Preapproval is key in home-buying process

An important and necessary step to buying a home is getting a mortgage, but the process can be intimidating for firsttime buyers. The best place to start is to get preapproved by a lender.

“If you are thinking of buying a home, it’s best to start the prequalification process as early as possible,” says Tim Williams, vice president of mortgage services at Heritage Bank.

A preapproval (or prequalifi cation) letter is a document from a lender stating that they are tentatively willing to lend you money up to a certain amount. Different lenders use the terms prequalification and preapproval differently. Some lenders may only offer a prequalification, while other lenders may only offer a preapproval. For simplicity, we use the word preapproval in this article.

Preapproval is based on certain assumptions, and while it’s not a guaranteed loan offer, it does let a seller know that you’re likely to get financing. Sellers frequently require a preapproval letter before accepting your offer on a house. Without it, you could lose out on a house you really like to another buyer who is preapproved.

Start early

A preapproval letter may have an expiration date (typically 30 to 60 days). Because of this, some home shoppers wait until they’re ready to start shopping before getting preapproved. But getting preapproved early in the process is a good way to spot potential issues (such as errors on your credit report) in time to correct them.

“You can gain valuable feedback, not only on where you stand currently, but also regarding advice on the actions you could take to help improve your credentials,” says Williams. “It’s always better to start sooner rather than later.”

Gather information

Every lender is different, so fi nd out what documentation is required in order to get preapproved. Some lenders base preapproval

letters solely on the information you provide. Other lenders dig into the details with you now to make certain you have all the documentation you need. This can prevent delays and surprises later.

All lenders will require documentation at some point if you decide to apply for a loan. It’s better to know now that you need an additional document (which could take some time to get) than when you’re about to close on your dream home.

Ask your prospective lender what assumptions they made to issue your preapproval. Is there anything about your situation that could lead to your loan being denied later on? Are there factors that could increase your interest rate or loan costs?

How much?

Lenders preapprove you by looking at income, assets, debts and credit history, but your financial life is much more complicated than that. Only you can decide how much to spend on a home. If a lender preapproves you for more than you want to spend, you can still use the preapproval to shop for homes without changing your target price.

Be up front with your real estate agent. If you don’t want to see homes above a certain price, say so. Limiting your search is a good way to avoid falling in love with a house that costs more than you want to spend.

If you’re preapproved for less than you were planning to spend, ask the lender if there was a particular factor (your income, for example) that limited the preapproval amount. You may need to adjust your home price expectations.

Shopping lenders

Getting preapproved is important because it helps you shop for a home, but at this stage lenders aren’t in a position to give you enough information for you to decide which lender offers the best deal. Getting a preapproval doesn’t commit you to using that lender for your loan. Choose a lender after you’ve made an offer on a house and received official loan estimates from each of your potential lenders.

Perhaps more than usual, the centerpiece this Thanksgiving won’t be the turkey, the stuffing or even family-famous recipes for sweet potato casserole or pumpkin pie. Instead, when gathering around a table with loved ones, the precious moments of togetherness will be what many families treasure most.

This year, give yourself permission to savor the holiday and all its pleasures as a participant, rather than a harried host.

Make the prep part of the party

If you’re hosting a small group of friends or family, invite a few guests over early to fill your kitchen with laughter and plenty of able hands to help prepare the meal. If space is at a premium, enlist help by asking guests to do some of the prep work at home or simply plan a potluck meal with everyone bringing a dish that’s ready to serve.

Ditch cleanup duty

More casual celebrations are in the plans for 65% of people this season, according to a survey conducted by the Chinet® brand, and more than 80% of respondents agreed using disposable tableware can help reduce stress that may arise during the holiday season. Cleanup may be a necessary evil after a large Thanksgiving meal, but it need not take hours from your day.

The salad bar typically offers a wealth of prepped ingredients like chopped onion and crumbled bacon, and there are a wide range of prepared foods you can simply heat and serve. Learn a new skill

Make a game of giving thanks

f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West

Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008).

Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities.

Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line.

But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. How will you ensure my cleaning is handled if you are out sick or I have to change my schedule unexpectedly, and someone else needs to cover for you?

Emergencies happen, but a professional house cleaner should have a plan in place in case they can’t attend to your home and need to hand off the work to someone else. Homer says that if a house cleaner dodges the question, it’s best to move on to another potential hire.

It’s unrealistic to expect a house cleaner to remember the details of each client’s home.
