owns Generation Homes South Auckland with husband Rod, says the development has offered stretched Auckland buyers an affordable option. The homes being built by Generation Homes South Auckland were available to purchasers who qualified under the Government’s HomeStart grant. All the homes were pre-designed by Housing New Zealand and offered four different floor plans ranging in size from 126m² to 141m². The homes offer two or three bedrooms and garage. Sections range in size from 208m² to 267m². Although all the homes being offered by Generation Homes South Auckland in McLennan have sold, the company is presently offering a range of house and land packages in the Belmont subdivision at Pukekohe, which meet the HomeStart grant. The three bedroom homes come with an approximately 300 square metre section and start at $645,000. The Laliches purchased Generation Homes South Auckland in 2008 after they and family had previously built homes with Generation Homes. Rod has more than 15 years experience in the building industry, having worked as an architectural draftsman for large-scale housing developments in both New Zealand and Australia. Jess has a background in real estate management, managing two busy Auckland offices for several years prior to Generation Homes. Ecology based business A talented team combined with the latest technology has enabled Envoco to offer a diverse range of services to both the private and commercial sectors, says company owner Scott Lowry. The Auckland based company was started by Scott in 2004. Beginning as a landscaping company working for local authorities and earthmovers the company quickly grew and evolved and now specializes in horticultural, environmental and civil work. Services include horticultural (including tree felling, noxious weed control and lawn establishment), environmental restoration, ecology (including stream diversion, aquatics and marine coastal cliff restoration), environmental consultancy and civil works. Packages include an approximately 500m² section with a four-bedroom two-storey house of approximately 180 m². The company is also offering house and land packages at Belmont subdivision in Pukekohe and Dumas Place, Papakura. At the Belmont subdivision at Pukekohe the company is offering a total of 50 house and land packages with single level fourbedroom homes with two bathrooms and a double garage. Sections are around 400m². At Patumahoe the company has just released another three house and land packages to the market in stage five of the subdivision. The brick and tile homes comprise three to four bedrooms with a double garage. The sections range in size from 450m² to 710m².

KiwiSpanNZ is due to start construction on two projects in The Mill industrial park in Kumeu. “The feedback we’re getting from clients is that this industrial park is close to the motorway and enables them to avoid congested inner-city Auckland,” says Karen Body, managing director of the Rodney District, Waitakere and North Shore for KiwiSpanNZ. Located just 20 minutes North West of Auckland’s CBD, The Mill has been developed in park like surrounds offering a unique working environment for local and regional businesses. KiwiSpanNZ completed one of the first buildings at the park for earth moving company Earthtec, a 540 m² industrial building. Earlier this year the company completed its largest project in the park to date – a 451 m² head office for JSC Timber. Karen says the project required KiwiSpanNZ to bring in additional resources in terms of labour and materials. A different framing system was used to achieve 48 metre clear spans for the client. “On each project we firstly determine the client’s needs then offer them the best solution to suit their requirements and the site. Not one of our buildings has ever been the same for this reason,” says Karen. She says the JSC Timber project was a good way to showcase KiwiSpanNZ’s ability to produce high quality, cost effective steel frame buildings. As well as commercial buildings KiwiSpanNZ offers industrial, rural and residential buildings, garages, barns and shelters. Particularly popular at the moment are minor household units combined with a shed, which can be added to a property, depending on the site to size, to give space for extended family or as a rental.

Studio developer offers unique model Karen Phelps An innovative business model aims to deliver much needed accommodation to the Auckland market. Development company Clarke Group is now Auckland’s largest residential centre studio developers delivering high-quality fully furnished rental accommodation in strategically located areas near key infrastructure including hospitals, tertiary institutions, town centres and transport hubs. Clarke Group holds and manages its assets and operates it’s property management from offices located close to the majority of its projects in Manukau under the brand StudioHomes and also has its head office located in Parnell. There are nine full time employees of the Clarke Group covering functions relating to property development, project management, property management, debt equity structuring, business development and accounting within the organisation. Clarke Group currently has four projects in process. A complex at Great South Road, located on the main arterial route between the Manukau town centre and Manurewa town centre, will comprise 63 studios within seven 9-bedroom dwellings. The complex is currently under construction and due for completion in January 2017 and will service the accommodation needs of the many workers in the area, particularly the Manukau Super Clinic employees. Austen says he anticipate full occupancy to be achieved within the first month of opening of both projects. Two other projects are in the planning stages – one in Chapel Road, Flat Bush. The site was acquired in March 2016 and Austen says that it will be the largest Clarke Group development to date. It is due for completion in February 2018. Another project in Browns Road, Manurewa, will offer 54 studios within six nine-bedroom dwellings and is due to be completed near the end of 2017. The site will serve the nearby Manukau SuperClinic medical centre, Manukau town centre and Westfield shopping complex or students studying at one of the several tertiary institutions nearby. The Homai train station is within walking distance, and a major bus route links the property to the Auckland CBD. “There is a lack of accommodation in Auckland and with house prices increasing more people will be needing affordable accommodation options,” says Austen. “I believe that we are providing a very good service to the community and we plan to continue to roll this model out to different urban centres of Auckland to meet Auckland’s accommodation shortage.”

company director Elton Verran. The project is located in Whakaue Street, stretching to Rangiuru Street and is built over two levels, split into three main buildings and will have 70 car parks. Tenancy space ranges from 150 square metres up to 800 square metres with a foyer area and lift service to the first floor. The project is for Lakesyde Properties Limited whose co director, Tony Bradley of TPB Properties, previously developed the Redwood Centre, a mixed-use commercial development consisting of 19 building units, which iLine Construction also built. Elton says the Redwood Centre was the project that helped Tauranga based iLine Construction establish its reputation in the market. The company was started in 2011 by Paul Hammond who had spent over a decade working in the field specialising in quantity surveying and project management. Elton, who has built his career on site and project management, joined the company as a director a year later and says that the pair saw an opportunity for a construction firm that would give more guidance and consultation at the crucial design and cost management phases of a project. Innovative painters Special Effects Painters works on projects of all sizes in the Bay of Plenty. Due to tight resourcing of labour and materials in a busy market this had a flow-on effect the company successfully managed for the client. iLine Construction worked in closely with RCP New Zealand project managers. He says the market is buoyant in Tauranga and Rotorua where the company predominantly works. iLine Construction is presently working on Kombi Apartments in Mount Maunganui, due for completion in May 2017, a number of negotiated design and build projects within the area. With the industry currently thriving throughout all sectors, Elton says the company has a diverse range of

