Buying a New Home IN 2022

W

e have seen an unprecedented real estate market and it just keeps changing. Ole South

Homes understands homebuyers are getting short-changed on the homebuying process, but wants to give homebuyers the homes they want.

8

TN Homes

June - July 2022

So what is the homebuying process like these days? Due to material shortages, availability of home inspectors, and availability of home sites, the building time is longer than in the past and means pricing can fluctuate. Lumber alone can cause a home to change up to $10,000 in one month. This means the homebuyer won’t know the final cost of the home until the home is closer to being completed. The one thing Ole South can guarantee is that the home will be the “best value in new construction” according to Trey Lewis of Ole South. This market can be a very frustrating for the homebuyer and the builder, but Ole South is setting the expectations they are able to meet. Fixtures such as cabinets, windows, flooring, and plumbing fixtures are ordered before the permit is even pulled for the home allowing them to reduce the time it takes to build your home rather than having wait on those materials. The downfall is you are not able to pick these items, but, Ole South Homes is able to deliver that home within the range they stated the home would be delivered.

With Ole South Homes you are able to move into your new, beautifully, finished home without fighting multiple offers and getting outbid again and again. By finding your perfect location and getting on the waiting list, you can move forward knowing you will have your new home at the end of the process.

MORTGAGE MATTERS

DO THE MATH:

Buying a home now is possible Brandpoint

W

ith record low housing supply and high inflation contributing to skyrocketing

home prices, the barriers to owning a home may seem insurmountable. But buying a home in a sustainable, affordable way is possible with low down payment mortgage options. First-time and low- to medium-income homebuyers can qualify for mortgage financing without emptying their bank accounts and can keep some cash on hand for home improvements or a rainy-day fund. Conventional home loans backed by private mortgage insurance (MI) have been available for borrowers for decades and helped nearly 2 million homebuyers in the past year purchase or refinance a mortgage. Private MI is a temporary cost that allows for a down payment as small as 3% of the purchase price. While some borrowers wait until they save 20% for a down payment, the added years of saving can translate to higher interest rates, more expensive home prices and lost home equity. “Renters who are on the hunt to buy should do the math and consider what is best for them, because often they will find that purchasing with a low down payment mortgage provides buyers with an ability to access the market sooner, and ends up being a significant advantage for them,” said Lindsey Johnson, president of U.S. Mortgage Insurers (USMI).

In today’s market, it could take a family earning the national median income up to 21 years to save 20%, according to calculations by USMI. If you are one of these renters looking to buy your first home but

don’t have 20% down, don’t worry: you are not alone. According to the National Association of REALTORS® (NAR), the typical down payment in 2021 was 7% for first-time homebuyers and 17% for repeat homebuyers.

How can buying now save you money later? Consider you want to purchase a $375,000 home, the median sales price for a single-family home in 2021, according to NAR. A 5% down payment is $18,750 versus $75,000 for 20% down. With a 740 credit score at today’s MI rates, your monthly MI payment would be about $157, which is included in your monthly mortgage payment until the MI can be canceled, usually after five years once you reach 20% equity in the home. Due to robust home price appreciation (HPA) that came in at 17.5% for 2021, today’s $375,000 home will likely cost more in the years ahead. This will also have an impact on the necessary down payment and length of time required to save for it. There are other variables in the equation too, such as interest rates. As interest rates rise, so too can the cost of mortgage financing. Not all low down payment mortgages are the same. Importantly, government-backed loans insured by the Federal Housing Administration (FHA) require at least a 3.5% down payment, an upfront charge that must be paid at closing or added to your loan balance, and the monthly insurance is permanent for the life of the loan. There are many online mortgage calculators that can help. Check out lowdownpaymentfacts.org to learn more.

