Trawler conversion showcases skills Sue Russell Ship Repair NZ, based in Whangarei, offers a comprehensive range of ship repair, surveying
and refitting services on all kinds of steel hull marine vessels. Nick Eilering, the company’s manager, says having two slipways, one carrying an 1800 tonne capacity, the other designed for smaller vessels up to 40 tonne, makes Ship Repair NZ the marine servicing company of choice. “We are fortunate to operate in one of only four deep water ports in New Zealand and the fact that we are the most northerly of these makes our location ideal for commercial fishing vessels operating in the Pacific,” Nick says.
Along with the slipways, one large enough to hold two smaller vessels if necessary, Ship Repair NZ has a wharf with berths of 120m, 67m and 36m complete with all the services and machinery on-site to assist vessels when tied up. The company employs 40 full-time staff, across a range of divisions, including slipping
crew, administration, engineering and fitting, heavy fabrication and welding. Nick says there are plenty of challenges that come with taking on large scale refitting projects in particular, given the changing nature of marine regulations from time to time. “While you always start off with a workscope you are never completely certain what

you are going to find in terms of corrosion until you begin work, so there is always an element of uncertainty that you have to factor in to your costs,” Nick explains. Recently the company undertook a complete conversion of a 20 metre prawn trawler the San Aramand, operated by Sanford Fisheries, which had suffered damage form fire. “We basically rebuilt the entire inside and workings of the boat, including a new hydraulic fishing package, an all-new structural towing frame and main gantry frame for fishing. “We installed a new generator, replenished the refrigeration along with new stabiliser installation and a complete new paint job.”

Ship repair firm in right location for fishing fleet • from page 3 “In all the project took eight months to complete and involved all divisions of the company at various times,” says Nick. Ship Repair NZ also completed a full survey on two other Sanford vessels recently, the San Columbia and San Tortugas both weighing 205 tonne & 33m long trawlers. It carried out a full marine survey on the vessels, removing the driveline systems, cutting out corroded plate work and replacing with new and giving both vessels a blast and paint from head to toe. “We currently have one of the world’s largest wooden sailing ships, Tenacious, out of the water for a full Lloyd’s survey,” says Nick.
“Even though wood is not our target market we still have the skill and knowledge to complete the survey and get her away and sailing.” While there are plenty of challenges in undertaking often very extensive heavy work on the vessels Nick says it is very satisfying to see just what can be achieved. “We have a very skilled workforce with us. Some have been here for years and know their trade extremely well. “We have also evolved long-standing relationships with our team of specialist tradespeople and suppliers. “They enable us to confidently go about completing significant and often technically challenging projects on time and to a very high standard.”

Groundworks throw up challenges Karen Phelps Northbridge Retirement complex on Auckland’s North Shore is one of CMP Construction’s most challenging projects to date, says the company’s commercial manager Andrew Moore. The company is completing stage one of the six stage project located in Northcote, which includes a 100-metre long administration and residential block, 21 two-bedroom apartments and additional facilities including a heated pool, a gym and a recreation pavilion. Building the project in a gully has necessitated a series of complex retaining walls, rock anchors, and drainage challenges. The already challenging situation was further complicated when two underground streams were discovered below the site and Auckland experienced a great deal of wet weather last winter. “To give some idea our excavator was bogged down to its top track at times – more than a metre below ground level. For each concrete slab poured, we had to wait four weeks for it to settle before we were able to move on to the next phase,” he says. The project has also required working within an existing retirement village meaning that factors such as noise control measures are especially stringent and geotechnical requirements demanding, says Andrew. Stage Two of this development starts in October. Andrew expects that CMP Construction will be working on the various stages for around six years and says the project will amply demonstrate the company’s willingness to learn new skills and adaptability in trying circumstances. “We’ve learned a lot on the ground and have had things monitored constantly by consultants to ensure everything meets applicable standards. Perseverance would sum up how we have applied ourselves to this project to achieve a high quality result for the client. This first stage is the most challenging and we expect following stages to be easier – we’ve not only learned a lot but also ground conditions should not be as complex,” he says. It is just another example of how CMP Construction is ready and able to incorporate new products and technology into builds for the benefit of clients. “This stacker will allow 28 cars to be placed in a space that would usually only fit eight vehicles. “The car owner can push a button from their apartment and when they arrive downstairs their car will be waiting for them ready to drive off, all done automatically. It really is quite amazing.”

‘Shimmering’ tower on city skyline Karen Phelps At 57 storeys high and measuring 178 metres tall, The Pacifica will be one of New Zealand’s highest residential towers. “Previous experience in large scale buildings was invaluable to the design process,” says Jaimin Atkins, one of the directors of Plus Architecture, the Auckland and Christchurch based studio responsible for the design. “As a firm we bring a lot of international experience to the New Zealand market as well as a fresh design look and aesthetic.” Jaimin says the driving force behind the design of The Pacifica was to celebrate the height of the building by aesthetically expressing its verticality which would stand out against the largely horizontal aesthetic of the existing skyline of Auckland’s CBD. “The four glass ‘columns’ on each corner of the towers corner denote the four main interfaces of the site at ground level, which, as the building rises, form a distinctive ‘twist’ pattern, reminiscent of the Maori pikupiku fern, that then rise vertically into the sky. The building’s shimmering glass façade is designed to be reminiscent of the sparkling
waters of the Waitemata Harbour and will reflect the surrounding city and waterfront,” he says The Pacifica will offer 282 apartments, some of which will have views out to Great Barrier Island. Apartments above the 26th floor will have enclosed winter gardens while some lower level apartments offer balconies. The building will also include amenities such as a lap pool, sauna, steam room, spa, gym and yoga studio, residents’ lounge, library and barbeque terrace. A 35-suite boutique hotel, high end restaurant and café will be on the lower levels, as well as a new laneway which will help activate the site at ground level, encouraging pedestrian traffic. The Pacifica is developed by Hengyi Pacific, an affiliate of Chinese company Shandong HYI, who have already undertaken similar developments in Melbourne such as The William, Lighthouse and Swanston Central. With the scope including interior design and construction documentation – a particular expertise of Plus – the scale of this project drew on experience in large scale design from across the Plus Architecture network, says Jaimin. With Australian studios in Brisbane, Sydney, Melbourne and Perth, Plus expanded into the New Zealand
The Pacifica apartments will have dramatic views over Auckland city and the Waitemata Harbour. market in 2015 with offices in Auckland and Christchurch. One of the company’s inaugural projects in New Zealand was the St Martin’s Community Centre in Christchurch. Approximately 200 square metres in area, Jaimin says that the new community centre could easily be mistaken for a house. Plus Architecture’s design features a single storey with pitched roofs and utilises recycled bricks from houses in the surrounding area damaged in the Christchurch earthquakes. “Conceived as a home, but with a library, meeting rooms and other community facilities, there’s a strong sense of nurturing and domesticity. We wanted to take a community approach to architecture, demonstrating that you can produce a beautiful building but with an understanding of how to spend money to get the most bang for buck for the community,” he says. Jaimin says the aim was to create a multi-use building and for that reason Plus Architecture shied away from designing spaces for specific uses, particularly with regards to the exterior spaces. “You can put a seat outside for people to sit
on but a jogger might lean on it to do stretches, someone else might lie down on it or tie their dog to it. We wanted to design a building people could use – internally and externally – in a multitude of ways so it invites interpretation. “If you design spaces that are nice to be in people will choose how they want to use them. St Martins Community Centre is a building that is not defined by its definition but by its lack of definition.” Jaimin says no matter what the project Plus Architecture brings a unique approach to every commission and doesn’t have a distinct ‘style’. “We design to suit the client and site. Both are driving factors in the influence of the resulting design so the building is in context and place.” The company is currently working on a number of large and medium scale projects and the practice is expanding rapidly. “We only set up in New Zealand two years ago and we already have two offices with eight staff in Christchurch and twelve in Auckland. “We’re conscious of growing organically and sustainably so we continue to achieve positive outcomes for our clients.”

Locals embrace new shopping centre Karen Phelps The new Pohutukawa Coast Shopping Centre in Beachlands, Auckland, is open for business and those who are trading in the centre have been busy, says site administrator, Alix Bonnington. “The response from locals has been really positive,” she says. “We are in such a great location as everyone going to and from Maraetai and Beachlands has to go past here.” Constructed by Treadstone Properties, the new Pohutukawa Coast Shopping Centre project was initiated when Progressive Enterprises wanted to build a new supermarket in the area and approached Treadstone Properties, which it had worked with previously, for help. Construction of the centre started in March last year. Designed by Parker Warburton Team Architects, the centre is set over two levels. Alix says the brief was to create a town centre with a beach-feel to reflect the location. A mix of claddings has been used and pohutukawas and titokis planted around the site add to the atmosphere. Planter boxes with seating allow customers to relax and enjoy all the centre has to offer. Countdown is the key tenant in the centre and was officially opened on April 28 by Andrew Bayly, MP for Hunua. “Beachlands is a vibrant growing community, and the new supermarket will be a welcome addition to the surrounding area,” Mr Bayly said at the launch. “The store opening also means more jobs and a new shopping experience for customers in the area, which is great to see,” he said.

Relaxed design reflects ‘beachy’ feel Karen Phelps The design of the new Pohutukawa Coast Shopping Centre in Beachlands, Auckland, aims to reflect the local area and provide a distinctly different shopping centre from the norm, says architect Simon Parker from Parker Warburton Team Architects. “It was important to deliver a beachy relaxed feel to the development to make it distinct from other urban or inner city shopping precincts. The Pohutukawa Coast Shopping Centre has its own unique character,” he says. It is not the first time that Parker Warburton Team Architects has worked for this particular developer. The company has also designed similar mixed-use developments in Hobsonville and Mt Roskill. Even though the Pohutukawa Coast Shopping Centre is a large building Simon was aiming to achieve a more diverse community feel with this design. This led him to intentionally break down the building to give the appearance of a row of smaller buildings that had evolved over time ensuring it knitted into the existing semi-rural vernacular that is Beachlands. This concept of ‘additive massing’ has been reinforced by including narrower links between buildings. The resulting building appears both friendly and relaxed enticing shoppers to spend time there rather than rush, he says. The smaller buildings Simon designed have a high degree of variety between one another achieved by way of different façade compositions including weatherboard and plaster, windows, cladding, colour and veranda types. This also establishes a very human scale to the overall development, so that it sits comfortably within the existing built environment. A variety of different roof and parapet forms has been used to achieve an irregular skyline, working in conjunction with the additive massing concept to help break down the visual scale of the development. Colours chosen also reflect the beachy theme and rely on a palette of creams, greys and blues. Simon says that on such projects encouraging pedestrian flow and vibrancy is vital. This was partially achieved by ensuring certain shops had entrances to both the car park and Kouka Road to make it easy for people to move around the development. Outdoor seating and spaces encourage relaxation and can provide both shelter from and the ability to enjoy the weather. Parker Warburton Team Architects is a design-led architectural practice with offices in Dunedin and Wanaka.

