FROM THE

GENERAL MANAGER’S DESK We live in an age of great change and diversity. Over the years our members have represented different ages from as young as 21 to the privileged age of 103 years. This brings about some complex challenges considering vast differences in interests, expectations and communication methods. With this said, the CHOA has had a very successful year during which we have hosted 4 Information evenings and an effective AGM. Coupled with this, an open spirit of cohesiveness between the CHOA and the CCC is growing stronger every day. The year has slipped past so quickly and here we are again, preparing for the festive season. Soon our Christmas decorations will be up and the school holidays will start. Please remember that security is never convenient and always begins at home. Residents are reminded to complete a holiday instruction form should you want extra visits at your property over the festive period. If you are planning a trip remember to check your insurance coverage, vehicle road worthy checks and plan who will look after your pets. The CHOA has, on numerous attempts, written to Council, reported faults and requested repairs of streetlights as well as road maintenance. Many of these requests were in vein and have left the CHOA conservatively starting to repair some of the speed humps. The CHOA will attempt to claim these costs back from Council as far as possible. Residents can rest assure that the process to report faulty council infrastructure will continue without delay. Please note that the Dec/Jan 2020 issue of Interface can be collected from the CHOA office or the CCC front desk from 16 December 2019.

FESTIVE GREETINGS FROM THE CHAIRMAN

As what has been a challenging year for most draws to a close, I’d like to thank the residents and members of Centurion Residential Estate and Country Club for their continued support of our CHOA. The Board of Directors have made some excellent headway in terms of capital projects, finances and our security record this year – a task that often goes unnoticed behind the scenes. Together with the CHOA staff compliment, we can safely say that we have worked together to ensure a positive way forward for our Estate as we enter 2020. Coupled with our joint efforts with Centurion Country Club to ensure the Club remains an enjoyable establishment for all residing in the Estate whether you are a golfer or not, I am positive that 2020 will bring about a year of great success. Although the festive season is nearly upon us, our security team remains on high alert and we thank them for ensuring our safety during this time. If you are travelling for the holidays, I wish you a safe journey and many happy memories. For those remaining on the Estate, I trust you will enjoy the slower pace and take the time to relax. HALLOWEEN

Wow, what a turnout we had!

Over 100 children packed into the dining room and Chef Adrian put out a fantastic display of “Halloween” food for everyone to enjoy before their trick or treat walk began. The children went to a lot of effort and got dressed up for the occasion. There were 4 prizes for the “best dressed” and it was extremely difficult to choose only 4 contestants as everyone looked so gorgeous. The atmosphere was overwhelming and the children could not wait to start with their trick or treat walk. There was a prize for the best decorated golf cart as well. The decision on this was unanimous. Below is a photo of the golf cart. Eventually it was time to start the walk and a long queue was formed behind the security guard at the head as they ambled down Centurion Drive. Home owners volunteered to participate in the occasion and when it was their turn to open their doors, the expression on their faces was one of amazement at the turnout of so many children. The home owners were well stocked with sweets (well done) and everyone was able to receive their share. What a TREAT! Thank you to everyone who made this day a memorable day in the lives of so many children!

Security Feedback 2019

We can proudly say our Estate has had another successful year as far as security is concerned. We are very safe inside, protected by our guards day and night. Our relationship with Protea Coin has gone from strength-to-strength and the more than 50% of our budget is well spent on security. I would also like to thank our HOA personnel linked to security - well done guys. Concerning technology, we are well protected on our perimeter and we are currently concentrating on improving our security inside the Estate. You may have seen cameras being installed in strategic areas linked to our monitor room. Apart from that, we have also installed some hidden cameras to be viewed should we ever need to see who was in the area. The CCTV upgrade we did nearly 5 years ago is still giving us excellent performance and quality making us, technology wise, one of the best estates in the country. However, we still need your support should you see any activity being a threat to our security. Please contact the monitor room immediately instead of later as every minute might count in security threat situations.

