McCormick Ranch, from Livestock to Livability By Joan Fudala, community historian
What began as farming and ranching land in the 1920s became Scottsdale’s first master-planned community in the 1970s. McCormick Ranch remains one of the most popular places to live, work and play today. ASU geologists, called to the excavation site for McCormick Ranch’s Camelback Lake in 1971, found evidence of wooly mammoth, sloth, horse and tortoise bones dating back 12,000 to 25,000 years ago. One of the first modern-day occupants of what is now McCormick-Stillman Railroad Park was the Jolly family, who moved to the land in 1921 and had a farm there until 1941. Their garage/tack room remains at the railroad park today, and has been used as a Scottsdale branch library, police station, model railroad exhibit and offices. During the 1940s, Marvin Folkman and Merle Cheney were ranch land owners in what are now McCormick and Gainey Ranches and the eastern edge of the Town of Paradise Valley.

Anne and Fowler McCormick began purchasing land in 1943 for a winter home and ranch that eventually totaled over 4,200 acres. Fowler spent most of his time in Chicago running the “family business” (he was president of International Harvester; his grandfather Cyrus invented the mechanical reaper; Fowler’s maternal grandfather was John D. Rockefeller), but visited frequently. Anne spent winters here, and raised Angus cattle and Arabian horses. Mrs. McCormick became a significant patron of post-World War II artisans in Scottsdale. She was a customer and funder of the Arizona Craftsmen in downtown Scottsdale in the late 1940s, and in 1954 she opened the Indian Arts & Crafts Center on the ranch. It featured Native American artist Pop Chalee, musician Ed Natay and others, who lived and worked in Hopi hogans built at the site of what is now the Hopi Post Office on Via de Ventura at Pima road. In 1956, Mrs. McCormick and other show co-founders brought the Arabian Horse Show to Scottsdale, staging it at the newly-built Paradise Park on the McCormick’s Ranch near Pima road just south of Shea boulevard. The show was held there annually until 1978.

After Mrs. McCormick died in 1969, the 4,200-acre ranch was auctioned off; Kaiser-Aetna was the winning bidder, paying $12,1 million for the property. They were the first to implement Scottsdale’s new Master Plan for planned communities. With the guidance of George Fretz, former Scottsdale City Planning Director who left that position (with the city’s blessing) to become Kaiser-Aetna’s planner, many ‘firsts’ raised the bar for neighborhood development in Scottsdale: scenic corridors, set-backs from roadways, developer-paid infrastructure, walkable neighborhood center and parks, golf course living and more. In 1967, Anne and Fowler McCormick donated 100 acres of land at Scottsdale and Indian Bend roads to Scottsdale for use as a park. Anne’s son Guy Stillman promised the city the donation of his Paradise & Pacific 5/12-scale railroad (then located across the street on the northwest corner of that intersection) to help develop the park with a railroad theme. The 30 acres on the southeast corner opened as the McCormick Railroad Park in October 1975, complete with a rideable scale railroad, historic Arizona depots, a Pullman car used by three former U.S. Presidents and picnic areas. Over the years, other historic railroad items and recreational facilities have been added. Many call the renamed McCormick-Stillman Railroad Park ‘the happiest place in Scottsdale.’ Two Desmond Muirhead-designed championship golf courses opened at McCormick Ranch in the early 1970s and began hosting tournaments of all kinds, from inter-collegiate, to celebrity, to corporate. The first residents moved into McCormick Ranch in January 1973; the McCormick Ranch Property Owners Association had been incorporated in September 1972. Today, McCormick Ranch is home to nearly 25,000 residents, major resorts, hundreds of retail shops and small businesses, HonorHealth’s Shea campus and its corporate headquarters, parks, schools and every other amenity imaginable…making it a city within a city…and a great place to live, work, play, learn and retire.