o you prefer walking and biking to sitting in traffi c? Love the hustle and bustle of the city but abhor long commutes? Enjoy taking a spontaneous stroll to a nearby restaurant for dinner and music. If this sounds like you, we suggest you forget life in the ‘burbs and go urban. A growing resurgence in downtown Nashville has brought a wealth of living options to the city’s urban landscape, along with a vibrant community of restaurants, shops and clubs. For urban dwellers, The Gulch in downtown Nashville is the place to be. Properties like Velocity, Terrazzo and Encore offer the ultimate digs for downtown living. And with the tremendous growth this former railroad yard has seen, you can always find something to do here. Of course there’s always music. (It is Music City, after all.) Travel + Leisure

recently cited Nashville as having the #1 “Music Scene” in the country. From Tootsie’s to Mercy Lounge to The Station Inn, downtown music venues offer everything from rock and country to bluegrass and rockabilly. If you’re looking to set up shop, office space downtown is plentiful and growing. Speaking of the office: Did you know that Forbes.com ranks Nashville 10th in the country of “Best Places for Business and Careers”? And sixth among “Best Cities for Jobs”? Plus Business Insider recently took note of Nashville as one of the “13 Hottest American Cities for 2016.” The nod cited Music City as the “new center of the auto and health-care industries,” noting 300- plus health-care companies and more than 30,000 auto industry jobs. The growth, action and entertainment extend to numerous dining and entertainment options down on Lower Broadway and out on West End. Not to mention the Tennessee Performing Arts Center, The Parthenon, Centennial Park, Hillsboro Village… the list goes on.

Davidson

These are just a few of the reasons to consider living in the heart of Music City. One more reason: We’re just so darn nice. But don’t take our word for it. Travel + Leisure’s 2015 survey ranked Nashville #1 on its list of America’s Friendliest Cities.

It’s no secret that living spaces can quickly lose their luster. There are plenty of ways, however, to revamp your home and the good news is you don’t have to spend a lot of time or money to do it. Here are five ways to give your home a fresh start.

Update your living space

easy ways to 5REFRESH YOUR HOME

If you’re ready for a new look, adding some throw pillows is the best way to elevate your home’s décor. Yes, they are soft and comfortable but, they aren’t just fluff. By adding throw pillows in various sizes and incorporating new colors, you’ll be amazed how it transforms your living room into a cozy oasis for your human and furry family.

Freshen the air Adding a fresh scent to your indoor air provides a welcoming atmosphere. There are multiple ways to give yourself and your family a breath of fresh air. Try simmer pots with seasonal scents, candles or diffusers, and carpet deodorizer made from baking soda and essential oils, especially if you have pets.

Bring the Outdoors In Houseplants are another excellent way to breathe life into your surroundings. Plants placed throughout the home can brighten and energize a room. There are varieties of plants that need a ton of sun, while others prefer shade or there are 50/50 mixes. So, seek varieties that work with your aesthetic, lighting and space. In your quest to find the perfect plant, don’t overlook the planter. Go bold with patterns or colors to liven up a bland space that could use a punch of pizazz.

Accent walls A fresh coat of paint can completely change the look of your home and freshen up dated living spaces. Choose a complementary or accent color to go on one wall with neutral colors on the other walls to perk up a room. Don’t want to paint? Easy-to-apply, removable wallpaper comes in a variety of colors, textures and patterns. Get creative with patterns and designs from jungle scenes to floral to geometric or retro. The best part is that you can remove it easily when you no longer enjoy it.

ashville has long been known for its country music scene, but these days the city draws attention for more than its tunes. National publications are taking note of everything Nashville, from food and fashion to music and more.

meals (Margot Cafe & Bar). And with standout restaurants like Adele’s, The Catbird Seat and Husk, the city is drawing attention from publications like USA Today and Southern Living.

In 2015, Forbes magazine ranked Nashville on its list of “Boom Towns for College Graduates,” and Forbes.com calls Music City one of the “Best Places for Business and Careers.” Time declared the city as “Red Hot” for a burgeoning music business, a diverse and thriving music scene, and our charming ability to live among the stars and leave them alone.

Nashville has even been noticed for one of its delightful Southern charms: its accent. While accents are sometimes the source of jokes and ridicule, Travel + Leisure readers seem to think otherwise. On a list of “America’s Most Charming Accents,” readers ranked Nashville #4. Seems folks love the Nashville drawl, y’all, noting that residents here have “added some city” to their Southern accent.