Business hub breaks new ground Karen Phelps It’s the first business hub of its kind to be built in the inner city of Rotorua and one of the developers Tony Bradley says that the recently completed Lakesyde Business Centre is something the city is more than ready for. “Rotorua is changing and businesses are wanting to move into high end developments with good facilities and car parking recognizing it reflects the professionalism of their own business,” he says. Tony, who owns TPB Properties, is no stranger to property developing but Lakesyde Business Centre is the first project he’s undertaken in partnership with his parents – Paul and Jenny, also well-known Rotorua based property developers. Paul and Jenny have owned the site on which the development is situated for over two decades but it was Tony who instigated the Lakesyde Business Centre project after seeing the potential for a smart inner city office development. He put a plan together and approached his parents, then took the reigns of the project which is due for completion at the end of November. “Because the land has been owned by our family for such a long time we wanted to do something on the site we could be really proud of. We could have simplified the building and done things more economically but we wanted to create something that people would notice as they drove past,” he explains. Designed by Darryl Church Architecture, which Tony has worked with on a number of development projects before, the Lakesyde Business Centre has been built by iLine Construction over two levels in Whakaue Street. Facing the Novotel Rotorua Lakeside the Lakesyde Business Centre is split into three main buildings and offers 70 car parks. Several flats were demolished to make way for the development and extensive geotechnical and civil works took place before the building works commenced to result in an A grade building. The 3000 square metre building is predominantly concrete and steel with eye catching timber details and louvres. Eight tenancy spaces range from 150 square metres up to 660 square metres with a foyer area and lift service to the first floor. A Lone Star restaurant and bar is located on the ground floor with outside decking looking towards the lake. Most tenancies have already been taken but a 300 square metre space is under negotiation leaving just a 660 square metre tenancy still available, says Tony.

Lakesyde Business Centre is Tony’s first project in central Rotorua. “It was nice to do something with family on this prime site,” he says. “And it’s certainly very satisfying to see the project nearly completed and looking so good.” At the same time TPB Properties has been undertaking a development at 1105 Arawa Street,

which is now complete and tenanted to Tomkins Wake lawyers and infrastructure consultancy firm Opus NZ. Tony admits it is gratifying to see a site transformed from older buildings into something that the tenants and city can be proud of. He says that the Rotorua property market has been experiencing strong growth on the back of the booming Auckland market but he’s unsure of what his next project will be. “A few people have asked me that but it’s been a busy time so it wouldn’t worry me if I sat back and relaxed for a little bit,” he says with a laugh. “I have other sites I can develop so I’ll wait and see what’s next.”

Imaging facility a challenging build Karen Phelps A tight site and challenging location were factors, which Aspec Construction successfully overcame to deliver the TRG Imaging project earlier this year. The project saw the Aspec Construction team build a new two storey facility complete with reception areas, x-ray and MRI rooms, breast clinic, minor surgery facility and offices and doctors rooms in Shakespeare Road on Auckland’s North Shore. Aspec Construction project manager Brian Cullen says it was the specialised nature of the facility combined with changing aspects of the design as the project progressed to ensure it suited the staff’s needs which necessitated a highly detailed yet flexible approach. The building is made from precast concrete panels with a glass façade. The x-ray rooms were lined with lead and the MRI rooms with copper in the specialised project. The new facility was constructed next door to the existing TRG Imaging facility meaning high levels of communication and cooperation between the client and all involved in the project to ensure as little disruption as possible. Once the new facility was completed TRG Imaging moved locations, the old premises were demolished and a car parking area constructed as the final stage of the project. “Aspec’s strength is that we are user friendly and very accommodating to our clients’ requirements and expectations and this project was a good example of this and how it leads to successful outcomes for our clients,” says Brian. He says a key aspect of the company’s success has been that all three directors work in the company on a daily basis. Aspec Construction employs over 150 staff and services include construction, interior fit-outs and maintenance work, largely for the commercial sector. Apart from the traditional competitive tender process and design/build, Aspec Construction also offers a range of project procurement and delivery

Imaging facility a challenging build • from page 63 The company’s attention to this area of the business was recently recognised when company project manager Jeff Robertson won the Site Safe Safety Excellence award at the 2016 New Zealand Institute of Building and GIB Awards in recognition of safety initiatives on the King’s School Centennial Project, which involved the demolition of a threestorey building and the construction of a four-storey classroom and music block. One key safety initiative on the project was a digital fingerprint site access system, which ensured automated tracking of workers onsite. Workers’ thumb or fingerprints were recorded as part of the site safety induction process as well as the inductee’s details, police clearance and safety qualifications, which were all input into the system. Showhome a showstopper for judges Sue Russell For Clint Dyke and fellow Landmark Homes Northland franchisee Doug Larkin the last six months have been particularly busy. The business partners took up ownership of the Whangarei-based residential building company three years ago and, Clint says, are focusing more and more on middle and high-end residential builds. “We are trying to secure our market in this bracket and as a result of increase in demand we’re in the process of increasing our staff,” says Clint, who was a builder for 11 years before deciding to join the well-established national group housing company. Doug and Clint worked together as builders for six years prior to being approached by Landmark Homes head office to consider taking up the franchise. Clint says while Landmark Homes Northland’s success is down to hard work and the good level of service he and the team provide to each client, stepping back from being a builder to overseeing a house building business has had its challenges. “You have to trust your staff. Instinctively you want to control everything but that doesn’t work and as business has grown we have rationalised our roles. It’s a big animal now and Doug and I have a great team working for us.” That team includes an in-house designer, a contracts manager responsible for continually communicating with clients throughout a build and an on-site supervisor. This year has seen the quality of the workmanship Landmark Homes Northland produces recognised by their peers in the Gib Showhome category of the Auckland/Northland regional Master Builders House of the Year awards.