Over the last 40 years the practice has developed unique skills in designing residential, institutional and commercial buildings in Otago and nationwide. He says the success of the Pohutukawa Coast Shopping Centre can be seen by the enthusiastic uptake of tenancies. He says Parker Warburton Team Architects’ experience in designing other similar developments was key to ensuring a variety of flexible spaces that would attract a good range of tenants. “Pohutukawa Coast Shopping Centre is unique in terms of look and feel. It will really add a lot of character to the Beachlands area.”

New show home fits beach lifestyle Kelly Deeks A new show home at the Terrace Views subdivision has the Bay of Plenty’s ZB Homes perfectly placed to take full advantage of the rapidly growing population at the seaside settlement of Papamoa. ZB Homes has made its new show home an example of what clients could have on the smaller, 400sqm sections typical at Terrace Views. “We had to provide a different looking show home of a different size to suit this different market at Papamoa,” says ZB Homes managing director Rik Flowerday. “At Terrace Views, the section sizes are smaller, at an average of 400sqm. “They are more economical than The Lakes, they are close to the beach, and a lot of people want to live out there. “What we’ve designed is something that will fit on a lot of those sections.” The 165sqm show home on a 400sqm site has been designed and built to ZB Homes’ standard specifications, with a couple of upgrades including mosaic tiles on the bathroom floor and the kitchen finished in white gum. “We’re going with a tropical, Balinese style for the way the show home will be dressed and landscaped, which suits the Papamoa area and the beach,” Rik says. “Our interior design has been done by Yellowfox, and as part of our standard package, all of our clients get to work with Yellowfox as well to choose their colours and finishes.” The home incorporates three bedrooms, two bathrooms, and open plan kitchen, living, and dining. It features a gas fireplace, a large kwila deck off the master bedroom and loving room, and a private courtyard on the west side of the house, looking out to the Papamoa Hills.

Expansion based around customers Karen Phelps Manukau Toyota is focusing even more on the experience its customers have when they come into the dealership, which has led to a major expansion and upgrade of facilities, says company operations manager Michaela Tamati. “Our focus is primarily on our customers – how they feel when they are here and ensuring they have the best experience possible so that Manukau Toyota is a home away from home and that we remain their favourite car dealer,” she says. The workshop in Gladding Place will almost double in size to meet increasing demand. It will also include a covered drive-through area so customers can simply pull up and be assisted. The service and parts department has also been significantly enhanced with a new décor and floor layout. “Before we had a large service desk from behind which we served customers. “We felt this separated us from our clients and so the space is now open plan. The drive behind this was to have more personal interaction with our customers,” says Michaela. Pods at the front of the service lounge space provide a convenient point for customer interaction. A clean modern décor plus new furniture in the waiting area makes for a comfortable atmosphere as people wait. There is also a counter with bar stools complete with USB charging and power points so customers can work on their computers or charge their devices if they wish. Floor to ceiling windows between the service and parts department and the workshop will allow customers to watch work getting completed on their vehicle while they enjoy a freshly brewed coffee and a snack.

A major expansion and upgrade of facilities, centred on growing demand for services and customer satisfaction, is under way at Manukau Toyota. Michaela says the dealership will also be trialling new technology, such as a Technical Information Module (TIM) app to further enhance the customer experience. “Customers can become overwhelmed with all the technical aspects so this app displays all the Toyota models and layouts and we can physically take them through their car on screen and point things out in a fun, animated way,” she says. Michaela says they will also be looking at utilizing an app which will allow technicians to make notes about vehicles on tablets rather than using pen and paper. Lanta delivers on Towerblock project Auckland’s Southpark Corporation is a privately owned company that has been successfully developing properties for over 30 years. The company’s recent work on a multistorey building in Como Street, Takapuna, also demonstrates its reputation for tackling challenging projects in short time frames. The project was contracted to Lanta Construction & Interiors for design and build when a good portion of the fifth level was damaged due to fire. “The project’s nature was unusual as we were dealing with fire damage across floors within our office tower, and affected customers,” says Jarrod Mcgregor, head of property for Southpark. Lanta also ended up completing integrated fitouts for three individual tenancies. The company completed emergency works to secure the weather tightness before moving on to tackle the design and build aspects of the contract. Lanta’s Ross Pett says the project involved erecting scaffolding five storeys high as workers replaced the aluminium glazing on the facade. He says that as the project was undertaken in a live site with people working in the other levels of the 11 storey building, robust project management was essential as well as closely liaising with other tenants and the building manager,. “For example, things such as interconnected services needed to be managed carefully to avoid disruption to other tenants. “It was a turn-key design and build project for which Lanta has become renowned, completed to a tight programme. “Clients come to us because they know that we can deliver.” Lanta undertakes boutique commercial, education, retail and health projects. The company works on a variety of contracts including interiors, construction and design and build. Lanta was started in 2004 by Ross and business partner David Rodgers. Both are qualified builders and David is also a qualified quantity surveyor. Between the pair they bring Lanta clients over five decades of building experience. Ross says a key point of difference for the company is that either he or Dave are personally involved in every project which Lanta undertakes.

Homestar rating tool proving popular Karen Phelps More people are using the New Zealand Green Building Council’s Homestar rating tool with a significant increase over the past two years, says NZGBC director of market transformation, Sam Archer. “The tool has had exponential growth and now around 6700 new homes are registered under Homestar, up from 670 in two years indicating a ten fold increase since 2015,” Sam says. “This proves that New Zealanders want reliable and independent assurance that they are buying and building, healthier homes that attain high standards of sustainability and efficiency,” he says. Homestar was introduced in 2011 in response to the property and construction sector’s desire to provide a recognised stamp of approval for home sustainability and performance in New Zealand. Sam says that Homestar was developed from successful international rating tools and adapted for New Zealand’s conditions. It can be used on any residential building, from stand-alone homes to multi-unit dwellings. A home is rated on a scale from 1 to 10: 1 means it needs significant work and 10 indicates international best practice. He says that most new homes in New Zealand built to Building Code achieve a 3-4 Homestar rating and most existing homes only achieve a 2-3 Homestar rating. Sam says that a high Homestar rated home helps homeowners save money on home operating costs, results in better health and well being for occupants and helps reduce climate impacts. In order to encourage further usage of the tool an updated version, that is even easier to use, will be available from end of July. Its release follows six months of industry input, a national tour, advisory group and scoping papers. Greenstar Performance is another tool that the NZGBC will release later this year. Aimed at existing commercial buildings, the tool will help builders, developers and building owners to determine the status of the building. Sam says the tool was released in Australia two years ago and there has been huge uptake by those undertaking new builds. “There is a real desire by landlords to benchmark buildings and improve their stock. It assists in the marketing of the building making it more attractive to tenants. “It is also becoming important for the investor market globally in recognition of the risks around climate change and possible government regulation changes around buildings,” he explains. EECA Business in collaboration with the New Zealand Green Building Council (NZGBC) has also introduced NABERSNZ - a scheme to measure and rate the energy performance of office buildings in New Zealand. Sam says NABERS is already mandatory for commercial buildings in Australia over 1000 square metres and can see the same happening in New Zealand one day. Already this year NZGBC has doubled the number of rated buildings compared with the previous three years the scheme has been in existence. The tools though are just part of what the NZGBC offers. A not-for-profit, industry organisation it was formed in 2005 and became a member of the World Green Building Council in 2006. The NZGBC promotes the benefits of sustainable buildings and assists the property and construction sector to acquire the skills and knowledge needed to be able to deliver a sustainable built environment. There are more than 70 green building councils around the world. NZGBC is also a member of the Construction Industry Council. So what defines a ‘green building’? Sam says a “green” building is one that is designed, built and operated in ways that reduce or remove any negative impact on the environment and the people using it. Green buildings make more efficient use of resources such as energy and water, and provide healthier environments for people to live and work in. Green building practices can also reduce construction and operation costs. He says that green buildings are also good for the bottom line as green commercial buildings deliver