Some may think of Nashville as a meat-and-three kind of town, but Nashville’s hip food scene is getting noticed. Travel + Leisure lauded the city for offerings as diverse as hot chicken (Prince’s), Mexican popsicles (Las Paletas) and farm-to-table

Nashville’s vibrant music scene is another trait that earns nods. Travel + Leisure recently cited the city as having the #1 “Music Scene” in the country. And with venues like The Bluebird Cafe, 3rd and Lindsley, The Station Inn and Ryman Auditorium, it’s no surprise that Orbitz declared Nashville’s music scene as #4 in the country (right behind NYC, LA and Chicago).

Music City is also a thriving hub for industry; many companies have a long history here. Bridgestone, HCA, BMI, Thomas Nelson Publishing, Louisiana-Pacific and Dollar General all have corporate offices here — a testament to strong business foundations and economic growth.

WAYS TO REVAMP

interior design sustainable products Brandpoint

S

ustainability isn’t just a trend. According to a 2021 study of more than 10,000 people in 17 countries, 85% said they had changed their shopping habits to be more sustainable. Also, 34% of respondents said they were willing to pay more for sustainable products and services. The rising demand for sustainable products has shifted the focus of many industries, including the interior design sector. You may not associate sustainability with design, but these concepts aren’t mutually exclusive. In fact, many sustainable home design products are artful and unique because of how they’re created and used. If you’re looking to refresh your home’s style while minimizing your impact on the planet, check out these four eco-friendly ways to spruce up your interior design.

June - July 2022

1. Go antiquing One of the easiest ways to be sustainable is not buying new products. Antique furniture and decor give your interior design an elevated look without creating new waste. By buying antiques, you can find unique pieces with history and save them from the landfill. Also, many antique items have a longer lifecycle than modern design pieces, so you can enjoy them for years to come.

2. Use reclaimed products Reclaimed goods are used or leftover materials or products that can be repurposed for the same or different use. For example, reclaimed wood that once made up an old barn or crate can be used as the base of home decorations, shelving and tables. Using reclaimed materials and products can give your home a rustic charm while using existing items, keeping materials out of the landfill and reducing the demand for new products and the waste created when they’re made.

3. Buy recycled products While reclaimed and recycled may sound interchangeable, reclaimed goods aren’t altered from their original state. Recycled products are items made from used materials that have been processed or molded into a new item for a new purpose. For example, many manufacturers are creating products using recycled plastic.

Depending on the glaze selected, the tiles can be used in showers and other wet areas. They’re also resistant to freeze/thaw conditions, so also an exceptional choice for many outdoor installations.

4. Choose sustainable materials When purchasing new products, make a difference and choose ones made from sustainable materials. Bamboo has become a popular material for furniture and decorations because it is a renewable material that doesn’t require much water, pesticides or labor to create compared to traditional wood products. Other sustainable materials include jute, a natural plant fiber used for woven rugs and other home textiles and cork, which is made by harmlessly harvesting tree bark. Your individual choices as a consumer matter and can make a positive impact on the environment. One way is to invest in the earth’s future by seeking out earth-friendly, recyclable-based designs for your home. Please visit www.annsacks.com for further information on the collection or to find your nearest showroom location.

The Abstra Collection™ by Kohler WasteLAB® is a bespoke tile collection that demonstrates the intersection of art and ecological science. This is also an example of Kohler’s commitment to achieving net zero waste to landfill by 2035. Kohler WasteLAB, one of several success stories to come out of Kohler’s startup Innovation for Good, and its team of designers, ceramicists and engineers, rely on factory waste as the primary medium for the Abstra designs. These sustainable tiles are made from more than 99.5% landfill-bound materials including recycled wastewater sludge and glaze overspray from the company’s Wisconsin pottery factory. This innovative process leverages a way to convert materials that were once headed to a landfill to instead produce a tile of remarkable beauty and depth. “Abstra has a fluidity that is continuous, yet everchanging in its contrasting surface details,” said Dana Morales, Senior Designer - Kohler Co. “There are the raised and relief patterns, multiple geometric shapes, a soft, matte color palette based in nature, and subtle surface undulation that create complexity and depth. Through these new WasteLAB designs, we provide the tools to create an imaginative canvas and explore new ways to express yourself.” TN Homes

