February was quite a busy social month and we trust that you all enjoyed the Residents Golf Day playing for the Chairman’s Trophy. It is then also sad to announce that our Safety & Security Manager, Mr Stoney Steenkamp has resigned. We wish him all of the best for his future endeavours. The Board has decided to appoint Mr Leonard Puputa as Chief Security Officer with effect from 1 March 2020. UPDATE ON THE

RIVER LITTER TRAP PROJECT

After the heavy rains experienced in December 2019, the technical team had a re-look at the specifications of the river litter trap, including an electronic release mechanism whereby the cage will be winched to the side of the river in a flood situation thereby avoiding the main stream and force of the river. In this case, all the debris will, unfortunately, bypass the river litter trap and will not be collected by the trap. In addition to this there are minor technical adjustments to be made and fabrication will commence in the beginning of March 2020 with an estimated installation at the end of May 2020. We would have missed the rainy season but on a positive note it will provide the operation team time to resolve any operational issues putting us in a good position for the next rainy season. FEEDBACK ON THE RESIDENT SATISFACTION SURVEY 2020 During January 2020 residents (owners, tenants and off-site owners) were invited to participate in a satisfaction survey of the Centurion Residential Estate and Country Club. A total of 273 members participated over a 17 day period (during 2019 a total of 261 members participated over 14 days). The overall weighted average on all responses from all questions amounted to 82.73%. This year’s evaluation is thus 2.73% higher than last year. Duties • Ensure that financial transactions, including journals, are processed timeously and accurately on a monthly basis according to accepted accounting practise - up to trial balance. • Ensure that the process of invoicing home owners and club members; and the collection thereof is done according to protocol. • Compile monthly management reports including material variances to budget and compile monthly financial forecasts. • Cash flow management – including ensuring excess cash is optimally placed to earn the best return. • Verify and effect payment of creditor invoices as per protocol. • Monitor bank accounts on a daily basis. • Assisting in the preparation of financial budgets and financial forecasting and cash flows. • Ensure that the payroll, as completed by a sub-contractor, is done correctly and on time. • Ensure all SARS returns are done correctly and on time, including VAT. • Completing of annual audits. • Attend committee and/or board meetings. Reconciliations • Ensuring that all balance sheet accounts are reconciled and relevant income statement accounts are analysed. Internal Controls and Financial Process Flows • Ensure that financial processes are completed in accordance with established practice and are reviewed at regular intervals. • Ensuring compliance to the Delegation of Authority (DOA) policy and procedure and to report any discrepancies. • Control of various financial functions in order to eliminate any financial risks. Qualification and Experience • Relevant tertiary qualification • Minimum 5 years’ experience in Financial Accounting. Remuneration Market related salary.

CONCLUSION In conclusion, the CHOA has taken note of the feedback and thanks everyone for their participation. The CHOA will include the inputs of all participants when formalizing the strategy going forward for the year.

RETIREMENT – HOW MUCH IS ENOUGH? There will be 5 articles in the Interface over the next 5 months: 1) Retirement – How much is enough? 2) Retirement – Maximise your wealth 3) Retirement – Investing from a Pension/ Provident Fund payout 4) Retirement - Affordable places to retire overseas? 5) Estate Planning With the change whereby organisations replaced Defined Benefit Funds with Defined Contributions funds, the responsibility of providing sufficient funds for retirement has been placed with the individual. Previously the pension fund would pay an annuity to the individual based on a formula (related to years worked and a number of other factors) until death and should the spouse still be alive he/ she would still receive an annuity, all be it a reduced amount. With the introduction of the Defined Contribution Fund the responsibility is on the individual to calculate how long he/she is going to live and what funds are required to meet the lifestyle. It is now the individual that needs to ensure that sufficient funds are invested on a monthly basis. From experience the common practice today whereby the company contributes between 6% to 9% and the individual contributes between 6% to 9% is not sufficient funds at retirement age. Additional funds need to be invested on a monthly basis or alternatively when a bonus is being paid. The change occurred approximately 20 years ago and it therefore affects the current (and future) generation compared to the previous generation which was largely on a Defined Benefit fund. On retirement a lump sum will be transferred into a fund whereby a monthly annuity can be drawn. For a pension fund (provident has different rules) a minimum of two thirds needs to be transferred into a pension generating product and a third can be taken as cash – this amount is taxable and currently the first R500k is tax free (provided previous withdrawals have not been made, there is a sliding scale for tax up to a rate of 36%). In general, it is therefore beneficial to transfer the full amount into the fund less R500k as the most tax efficient way. If previous funds have been withdrawn please consult a financial advisor to calculate the total tax benefit. The question is: “How much is enough before you can go on retirement?”. Experts in the field have derived numerous different formulas in order to calculate the retirement lump sum. 1. Extracts from Finweek July 19, 2017 is as follows: “Let’s start at the beginning. In this case, it will be the amount of money you need to live from right now.