PROTECTING THE MARINE ENVIRONMENT We may use them many times a day but toilets are one of those things most people don't give a great deal of thought to – unless you are Auckland boat owner John Tate. Despite being retired he’s now running a successful company selling environmentally friendly ‘dunnies’ to boaties and owners of motor homes, off the grid homes and holiday homes. Enviromarine is the sole New Zealand agent for Air Head composting toilets, the brand John has been successfully using on his own boat for many years. The toilet separates liquids from solids. He says that both can be beneficial to the environment on their own but the combination of the two results in a toxic mix on which millions of dollars is spent in our sewerage system to purify and pump this waste along a huge piped system that invariably ends up in our oceans. The Air Head looks like any conventional toilet but is different in that it replaces the ‘flush’ button with a stainless steel crank handle on the side of the unit. Instead of flushing with water the user just gives the handle a couple of spins and the composting factory beneath the seat
springs into operation. There is a quantity of peat moss here that gradually turns the human waste into humus that can be dug into a flower garden or used as a booster for the garden compost heap. Ten litres of peat moss will last two people approximately two months before it needs changing. A small integral 12V fan draws air over the composting chamber supplying it with the oxygen it needs to do its thing. The liquids flow into a tank in the front of the toilet that simply unclips for emptying. John says the product presents many advantages for boaties and mobile home owners: no need to dump into the ocean and no need to plan road trips around sewer pump-out stations. For off-grid dwellers the product also provides many advantages. He says the simple design of the Air Head and ease of use helps people adapt to the refreshing new system easily and simply. Just because something has always been done a certain way doesn't mean it’s necessarily the best solution. John questions the environmental impacts of flushing a toilet with water when self-composting toilets provide a perfectly good alternative. “There is an immense amount of
water used and related infrastructure necessary for us to flush a toilet. It is estimated that every one of us has flushes away 6,500 litres of treated water a year,” he says. John plans to add other products to his range and is on the look out to partner with organisations that are ecology-focused with a view to minimising the damage that land based activities are imposing on the ocean. And this is a key point, John stresses Enviromarine is not just about selling products but more importantly it is about protecting the marine environment for generations to come. BOINZ celebrates first 50 in style Karen Phelps The Building Officials Institute of New Zealand (BOINZ) continues to go from strength to strength. The Institute recently held its 50th annual conference and expo in Auckland, with the event attracting around 300 attendees from all around the country. Attendees came from a range of professions including building surveying, building control professionals, regulatory authorities, government representatives, architects and engineers, builders and developers. To mark the 50th anniversary of the organisation the 2017 conference offered a fuller programme than usual as well as a number of panel discussions on issues pertinent to the industry, which were particularly valuable to attendees, says BOINZ president Kerry Walsh. As BOINZ has also dropped its joining fee since September last year to celebrate the organisation’s 50th birthday milestone, a special breakfast event was held at the conference to welcome new members. A reunion on the Sunday evening was another special event which included past prominent members and presidents: “They all have so many years of knowledge and wisdom to offer to the younger members so it was a very special occasion,” says Kerry. The conference also included the annual Excellence Awards and this year a special award was added to honour those in the nine branches nationwide who dedicate many hours of their time voluntarily. The Gala Dinner and Excellence Awards ceremony was opened by the Minister of Building and Construction Nick Smith. The expo is another important part of the event and included 34 exhibitors as well as a special exhibition of memorabilia collected for the event. Around 120 objects and 172 magazines were received making the exhibition a real showcase of how far the organisation has come over the past 50 years, says Kerry. The 2018 conference and expo will be held at the Dunedin Centre, May 13-16, 2018 and registrations will open closer to the event. The organisation is also hold its annual Senior Building Control Officers’ Forum at Te Papa, Wellington, this month. The forum is specifically designed for senior building control professionals, government officials and others in a senior or management level position that have an interest in the building control sector. BOINZ is a non-profit registered charitable organisation. The Institute has a national office based in Wellington and nine branches nationwide representing over 1200 members engaged in building surveying in both the public and private sectors. The organisation has a proud history starting when the New Zealand Institute of Building Inspectors was formed in 1967. To keep up with changing roles they changed their name to the Building Officials Institute of New

Zealand in 1992 and the Institute of New Zealand Plumbing & Drainage Inspectors amalgamated in 1998, followed by the New Zealand Institute of Clerks of Works. Milestones over the years include a national conference held every year since the Institute’s formation, the creation of the national office in 2005 and the Training Academy established in 2006, which offers courses to provide Continual Professional Development. In 2011 BOINZ coordinated over 400 building officers into Christchurch immediately after the February 22 earthquake to assist in the undertaking of 72,000 residential post-disaster building evacuations, known as Operation Suburb. Kerry says looking forward the Institute is focusing on establishing a new comprehensive diploma in building surveying to encourage people into the sector and help to meet the skills shortage
the industry is facing. The Institute also offers recruitment services and accreditation for pre-purchase property inspectors. And he says that reaching the 50 year milestone is “very significant”.

A shed for all seasons.... Karen Phelps With increasing interest in creatively designed small spaces, Kerikeri-based company BetterShedz Ltd offers a good range of options. The company was started in 2010 by Brett Lewisham and was based on the concept of offering high quality small spaces with a focus on distinctive design. The company focuses on buildings that do not exceed 10sqm in floor area and the product range encompasses sheds for ride on mowers and workshops, sleep-outs, hobby rooms and home offices, small sheds and sheds for garden storage. The company’s focus on high quality design can easily be seen in a perusal of its range with claddings including colorsteel and cedar weather boards. Rooflines may be high gable, mono pitch or curved. “Buildings can come with skylights, verandahs and steps giving a point of difference and ensuring they blend in well with the existing home on the site,” says Brett. High quality materials are another focus for the company, says Brett who comes from a background in building and cabinetry. Flashings are all custom made and include safety edges where required. The shed cladding is folded around the corners of the building. This construction method eliminates leaks and adds considerable bracing strength. It also provides a professional looking finish with no sharp edges, he says. Attention to detail means that a metal flashing is even fitted at the bottom of the cladding to limit insect access, and also to direct rainwater away from the floor area. The raised timber floor is 21mm H3 treated ply on 150*50 H4 treated joists. Brett says that bespoke builds are also popular. Features such as a wider door, ramps, work benches and extra windows can all be added to the design. “Any of our featured shed designs can be redesigned to suit our customers’ needs. “We have also had people see a design they like they bring it to us to design for them,” he explains. For example at the moment BetterShedz is constructing a shepherd’s hut – a small building with a curved roof on large cast iron wheels.

In the old days in England such huts were transported around by shepherds to live in as they tended flocks. This one will not be transportable but the distinctive look was something the client loved and so the team at BetterShedz delivered. Construction of the new Certified Builders National Support office in Tauranga was a ‘feather in the cap’ for Hawes Building Solutions, says Mark Hawes, director of the Tauranga-based company.
Head office build an ‘honour’ for firm Sue Russell Being responsible for construction of a new home for the Tauranga-based Certified Builders headquarters feels like a feather in the cap for Mark Hawes, founder, project manager and director of Hawes Building Solutions, founded in 2000. The project, valued at over $1,500,000 involved firstly demolition of an existing building on Marsh Street Tauranga and presented some challenges at the outset when initial geotech assessments of the site proved to not be entirely correct, resulting in the buildings foundations having to be redesigned. “The design we initially priced off was based on the initial ground assessments but when the demolition had ended the ground presented issues that impacted on the design and caused delay,” Mark explains. The now completed building has a ribraft floor slab which sits on the ground - not in it - creating a seismically strong foundation using polystyrene pods and steel reinforcing rods. The design also incorporated some innovative processes including craning in of the level one 150mm laminated floor in one operation and in under day. Feature glulam beams were salvaged from another building and used as columns to support the front section of the two storey building. Structural steel was used to form the main structural support of the building, claddings included Dimond DP 955 Magnaflow roofing and Dimond BB 900 Magnaflow wall cladding. Double glazed joinery was installed throughout the building to meet H1 requirements.
Hawes Building Solutions has the construction and project management skills for residential and commercial construction work. “New Zealand Certified Builders brief to the architect was to present a modern and aesthetic appealing building that would reflect the professional standards the Association demands of its members,” sasy Mark. “As proud members of NZ Certified Builders we were delighted to be awarded the contract to construct their headquarters.” Since founding the company 16 years ago Mark and his brother, fellow director Anthony Hawes have retained a practical hands-on approach to doing business. “Hawes Building Solutions’ mission statement – ‘To establish lasting employee and business relationships by continually exceeding expectations and gaining trust and industry recognition through exceptional performance, professionalism,
integrity, honesty and fairness’ is at the core of the company’s success,” Mark says. “It’s a mission that is lived and breathed throughout the company.” Mark is a qualified carpenter with 25 years in total who has worked across a wide range of building modalities including leaky building remediation’s, significant high-end residential projects, industrial, retail and commercial projects. At any one time, he says there is a good mix of builds on the books but a focus for the future is to concentrate more on developing the high-end residential portfolio. “We’ve successfully built using traditional timber framed construction and metal partitioning through to larger steel frame, precast and in-situ concrete projects.”
Anthony is a qualified Quantity Surveyor with nearly thirty years’ experience. Through their work involving remediation of leaky buildings both Mark and Anthony carry a thorough, practically focussed understanding of the requirements of Acceptable Solution E2/AS1 with regard to diagnosis and repair. Hawes Building Solutions employs 24 full time staff, including one other quantity surveyor/ project manager along with construction and site managers/foremen, carpenters, hammer hands, two apprentice carpenters and an office manager. “We have the capacity with this number in the team to take on a number of projects simultaneously with projects up to $5-6 million in value,” Mark says. When larger projects come along Mark says they call on a team of dedicated contractors supplemented with hire staff when needed. While the Tauranga/Mt Maunganui area accounts for up to 80 per cent of its projects, Hawes Building Solutions has undertaken builds within a 120 km radius of home-base. Mark says he and Anthony are happy with the size and structure of the company, big enough to take on significant commercial and industrial, local authority and government contracts, while ensuring that the two directors maintain a personal involvement with clients. “We think that’s incredibly important and a reason why we have garnered the reputation we have. “It’s a very buoyant building scene here in the Bay of Plenty and we enjoy the variety of projects we have underway at any one time.”

Landmark ‘more than just a building’ Karen Phelps A design and build project undertaken by Form Building & Developments has been awarded a prestigious gold award and won two national category awards – Special Award and Value Under $2m – at the 2017 New Zealand Commercial Project Awards competition. Form project manager Dean Ewing says the company feels that is has delivered a pretty special building and the new offices for Mangatawa Incorporation have become a prominent landmark for Papamoa Beach. “We all quickly realised that this was a lot more than just a building, but a legacy for many generations to come,” he says. Form had a pre-existing relationship with the client and the project journey started with the
incorporation’s chairman, Kevin Haua, taking the Form team to the top of Mangatawa Hill, which overlooks the incorporation’s land and was the intended site for the incorporation’s new office building. It was here that the team heard of the legend of Mangatawa where three whales were turned to stone to become the three mountains, one of which was the mother whale – Mangatawa. Form B&D appointed First Principles Architects, and their inspiration for the building, a
tall sweeping wall of glass – was taken from the whale’s tail. The ridge that was created provides the building with views over 80 per cent of the lands administered by the corporation. Collaboration was an important part of the project and the construction team included a variety of contractors, Mangatawa shareholders and local iwi. The team also included a resident master carver who was charged with the task of

producing the three pou (carvings) representing the three whales. Judges commented that the project took the legend to heart, never allowing practical considerations to water down the concept and that the end result is a striking building which is a great source of pride to the community it serves. The project also took out the Special Award, which may be given at the discretion of the judges for a specific outstanding project that they feel is worth of special recognition. Dean says that as the judging criteria is based on design, contract management, construction, delivery of project and final outcome it is particularly gratifying for the entire team to be recognised.

