When is the timing right to lock in your mortgage rate? With a rate lock, lenders are obligated (with a few exceptions) to offer a home loan at an agreed-upon rate regardless of whether mortgage rates have changed between the time of the loan approval and the closing date. Consumers looking for a mortgage who find a great rate typically choose to lock it in for a specified period of time. Todd Dal Porto, a national sales executive with Bank of America Home Loans, says most lenders offer a loan-lock period of 30, 45, 60 or 90 days. If you’re shopping for a home loan, when is the best time to lock your mortgage rate? “The time to lock in a loan depends completely on individual circumstances, so borrowers should work closely with their loan officer to make the decision,” Dal Porto says. The settlement date for a refinance loan is driven only by the lender, while a purchase loan typically has a settlement date that depends on the seller as well as the buyer. Dal Porto says the industry average for a purchase loan is 45 days from application to closing, while a refinance averages 60 to 90 days. Although the term “rate lock” sounds unyielding, many lenders are willing to be flexible with borrowers. Borrowers should also remember that a rate lock is not guaranteed in all circumstances.

As for the replacement value of these pieces, if all are in perfect condition, the eight dinner plates should be worth about $335; the eight cups and saucers around $380; and the eight bread-and-butter plates, $145. If there are eight luncheon plates, the replacement value is approximately $350. But if these are salad plates, the value is $300. We hasten to warn that if J.P. is interested in selling her dinnerware set, the amount she will be able to receive is much, much less. Vintage dinnerware does not sell well as a general rule, and if J.P. receives 25 to 30 percent of the amounts listed, she will be doing well indeed.

Moving Tips Certain tasks in life are synonymous with stress. Moving is one of those tasks. For those moving themselves, there are ways to reduce that stress and make the process easier. Forty million people, or roughly one in four adults, in the United States move every year. To make the most of the DIY move, follow these tips for success.

1. Start to gather boxes. Rather than purchase moving boxes, visit local businesses to collect boxes that are being discarded. Save boxes that have been shipped to the house from items ordered online.

Summer is winding down, and throughout the coming weeks flowerbeds and planted containers will be offering up their last gasps of color. It’s time to start thinking ahead to fall. When planted containers start looking tired, it’s time for a change. Just as there are plants that thrive during the heat of the summer, there are others that thrive in the cooler, shorter days of fall. Shrubs and cool season annuals and perennials are excellent for replanting tired containers. A trip to your local garden center will provide a variety of choices. Many gardeners don’t consider using shrubs in containers, but they should. Shrubs are often the best choice for fall and winter container plantings, perfect for enlivening an outdoor space or accenting an entrance. Whether deciduous or evergreen, shrubs focus your attention on foliage and structure rather than on flowers, which can be fleeting. In colder regions of the country, ornamental conifers are a good choice for containers. As most conifers are native to mountainous regions, they’re well suited to withstanding cold temperatures. Planting containers with evergreens like conifers

provides an attractive alternative during fall and winter months to an empty container on your deck, patio or flanking your front door. One of the primary advantages of using shrubs in your containers is that, unlike annuals and perennials, they tend only to grow seasonally, usually in the spring and summer months. In other words, if you plant a shrub in a container at this time of year, it will stay roughly the same size through the coming months. This is ideal for containers placed by an entrance. Deciduous shrubs are often good choices for southern regions, where they will often hold their foliage well into the winter months. They also offer the advantage of a variety of foliage color and texture. Variegated leaved shrubs are perfect for dark corners, while dark-leaved shrubs are perfect for adding a dramatic accent. In areas of the country that experience temperatures well below freezing like in Colorado, choosing the proper container is as important as choosing the right plants to fill it. Remember that ceramic, terracotta and glazed earthenware containers absorb and hold moisture. When temperatures fall below freezing, they will crack. If you live in a cold climate, consider using nonporous containers. These come in a variety of attractive forms, typically made of Fiber-

glas with glazed finishes or of plastic made to look like terracotta. Recently on “Cultivating Life,” expert carpenter Tom Tamborello showed me how easy it is to make a planter from cedar wood and store-bought slate tile. This attractive planter has the advantage of being lightweight, rot resistant and impervious to freezing temperatures. This style of container will compliment almost any home, and the stone tiles are available at building stores in a variety of colors. This option not only makes it easy to move the container to various locations but also to change out the container seasonally. 3. Rent the largest truck available. It’s better to have room leftover in the truck than not enough room for everything. For those moving out of state or a great distance, rent a car trailer at the same time so the car can be towed behind the moving truck.

4. Consider one of the storage/ moving businesses. Today there are companies that will drop off a storage unit at the house and then store it at their warehouse. This enables homeowners to pack items not regularly used, store them for a few months, then have the storage unit shipped to the new home when it’s time to unpack.

Keep boxes light. It’s better to have more boxes that are lighter weight than fewer that are much too heavy. Heavy boxes make moving difficult and reduce the number of potential helpers.

6. Pack boxes securely. Reinforce the bottom of boxes with packing tape to prevent items from falling out.

Use a labeling system. Label each box with what’s inside and where the box should go in the new house to make it easier to unpack. – Metro Services

Continued from 5 which currently has 75 acres in production. “We used to get wet hops from Yakima Valley (Washington), but we want to use local hops for our beer,” says Ro Guenzel, head brewer for Left Hand Brewing Company in Longmont. “They’re better, fresher and we can visit the fields to select the rows that we want.” Wet hops, unprocessed cones used within 12 hours of Carol O’Meara harvest, are expensive to ship by overnight express for brewing Left Hand’s Warrior beer. Now Guenzel brings in his hops from Sunrise Farm in Paonia, which picks and packs the hops onto small airplanes for a quick trip over the mountains to Longmont. “We can only make a wet hop beer once per year, when hops are picked. Since they’re not dried, there’s no loss of volatile oils. They provide a different character to the beer, it’s a little greener, brighter flavor,” he says. Balancing malty sweetness with a touch of bitterness is not all hops do; each type brings its own flavor to the brew. “Hops can be citrusy, piney, earthy – they’re all unique.” Guenzel was happy to take the two bushels of hops harvested from my plants to add to the Warrior brew. “Cascades are the most widely used, they’re the quintessential hop.” But Hamm also recommends Chinook, Crystal or Nugget for people who want a tried and true plant.