Most experts usually recommend that you use 80% of your current as a benchmark for what you will need to cover your monthly expenses once retired.” I won’t personally guarantee the accuracy of this figure, but it does give us a good place to start. For the sake of this illustration, I will keep things as simple as possible, but it will be wise for you to also take into account any possible variables that may affect you personally, such as declining health or the possibility that you may still have to cover mortgage payments after retirement. Let’s suggest that you currently earn R75 000 per month. By applying the 80% rule, you will need at least R60 000 per month (after tax) in order to maintain your retirement living standard. Safe withdrawal rate Unlike food products, human beings do not have a “use-by” date, so we have to rely on a safe withdrawal rate to ensure that we do not outlive our savings. According to this rate, you should be able to withdraw 6% of your portfolio yearly without having to use any of your remaining capital. This theory is based on the fact that the historical return on the South African stock market (since 1964) was about 8% higher that the local inflation rate. By limiting your withdrawals to 6% of your portfolio, you should still have an additional 5% to 6% growth to cover inflation. Based on a 6% annual withdrawal rate after retirement, the amount you will need to save in rand terms will look something like this: R60 000 x 12 months = R720 000 (annual income) ÷ 0.06 (6% safe withdrawal rate) = R12 000 000 Assuming a retirement age of 65. Inflation factor One of the biggest variables that may affect your retirement planning is inflation. If you do not properly compensate for inflation in your portfolio, you may fall short of your required total after retirement. Unfortunately, inflation is also one of the most difficult variables to take into account, as you effectively have to try and calculate something that still needs to happen. Let’s assume that you are 50 years old and you plan to retire at age 65 (15 years). By using the top of the South African Reserve Bank’s target range, the best calculated guess we can offer on annual inflation is around 6%. What this means, is that if your current needs dictate that you require R12 000 000 to retire in today’s rand terms, you will actually need R28 758 698 in rand terms when you retire in 15 years’ time, when you take inflation into consideration.


With the help of a tool such as a retirement calculator, you can simplify this process even further. If you are already saving towards your retirement by contributing the maximum towards a retirement annuity or pension fund, you have a good head start. If not, I suggest that you consult a professional about the options best suited to your needs as soon as possible, otherwise you will have to work much harder later in your life to make up for lost time on your savings plan or work for longer. 2. Extract from Fin24 April 12, 2019 by Allison Jeftha “While the prospect of early retirement might seem like a great idea, putting it into practice might not always work out as expected. Research by Old Mutual suggests that just 8.3% of pension fund members have sufficient savings in their company retirement fund to be able to generate a pension of about 70% of their salary. That means most South Africans can’t afford to maintain the same standard of living in their retirement years as their working lives. South Africa unfortunately does not have a strong savings culture,” he says. Retiring early: two factors Retiring early means you have to consider two critical elements: 1. You will have less time to accumulate your retirement savings. 2. The capital you have must last for a longer period. Summary We have 2 views on how to calculate “how much is enough” – one based on current actual expenditure and one on actual current salary.