Reputation built on honesty, quality Kelly Deeks In the booming Bream Bay area of Northland, Waipu’s Chrispy Builders is well known as an honest and hardworking residential and light commercial building company. Company director Chris Pyle is born and bred in Waipu and has been building for 17 years. He started his own company three years ago and is enjoying working with his own clients, and being fully involved in all aspects of a build. He is making a name for himself as a good builder, a hard worker and an honest guy. From the initial alterations and renovations Chrispy Builders started out with, the company moved quickly into the new homes market, including high end architecturally designed homes. “It comes down to the name and reputation I’ve built up,” he says. “For me it has a lot to do with being a part of Certified Builders, and having that standard set at a certain level that has to be achieved. From a business point of view, I want to continue my good name and reputation of being a hard worker and honest, and you need your team to respond to that as well.” Chris says Waipu and Bream Bay have been booming in the past six months, with many new subdivisions opening up and plenty more in the pipelines. “We’ve seen the Auckland market coming up this way and realising they can spend half the money they would in Auckland and get a house on the waterway with an ocean view,” he says. “The America’s Cup has had a big effect on our area with the team building some facilities for training and testing at Marsden Cove Marina.” Chrispy Builders has recently built a new home on a section in front of the marina for a local client who is well-known to Chris. “It’s an extremely nice looking house with a bit of complexity to it,” he says. “The design was not overly straightforward and there were some things we had to think about.” Designed by Dawson Design, the home includes an atrium area with a louvre screen. “Making watertightness work in an indoor area for the louvres was

Chrispy Builders has now worked on three Dawson Design homes, and is looking forward to more in the future.

Project management key to revamp Karen Phelps ARCO Group’s experience working in busy CBD environments has proved invaluable on the refurbishment project of the Farmers store in Whangarei, says company spokesperson Walter Hayman. The project will see ARCO Group complete extensive works such as re-levelling the floor of the building, which had sunk over time due to ground movement. He says that flexibility has been important with ARCO Group working from 10pm-9am to avoid disruption to the store’s day to day operations. The floor was pumped up and re-levelled by sub contractor Mainmark Ground Engineering. Inside the store, stock had to be carefully covered and dust issues mitigated with the store left clean and tidy for operations the following day. Other internal refurbishment works will also take place such as new floor coverings, re-gibbing and stopping works and painting. The building’s air conditioning and lighting system is being upgraded. On the exterior of the building a new roof will be installed and the front entranceway modernised. New footpaths at the front of the building will be constructed. Sectioning off work areas and forming a temporarily covered entranceway ensures that Farmers can carry on its usual operations and customers can still easily access the store, explains Walter. Good project management has been a vital factor in the success of the project, he says. The project commenced in March and is due for completion in the middle of November. It’s not the first large project ARCO Group has worked on in the CBD – it also built the Whangarei Quest Apartments. ARCO Group was involved in the project at the very early stages including design and value engineering services at the preconstruction stage. “One of ARCO Group’s strong points is management, enabling us to get projects completed on time and on budget while minimising disruption for clients and keeping the public safe,” says Walter. Eco-friendly homes at Matakana Karen Phelps Housing Concepts is just finishing two new homes in Matakana Green, an eco-subdivision where all homes are required to meet the energy and environmental efficiency 7 Homestar certification performance rating or above. Both homes built by Housing Concepts are around 300 square metres offering four bedrooms and include many sustainable and energy-friendly features including solar water heating and power generation, double-glazing, rainwater collection, low VOC paints, eco-friendly insulation and passive solar architecture. The homes have been designed by Philip Guy Architecture and one is clad in cedar and the other in A-lign concealed fix, a precision-cut timber weatherboard cladding solution. Made from sustainable New Zealand radiata pine, the A-lign system comes pre-primed and two coats of paint to achieve significant time saving benefits. It is a cladding system Housing Concepts has significant past experience in installing and its expertise is often sought as a result. Matakana Green is located within walking distance of the popular Matakana market and is surrounded by 1.7ha of native bush. Builder embraces Homestar challenge Karen Phelps Auckland company Maddren Homes has just completed its first Homestar 7 rated home. Located in Matakana Green, the 253 square metre home comprises four bedrooms and three bathrooms. Maddren Homes quantity surveyor Hannah Irwin says the build was a new challenge for the company but one it eagerly embraced. “The challenge was ensuring the design the client wanted fitted in with the Homestar 7 criteria,” she explains. “This meant we had to do a lot of research on products and ways to achieve things to ensure the home would meet the rating.” For example the water flow rates of tap and showerware selected by the client were too high to ensure the rating so Maddren Homes came up with the solution of restrictors to limit the water flow to the desired eight litres per minute. The build also required Maddren Homes to adopt strict recycling policies on site.
All homes in Matakana Green have been built to at least Homestar 7 and include many sustainable and energy-friendly features, and options, including heat pump water heating, solar power generation, thermal broken double-glazing, eco-friendly insulation, thermal broken foundation and passive solar architecture. Although Maddren Homes has been offering eco friendly building options (for example the company’s premises incorporate clerestory windows, double-glazing and concrete panels providing thermal mass) Homestar 7 was a new challenge. “We certainly had to adapt a different strategy in regards to the building process,” says Hannah. “The successful completion of the project shows how Maddren Homes can tackle new challenges and offer a flexible approach to achieve the home the client desires,” she says.

Ridge-line home showcases skills Karen Phelps It may be easy to grow a building company in a booming market but Tim Cain, director of Cain Built, is focused on establishing his expanding company properly with firm systems in place to support the growth. Since he started Auckland based Cain Built nearly three years ago, it has grown steadily. “Our mission is to deliver a reliable service, provide high standards of quality workmanship, and exceed customer expectations,” he says. Tim, a Licensed Building Practitioner and member of New Zealand Certified Builders, brings over a decade of building experience to his company. He employs two full time staff and a part time office administrator. Tim says that Cain Built sets itself apart in the market by ensuring good communication with clients every step of the way through the building process. It’s a personal service with customers dealing with Tim direct. This is reflected in the fact the company offers a dedicated portal on its website to each client where clients can log in and check the progress of their build, view photos and communicate with Cain Built via private messaging. Likewise 17m long roofing iron sheets were lifted by hand with eight workers passing the materials up through layers of scaffolding. “When we first walked onto the site it didn’t look like a house would fit on there. It looked more like just enough space to park two cars,” says Tim. “But now there’s a 180 square metre three level home here with four bedrooms and three bathrooms plus a large kwila deck.
The 180sqm three level home at Ridge Road in Paremoremo was a tight squeeze and a logistical challenge for Auckland builder Tom Cain, of Cain Built. “One of the comments we get is that if we can build this house we can build anything. It really reflects they type of work we can achieve.” Demonstrating the company’s versatility, Tim and his team are presently working on the renovation of a historic bungalow at Hobsonville Point and have just finished a two story extension to a home in Albany. Tim says his aim is to keep growing Cain Built steadily while trying to make a difference on a wider level where he can. The company is a corporate sponsor of the Westpac Rescue Helicopter. “We want to operate as a socially aware business while continuing to build good houses. Our aim is to achieve our clients’ dreams when they build with us.”

Reputation for quality well earned Sue Russell It’s been 45 years since Pukekohe construction company Holmes & Brown Builders was founded and the journey has been one of steadily growing a strong reputation, delivering commercial and high-end residential builds throughout the greater Auckland region. Second in charge, Pete Mohan has been with the company almost a decade. Owner and contracts manager Marcus Holmes has over 30 years on the tools and managing projects and these days his main responsibility is as QS, leaving Pete free to control and oversee the running and progress of the builds. It’s a responsibility balance that works well, though Pete says there are other reasons why the company is thriving. “We are one of a small number of construction companies these days who have committed to employing the team of carpenters along with our site foremen. “When we interview staff the first thing we ask them is ‘do you want to be on wages or on contract’, and a lot of them say wages,” Pete says.
When Business North spoke with Pete, work was well underway on a renovation in Greenlane. The project involves an extension and complete renovation, changing the way the interior of the house is designed, and all this happening while the owners remained living in the home. “We’re thrilled with how this home is coming up and plan to enter it in the Master Builders Renovation of the Year awards.” Commercial and community projects form the constant work the company undertakes. Orere Point School, a year 1 – 8 Primary School in Papakura district, with a small roll and a big culture, has been waiting a long time to have a new admin block which will contain a new principal’s office, administration area, foyer and sick-bay. Holmes and Brown Builders successfully tendered for the project and Pete says it is a really great thing to be involved in making their dream come true. “It’s such a small school with a close-knit community behind it. “They have been waiting about seven years to finally get their new admin block and a role increase allowed the project to be approved. ”
Holmes and Brown Builders also has a successful track-record constructing retirement villages, school and preschool facilities and community and health centres. Pete puts the success of the company down to its culture. “Some of our key staff have been with us for many years. “We do a lot of socialising together outside of our work-life and there is a very positive vibe. “I think because we will look at any project
and don’t confine ourselves to a specialised niche only that the variety makes working for the company interesting and challenging.” The company has also teamed up with an architect to produce a boutique collection of house plans. Named after NZ native trees the two- and three-bedroom homes can provide residential clients with a starting place to help inform their thinking around what design elements they want to see in their homes.