“It was our first time entering the awards and all up there were 14 homes in the category. It’s the same group of judges for every show home and the home is assessed on a points system. The judges scrutinised the finishing details such

as painting, tiling, the overall layout, carpets chosen and the use of timber features,” Clint says. Some of the special qualities of the design and material used include rock columns that ground the large decking areas and connect with the large chimney; one of the home’s stand-out design features. Four bedrooms and two bathrooms are nestled under high ceilings. The look and feel of the kitchen resonates perfectly with the rest of the home’s classic appearance. A second dishwasher and sink are concealed in the scullery while a glazed panel wall folds back allowing the dining experience to be enjoyed either inside or out. When Business North spoke with Clint he shared his anticipation and excitement at the company’s next show home in the planning stages. Without giving too many details away he said the next show home ‘is going to be like nothing ever seen before’. Tracking towards the busy summer period and end of year Clint says the company had nine

houses, at various stages of completion, on the go at the one time. “In the pipe-line we’ve got a huge amount of work ahead. “I would like to acknowledge the amount of support and information we can tap in to through head office, along with a user-friendly sophisticated ‘Landmark Live’ communication system with clients that is in place from the moment a build is underway.” The system works through a special code clients receive and once entered they can access up-to-the-minute photos and information to their computer. Clint says he really enjoys talking and meeting people and turning the vision of their dream-home into form. That conversation begins with the question ‘What do you want out of your house? Followed by a discussion about the realistic budget the couple are working within. “We won’t lower our standards to somehow make a budget that is not enough, work. It’s something we all feel very strongly about.”

Rapid expansion for new franchise Karen Phelps Landmark Homes West Central Auckland is a new franchise started in the area three years ago. Since that time it has rapidly established a firm reputation for producing quality new home builds. Owned by Warwick and Julie Aldridge, long established locals and builders in the area, the pair say they were drawn to start the franchise in order to take a bigger role in the build process. “Although we had been running our own building company for over 20 years clients mainly came to us with their own plans. We liked the idea of assisting them right from the beginning – from land, helping with the design and coming up with ideas to delivering the final home exactly the way they wanted it,” explains Julie. Landmark Homes West Central Auckland operates as a team offering clients a very personal service with all team members involved on each build. Julie says the focus is firmly on producing a high quality result every time and a home suited to individual needs. Although Landmark Homes offers a range of plans, Julie says that these typically give clients inspiration for their custom designed home. “Our clients demand a premium product and typically want input into the design of their home. “We don’t do cookie cutter homes. It’s about working with our clients to design a home that meets their budget and ticks everything on their wish list. It’s a close working partnership, which is vital during the design and build process,” says Julie. The couple sees great potential to extend its skills into medium density housing such as town houses with the changes to the Auckland Unitary Plan and has had many enquiries. Subdivision of existing properties, particularly in central Auckland, is another area of high demand.

Setting the benchmark for quality Sue Russell Navigation Homes North Harbour has enjoyed a busy past two years says franchise owner Thomas Stein. “I’m in my fourth year of owning this business. The area we cover from Takapuna north up to Puhoi and across to the west is certainly a very high demand region,” Thomas says. French finesse wins builder gold Karen Phelps Mitchell Builders has again taken out gold and category awards in the new homes $1-2 million category for the Auckland/Northland region in the 2016 Registered Master Builders House of the Year competition. The 400 square metre French farmhouse-style home in bevel-back cedar weatherboard did not come without its construction challenges though, which is testament to the skill of the Mitchell

Builders team, says company owner John Mitchell. Situated in a remote location (one hour drive to the site each day for the team) the clay soils meant extensive work was required before the build could even get out of the ground. The home is a mix of timber floors with piling and RibRaft concrete floors due to the slope of the site, which made this the most effective option for the build. was required on the wooden flooring, which was a time consuming part of the build. Later on another challenge was having to make all the exposed timber trusses on site when there were problems with off site manufacturing time lines of this product for the project. Inside the home one of the many labour intensive features was solid stone tiles weighing a massive 30 kilograms per tile needed two people to lift each tile into place. It’s the type of top-end project the company has grown to specialize in although John is quick to point out that Mitchell Builders undertakes projects at all price points. He says the company offers an open, transparent policy working as a team with the owner to ensure the building process is enjoyable. Mitchell Builders also offers a range of plans but John says that design and build is the company’s favoured option. “Design and build gives clients the complete flexibility with a blank canvas to create exactly what they want, reflecting their personality, style and everyday living,” says John. John’s late father Keith, a third generation carpenter, started Mitchell Builders, in 1972. Husband and wife on the tools Karen Phelps When customers hire Payton Builders they get both business owners working on the job – husband-and-wife team Kylie and Dave Payton. Kylie admits that customers are sometimes surprised to see them both swinging a hammer side by side on site but quickly find it brings advantages to have them both physically building their project. “Both Dave and I are there doing their job which gives great quality control as well as a very personal building experience for the client. It’s all easy as they only have to deal with us. Female customers also like it that I am there building on site as well as I can explain things to them in a different way,” explains Kylie. The couple have been building in the Far North, where Payton Builders is based, for over 20 years. Dave is a qualified builder and a Licensed Building Practitioner while Kylie, when she is not working on the job, also takes care of the administration side of the operation including quotes, ordering, building consents and project management. Payton Builders undertakes literally any kind of building work including new home builds, home renovations, smaller jobs such as decks and fences, maintenance work, farm buildings, garages, carports, sheds and school projects. They can undertake every aspect of a project from start to finish and Dave has established a solid reputation in the region for his high quality workmanship.

“Our main focus is on traditional craftsmanship, producing a high end result every time through strict quality management controls at each step of the process,” says Kylie. “We can do everything from start to finish. Old Masonic lives on in Devonport Karen Phelps The transformation of a unique historical building in Devonport has resulted in a one-of-a-kind apartment and commercial development. The original façade of the Masonic Tavern at 29 King Edwards Parade has been retained and ten apartment buildings and underground car parking constructed. Designed by Jasmax Group Ltd for Redback Develop Limited, the residences have now sold out. Stage one of the project, six of the apartments, has been completed. Stage two, the final four residences, is under construction and completion expected by February 2017. Ray Smith, managing director of RPS Construction, which is building the project, says that it has involved all aspects of construction from concrete tilt-slabs to high-end carpentry and state-of-the-art fit-outs. Due to the nature of the site and its access parameters, RPS Construction evolved a detailed methodology to undertake all civil and construction aspects of the job to ensure it is undertaken in a timely and cost effective manner, he says. George Beddoes originally built the tavern in 1866 and Ray says that the unique development presented many challenges including extensive liaison with council heritage experts and archaeologists to record and assess the unique nature of the pre-European site. “We had to excavate underneath the building so areas of significance could be examined prior to building commencing. “We had to prop the building from below to allow for this work. This also brought health and safety challenges,” he explains. The aim was also to save as much of the existing historical building as possible. Significant foundations were required to preserve the façade with 600mm diameter piles driven 3.5-4 metres deep into the basalt rock. Original cladding was removed, kept and recorded to be re-used where possible. For parts that needed to be replaced replica items were crafted. The apartments were constructed from precast concrete panels with concrete ground beams and slabs used for the car park area. The development also includes a commercial space on the corner of King Edward Parade and Church Street. Ray says that the project amply demonstrates the ability of RPS Construction to work closely with stakeholders to achieve a successful outcome. “This project has involved numerous stakeholders and, being an historic redevelopment, required close liaison with architects and engineers to ensure the historic