W

ith one of the top high schools in the state, a mass transit plan in the works and a wealth of recreational opportunities, Sumner County has plenty to brag about. This area just northeast of Nashville offers a quality of life that many new-home buyers find attractive. Residents here enjoy the hometown feel of cities like Gallatin and Hendersonville but appreciate the nearby big-city perks of Nashville. The county’s largest city, Hendersonville, is home to Merrol Hyde Magnet School, named the fourth best high school in Tennessee in U.S. News & World Report’s most recent ranking of America’s Best High Schools. Gallatin - the county seat) is home to Volunteer State Community College, a public two-year college that offers associate degrees, certificates and continuing education opportunities. With more than 70 academic programs and classes

offered on site and online, Vol State is an educational and economic asset to Sumner County and the entire region. The Gallatin area is a sportsman’s paradise; fishing and boating opportunities abound along the county’s many miles of shoreline on Old Hickory Lake, and lakefront or golf course homes are plentiful at communities like Fairvue Plantation. Hendersonville has an extensive system of greenway biking and walking trails with plans to expand its bike trail system. Several golf courses dot the county, including Country Hills Golf Course and Bluegrass Yacht & Country Club - both in Hendersonville), and The Club at Fairvue Plantation and Long Hollow Golf Course - both in Gallatin). The Greensboro North Park & Ride lot in Gallatin is making life easier for Sumner County commuters, with the Regional Transit Authority’s Gallatin Express bus not only easing the commute for those who ride the bus but also reducing traffic for those who drive. Through careful planning and sustained economic growth, Sumner County continues to build on its existing assets, which helps it attract more workers, more residents and more business. It’s easy to see why home buyers and builders find this an appealing place to live, work, play and do business.

Brentwood | Franklin | Fairview | Nolensville | Thompson’s Station

W

hether you’re strolling downtown Franklin, dining in Cool Springs, shopping at The Factory or looking for antiques in Leiper’s Fork, you’ll find that Williamson County supports diverse lifestyles and offers a wealth of housing options. From Franklin’s Westhaven community, which features a walkable design with retail establishments located in the neighborhood, to the rural setting of Winterset Woods in Nolensville, you’ll find plenty of new homes to choose from. And whether you choose a larger city like Franklin (the county seat) or one of the smaller communities like Arrington or Fairview, you’ll find housing and amenities in a variety of styles and price ranges. It’s hard to decide whether Franklin is a big city with a small-town feel or a small town with big-city advantages. CoolSprings Galleria and its surrounding business district serve

a variety of consumer needs — from dining to furniture, housewares to clothing and more. The Crossings in nearby Spring Hill features tenants like Target, Kirkland’s, and Bed, Bath & Beyond. If you prefer the rural life, head to the pastoral paradise of Thompson’s Station, located just minutes from downtown Franklin and not that far from downtown Nashville. In nearby Nolensville, you can stop in at the new Nolensville Farmers Market for fresh produce, flowers, homemade foods and more. Williamson County is home to businesses large and small, from home-owned enterprises like Yarrow Acres and McCreary’s Irish Pub to national headquarters for companies like Nissan, Tractor Supply and Mars Petcare. Small wonder, then, that Bloomberg ranked the Nashville area (including Franklin and Murfreesboro) as number eight on its list of Top 10 American Boomtowns (based on population growth and growth in gross domestic product). According to the Bureau of Labor Statistics, last year Williamson was the #1 county on the list of Fastest Growing Job Markets in the U.S., and Backgroundcheck.org ranked the cities of Brentwood (#1) Franklin (#3) and Spring Hill (#5) among the Safest Cities in Tennessee. With small-town charm, major employers and a healthy economic climate, if you’re looking for good country living in a growing and thriving community, Williamson County could be just the place.