Guard Xmas Bonus Every year residents of the Estate donate money to thank our guards for the excellent service we received. Year-on-year the resident’s contributions have increased and what started out as a small initiated by Margaret Lee has become a worthwhile bonus for them in early January when their kids go back to school. Guard bonuses are entirely voluntarily and residents who would like to make a contribution can do so by making a deposit into the CHOA’s bank account. KAMSTRUP RAISES THE BAR FOR RESIDENTIAL WATER METERS

Remote monitoring of consumption with water leak alerts The MULTICAL® 21 is the ideal ultrasonic water meter for measuring household consumption. In contrast to a traditional meter, it has no moving parts and is thus resistant to wear and tear and impurities in the water. It maintains an industry leading accuracy with measurement throughout its lifetime of 16 years. An optimised low start flow ensures that even the smallest consumption is detected warning consumers of dripping taps or leaking toilets. The meter comes with built-in radio communication and remote reading is possible through a network covering most of the Centurion Residential Estate and Country Club properties. Intelligent alarms from the ultrasonic water meter informs the consumer about leaks, excessive continuous flows and other irregularities such as reverse flows or dry alarms quickly and effectively. This limits water loss as well as any collateral damage caused through undetected leaks. Alarms from the meter will be visible on the screen of the meter, on an optional Water Ensemble home display from GEO or on a mobile phone application. The Centurion Home Owners Association are proposing a Dolomite Risk Management Strategy whereby the Smart Meter will be installed at everyone’s home and the CHOA will be able to monitor water leaks from the control room - informing the home owner of any possible leaks. This could prevent the possibility of sinkhole damage due to undetected leaks. The proposal will be voted on at the next AGM however if the home owners would like to make an earlier decision then they can contact the CHOA and arrangements will be made. The Kamstrup water meter provides leak alarms based on the meter monitoring consumption. If there is not at least one hour of zero consumption during a 24 hour period a leak alarm is displayed on the face of the meter and reported via the communication network to a server. The home owners will be able to react to indications of leaks or continuous flows much faster rather than being dependent on a Tshwane utility bill information typically received too late to prevent a huge water bill at month end. CENTURION GOLF ESTATE JAN 2009 TO OCT 2019 Never before has water been such an emotive issue, dominated media headlines and even social discussions. Worldwide the weather extremes of serious drought and torrential floods have occurred as climatologists have proclaimed the effects of global warming and the associated climate change. Geo-political strategists have, for many years, been predicting that a driver for major international conflicts in future will be water.

We, in South Africa, have on a smaller scale seen similar traits with the largest drought in recorded history being in the Western Cape in 2017. The Gauteng region escaped the grips of a serious drought in 2015 which was broken in 2016 when we had 388mm of rain in the three months of January to March at the Centurion Golf Estate. Even more rainfall fortunately fell in the Vaal Water Scheme which saw the average dam levels in the Vaal Dam level increase from 33% to 100%.

From Figure 1: • The average annual rainfall gradually decreased linearly from approximately 780mm to 640mm over the past 10 years BUT there is still two months remaining in 2019 at the time of compiling this article. • You might not remember it, but 2017 equalled the wettest year in the past 10 years with a total rainfall of 916mm - exactly the same amount as in 2014. • The driest year was 2015 when only 478mm was recorded. • You might remember that during 2015 El Nino peaked and we experienced the highest summer temperatures in recorded history for Pretoria, even a 43°C, which of course aggravated an already precarious water situation. • The average rainfall for November is 89mm and De-

An abbreviated report on the rainfall at the Centurion Golf Estate (Mountain Goats) is provided from records kept using a standard rainfall gauge and read to an accuracy of ±1mm. The data is not official data from the South African Weather Services and cannot be used other than for general interest.

From Figure 2: • On average, December was the wettest month over the previous nine years followed closely by January. • The four driest months of the year, on average, extended from May to August with the driest month of the year usually being August. • The wettest months, on average, extended from November to March with February being the outlier resulting from the cyclonic systems prevailing in the Mozambique Channel which usually cause a reduction in rainfall over Gauteng. • The average rainfall in February is 94mm but in 2015 only 42mm was recorded. What is of concern is that February is also one of the hottest months on the Estate which aggravates the effects of any low rainfall. •The wettest month in the recorded period was December 2010 when 265mm of rainfall was recorded on the Estate. So, we wait with bated breath to see what the remaining weeks of 2019 offer us on the Estate in terms of rainfall. Will December continue to generate the highest average monthly rainfall? One can only hope so. In the meantime, use water sparingly.

WATER WISE: PART 1 A LANDSCAPERS OPINION

Servest is a national multi-facetted service delivery group with various specialist divisions. Our landscaping and turf division have been maintaining the CHOA gardens and golf course for just over a year now. South African Landscape Institution (SALI), is a governing/standard regulating body that all professional landscapers have to belong to (www.sali.co.za). Servest have been rewarded various SALI awards in the category water wise in recognition towards our efforts in water wise practices in our landscape projects. THE IMPORTANCE OF SAVING WATER South Africa is a semi-arid county with an average rainfall of less than 464mm per annum. In years gone by average rainfall has almost halved YET the South African population continues to grow and our water consumption continues to increase year on year in spite of reduced measured rainfall. Our infrastructure, catchment areas and dams have not been expanded to meet population growth or expected growth and in my opinion, the existing infrastructure is not maintained. As an example of this: look at the incredible pollution of the Vaal, which is Gauteng’s main water feed according to this diagram found on the Rand Water website.