value remained but was done in a commercially viable manner for our clients,” says Ray. “Strong communication with clients and stakeholders is a key focus for RPS Construction. It helps to mitigate and quickly find solutions to problems that can crop up on complex building projects such as this,” he says. RPS Construction was founded in 2001 by Ray, a third generation builder with over 35 years experience in residential, commercial and civil construction. Family business stands test of time Sue Russell “I thought I would be retired by now,” is Warren Thorburn’s response when asked how business is going. “My son Campbell and I are the directors and he won’t let me go! We’ve been in business together for over a decade and its been great. Not every father/son business partnership works out but we’ve just grown from strength to strength given our complementary skills.” The Mairangi Bay based business describes itself as a general contracting construction company. Warren is nearing the end of his building career having clocked up 40 plus years while Campbell has been swinging a hammer half this time. Working for the company is a team of seven carpenters, two of those apprentices, with an agerange of the balance stretching from mid-20s to close to 60 years. “Both Campbell and I are happy with the size of the company. It’s a manageable size and we’ve been fortunate that we always have plenty of work on and all that work comes from previous projects or word-of-mouth.” When Business North spoke with Warren the company had embarked on a substantial contract building two big homes on the one site at Castor Bay. Fifteen months ago Thorburn Construction completed a beautiful high-end architecturally designed home in Mairangi Bay which went on to receive accolades at the regional Master Builders House of the Year competition. The home was a technically challenging build given it is constructed of five quite distinct cladding materials, schist stone, plastered block work, stained cedar vertical board, colour steel and

The massive schist wall begins inside the house and extends outside, further enhancing the sense of connectivity between inside and out.”

Warren says that a key strength of the company that has evolved in time is the ability to price both complicated new builds and renovation work. Another evolution has seen most of the projects Thorburn Construction takes on these days centred north of the harbour bridge. “There is so much building work to be had here

that we’ve been able to become more selective on the jobs we do but history tell me it won’t keep rising. I was told very early on in my career that building runs on a seven year cycle and it has proved to be the way. I would say we’re at the zenith of this current cycle.” While the quality of relationships that form with clients has hallmarked the success of the company Warren also says the same can be said for the core of subbies he calls on. “I worked hard to set up a core of subbies and suppliers in the 1990s and over the years they have been very loyal to us and us to them. That’s one of the good aspects of having a long career in the building industry; relationships evolve as the company does. When asked about the quality of young ones entering the industry, Warren is more reticent. “We went through a period where we were pretty disgruntled with the attitude of young ones. My only comment regarding school leavers generally is that kids of this generation right now definitely don’t have the raw instinctive grunt regarding how to solve problems and that’s come about by what I call the era of ‘over-mothering and under-disciplining’. The main focus of work these days is building houses and constructing additions and alterations on a contract basis from drawings and plans developed by a third party. As the more senior of the two directors Warren does all the pricing, estimating and all the calculating of variations, office and QS work. “Then I’m the general ‘Gofer’ helping out with supplying material when needed on the site for Campbell and the team. I enjoy the variety of roles and its very satisfying to look back on my long career in building and to be handing it on to Campbell.”

School build a boost for community Sue Russell A major design and build project at Northland College in Kaikohe will have far-reaching implications for not only learning outcomes but also morale at the school, A-Line Construction project manager, Matthew Abercrombie says. “For the Kaikohe township, having a new school will be significant in further boosting engagement between the school and its wider community,” Matthew says. The $12 million build will take about a year to complete and involves constructing a pool-change building, a trades block and gymnasium along with a 4000sqm open building which will be home to a variety of modern learning environments and teaching spaces. “A feature of that open space is that it will allow for student self-directed learning areas which is the future of education in New Zealand. It is all about focusing on the student and finding out their best way of learning and harnessing this potential,” says Matthew. A-Line Construction used its in-house design capabilities to develop the school project’s base design and methodologies further, liaising closely with the school & the Ministry of Education to ensure all important factors were included. The new school is being built where the library, now demolished, used to be. This meant that school life has not been disrupted given the entire building site is fenced off. “It is an extensive build so it was vital to us and to the school that the business of teaching and learning carries on with as little disruption as possible,” says Matthew. He thinks the fact that the Ministry of Education is willing to spend such a large sum on the school’s rebuild speaks volumes of its commitment to enhance educational outcomes for current and successive generations in the township and district the school serves. A-Line Construction has completed many education projects in Northland and as a result has developed proven methodologies both in design and construction. In January this year the company completed the new self-directed learning centre at the Westmount Northland campus in Kerikeri. “That was a fantastic addition to the school and we know the students are enjoying the extreme flexibility and inspiration the space provides.”

Firm delivers on education projects Karen Phelps The Murrays Bay Intermediate School project will demonstrate the capabilities of Shakthi Construction to successfully project manage and deliver high levels of health and safety outcomes on educational projects, says one of the company directors, Naresh Singh. The company began work in July on a significant upgrade to three classroom blocks so they meet the new Ministry of Education flexible learning spaces criteria. The requirement is for classrooms that are more open than traditional classrooms and can typically accommodate more than one class and several teachers. Classrooms are often made up of many different sized spaces so they can support different ways of teaching and learning and be used for different types of activities. Shakthi Construction will strip the inside of the classroom blocks then complete a refit including wall lining, ceilings, floors and ablution facilities. According to Naresh, working in the live school environment is the biggest challenge particularly as the blocks are located in the centre of the school. Shakthi Construction has ACC Tertiary Level accreditation, meaning the company’s health and safety policies are of the highest standard. The company continually undertakes internal health and safety audits to ensure continuing high levels of performance in this key area of the business. On the Murrays Bay Intermediate School project the company has established special dedicated access routes for entry to the site. Anyone arriving to the site has to phone the site office then a staff member is dispatched to walk the vehicle onto the site, says Naresh. “We have had extremely open communication on this project between Adams Architects and the client. They are both also very open to ideas and suggestions. Both factors have been key to the success of the project.” At peak, Shakthi Construction expects to be managing 15-20 staff and contractors on site. The project is earmarked for completion by April 2017. Shakthi Construction is a family owned and operated business originally started in Durban, South Africa, in 1994. When the family moved to New Zealand the South African operation ceased trading and Shakthi Construction Ltd