year. The following year you would require R3 052 800. It is therefore very important that your invested capital must grow as long as possible before you commence in reducing your capital. Ideally the reduction of capital should not occur in the first 8 years after retirement. The second calculation is based on “current salary”. The term “salary” is not defined and could be incorrectly interpreted resulting into incorrect calculations. Salary could include pension fund as well as medical contribution (employee must provide for his own benefits) whereas for other salaries these benefits are excluded (company pays for the benefits). The difference has a major impact on the amount required for retirement. Once you have calculated your expected capital required for retirement, a suggestion is to add a further amount for the purchase of a new vehicle, allowance must be made to replace TV’s , washing machines, dish washers, furniture, etc, depending on your lifestyle. My view is that the article on current expenditure calculation is more tangible as the actual expenses can be calculated and provides the future pensioner with a document indicating his future expenditure as well as options where to reduce expenses should there be a shortfall due to living lifestyle. The risk with the “expenditure calculation” is that it is calculated based on an income of 5% to 6% in excess of inflation. This is an aggressive view and a more conservative view is to calculate the required income based on a +-3% in excess of inflation. A maximum of 4% to 5% withdraw amount is recommended. The combination of the above will ensure that there are sufficient funds for the next +- 20 years, but there is no guarantee as the income is dependent on market conditions. A market crash like we have seen in the past will reduce the income funds figure and a revised assessment will have to be made In the above example of “expenditure”, the current cost is R60 000 per month or R720 000 per year. Based on an inflation rate of 6% your cost doubles every 12 years. If the current annual cost is R720 000, this would equate to an annual cost R1 440 000 12 years later to a cost R2 880 000 per year another 12 years later. If you retired at the age of 60 years in 24 years you would be 84 and would require R2 880 000 per

This Global Recycling Day, join the fight against landfill crisis

According to the Department of Environmental Affairs’ South African Waste Information Centre, in 2017 over 19.2 million tonnes of general waste and one million tonnes of hazardous waste went to our country’s 825 landfill sites. It was also reported that landfill sites in Johannesburg, Tshwane, and Cape Town are reporting less than 10 years of useful life left in them. We’re a few years on and our landfills are quickly running out of space. While it might seem obvious that we just need to build more, there’s no plan to do so and it actually isn’t the best solution.

Not only are landfills an eyesore (not to mention the smell), but they also pose dangerous risks to our environment and general wellbeing by contributing to air and groundwater pollution, negative affects to vegetation and soil fertility, and the death of aquatic life. And of course, landfills attract vermin who spread diseases that affect our health, including birth defects, cancer, and respiratory illnesses. Creating more landfills clearly isn’t the answer and with Global Recycling Day here (21 March 2020), this is the perfect opportunity to figure out what we can do about our mounting waste issue. TIPS TO HELP YOU REDUCE, REUSE AND RECYCLE: Flatten your boxes

While cardboard boxes are high-value recyclables, with the rise in boxed packaging there’s often an overflow with the recycling and they take up a lot of space in the bag as well as in the bakkie when they are collected. Make sure to fold yours flat, including those backing boards that come with kids’ toys – you can even get your kids involved in recycling from an early age by showing them how to pull off the sticky tape and unfold the box to make it flat.

Disposable food packaging

Sadly, disposable and plastic plates, certain cups, cutlery and paper towels aren’t recyclable. We suggest whipping out your crockery, silverware and napkins for an extra fancy look or choosing recyclable, compostable or disposable food-ware.

What about your drinks?

The increase in drinks in the heat leads to more glass, plastic and aluminium waste - all of which are recyclable. Just make sure your bottles, jars and cans are empty. Squash your cans and plastic bottles flat to save space in your bins. Usually you’d also have to remove metal lids from bottles to recycle with the cans but luckily Remade does all the sorting for you.

Responsibly toss out your old gadgets

When you get any new gadgets don’t toss out your old items, just put them in with your recycling and Remade will sort them for you. You could also make someone else’s day by donating usable gadgets to second-hand stores. According to the participation survey that we recently conducted, 74% of Centurion Residential Estate and Country Club’s residents participate in the recycling programme. We’d like to take this opportunity to thank all the residents who’ve taken the time to recycle and make our world a greener place to live in.