Island home throws up challenges Kelly Deeks Young Whitianga building firm Dyer Construction has now proven its capabilities in the most spectacular way with the successful completion of a logistically and technically challenging new home build on Slipper Island in the Coromandel. Dyer Construction has only been in business for a couple of years, and this project, designed by Brooke La Grouw from Touchwood Homes, is the company’s first new home build. The 224sqm home is set on a ridge between two bays, and comprises four levels terraced around the hillside at the rear. On the front, 172sqm of kwila decking spans the length of the home, capturing the beautiful sea views and terraced to match the floor levels. For Frank Dyer, owner of Dyer Construction, the logistical and technical challenges of the build meant it required careful consideration when the owner, who was known to Frank, asked him if he was interested in taking the project on. “It took a lot of thinking and planning, but once I broke it down, it was just a really nice house in a difficult location,” he says. Dyer Construction took its first barge from the Firth of Thames over to Slipper Island 12 months ago. “The first barge was a really big operation,” Frank says. “We brought over a 12 ton digger, a tractor and tip trailer, drilling equipment, a concrete mixer and all the aggregate to mix our concrete, and all of our materials to floor down stage.” The challenging site and the four different floor levels of the home meant Dyer Construction needed to bring in surveyors for the first stage of the build to mark out the floor levels using GPS to get them in the right positions. “Because it’s terraced on the hillside, some of our profiles were about four metres in the air. We had to set up string lines four metres in the air on one end, and half a metre off the ground at the other end to profile the place out level,” Frank says. lines around the perimeter to get the flashings to come together at the correct point. The challenges now overcome and the project near completion, Frank says future architectural builds in town taken on by Dyer Construction are going to be pretty straightforward. “There is nothing more difficult than building out here.’
“The Slipper Island build has certainly helped us to get work, because clients can see if we can pull off a logistically challenging build like that on an island, there’s no reason we can’t pull off a build in town.” The company has already moved on to its second new home build, with a large energy
efficient home in Whitianga. It includes solar underfloor heating, concrete cored polystyrene ECO-Block walls, and triple glazing coming from Germany, which the home is being built to suit. Dyer Construction will start its third new home build later in August.

Fresh design and an eye on quality Sue Russell Seeking fresh challenges having worked in the aluminium joinery business for nearly two decades Haimona Matthews and wife Leisa purchased the Latitude Homes Northland franchise, based in Whangarei in 2010. Haimona describes 2016 as an absolutely crazy and busy year. “We were flat out and it got to the point where we had to stop taking on further builds. “As a result we made the decision to take on a site supervisor which has made a huge difference and made it possible for us to keep up with demand,” Haimona says. While Leisa takes care of the necessary administration at the office Haimona concentrates on sales and working through planning, estimating, design and consenting processes. “Our site supervisor John McGrath was one of our builders, looking to get off the tools. It has worked out really well because he really understood the brand and has impeccable standards.” When Business North spoke with Haimona, he said there was still plenty of work on their books, with 21 projects at various stages of completion across an area extending from Waimate North between Kaikohe and Kerikeri down to Mangawhai, south of Whangarei. Latitude Homes is also celebrating 10 years of business, which is a milestone for the company. This has coincided in the opening of a new show home at 32 Wairau Drive, Totara Parklands in Whangarei. Work got underway with construction in March 2017 and it is due to open to receive visitor’s mid-August. It is a clever mix of the best of two standard Latitude designs - NZ 180 and 233 - and Haimona says by blending the two plans they have taken the best out of each. “We made the plan a little bit smaller to fit it on the site. We’re operating in a very competitive housing market up here so we wanted some distinct points of difference.” Instead of using the more common brick cladding and tile roof Latitude Homes Northland chose to use a combination of James Hardie

While the family and living areas have been reduced slightly, the kitchen has been altered from the original plans to incorporate a walk-in scullery. “It looks really fresh and modern compared to some of the other homes in the area. “It’s our first show home in the Totara Parkland subdivision and we’ve tried to keep it as standard as possible, though we have increased the ceiling height to a 2.55m stud, and it includes tiled showers.” There’s plenty of support offered from Latitude Homes head-office based in Auckland and Haimona recently attended a collective workshop of franchisees held at Auckland airport. “We meet up quite often and had our annual conference this year in Fiji, which was great. “I can’t speak highly enough of the level of communication and ongoing support we receive from Latitude Homes founder Marc Hunter.” When asked to name some of the reasons the brand is so successful Haimona says that key is the relationships the company has with its core suppliers, including Mastercraft for the kitchens and Carters for building materials. “A lot of our contractors have been with me since we started operating here and they have certainly been part of the reason why we have been so successful.” As for his vision carrying the company forward Haimona says he’s keen to continue to do what he is already doing well and not taking on everything and anything but rather continuing to concentrate on the brands nationally recognised quality standards. The show home is open Monday to Friday, 9am – 5pm and weekends by appointment.

Business booms for Far North firm Karen Phelps Taking risks has paid off for Probuild Mangonui. Husband and wife team Celina and Shane Yardley left their jobs at another construction company to follow their dream of starting their own building business. Now two years down the track Probuild is consistently busy producing high quality homes for clients in the Far North. Celina says it is the couple’s combined skills in the industry that make the difference. Shane is a Licensed Building Practitioner and member of New Zealand Certified Builders. Celina brings extensive experience in the administration side of the building business. The company employs a team of six with Shane overseeing each build. Based in Doubtless Bay, Probuild has chosen to focus on Kaitaia and Doubtless Bay as well as surrounding areas. It was another bold move after the company was in demand in Kerikeri completing a number of new homes there over the past two years. Celina says the couple’s vision was always to service the Far North where they are based and the work is rolling in. They have a build in Ahipara due to start later this year, another in the early stages of the design and consent process in the Coopers Beach Estate and one due to start soon at Butterfish Bay, Mangonui. They are also building another new home in Coopers Beach and additions to a home in Rangiputa. Probuild focuses on new home builds – from the client’s plan or through a design and build process. Certified Plans, says Celina, marking a point of difference. “The designs are really well thought out and make a great starting point or people can build the plans as-is. We can make any changes necessary to suit their needs,” she says. The home at Ahipara the company is about to start building is based on the Fantail Certified Plan. It is 190 square metres and comprises three bedrooms, two bathrooms and an open plan kitchen/living/dining area. Clad in brick it is situated on a coastal site in the Sandhills subdivision. The majority of the company’s work is new home builds but Probuild also completes renovations and smaller projects. The couple’s own family home acts as the company showhome to demonstrate to clients the high quality of the builds achieved, says Celina. Their home is 165 square metres with three bedrooms and one bathrooms, an open living area with separate lounge and expansive deck. It is clad in timber weatherboards. Craftmanship wows award judges Karen Phelps Tucked away in Taumarunui is one of New Zealand’s top building companies. Sloan Annand Builders took out a raft of awards at the 2016 House of the Year competition for a $1m plus home in Taumarunui that displayed incredibly high levels of craftsmanship. “It’s about being passionate about what you do and taking pride in the finished product. There are no short cuts,” says Sloan. Although his achievements were outstanding for a builder from a small town he says that probably not many people locally are aware of what the accomplishments mean. But word is spreading. He has fielded enquiries from as far afield as Hamilton and Whangamata. The four-bedroom home that won the award comprises 388 square metres. With a wine cellar and library, the high levels of craftsmanship are immediately apparent in the native timber ceilings that flow from hallway to stairwell to library to kitchen. Sloan says all the boards had to line up through a continuous line through the various rooms, including curving at one point. They were secret nailed and ship lapped. The home also includes feature stone details, using local river stones, and native timber sourced from the client’s farm. The first level is another area where craftsmanship is evident. Due to the site situation it was excavated into the side of the hill. The first floor had to be boxed and formed in-situ. It’s no surprise that the project took out the gold and craftsmanship awards as well as being named local category and local supreme House of the Year winner subsequently achieving gold reserve at the national award level. “We put a lot of effort into this home and what the team achieved was really high end. I had a lot of older builders come up to me at the awards and tell me winning the craftsmanship award would be the pinnacle of my career,” says Sloan, who also took out regional and national gold awards in the 2014 House of the Year competition. Sloan was born and bred in Taumarunui and completed his apprenticeship there. He worked for another building company for ten years before starting Sloan Annand Builders in 2003.
Taumarunui based Sloan Annand Builders took out a slew of awards for this 388 square metre home featuring native timber ceilings. The company employs a team of two full time builders, one of which had worked for the company for over a decade. Sloan Annand Builders undertakes new home builds, renovations and smaller projects. In fact the company’s skilled team can virtually tackle any building project a client requires, says Sloan. A sample of past projects the company has completed includes architecturally designed bespoke homes, an extensive renovation to a 100 year old farm house and a small scale olive processing workshop, making it apparent that there is indeed nothing the team cannot take on. Sloan Annand Builders can complete the whole job from start to finish. It has even just completed landscaping work and paving around a swimming pool.

Up-front approach brings satisfaction KellyDeeks Tauranga’s Straight Up Builders is really living up to its name with an honest and up-front approach which sees clients knowing what they’re getting right from the start. A residential building company focusing on new builds and alterations, Straight Up Builders is headed by Garret Jones, whose industry experience began as a small child, watching with great interest as his parents built three architecturally designed homes while he was growing up. “It was no big surprise to my family when I became a builder,” he says. “I started and completed my apprenticeship at Unitech in Auckland with a father-and-son building company which specialised in new builds and alterations. They passed on a lot of valuable knowledge and skills which I am very grateful for, as they paved the way into an industry that I am passionate and excited about.” Garret started Straight Up Builders five years ago, and is enjoying being in control of his projects and providing a happy end result for his clients. Straight Up Builders is gaining a reputation for different builds including architecturally designed homes and even sloping sections, all for a good price. For the past two years, Straight Up Builders has worked closely with the local boutique architectural design firm Mod Architecture, and its director Andrew Ward. Having the builder and the designer involved with the client right from the start of the project has helped to fulfil Garret’s quest for integrity. “Mod Architecture first provides concept drawings which I use to estimate the cost of a project, so my clients know what they’re getting in to,” he says. “After that they provide full council plans and I do an actual cost. My clients know what they are getting and there are no surprises.” Combine that with sticking to budgets, quality workmanship, and a builder who is easy to deal with, and the result is clients who are happy right from the start, and end up with their dream home. Garret says he got the idea of aligning himself with a designer after talking to other builders and taking part in some business mentoring.
Straight Up Builders is gaining a reputation for different builds including architecturally designed homes. “I’ve found it really does work well,” Garret says. “Other clients who come to me with their architectural plans already drawn up more often than not are disappointed, because they’ve had no guidance through that initial stage.” Straight Up Builders is currently working on a Mod Architecture designed project at Papamoa, where the company is building two three storey homes on one subdivided section.
Garret has staggered the build of the two homes to allow for the most efficient and effective use of time on site. The homes are clad with timber weatherboard and some Titan Façade Panel, and both feature one fully glazed side of the house to take advantage of
the views across Papamoa Beach. Garret has kept a smallish team on the job to ensure quality is kept. “My perspective is if you’ve got good guys who work hard, you don’t need a huge amount of guys on the job.”