Extra car parks for Tauranga CBD Kelly Deeks Booming car park occupancy rates and renewed business enthusiasm in Tauranga’s CBD has seen an extra floor and 125 car park spaces added to the Elizabeth Street car park, as Tauranga City Council moves to future proof the central city. A new split level added floors 11 and 12 to Elizabeth Street car park, while an extension to level nine made it a full level. The extension was built by the project’s main contractor, Watts & Hughes Construction, replicating the existing levels, as well as the lift shaft and the stairwells up to floor 12. Watts & Hughes Construction project manager Flinn Clark saying the project, extending a live public building, took night works, day works, and everything in between. “Placing the structural steel and concrete had to be done at night, with closed access to the building and traffic plans in place,” he says. “In lieu of the double tees from the original construction, we used large pre-cambered beams with Comfloor in-fills. “The major tasks needed to be completed when the public were not within the building to ensure safety was paramount. We used a 180 tonne crane with a fly-jib attached, which was required to lift materials across the top of the building.” The entire structure was then painted throughout with intumescent coatings which required a nine coat system. “That was quite technical, and required a lot of coordination around cars and people that were still using the car park,” Flinn says. The car park building was also upgraded with a new fire alarm system and hydrant system, new fire exit signage and emergency lighting, bringing Elizabeth Street up to compliance to today’s standards. Seismic joints were cut and installed to each existing level, as designed by Beca to improve the building’s performance.

A new floor and 125 extra car parks have been added to the Elizabeth Street car park by Tauranga City Council. Watts & Hughes Construction worked closely with Tauranga City Council on this project, especially since the council decided to use it as a stepping stone project to help work out how

to apply the latest health and safety regulations released at the same time the project was going on. “The council was a lot more hands on with this project, a lot more involved,” Flinn says. “There was a lot of communication between us and it all worked out really well.” He says the Watts & Hughes team and the large range of subcontractors on the project all bought into it and did a great job. “We had a really good team of subcontractors on this project, particularly with the night works and the coordination with the council.” Registered Master Builder Watts & Hughes Construction is a national, multi-disciplined company offering a range of construction

Robotics manufacturer eyes partners Karen Phelps Robotics Plus is exploring partnerships to move its new robotic apple packer into commercial production, says company chief technical officer and one of the directors, Alistair Scarfe. The company has run prototype tests with four of the apple packers operating in packhouses in Nelson and two destined for the USA to test the product in the American market. Robotics Plus Limited (RPL) was created to unlock new levels of productivity in some of the world’s most labour intensive value chains. Since 2013 the company has focused on building mechanisation, automation, robotic and sensor technologies to address this challenge, says Alistair. The apple packing industry, which typically struggles to find sufficient labour to meet demand, was an obvious target. Each robotic apple packer is equivalent to 2.5 labour units giving companies greater control over this part of the process. The effect is also a higher quality result. “Quality of presentation is critical. The robot is consistent in terms of ensuring all apples are pointed the same way when packed, presenting the best colour side etc,” explains Alistair. The robotic apple packer utilises cameras, which take an image then use the information to determine the orientation of each piece of fruit and make a packing decision based on this. A key innovation is that the technology has the ability to have additional technologies integrated. For example, taking the biometrics of each piece of fruit – which Alistair likens to a ‘fingerprint’ – could be used for traceability, something increasingly important when exporting to international markets. The company is exploring a lease system where packhouses pay a fee for every apple packed by the technology. Alistair says this has a number of key benefits including lower entry level set up costs giving any company the ability to try the new technology.

Placement of apples by the robotic apple picker ensures all the apples are pointed the same way. “It is no use building robots no one can afford. We are looking at service models, where the robots are sent in on contract, costing the same as labour with fewer hassles. “While technology costs should reduce over time labour costs are expected to increase so it makes sense. “It also keeps us engaged with the end user and

Although New Zealand’s agriculture industry has provided the incubator for Robotics Plus’ technology, Alistair says that intellectual property developed by the company is well placed to springboard into other sectors around the world. “Over the past three years of intensive development, we’ve built an IP portfolio that creates the opportunity to radically change the way labour intensive industries operate. “This technology is already making waves in agriculture and is poised for application into many other sectors. “We are now looking for partners and investors to join us on the ground floor as we take our leading-edge technology to the world through various spin-out companies.”

Market demand exceeding supply Karen Phelps Demand is exceeding supply for New Zealand avocados thanks in large part to a strategic partnership called AVOCO, which has been successfully marketing the fruit internationally on behalf of growers. The New Zealand Avocado Company Limited (AVOCO) was formed in 2013 when Southern Produce and Primor Produce joined forces to create what has now become a significant grower led movement with around 63 per cent of New Zealand avocado growers on board. Primor CEO and a director of AVOCO, John Carroll, says that AVOCO was born after New Zealand avocado growers realised the need for critical mass to compete in the Australian market – the most significant market for New Zealand growers where around 80% of export fruit is destined in most years. “In 2012 there was a push in Australia to favour Australian avocados. Many Kiwi exporters had put all their eggs in one basket and this flooded the Australian market, driving returns down. As an industry we also needed to be attractive to Australian retailers. A few of us recognised we needed a commercial solution. When we created AVOCO, combining the strengths of New Zealand’s two largest exporters, we weren’t certain how the major Australian retailers would respond. But it has been extremely positive. They now see us as a major player and have welcomed the critical mass of volume, which enables us to make commitments to supply large volumes to that market,” John says. Now the biggest problem facing the New Zealand industry is to meet the huge market demand for its product. As with many avocado producing nations, New Zealand’s climate challenges us with biennial production and it really is an issue, says John. A large crop one year followed by a light crop the

Increased husbandry focus on pruning techniques and new cultivars more suited to New Zealand conditions is seeing improvement but John says there is still a way to go in a market where reliability, consistency and quality is everything. AVOCO works exclusively with five packhouses – three in the Bay of Plenty, one in Whangarei and one in the Far North. An AVOCO Grower Relations Committee meets regularly to get feedback from the grower base which currently numbers around 700. AVOCO is also focusing on building markets in Asia, particularly Japan, Korea, Thailand and Singapore. A partnership under the AVANZA brand has helped to build critical relationships in these newer Asian markets. AVOCO has also completed exploratory work in India but John says this market will be more challenging due to the distance. “We’ve understood for a long time that we need to develop multiple markets rather than rely on one market. Around 20% of our product is now destined for markets other than Australia.” John says Asian markets have different requirements as historically they haven’t been familiar with the fruit. Food writers and chefs have been key entry points into these markets with a big focus on educating the consumer on how to use the product. It is a time-consuming process but one which can net big results. For example, John says that the Korean market has boomed, doubling in the last six months due to groundwork completed over many years. With 50 million Koreans as a potential audience it’s an encouraging sign, he says.