RECIPE OF THE MONTH

Slow Roasted Pork Belly Ingredients 1.3kg Piece pork belly, boned, rind left on and scored (ask your butcher to do this) 2 tsp Sunflower oil 1 tsp White peppercorns, crushed 3 Large onions, sliced 2 to 3 tbsp Clear honey 2 tsp Ground cumin 1 Red chilli, deseeded and chopped Method Heat oven to 180°C/fan 160°C/gas 4. Lay the pork, skin-side up, on a rack in a roasting tin. Trickle with a little oil then lightly press on the crushed peppercorns and a sprinkling of coarse sea salt. Place in the oven and cook for 1 hour. Remove from the oven and baste with the juices. Continue to cook for a further 1½ hours, basting every 20 minutes. Put the sliced onions in the roasting tin under the pork. Mix the honey together with the cumin and chilli, brush it over the pork, then increase the oven to 200°C/fan 180°C/gas 6. Cook for a further 30 to 40 minutes, basting occasionally, until caramelised with a rich, golden glaze over the pork. Once cooked and tender (this can be easily tested by piercing the flesh with a knife), remove pork from the oven, then leave to rest for 10 to 15 minutes. While the pork is resting, heat the tin on the stove with the onions, adding 2 tbsp water. This will lift any residue from the pan, creating a moist cooking liquor. Season the onions with salt and pepper, then divide between 6 plates. Carve pork into 6 portions and serve on top of the onions. Pour any remaining liquor over and serve with a Pumpkin mash.

FROM THE CCC GENERAL MANAGER Despite all the rain and flooding over the last few weeks as well as the damage caused to the course and Estate, we keeping our head above water, so to speak. With regards to the flood damaged bridge at hole 15, we are busy installing a replacement bridge and we will be lifting the structure 1 meter higher in order to prevent similar damage in future floods. Once again, I would really like to thank Mark and his magnificent ground staff for all the hard work and cleaning of our beautiful course. Job well done guys! Also, with February at an end and a new financial year starting soon, we are busy upgrading the ladies locker room as well as creating two new boardrooms which should be completed by the end of February 2020. I just want to congratulate Darren Fichardt (a member and resident) on winning the PGA Championship held at Eye of Africa. Really well done Mr. Fichardt - we wish you luck with future events. All golfers: Please prepare yourself for Club Champs which will be happening in March 2020. We expect to see your A-game. We also just want to announce that we are the feature course of the month for March 2020 in the Complete Golfer magazine. Please don’t forget about our Fishing and Market day happening on 8 March 2020. Booking of stands is already available at the reception counter as well as at Carmia’s office. We hope to see you all there. With the HOA Chairman’s Trophy coming up, I want to wish all three teams good luck and all I want to say is, Go Vleipaddas! Lastly, with all the load shedding happing in our Estate, I would like to remind you all that we are now not dependent on Eskom. 2020 IS LOOKING VERY BRIGHT FOR CENTURION AND ITS MEMBERS!

Darren Fichardt is back in the winning circle. During the week of 16-19 January Darren managed to win the PGA Championship held at Eye of Africa. Darren shot a final round 68 to finish tied for the lead.

KNOCKOUT NEWS

Three of the Club’s Knock-Out Finals were played over the weekend 25-26 January. Foursomes winners: Konrad Zastrau & Pieter Janse van Rensburg

Darren birdied the third playoff hole by hitting the fairway with his drive and a solid 5 iron into a tricky pin. He then managed to make the putt to claim the PGA Championship which is the second oldest event on the Sunshine Tour, after the SA Open. Well done to Darren!

Another one of our stars narrowly missed out after sharing the lead with Darren going into the final round. Jacques Kruyswijk shot a final round 69 to narrowly miss the playoff by one shot. What a great way to start the year for our Professionals!

GNGU OPEN CHAMPIONSHIP 24-26 January, we hosted the Annual GNGU Open. This is one the most prestigious amateur events in our country, next to the SA Amateur. All the top amateur golfers fighting it out to be crowned Gauteng North Champion. If one looks at the scoring that took place, I can say with confidence that golf in South Africa is truly in a great space. South Africans number 1 ranked amateur, Casey Jarvis, shot rounds of 69; 63; 64 & 63 a total of 25 under par, winning the Open by 8 shots. That is truly a world class performance. Well played to Casey.

KIM WILLIAMS BACK ON TOUR

Our very own Kim Williams will be playing on the Ladies Sunshine Tour over the next two months. Her first tournament will start this week in Cape Town, playing in the Cape Town Open held at King David Mowbray Golf Club. WOMEN’S MID-AMATEUR CHAMPIONSHIP

On Sunday, 9 February 2020, Gina teed it up at Wingate Country Club in the GNGU Women’s Mid-Amateur Championship. She shot rounds of 74 & 72 to finish on a total of 2-over par, winning the Championship by a massive 6 shots! What a magnificent performance this was by Gina. Congratulations!