WHY CHANGE? • Climate change and global warming IS a new reality. • An “inconvenient truth”. • Lawn grass and planted spaces will be reduced to bare minimum (if current extreme heat and dry conditions persists). • Less and smaller urban green spaces - it’s becoming too expensive. • Dust and air pollution as well as erosion will increase (remember plants are the green lungs of cities). • Hard surfaces requires little to no maintenance resulting in • *** MAJOR JOB LOSSES ***. • Larger hard surfaces and less greenery resulting in: o Cities that heat up with URBAN HEAT ISLAND EFFECT increases; o Reduced water infiltration; o Increased storm water flooding and loss of water due to run off loss; o Properties with green spaces and Landscapes will be only for the elite; o Highly sought after and extremely expensive; o Multiple property owners - just imagine the cultural, managerial and logistical nightmares associated! and o Functional Boreholes (remember that most boreholes run dry during draughts as the underwater table level declines) - serves only a small market of very wealthy; - used for water security; and - household use like bathing, washing and growing vegetables. AND IN 10 YEARS FROM NOW?

• Public attitude in 2030 - use of potable water for landscaping is a social taboo. • Water is considered a high value item, used VERY carefully. • Growing awareness of our interdependence with nature, the need for urban ecosystems. • Mental shift: embrace seasonality, cycles of dormancy and our perception of what is aesthetically pleasing. • Our traditional cleaning methods might change from washing cars, windows and floors, perhaps even laundry and dishes to steam cleaning and waterless cleaning systems that still need to be invented. • Architecture and design: - houses designed to be better insulated against extreme heat conditions, dust storms and air pollution; and - all properties will have rain water harvesting and storage systems, grey and black water recycling.

POLICY DOCUMENT Ref nr: POL A03 BUSINESS APPLICATIONS Date: Jul’17 __________________________________________________________________________________ It is the policy of the CHOA to restrict the operation of businesses within the Estate to a minimum and with special attention to the aesthetics of the Estate as well as minimum disruption to surrounding neighbours and flow of traffic entering the Estate. The following criteria are taken in consideration when a Resident makes application to the Board of Directors to operate a business:

1. The owner resident is in occupation of the dwelling and will be conducting the business. 2. All municipal by-laws and regulations are adhered to. 3. The practice of such occupation or business may not, in the sole discretion of the CHOA, cause any nuisance of any nature whatsoever nor disturb the aesthetics of the area. 4. The area used to conduct business will not be more than 60 m2 or 25% of the floor area of the dwelling (whichever is the lesser). 5. No goods may be exhibited, displayed or stored at the premises. 6. No more than two persons may be employed. 7. No signage may be visibly displayed anywhere on the estate. Only existing guest houses and spas may display a small copper or similar plaque on the dwelling. 8. The number of premises used for guest houses, B&B’s, lodges and spas will be limited to eight (this is the number existing in the Estate as at the end of 2009). 9. It may not result in an excessive increase to the flow of traffic in the sole opinion of the Board of Directors. 10. Parking for all clients to be provided on the property. 11. In addition, the Directors will, in considering an application to conduct any business, assess the impact of the business on the following: (a) noise; (b) traffic; (c) aesthetics; (d) morality; (e) maintenance of the residential character of the estate; (f) the views of the immediate neighbours; and (g) whether the proposed business will be in the interest of the Estate and the home owners generally. 12. There will be no business-levy applicable to businesses complying with all of the above (1-11) listed criteria. 13. No business may be conducted in the Estate without prior permission. 14. Historically certain businesses do exceed some of the criteria. Where such a business place additional burdens on the Estate’s infrastructure, services, staff and/or security, a business levy may be imposed. Such businesses will be engaged individually or in groups in order to arrive at a suitable norm. 15. Permission to operate a business is not transferable upon the sale of the property to a new owner. CHEF ADRIAN’S RECIPE OF THE MONTH