AVOCO plans to export about 3.1 million trays of avocados this season with 80 per cent destined for the Australian market. The development of a more collaborative industry with the establishment of AVOCO has resulted in better communication between exporters and growers, more information-sharing and a consolidated supply that has led to less volatile returns at the orchard gate, says John. With a bumper avocado crop predicted for the 2016/2017 season – estimated to be 5.1 million trays exceeding the previous record of 4.5 million trays

in 2014/2015 – AVOCO plans to export about 3.1 million trays, with over 80% destined for Australia. The remainder will be sent to various Asian markets marketed under the AVANZA brand. Early season harvesting is underway in both Northland and the Bay of Plenty and will continue until February next year. “Operating as a joint entity, we’ve created a commercial force that now has the scale to manage

harvest volumes and fruit flow better than ever before. Bug busters reduce need to spray Karen Phelps A strong belief in food safety has led NZ Hothouse to dramatically reduce the need to spray its tomato crops through an innovative integrated pest management system, which company owner Brett Wharfe believes, gives the company a competitive edge. Integrated pest management is the introduction of predator (good bugs) insects to the crop, that seek out and destroy (eat) the bad bugs. The Drury company breeds a predator insect called the encarsia wasp. It also has a license to grow tobacco plants, which are a great host of the whitefly– the primary pest problem for the sector. The whitefly lays eggs on the tobacco leaves and NZ Hothouse then impregnates the whitefly eggs with the encarsia eggs of the wasp, a natural predator to the whitefly. The eggs are then washed, put on a cardboard sleeve and hung on the stems of plants in the glasshouses. The eggs hatch, wasps are born and the cycle starts again. NZ Hothouse has also come up with a methodology for cucumbers, a plant typically requiring a lot of spraying. NZ Hothouse sprays a fungus onto the leaves that is safe for humans but toxic to predators, sticking to their legs and paralysing them. Brett has been pioneering the technologies here for nearly two decades. He admits it is expensive and time consuming but its effectiveness in eliminating the need for extensive spraying is the payoff. He employs two full time staff members to act as bug scouts in his glass houses to ensure whitefly levels are nipped in the bud early by spot spraying using soft sprays, like plant soap, a coconut based spray that sticks the insects wings together so that they can’t fly, which has a mechanical rather than physiological effect on the

Brett says the result has been healthier plants that can give higher yields but more than this it is a philosophical belief.

“It’s about taking pride in the products we are producing, that they are of a very high standard with little spraying,” he says. With growing concerns about food safety and increased demands from consumers for traceability, Brett sees his growing methodology as the way of the future. In New Zealand, NZ Hothouse supplies tomatoes, cucumbers and hydroponic lettuces to a number of supermarket chains. The Group, which also includes KPH Produce, KPH Transport, South Seas Exports and The Underglass Group - also acts as a national and international distributor providing packing, production and marketing services to a variety of fruit and vegetable growers. Produce is exported to Canada, USA, Australia, Singapore, Japan, Taiwan and Oceania on a regular basis. Brett says that NZ Hothouse is an industry leader in ensuring that produce meets and maintains the highest level of quality and food safety standards. “By having one central grading, packing and distribution facility, we are able to control what

comes in, and most importantly, what goes out of NZ Hothouse. “Substantial investments in machinery and technology have allowed the company to increase its productivity and pass on the value to its customers,” he says. It was in 1983 that Brett bought his first tomato glasshouse in South Auckland and started supplying to supermarkets. What started as a one man growing operation, sending fruit to the wholesale markets today employs more than 350 people in growing, packing, marketing and logistics divisions. Brett says that while his produce goes “beyond organics” in many cases, because it doesn’t meet organic criteria (to be organic it is a requirement to grow in the soil and NZ Hothouse grows in mediums that include coco fibre and Rockwool) the produce cannot be labelled as such. This means that people purchasing his products do not know they are buying produce with such a high level of focus on food safety. He suggests that when at the supermarket people look for Vintage Harvest and Pure Red branded tomatoes.

A lifetime growing citrus Sue Russell When Grant Tennet shares the journey of establishing and developing his lemon, lime and easy-peel mandarin nursery in Te Puna, 10 minutes drive north of Tauranga on the Katikati Rod, it is easy to discern his passion and vibrancy for the industry he’s practically spent all his working life devoted to. That journey extends back over 40 years and has resulted in Copperfield Nurseries growing to become the largest supplier of field grown citrus trees in New Zealand. Grant began his connection with the horticulture sector shortly after leaving school when he undertook a four year apprenticeship in Horticulture while working for the Tauranga City Council Parks Department in the early to mid 1970’s. “Tauranga was always known as the Citrus Capital. It used to have a Citrus Carnival with a Citrus Queen,” Grant says. The plot of land which is home to thousands of citrus trees was originally bought by Grant and his brother Brent. Those testing formative years Grant recalls as being ‘hard work’. “Nobody then knew us from a bar of soap and we had to promote ourselves. We actually started out in business by growing a lot of shelter trees to complement our citrus tree operation and because it takes five years to grow a citrus tree to the point where it is productive we grew 100,000 shelter trees to provide a regular source of income,” Grant explains. Today’s operation is vast, with 10,000 Meyer Lemons, 10,000 Bearrs Limes, 15,000 easy peel mandarins and 25,000 oranges, grapefruit, tangors, tangelos and other lemon varieties. “Our busiest time here in the nursery is the winter months from early April through to October where our ten staff including some local retired people are lifting and eventually dispatching our stock.” Because all the trees are grown in the field, rather than in pots, the lifting process itself is involved, beginning with wrenching the tap root, a month before the tree is lifted. Once lifted the tree is taken to the potting room, ready to be bagged to be sent to customers. Grant says field grown trees have a better structure given the wrenching process. “Those grown by nurseries in bags can get root-bound. There’s real demand from the industry for big, strong trees that will grow well right from the start.” The potting process itself uses an enormous amount of mix each season; upward of 300 cubic metres. With a history growing citrus trees for over four decades Grant has observed a huge swing in latter years by consumers wanting to grow their own fruit trees. “It’s very popular now to grow what you eat. It means people know exactly what they are eating in these health conscious days.” Grant sprays trees monthly with an organic oilbased spray which literally suffocates insects. He adds fish fertiliser to the spray which not only feeds the tree but helps the organic spray to stick to waxy leaves. The nursery grafts all its fruit trees on Trifoliata root stock. Trifoliata has proven to be very hardy and the nursery specialises in semi-dwarfing trees which appeal to the consumer and can fit well in their home gardens.