Renovations require specialist touch Kelly Deeks Auckland renovation specialist Shaun Murphy of Vista Homes loves the alteration game. He loves working on old villas and bungalows with all the history behind them, their high quality materials including native timbers, and the passion of his clients for the same. “You’ve got to understand the renovation game is totally different to building new homes,” he says. “It comes down to your experience and reading what your clients want.” Shaun has been building for 25 years, and after completing his apprenticeship he took his career to Scotland, the US, and Australia before returning home to New Zealand and setting up his own business. Based in West Auckland, Vista Homes is a residential building company with a diverse range of experience from minor dwellings to multi-million dollar homes. “I do query council and consultants on a regular basis to ensure there are no additional costs to the client that aren’t required.” Shaun is a member of the Certified Builders Association and HazardCo. He has great working relationships with a number of other builders and companies in the industry which enables him to keep his ear to the ground. That also means he is privy to all the information he needs to keep himself and his staff upskilled and ahead of the game in different areas.

New store a winner for Whitianga Kelly Deeks Tara Corley describes JG Property Management’s latest project, the construction of Whitianga Guthrie Bowron’s new store as a real family affair. “JG Property Management are the owners of the land which is in a family trust. “My husband is involved in construction of the ‘large shed’, my brother-in-law is the main builder and my other brother-in-law produced the drawings for resource consent while I’ve been involved behind the scenes with the planning and consenting processes,” Tara says. The site at No. 9 Joan Gaskill Drive will, in time, become a significant commercial precinct servicing the thriving Coromandel town. Tara says JG Property Management has long held an interest in owning and developing the block, along the gateway to Whitianga, nearly .7 km from the CBD. “We were fortunate to secure the land having tendered for it a second time and we were already in discussions with Guthrie Bowron, owned and
operated by Julian and Rachel Lee, even before the project got underway.” Work on what is New Zealand’s largest Guthrie Bowron store began toward the end of December and was completed early to mid June. The building was custom designed for the Lee’s and when Business North spoke with Tara mid July the store was being refitted ready for Guthrie Bowron to move in. For Tara, negotiating the project with Rachel and Julian and handling all the necessary interface with the Thames Coromandel District Council was both challenging and a learning curve. “I’ve been involved in property development before but not a build of this size,” she says.
“It was a busy time, working alongside our site managers, making sure the build went as smoothly as possible while dealing with the necessary regulatory processes through Council.” Tara says the project was also a positive one for council staff processing the building consent given its size and scope. “There is a lot of bureaucracy and application rules to follow so I think it has been a good experience all round.” While Guthrie Bowron will be the sole occupier of the building Tara says the land owned by JG Property Management has room for several more commercial developments. The company intends to hold on to the land and develop it in time.
“We were fortunate to secure the land having tendered for it a second time and we were already in discussions with Guthrie Bowron .... even before the project got underway.”
“We have only just skimmed the top of the use of this land.” The Guthrie Bowron build is located at the eastern end of the 2.6ha block of land on Joan Gaskill Drive. Valued at about $1million the 1130sqm single story show room and warehouse, designed by Liam Beuth of Architectural and Engineering Burrett & Associates, has been custom-designed specifically for Guthrie Bowron, Whitianga. The company, part of a nationwide chain of independently operated stores is New Zealand’s most successful and the much larger space the new store offers will be soon filled with the wide variety of home decorating products the business sells. As for Tara she is looking forward to the door’s opening on what has been a fulfilling project to be involved with. “I have had to devote a lot of my time to this project so it is good to have seen it through,” she says. “It is a significant development for the Whitianga and wider Coromandel community.”

For Rachael and Julian Lee, owner operators of Whitianga’s successful Guthrie Bowron store, diversifying to create ‘Outdoors Covered’ made very good sense and since establishing the company which specialises in supplying outdoor shelters and blinds, the business hasn’t looked back. There has been strong industry support for the Steel Fabrication Scheme with around 30 fabricators, representing 80 per cent of NZ’s structural steel output, having achieved the certification.
Scheme reduces compliance risk Karen Phelps The Steel Fabrication Certification (SFC) scheme has had faster uptake from industry than originally anticipated with the certification already being requested by clients on projects, says Steel Construction New Zealand (SCNZ) manager Darren O’Riley. “People are really seeing the value of it,” he says. The industry-led quality assurance scheme, which was introduced in 2014, aims to reduce risk for specifiers by ensuring that participating structural steel fabricators have the appropriate personnel and quality management systems in place to manufacture product to the specified quality standard. The qualification was made mandatory for SCNZ fabricator members last year. Interestingly it was members who voted to make the
qualification mandatory, indicating strong support by the industry itself. New SCNZ members must now qualify for SFC prior to being inducted into SCNZ. Existing SCNZ members now have four years to meet the new requirement. Fabricator members will first have to qualify then ensure they maintain the standard. They will be audited by an independent third party, HERA Certification, which has been established to ensure steel fabricators have both the welding and the fabrication quality management systems in place to consistently produce fully compliant steelwork. Darren says that approximately 30 fabricators have achieved the certification representing 80 per cent of New Zealand’s structural steel output. He says the certification is a significant step for the industry and shows New Zealand is taking the lead internationally on raising industry standards and is committed to providing compliant product

This is an important point in the current boom in construction activity, he says, which has seen an increased amount of imported prefabricated steel entering New Zealand. There have been cases where it has not been easy to prove the steelwork meets the required specification, leading to expensive and timeconsuming testing to demonstrate compliance, says Darren. Because the New Zealand industry has invested heavily in new technology, which has helped to increase manufacturing capacity to meet demand, there is currently around 60% spare capacity in New Zealand, he says. Anecdotal evidence (SCNZ is currently undertaking a survey to provide more solid information) indicates the industry is managing to meet most lead times as well as keep product costs down meaning that the future of structural steel in the building boom looks promising. “Investing in state-of-the-art machinery, technology and workshops has also helped the industry to keep costs down in a market of rising
construction costs. This means that structural steel is playing a key role in helping to meet the need for more commercial buildings in New Zealand,” he says. According to Darren, in the past two decades the appetite for steel construction has grown substantially. Today, structural steel’s market share is more than 50% nationwide. Christchurch is leading the way due to the material’s proven seismic performance where steel has grown its share of the multi-level construction market to over 80%, up from virtually nil prior to the Canterbury earthquakes. Darren expects to see the trend reflected soon in other parts of the country. “In New Zealand the construction industry is served well by structural steel fabricators. There is a lot of skill available and for those that take advantage of it the benefits can be significant. Combined with the SFC scheme, procurers and specifiers, such as engineers, architects, quantity surveyors and building contractors, can now have certainty of product quality and enjoy significantly reduced compliance risk.”

SFC scheme bringing real benefits Karen Phelps Steelworks NZ is one of just a handful of companies in New Zealand to have obtained the Steel Fabrication Certification. It’s a rigorous scheme that ensures certified New Zealand fabricators manufacture structural steelwork according to international best practice. Director of Steelworks NZ, Elliott Fuller, says getting the certification necessitated an overhaul of the company’s systems and procedures to ensure compliance. Top joinery delivered on time Sue Russell David Wilmot seized the opportunity in May 2016 to take over the helm of Warkworth based aluminium joinery business Elite Window Solutions and since this time, he and general manager Angela Dalton have gone about improving and redeveloping the company’s operating systems. David says this has been a good investment in terms of future-proofing the business and ensuring customers get the very best service he and his team can offer. “I did engineering at university and while most of my background has been in automotive the skills of problem solving and attention to detail are very transferrable,” David says. The fact that a strong element of ‘engineering think’ goes into designing and installing today’s modern aluminium joinery for windows, ranchsliders, bi-folding and stacking door systems, is all the better David says. Building and construction has really started to ramp up north of Auckland and David and Angela work well together as a team with complementary skills to bring into the business. Currently, Elite Window Solutions employs 15 full and part-time staff, with five in the administration wing and the rest connected to manufacturing and installing the Fairview Brand aluminium joinery range. David describes the company’s vision and working mantra as simply building quality joinery and delivering it on time. He says finding skilled fabricators is always a challenge and with the residential building sector, in particular, booming there’s scope to increase the size of the business in time.
The residential market is core business for David and the team, having a long-term supply relationship with multiple group home builders in the region. Following this, Cullen Engineering purchased a 3kw Amada Laser cutter and a Baykel 4m x 300 tonne CNC press brake In 2016 a further two machines were added with the purchase of a Peddinghaus Ocean Avenger+ MDL1250 / 1C Beam Line with CNC controller, eight station tool changer, and 18m table allows for fast accurate drilling, tapping, and slotting of steel plate and sections, and an Omax 120X 6m x 3m, five axis Abrasive Water Jet cutting machine, which is the largest of its kind in New Zealand. It gives Cullen Engineering the capability to
cut nearly any material from gauge to thicknesses exceeding 200mm. The five axis will allow for bevel cutting and countersunk holes. The company is also able to rotary cut tube and pipe on this machine. This year an OTC FD-V6L 7 Axis Long Reach Robot Welding system with Rotary Positioner was added to the workshop. FD Welding Robots have increased mobility for tight workspaces and better overall weld quality. The compact design makes it simple and easy to weld in confined spaces or on complicated fixtures. Plans are now afoot for an upgrade to Cullen Engineering’s laser cutting capability in the near future.