Christmas Mince Pies Ingredients 2 Cups flour 1 Pinch salt 150g Butter, cubed 2 Tbs ice cold water 225g Fruit mince meat 1 Apple, peeled and grated 1 Tbs Brandy (optional) Icing sugar to dust 3 Tbs Milk, for glazing Method

Lightly butter a mince-pie tray and set aside. (Can also use mini muffin trays).Place flour and salt into a bowl and rub in butter using your fingers until mixture resembles breadcrumbs. Add water and mix until dough just comes together.Cover dough in plastic wrap and chill in fridge for at least 30 minutes before using.Place fruit mince, grated apple and brandy (if using) in a bowl and mix to combine. Set aside. Preheat oven to 180°C. Remove pastry from fridge and place on a lightly floured surface. Roll pastry out thinly (about 1cm in thickness) and using a round pastry cutter, cut out 12 circles large enough to fill the base of the greased mince-pie trays. Place the rounds gently into each hole and fill with a teaspoon of fruit mince mix. Cut out another 12 rounds (slightly smaller) and use to cover the fruit mince. Press edges together to seal and make a small incision in centre of each pie to allow steam to escape when baking. Brush pastry tops lightly with a little milk and bake in oven for 15-20 minutes, or until lightly golden in colour. Remove from oven, dust with icing sugar and allow to cool on a wire rack. We are pleased to announce that the Residents Family Golf Day playing for the Chairman’s Trophy is back. There are going to be a few changes to the format to ensure more participation from all residents whether you are a member of a golf club or not.

By now you would have noticed the new boards for Vleipaddas, Mountain Goats and Desert Rats around the Estate. Together with the CHOA we are in the process of reviving the Chairman’s Trophy. Most of you will remember this as a fun day for all golfers. However we would like to change the format to make this a fun day for the whole family to enjoy, regardless of whether or not you are a regular golfer.

Some of you will remember the Desert Rat golf days and notorious after parties of a few years ago. These individual area days are going to be combined with the Chairman’s Trophy for a bumper fun day.

As the captain of the Vleipaddas I would like to invite you to participate in the day to make sure that we, as Vleipaddas, get to know our neighbours better and in doing so, we all have a fun day at the same time.

We are encouraging all residents, regardless of your golfing ability, to join in the fun. Get that set of clubs that have not been used for a while dusted off and come boost the Desert Rat team’s chances.

The Vleipaddas are outnumbered by the rest of the opponents but I have no doubt that if all of us join in this fun day we can win the trophy for the first time since 2005. The golf day is scheduled for 23 February 2020 so please book this day in your calendars and make sure you bring the whole family along.

As you may have heard, the Residents Family Golf Day playing for the Chairman’s Trophy is back. The three regions will again compete on a revised format in order to involve as many residents as possible on a fun filled day. Mountain Goats have won the trophy a few times and although we have more “load shedding and cable theft” than the other areas, nothing will stop us from being very competitive and full of fun on this day. We plan to enter as many golfers and beginners as we can as well as engage the other family members (Goat supporters) in fun activities. It is proposed that for that time of year the goat supporters and players will wear white shirts - logos will be provided. The date is set for the 23 February 2019 and the Chairman has arranged that residents will not pay any green fees. All players are, however, expected to contribute for lunch, dinner, prizes, etc. The amount will be communicated when available. Firstly, I would like to congratulate the Springboks on winning the rugby world cup – wow! What a game. The support the Bokke had here at Centurion Country Club was tremendous. Thank you to the 400 odd people who chose to watch the game at the clubhouse. Unfortunately, I could not be there as I was away for the Corporate Challenge held at Clarens. I can report that the weekend was a huge success. I would like to thank all the corporate companies that took part and all my staff that came along to ensure the weekend was special for all our corporate members. Please note: Don’t miss out on next year’s Corporate Challenge. The club has had a very busy and successful October month. We have secured our second company which will be using our conference facilities every Tuesday for the rest of this year as well as 2020. To all other companies, don’t miss out on using our conference facilities as the feedback we receive on a daily basis is proof that we are the top provider for conferences here in Centurion. From February 2020 we will have two additional small venues available for business meetings. Lastly, to all the home owners, members, management team and staff, I wish you all a wonderful festive season. If you are traveling, please be safe and enjoy your holiday. 3 JACKS AND A JILL

On Sunday, 13 October 2019, we hosted the annual 3 Jacks and a Jill competition. With the format being a Fourball Alliance two scores to count, this event was hotly contested between all the players. Congratulations to Lefty, Avgerinos, Brad and Janet for winning the day with a great score of 95 points.