While well-established Northland fruit growing and packing business NTL Horticulture has been operating 21 years, the company traces its beginnings back to the early 1980s when Lindsay and Terrie Wells bought a plot of land at Kauri, near Whangarei. Today, the second generation fruit growing and packing business specialises in growing and processing persimmons from its orchard in Kauri, and packing business, NTL Fruitpackers, in Kokopu Block Road, grading and packing avocados for growers throughout Northland. Son, Duane Wells now leads the day to day operation and is steering the business’s strategic direction while daughter Bronwyn Walters, along with husband Lance have taken over management of the persimmon orchard. Mum Terrie acts as general hands-on in the pack house, along with taking care of HR, administration and compliance. “Dad’s the glue of the whole operation and now inputs in a consultancy role. He’s still our ‘go-to’ person and my sister and I use his expertise and experience in the industry as a sounding board,” says Duane. While the family’s connection with the land extends back over 35 years NTL (Natural Touch Ltd) evolved in 1989. Duane returned to take on a management role in the company in 2005 with the

persimmon orchard by then well-established. Though acknowledging the life of a horticulturalist wasn’t in his grand life plan Duane says the business has evolved in an organic way. “It’s true to say we didn’t have a grand plan for where the company would go. Most things we set out to achieve have happened due to down-right determination as the fruit growing and packing industries are not easy to break in to.” NTL Fruitpackers has evolved specialised grading and packing systems to process avocados for export and domestic markets throughout the year and has directly contributed to the burgeoning growth in the fruit’s production. “We work flexibly with a variety of fruit marketing entities here and it is this ability to adapt to the specific grading, packing, storage and marketing requirements of each that has proven to be one of our core strengths.” Avocados are processed all year round, with the peak of processing taking place from October through to the end of February, counter-balancing well with the three months where Persimmon production and packing take over, from May through to July. The company has invested in new cool storage facilities and while the physical size of its packhouse could be described as ‘humble’ Duane says the very nature of the avocado fruit itself doesn’t demand the sort of size of operation that kiwifruit does. “Due to the length of the season avocados don’t need the largest of packing capacity to be

Huge growth for produce distributor Karen Phelps Global produce distributor and packer Valleyfresh New Zealand has grown exponentially since it entered the New Zealand market three years ago with 100 percent growth year on year, says Valleyfresh New Zealand managing director Anton Masutti. He says growth in Asian markets such as China and Vietnam has been particularly strong with India an area of opportunity. Anton says that Valleyfresh New Zealand is focusing on improving quality and volumes combined with developing new varieties to introduce to the marketplace. For example, the rights have been secured for a new variety of blueberries called Eureka, which will be ready for commercial production in 2018. Anton says that Eureka has a sweet taste, large size, good bloom and long shelf life, giving it many advantages. The variety is expected to be popular in Asian and Australian markets as knowledge of the health benefits of blueberries continues to fuel demand. He says that significant resources and development is necessary to bring new varieties to the market and it can take three to five years to produce a commercial crop depending on the variety. He pinpoints China as a potentially significant market for the fruit. New Zealand doesn’t presently have access to the Chinese market for blueberries but discussions are underway and access is expected to be granted in the near future. Valleyfresh was originally started in Australia in 1994 and now operates globally with offices in New Zealand, Australia, India, South Africa, Peru, Chile, North America and the Middle East. Internationally Valleyfresh supplies a large variety of fresh fruit and vegetables from around the world with its global network of suppliers allowing the company to service customers year-round, when local produce is not available.

“It takes a lot of work to get just one product to market. In these particular markets there is a lot of competition so success will depend on price point, quality and branding.” Valleyfresh New Zealand primarily focuses on berries, apples, cherries and summer stone fruit but is exploring the possibility of diversifying into other markets such as water and honey. “It takes a lot of work to get just one product to market. Last year the company expanded its offering into citrus fruit exporting lemons to the Chinese market. While not without its hiccups, Anton says the venture provided strong indications for significant growth potential so the company will continue to develop lemons into this market. He says a key secret to the company’s success in New Zealand has been establishing close relationships with growers both to learn how their businesses operate and how Valleyfresh New Zealand can complement their operations. To give some indication of how much Valley Fresh New Zealand has grown the company now exports around 40% of the strawberries exported from New Zealand each year. “We believe the successful implementation of export programs is centred on understanding customer requirements. “We strive to exceed our customer’s expectations while supplying the best products and services,” says Anton.

SunGold kiwifruit a global sensation Karen Phelps Zespri has won the Sustained Innovation Excellence and Export Innovator of the Year categories in the 2016 New Zealand Innovators Awards for its SunGold kiwifruit. The company also reached the finals for the Innovation in Marketing and Communication, Innovation in Food and Beverage and Innovation in Agribusiness and Environment sections. According to Zespri communications manager Oliver Broad the accolades are reflective of the fact that SunGold has been a huge commercial success story taking innovation from the lab and turning it into a high value product for the New Zealand industry. He says that the sweet flavour has proved a hit with consumers around the world, which has driven demand earning premium prices and generating value for kiwifruit growers. Zespri SunGold is already delivering over a billion dollars of sales and is on target to generate about $40 billion over its Plant Variety Rights (PVR) life. Zespri SunGold was developed through the joint ZespriPlant & Food Research (PFR) breeding programme, which is supported by the Government, and fast tracked when the industry was in crisis after the vine killing bacteria Psa hit the industry in 2010, destroying the highly successful Zespri gold kiwifruit variety Hort16a. The breeding programme is the largest kiwifruit new variety programme in the world and over $20m is invested each year. Oliver says that the development of SunGold was driven by consumer feedback including a desire for greater convenience, smooth texture and flavour. In Asian countries especially, he says that the outside appearance and shape uniformity was also an important consideration. SunGold was tested with over 2000 consumers in seven countries over 10 years to confirm it met consumer requirements. The fruit also offers higher tolerance levels against Psa, good productivity levels and storage abilities. Oliver says that Zespri has supported the product through innovative, high-visibility consumer marketing campaigns meaning that Zespri kiwifruit is now one of the best-recognized fruit brands in major markets such as China, Japan and Spain. He says that this year Zespri SunGold produced 46 million trays of kiwifruit, or close to 1.4 billion pieces of kiwifruit. This season Zespri has released an additional 400ha of license to growers, leading to massive industry interest, and is considering further future releases to meet consumer demand. SunGold drove a 20 per cent rise in kiwifruit exports to $1.7 billion of sales last year and it is expected to generate $40 billion in global sales over its 23 year PVR life. Oliver stresses that kiwifruit is currently a small part of the world fruit market – less than 1% – meaning plenty of opportunities for future growth as consumers become better educated about the fruit. Zespri is now focused on developing markets including China and India where it sees real potential for further growth for the kiwifruit industry. From nearly $2 billion of global sales revenue in 2015 Zespri is targeting sales of over $4.5 billion in 2025. “Multiple research studies, covering more than 10,000 consumers across 13 different countries in the last 10 years demonstrate that consumers are looking for great tasting, healthy fruit, which delivers a consistently great eating experience. The potential for kiwifruit to become a significant global fruit crop is now clear and SunGold has proven this.”