New block extends centre capacity Kelly Deeks A new purpose-built four classroom block at Small Fries Windsor Park Christian Childcare Centre has enabled a roll increase of 48 children, while maintaining the centre’s low children to teacher ratios and allowing teachers and support staff to provide the best care in a nurturing and thoughtfully planned environment. Designed by Saunders Architects and built by Form Building and Developments, the new block allows Small Fries and its owner Windsor Park Baptist Church to keep infants and toddlers in rooms of no more than nine to 12 children, and frees up space for two year old children to remain in smaller class sizes of 10 to 15. The preschool rooms will remain the largest spaces at Small Fries, allowing the older children extra room as they grow in independence leading up to school. Neville Saunders of Saunders Architects, who has designed more than 40 childcare centres all across New Zealand, says the classroom block was to cater for older preschoolers as well as infants and toddlers, and all the facilities required for caring for them, including a reception area, a kitchen, a laundry, sleeping areas, changing rooms, and bathrooms. A second storey would house a seminar room the centre would be able to rent out, a staff area and bathroom, and administration offices. Play areas on each end of the building were purpose designed and built for babies at one end, and older children on the other. Construction of the new building has used a mixed bag of materials to create a striking and inviting look. The classroom walls are constructed using Autex lining for its strong acoustic capabilities, and even the fence surrounding the new play areas outside has been designed to minimise the impact of noise. The classroom block’s entrance has a large, two and a half storey frameless glass feature with honed block walls, allowing a lot of light to enter the building. The rest of the building is a mixture of vertical

stained cedar shiplap boarding, horizontal Linea weatherboard, and Alucobond aluminium composite painted panels. “It’s a pretty striking building, black and bright emerald green and stained cedar. “Every stair up to the first floor is a different colour, creating a kaleidoscope effect, and the reception centre is the same. Colour is one of my fortes,” Neville says.
Windsor Park Baptist Church project manager James Ogilvie says Form Building and Developments was an excellent construction partner throughout the project, from which a friendship has resulted. Neville says the main aspect of Small Fries’ brief and his resulting design was it had to be adaptable, so the centre could add more children to the roll in future.
The classroom block is able to cater for 57 children with a new resource consent. He says Small Fries and Windsor Park Baptist Church were great clients, and great clients and good buildings always go hand in hand. “And good architecture endures, which means for many years to come, that building is going to be one of the nicest buildings in Auckland.”

Childcare focused on parents’ needs Karen Phelps A new childcare centre due to open in Hamilton later this year aims to offer a personal service focused on meeting the needs of parents and their children, says centre director Todd Painter. Borman Village Kids is the first centre Todd has developed by himself but it is not the first centre he has been involved with after previously co-owning various childcare centres around Hamilton. This has allowed him to utilise his experience to create something distinctive in Borman Village Kids that will stand out from the rest, he says. “I will have a direct relationship with staff and the families whose children attend Borman Village Kids. As a parent of four children myself I have ensured that the centre will very much focus on meeting the needs of parents,” he says. Borman Village Kids is located on the corner of Borman Road and Hare Puke Drive. It will cater to children from three months to school age and provide a full service including a nutritious morning tea, lunch and afternoon tea, all made with organic and whole foods where possible. Borman Village Kids’ programme is based on New Zealand’s early childhood curriculum Te Whariki. The curriculum integrates care and education with planned and spontaneous experiences so children can develop the knowledge, skills and attitudes that will support them to become confident learners. The curriculum recognises the diversity in New Zealand and the ways in which bi-cultural goals and practices are developed. The teaching team will also offer expertise in a range of teaching methods including Montessori and Reggio Emilia.

At Borman Village Kids, parents will be kept informed of their child’s learning through a secure online portfolio where the centre records and communicates learning to the parents as it happens. Todd says classrooms will be larger than the minimum Ministry of Education requirement and be very well resourced. Significant investment has been made in furniture to create a ‘wow’ factor, especially around art and dramatic play. Parents will be kept well-informed of their child’s progress and be given a portfolio and record of their child’s learning journey in a secure online portfolio called Storypark where the centre can record and communicate learning to the parents as it happens, says Todd. He says that Borman Village Kids has an open door policy and families are welcome to be involved as much as they would like to be. Another important focus will be on readying children for the next step in their education. A new primary school is planned for across the road from Borman Village Kids and Todd says he will form a close relationship with the school to give children from Borman Village Kids the opportunity to take part in school activities as appropriate assisting their transition.

Open-minded approach At Hamilton-based architectural practice Diverse Design the aim is to take the time to establish what each customer wants and then to deliver the best solution and style to meet their needs. The company undertakes a range of projects from residential to commercial and has built up considerable expertise in mixed-use developments. Most recently it has designed a development in Borman Road for a client undertaking a development which will eventually include a superette, bakery, liquor store, food outlets, café, restaurant/ bar, medical centre and childcare centre along with 10 apartments. James Cusiel, director of Diverse Design, says the aim when designing the development was to create a contemporary look with buildings interacting with the street frontage with practical items such as car parking hidden behind. The Borman Village Kids childcare centre is the first building in the development, currently under construction. James says as the tenant was secured after the building had been designed it was a matter of accommodating that particular client’s needs into the building. “We created as much north facing outdoor area as we could to take advantage of the sun and maximized the light entering the building,” explains James. “Passive design, such as glazing, was also important to help bring warmth to the interior and reduce energy costs.”
Outside an acoustic timber fence will minimize noise transfer between the centre and surrounding residential developments. Borman Village Kids is due to open in late September. Other mixed-use developments designed by Diverse Design include Village Quarters for Yeoman Property Group, a development which includes 50 apartments, and developments in Vialou Street (café and 14 apartments) and Anglesea Street (office and nine apartments). Village Quarters and the project in Vialou Street won Waikato Property Council urban design awards. James says that Diverse Design’s expertise is often sought as Hamilton continues to develop and expand. Located in Hamilton Diverse Design was founded by James, an experienced architectural designer, in 2009. James has extensive experience in residential and light commercial design and documentation throughout New Zealand in many styles of construction. 45 years of making a difference Karen Phelps This year Kindercare Learning Centres celebrates 45 years of cherishing children. For Kindercare’s founder, Glennie Oborn, this success comes down to her personal philosophy: “Be who you are and if you hear the call, feel the pull or see the opportunity to pursue a cause that will outlive you, step up with energy and devotion and make a difference,” says Glennie. The seed for Kindercare Learning Centres was sown in 1971, when Glennie was just 23 years old and was teaching at Birkdale Intermediate School. A couple of years earlier her husband at the time had started his own business and during school holidays Glennie would go on sales trips promoting his services to prospective customers. Unfortunately, the business was not going well, which made Glennie the breadwinner so giving up teaching and staying at home to raise a family was not an option. She had never even heard of a childcare centre when an article in a magazine caught her attention, which suggested looking after children at home as a business. “I thought, good idea but what would I do all day? Six to eight children seemed so few compared to my class of 43,” she says with a smile. The following year, three month’s pregnant, Glennie opened her first centre in Milford, Auckland with three staff and 12 children. But like most business success stories it was not without its challenges. She says that the town planning process had been quite a learning curve, with a long-term neighbour embarking on a door knocking campaign to recruit objectors. This was the first of over 30 appearances at hearings, facing objectors, stating her evidence and answering questions from planners and city councillors, as Kindercare grew and moved into new areas. Glennie says that early childhood has always been very political and heavily regulated. In 1979, convinced that changes were needed in order to provide the best resources for children, professional development for teachers, and for high quality centres to be viable, Glennie made a visit, with her lawyer, to the head of early childhood services in Wellington. “There was no funding available then and we suggested that the centre size limit needed to be lifted to enable better facilities, resources and professional development and survival. “He was totally shocked and said they were planning to limit centre size to 25 or 30. We began a political lobby to at least maintain the 50-centre size limit and address other proposed backward steps, and the forerunner of the Early Childhood Council was established,” explains Glennie. The lobby to maintain the status quo was successful, but despite the licencing limit for 50

She accomplished this by applying for two separate centre licences, 50 and 34, each with separate playgrounds, but all under one roof sharing kitchen, laundry, administrative and staff facilities. This complied with the regulations and the Department of Education reluctantly agreed, paving the way for centres for 100 children. Kindercare pioneered this and operated several 50 + 50 centres, and gradually other providers also established multi-licence centres. It took 33 years, just five years ago, before the regulations allowed more than 50 children on one licence. “Safe, Loved and Learning” are Kindercare’s core values and today Kindercare has early childhood centres in four major cities – Auckland, Hamilton, Wellington and Christchurch – and opening in Palmerston North this year. In 2014, Glennie handed the reins over to her son Kelly, who is Kindercare’s chief executive, moving Kindercare into the future. Kindercare
and its charitable arm – the Living and Learning Foundation – employ over 1100 staff. “Thousands of New Zealand women, our staff and our parents, have been enabled to further their careers and provide for their families while their children are safe, loved and engaged in exciting learning experiences. “It’s a privilege to care for the more than 4200 children who attend the 44 centres we operate each week,” says Glennie. For children to be kept safe, loved and learning, they need to be in the care of competent nurturing teachers. So in 1982, Glennie established NZ Tertiary College where people can gain Early Childhood Teaching qualifications. She is also one of the driving forces behind charitable initiatives including Living and Learning centre’s free teen parent programme which
provides life skills, parenting skills and personal development programmes. The New Zealand Tertiary College supports a children’s home for orphaned, abandoned and abused girls from the slums in New Delhi, India and Kindercare funds an ongoing project in Cambodia building and resourcing a preschool, developing and building school playgrounds, presenting workshops for primary and preschool teachers in the surrounding districts, and providing professional development through mentoring and support. Glennie believes her story has only been possible because of the many incredible people whom she regards highly and loves dearly, who work beside her. She is constantly learning from the treasured people in her life, who are aligned with the Kindercare vision and values, and who share her passion for children and for people.