CAPTAIN’S INVITATIONAL 2019

On Saturday, 19 October 2019, 63 of Centurion Country Club’s members took part in the annual Captain’s Invitational. This year we hosted the 9th edition and everyone was truly spoilt. Gerhard van Niekerk chose Elements Private Golf Reserve as this year’s destination. On arrival, each player received a Swagg Golf Shirt and the evening function was held back at Centurion Country Club. Everyone on the bus was very festive and keen to see what the golf had in store. With the current heatwave in the Gauteng area, Bella Bella was no different with the temperatures peaking in the high 30’s. Everyone took full advantage of the refreshments on the bus on the way back to Centurion Country Club. Congratulations to Richard Bean who managed to defend his title with 38 pts on the day. The evening’s festivities carried on till the early hours of the morning.

CAPTAIN’S CHALLENGE On Saturday, 26 October 2019, the Monthly Captain’s Challenge proudly sponsored by The Courier Guy took place. The prizegiving was held after the rugby and with the shock exit of New Zealand, everyone was very surprised.

On Thursday, 24 October 2019, Charmaine Englebrecht, the Ladies Captain, hosted the Annual Centurion Country Club Ladies Open. She chose an oriental theme and with assistance from all the Centurion Country Club ladies, they put on an unforgettable day. The visiting ladies were very impressed with Centurion Country Club’s hospitality and Chef Adrian did not disappoint, cooking up a delicious luncheon prizegiving. Well done to all the ladies involved!

GUIDING OUR JUNIORS IN THEIR GOLF JOURNEY During the Captain’s Challenge there was a 4-ball participating worth mentioning. Wessel Steyn took it upon himself to play with his daughter, Laurenda and two other juniors, Nathan Roux and Stuart Potkin, in the 4-Ball Alliance Competition. It is fantastic to see that the Centurion Country Club Junior Members are in great hands with members like these.

BE PREPARED

When packing for holidays, the last thing anyone wants to think about is someone in the family being ill whilst in another town or country. Although we all associate holidays with fun, sun and laughter (and some of us eating!), there is a very real possibility that your child could pick up a stomach bug, break their arm or just get the sniffles.

We have put together a ‘Do-it-yourself first aid kit’ containing products which we feel are essential to take with you when travelling. Here is what we recommend: • Antiseptic wipes and cream • Antihistamine • Cotton wool • Latex gloves • Medicine spoon • Mosquito repellent • Oral rehydration • Paracetamol • Plasters • Saline nasal spray • Scissors and safety pins • Sling bandage • Sunscreen and After Sun lotion • Thermometer • Tweezers • Waterproof tape • Wounds and burns dressings • Woven bandage Also pack in a list of emergency numbers for the local services of the area that you will be visiting. Oh, and don’t forget the Prohep for dad! Should you find yourself in the unfortunate situation of a sick child, here are a few tips on dealing with some common ailments that may happen to you whilst on holiday:

SUNBURN • If needed, treat for dehydration. • Soothe burns with cool water or compresses and let the person rest in a cool room. • Tea tree oil may soothe the burn. • Give paracetamol for pain. • Apply lotion to relieve itch from peeling. • Watch for signs of heat exhaustion. JELLYFISH AND BLUEBOTTLE STINGS • Immediately rinse the affected area of skin with sea water before attempting to remove the tentacles. Do not rinse with fresh water or rub the area. • Cover your hands and gently remove any tentacles. • Rinse the area with vinegar or apply baking soda paste or meat tenderizer-water combination paste. • Pain can be treated with topical anaesthetic creams or calamine lotion. Also try immersing the affected part in water as hot as can be tolerated with a pinch of salt for 30 minutes. INSECT BITES AND STINGS • The itching caused by insect bites and stings can be relieved with ice cubes or cool compresses, a baking soda paste or bath, a meat tenderiser-water solution or soothing lotions such as calamine, Prep or witch-hazel. • Paracetamol can be given for pain. • Remove a bee stinger by gently scraping the skin with the blunt edge of a knife, a credit card or with your fingernail. Try to do so within 30 seconds to avoid the spreading of more venom. If the stinger is below the skin surface, leave it alone and see a doctor. Do not rub the skin. Wash the bite area with soap and water. Get help immediately if: • Your child has a severe allergic reaction to an insect bit. • Your child has been stung on their face or neck. It may cause rapid swelling which could obstruct the airway. Call your doctor if: • There are signs of infection. • There are multiple bites causing swelling around the eyes. • Your child develops urticarial (hives).