The Care Home offers 100 beds and includes a dedicated dementia care wing. Hugh Green Retirement Village manager Peter Fields says providing quality care for people with dementia is a focus for Bupa and the company employs a Global Director of Dementia Care, Professor Graham Stokes, to raise awareness of the illness. He says that Bupa is the largest international provider of specialist dementia care - and the only international federation of Alzheimer’s associations with a global voice on dementia. “Our purpose is to help people live longer, healthier, happier lives - for the benefit of both our customers and society as a whole. “With 46 million people globally affected by dementia it is important we provide our clients with a high level of care,” says Peter. Kerikeri village planning expansion Sue Russell Groundwork has begun to expand Kerikeri Retirement Village with the acquisition of land adjacent to the existing community. Frances Shaw, Village Manager, says the Kerikeri Village Trust which governs the retirement village, was very fortunate to have been approached by the former owner who wanted to sell the property. “It was a case of seizing the opportunity to build our village given we have growing demand for units here,” Frances says. When Business North spoke with Frances, full resource consent was expected early in 2017 and then work would begin on the ten 2-bedroom units, each of 122 square metres would get underway. Kerikeri Village is the only community facility of its type to offer rest home and hospital level care along with independent living servicing the Kerikeri district. A blend of centrally located apartments and stand-alone 1, 2 or 3 bedroom cottages caters for those with independent life-styles who don’t want responsibility for upkeep of large sections. Frances says the hospital level Care Facility grew on from the original rest-home through demand from the community. Care options in the village include Assisted Living, for those who need help with household work, shopping and the like while Dementia, Respite and Paliative Care services are there for those needing full-time and temporary high-level care. “Over the years we have grown our services to extend outside the boundary of the village itself, to include Meals on Wheels and Help at Home. It creates a living connection with the wider community,” Frances says. Three high-spec townhouses have also been built at 20 Wendywood Lane with the last resident to move in shortly. Frances says the townhouses offer the best of both worlds, close to shops and cafes. “Each townhouse has two double bedrooms, great living area and thoroughly modern kitchen and bathrooms. “We will take care of ongoing maintenance and gardening.” Frances says she very much enjoys working alongside the residents and staff.

Major redevelopment for Everil Orr Karen Phelps Watts & Hughes Construction is working on the

first block of a redevelopment at Everil Orr Rest Home and Village in Mt Albert. The entire project consists of five buildings to be built over the next five to ten years. The site is owned and being developed by the Methodist Mission (North), project managed by Aegis Projects, and Oceania Group will manage the property. There will be at least 125 independent living units with associated indoor and outdoor amenities and car park. The independent living units are all apartments and range in size from one to three bedrooms. The apartments are being designed and built to Homestar 5 rating, which incorporates double glazing, solar PVs and best practices for energy usage and waste disposal. The exterior facade is a mix of brick veneer, weatherboard and terracotta tile with aluminium joinery. There will also be at least 90 assisted living suites together with associated amenities and approximately 10 hospital beds. Designed by Chow:Hill Architects, the vision for the development is to be inviting and provide a home-like community environment for residents. The village is not gated but has been designed to be open and visually integrated into the surrounding neighbourhood. Watts & Hughes Construction contract manager Steve Gutteridge says that Chow:Hill has designed the buildings to be easy to move in and around and to allow different ways to circulate around the site, balancing the needs of vehicular and pedestrian traffic. The development also looks to create space for differences in residents in age and lifestyle needs while providing space for family and visitors. Steve says that so far the basement has been excavated and construction completed up to ground floor level.

The vision for the Everil Orr redevelopment is to be inviting and provide a home-like community environment for residents.

The company is presently working on the first level of the four level building. The main challenges so far have been excavating into rock and also completing the build in the middle of the live environment of the existing retirement village. He says extensive liaison with the client,

residents and owners of neighbouring properties has been important to ensure the least disruption Adding value at the design stage is an important part of the process. While this wasn’t possible with this present block as Watts & Hughes only became involved in the project after this had been completed, the company is adding value to subsequent stages from a construction perspective, says Steve. “Value engineering is where we can add a lot of value for the client in terms of buildability, resolving any issues and simplifying construction processes to save the client time and money,” he explains. He credits a good team environment as a key part of this project in terms of the team culture that has developed between builder, client, architect and engineer. The first block will be completed by end September 2017.

Watts & Hughes Construction hopes to secure the future stages, and start work on another block next April. Watts & Hughes Construction is part of Watts Group. Can you start by telling us a bit about what Shoreload & Propping does?

I noticed your use of the term ‘solution’ a lot. Could you give an example of the type of solutions you create for clients? Sure can. Our solution approach starts with the initial scope of the

project and the resulting design created based upon industry best practice, manufacturers recommendations and analysis of load characteristics. Our experience in designing solutions for our commercial and residential clients enables us to deliver the right outcome for the project. But that’s not where it finishes. Our solution approach includes strong consultation with our clients and site visits to fully understand the requirements and the environment. From there our teams take over to deliver an efficient outcome based on the specifications and consultation. What is a major challenge that you see for the industry? One would be that in today’s construction market there is a real shortage of skilled labour. Many of our clients and other sub-contractors are finding it

extremely hard to find and keep skilled, qualified and experienced staff. NZ, and Auckland in particular, is in the middle of one of our strongest periods of construction activity for many years and its fair to say that the market wasn’t prepared for the demand for skilled resource. What excites you most about the construction market at the moment? This is an extremely exciting time to be in this industry. The market is on a real role and it seems to me that people are really enjoying the buzz and positive environment that it creates. The people I interact with on site and within the office / QS teams are a great bunch of people who have embraced the opportunity created for them by the market growth.