New centre a true ‘labour of love’ Karen Phelps It’s a story about the power of people to transform a community and how with enough determination anything is possible. When small community based early learning centre, Forum North Childcare & Education Centre, was told by the Whangarei District Council in 2012 the land the centre was sitting was needed for a development project it was a case of déjà vu. The same thing had happened in 1993 and the centre had already been shifted once. It could have seemed like the end but the centre’s staff and parents were not going to see this happen. “It’s a labour of love,” says centre manager Deanna Niha who has worked at the centre for over two decades. “We have worked hard to create a sustainable centre and we couldn’t let that end because of all those that have worked so hard to get it to where it is. You can either roll over or take it as an opportunity to create something wonderful.” With support from Council and local Iwi Parawhau a new site was found and the lease this time was secured for 33 years. But before a decision was reached staff was taken to the site, walked around and got a feel for the land and space, says Deanna. The site sits beneath the local Maunga (mountain) Parihaka and alongside the local Awa (river), Hatea. Local kaumatua blessed the site before building took place and a kahatu (piece of stone treasure) was buried by kaumatua in a secret place on the site to link the centre to the land. The design of the new centre, by Dawson Design and built by Jennian Homes Northland, also reflects the traditions of the past with an eye to the future. Deanna says that when initial discussions took place regarding the design of the building

the focus was to create a place that was reflective of the beliefs and centre kaupapa as well as acknowledge those who had gone before.
Items will be taken from the old centre and used in the new building and there are plans for pou to be erected at some stage that reflect the past, present and future generations.

traditional Maori design meeting modern, this building links into Forum North’s long standing history here in Whangarei and provides a place for them to continue the amazing work they do with the children of Whangarei,” says Jennian Homes Northland sales consultant Rena Belcher, Sales consultant. The aim of the design of the two storey building has also been to be inclusive so everyone could access the building and use the facilities on offer. A lift has been included and small details, such as no lips on the floor at doorways, means it is fully wheelchair accessible. The centre’s teachers, one of whom has a child with cerebral palsy, were an integral part of the design process. The building has two apexes and will be clad in board and baton. It’s a simple yet effective design that reflects the down to earth approach the centre takes. Upstairs will be a large multipurpose space with staff rooms and kitchen. Downstairs the centre likewise offers flexibility with a moveable divider separating the age groups. Deanna says it is important to them that siblings and relations are not segregated despite possibly being different ages. There are also opportunities for children to create their own spaces by building huts or hanging sheets for hideaways etc. Outside, the playground will include natural materials and objects rather than manmade play items. The aim has been to reflect the natural surroundings. Jody Yakas, general manager of Jennian
Homes Northland says that the Forum North childcare project is a large and complex project for the company to undertake. It will take place over nearly a year with multiple stages. The project has been funded by the Ministry of Education TAP funding scheme alongside community grants and fundraising. The centre is community owned and run by a governance team made up of parents. As a not for profit enterprise the aim is to keep fees as low as possible. Staff to child ratios are impressive with eight teachers catering to the needs of the current children plus one staff member in administration and another in the kitchen. The centre also supplies items such as meals and nappies. “We understand that it’s hard for parents to get up and get sorted in the morning and get to work so we make it as easy as possible.” It’s not surprising then that there is a constant waiting list for places. The new centre, which is licensed for 50 children, is due to open in March 2018. “Our experience tells us there isn’t a one size fits all approach to education,” says Deanna. “It’s about diversity, it’s about identity and it’s about vision. “We know we have a unique learning environment that we believe our community needs and wants. I truly believe we were sent the right people to build our vision. “Our staff are very committed to the centre – it’s like a second home to them – and now it will be sustainable for future generations so the legacy can continue.”

A growing demand for hemp products Sue Russell Dave and Anne Jordan from Hamilton are passionate about fostering the infrastructure and necessary understandings which will see the cultivation of Hemp and its processing into an extensive range of bi-products realised here in New Zealand. Their business, Hemp Farm NZ was formally established in 2011 though Dave first became aware of Hemp, which has been grown and used overseas for thousands of years, more than 30 years ago. “It is an amazing plant in terms of the abundance of ways it can be processed, following cultivation, into not only health-related products but also into materials that are extremely environmentally sustainable,” Dave says. “Hemp doesn’t require use of chemicals to assist its growth or deter pests but what is more astounding and little understood is that derivatives of hemp can be manufactured to provide food, clothing, shelter, fuel, paper, textiles and plastics, without the need to use other products as is the case with the production of plastic requiring oil for instance,” he says. “Finally there is a real sense that, with changes in legislation just around the corner, the commercial growing and production of hemp-based products can attain a volume to make it commercially viable, creating massive opportunities for new employment as well.” Since 2008, the industrious couple have established My Hemp Farm, a rewards based shopping experience (through Hemp Farm New Zealand Limited), an on-line store that sells a range of health products for internal and external uses. Included in the range of on-line products are Ham and Beeswax polish, hemp seed oil, protein
powers, oil capsules, animal hemp protein, and skin-care products including oils, cleaners and creams. In the early days the couple devoted their weekends to attending farmers-type markets though in recent years they have shifted their energy away from this rewarding, yet time-consuming activity, to concentrate on their shop and developing the Hemp industry here. They have leased land and grown Hemp plants now for nearly a decade while growing their store of seed stocks and investing in the development of processing machinery. The tall ‘dual variety’ of hemp produced here is not difficult to grow, however when it comes to cultivating the metres-high plant, a number of issues arise, as Dave explains. “Traditionally the only way to process the plant fibre is called retting where the plant lies in the paddock for months to allow micro-organisms and moisture to break it down to the point where it can be handled and processed. “This creates additional costs for the farmer growing the plant because they are not making maximum use of their land. It’s sitting idle for long periods,” Dave says. Hemp plants produce three distinct products; Hurd, Fibre and Seed and each of these has numerous uses. Dave describes Hemp as ‘Humanities Companion Plant’. The couple now own a revolutionary machine, called a Decorticator, developed by Australian engineer and mastermind Adrian Clarke after almost 20 years of research and investment in prototypes. Just why this machine has the capacity to revolutionise Hemp production is through its portability and ease of use, as it separates the hurd and cellulose from freshly grown Hemp plants making it state of the art. Before, the only way to separate fibre and

While Anne concentrates on keeping up with demand for the Hemp-based products sold through

Wanted: land to grow avocados Sue Russell For proof that Tauranga-based Kiwifruit and Avocado orchardists Southern Orchard Ltd is delivering a strong brand in a competitive marketing environment, one needs to only look at how the team has grown, says Business Manager, Hayley Larman. “I’ve been with the company 4½ years now and when I started we had a team of four people. Now we employ 16 people including orchard cadets who are studying for their horticulture qualifications at the same time as working full-time with us. That’s been a really positive development,” Hayley says. Southern Orchards Ltd is an avocado and kiwifruit orchard leasing, management and development operation. It’s purpose is to promote the expansion of avocado and kiwifruit orchards through sustainable and innovative growing methods. Mark Ryan, the company’s Avocado and Technical Manager has a passion for seeing Avocado production expand given the current almost insatiable demand here and overseas for the Hass variety of Avocado which grows so well in the Bay of Plenty and in the far North. The company has a range of clients throughout New Zealand and abroad, including some absentee land-owners who have negotiated use of their land to develop orchards and currently Southern Orchards Ltd is looking for more pockets of land in suitable areas to grow more Avocados. “The avocado industry at the moment is at a real boom time. In terms of potential issues that may impact negatively on this positive future, I can’t see any. Our biggest challenge is trying to encourage owners who have spare green-fields to look at enabling us to grow and manage an orchard on their space, turning unproductive land into a solid income stream while boosting New Zealand’s production,” says Mark. The process begins with a property evaluation, where soil health, elevation and the specific micro-climate are assessed. Avocados are fussy with the main determinant as to success in establishing an orchard being altitude. While traditionally avocado trees are planted 7x7metres apart we are currently trailing some intensive planting on our home trial block. It takes three seasons for a tree to come into production and this past year marked the third in this trial so Mark and Hayley were excited to see such fantastic results, we certainly brought “Land to Life” with this trial. Hayley says the popularity of the fruit is

The company is also very big on communication with their clients. As Hayley puts it ‘having a relationship is just as important as maintaining their orchard, certainly where orchard owners are new to the industry and want to learn the ins and outs’. interest in finding new plots of land to convert into orchards to date. Most of their land-bank has come from word of mouth, however both Mark and Hayley say it is time to get the word out there that the company is interested in expanding its avocado management and development operation.

Ferry ride a breeze from Fairway Bay Karen Phelps Whangaparaoa is growing and increased ferry crossings are making building a home in the region a smart prospect for home buyers, says Michael Webb-Speight, development consultant for Fairway Bay. He says that with ferry travel to downtown Auckland taking just 50 minutes and the fact that house prices in Whangaparaoa are markedly more attractive than a similar distance commute by car from central Auckland, Fairway Bay has been popular with buyers. “Rather than sitting in a car in traffic Fairway Bay residents can check their emails, chat or enjoy a coffee on their way to work arriving refreshed and ready to start the day. The ferry is going from strength to strength due to demand and there is talk of increasing ferry crossings further next year,” he says. The Whangaparaoa Peninsula is just 40 minutes north of Auckland Harbour Bridge. Fairway Bay sits
between the Gulf Harbour Country Club and the 1000 berth Gulf Harbour Marina. Nearby attractions include Shakespeare Regional Park, Orewa Beach, Kawau Island, Waiwera Thermal Resort, Vineyards and an extensive Marine Reserve including several offshore islands Developed by Top Harbour, Fairway Bay has completed four main stages so far – Kaipuke, Discovery, Resolution and The Point. The development includes a, marina, bar and café. Michael says that residents of Fairway Bay enjoy being part of a cohesive neighbourhood and community where a diverse range of activities are on offer. Walking trails, swimming, golf, cycling,
sailing, fishing and tennis are just some of the lifestyle pursuits that can all be enjoyed within walking distance. Kaipuke has sold out but there are still a few select lots available in previous stages including the final lots in Resolution, which represent good value, says Michael. The next stage due for release is Omaki, which will comprise 40 lots and looks straight onto the Hauraki Gulf. Lots will range in size from 550-1200 square metres. Depending on what is announced in the protocol for the 36th America’s Cup, these homes may be looking straight out onto the race course for the next event, says Michael.

For those seeking an apartment offering Fairway Bay will also include approximately 600 apartments to be built in the centre of the development as part of the planned commercial hub. There are also plans to build floating pontoon houses on moorings at Fairway Bay, which are at the building consent stage. Michael says that the floating houses already have resource consent from Auckland Council, which required assessment under the New Zealand Coastal Policy Statement as well as under the Coastal Marina Zone provisions of the Unitary Plan and Gulf Harbour Marina precinct. Michael says that Top Harbour is investing heavily in infrastructure in Fairview Bay, which will result in growth of community facilities, as well as retail and commercial opportunities in the future. “Fairway Bay will incorporate the best elements from both New Zealand and international destinations. Using the best in local and international architects and designers, Fairway Bay is set to become one of the most significant developments on the New Zealand coast.”