Wilson

Music City Star-Mt. Juliet Station

Green Hill | Lebanon | Mount Juliet | Rural Hill | Watertown

I

f you’re looking to settle in an area where you can enjoy small-town values with big-city benefits nearby, Wilson County is a wise choice. Whether you choose the county seat of Lebanon with its quaint city square, Mt. Juliet with its easy access to Nashville or Watertown and its rural charm, Wilson County offers a place where education is valued and the county fair is the event of the year. Business is booming here, which is a testament to the friendly business climate. No doubt that business-friendly attitude played a part in the growth of the Providence community in Mt. Juliet, which is adding Providence Central, a mixed-use community of housing, retail and office space. Wilson County has also been making strides in expanding and upgrading the county’s schools. The county commission approved a $63-million school building plan that paid for a new high school in Watertown (which opened in 2014) and brought expansions at West

Wilson Middle School and West and Rutland elementary schools. In recent years the county has added Winfree Bryant Middle School in Lebanon (2011), Lebanon High School (2012) and a high school in Mt. Juliet (2008). Other signs of growth include the Highway 109 bridge joining Wilson and Sumner counties. Completed in 2014, the $29.5 million four-lane structure, replaced an old two-lane bridge from the 1950s. Leaders in both counties say the bridge will provide an economic boost for their communities. Rail transportation is set to expand in Lebanon with a new stop on the Music City Star line. The award of a $1.6-million grant will help fund the proposed rail station at Hamilton Springs, making it Middle Tennessee’s first mixed-use development designed around a train station. The Lebanon Planning Commission approved the site plan for the train stop last year. Hamilton Springs will be the seventh station on the Music City Star line. But it’s not all growth and business in Wilson County. People here also know how to have fun. Take their pride in producing a top-notch county fair. According to Carnival Warehouse, based on attendance and other attributes, the Wilson County Fair ranks among the top 50 fairs in North America. From pride in a county fair to savvy business and civic leaders who promote a healthy business climate, there are many reasons to love and live in Wilson County.

Robertson

Coopertown | Springfield | White House

T

he pace of life may move a bit slower in Robertson County, but that hasn’t slowed the wheels of economic growth in this rural outpost located just north of Nashville. But don’t let that growth concern you. County leaders here are working on a carefully thoughtout plan for development. The plan’s goal: preserve the county’s agricultural economy and quality of

life while attracting businesses and jobs to designated growth areas, mostly within the county’s existing city centers. The county’s proposed 2040 Comprehensive Growth Plan calls for school improvements, road improvements and more diverse housing options. Other goals include retaining and creating jobs, adding more higher-paying jobs and attracting a diverse population and workforce. Johnson Electric and Martinrea Fabco also call this area home. In addition to the growing economic picture in Robertson County, there’s also the way of life that residents are determined to maintain. From local treasures like Burdett’s Tea Shop & Trading Company to the Shade Tree Farm (where you pick your own apples), don’t expect the pace of life here to change anytime soon.

Cheatham Ashland City | Kingston Springs | Pegram

I

f you’re looking for peaceful country living just a stone’s throw from the city, look at Cheatham County. With wooded hillsides, open farmland, and scenic rivers and lakes, the area offers an attractive setting. The communities of Kingston Springs, Pegram, Pleasant View and Ashland City offer a neighborly feel despite the county’s rapid expansion. Whether in a suburban or rural setting, residents here have the best of both worlds: a serene environment with easy access to city life and jobs.

Pegram is a great place to raise a family. The town has its own special treasures. Popular places include Finch’s Country Store and Mud Puddle Pottery Studio (which offers pottery workshops and classes). The county seat of Ashland City sits on the bank of the Cumberland River. The city’s award-winning parks and recreation program earned the Governor’s Environmental Stewardship Award for its conservation efforts involved with the Cumberland River Bicentennial Trail. Under the guidance of Renaissance Ashland City, planners are working to carefully preserve the city’s heritage while embracing the benefits of progress.

HOW TO LIVE in your backyard this summer

BIG

T

Brandpoint

he sun is shining, a warm breeze is blowing and you’re itching to get outside. You finally step out the door, and what do you see? A vast, empty space with untapped potential. When it comes to designing your backyard staycation station for the summer, you want to make a BIG statement. After all, this is the place where you can be the hostess with the mostest, ready to mix up some margs at a moment’s notice or mingle late into the night by firelight. Patio and outdoor spaces can be tricky to style and decorate, which is why Big Lots has created a step-by-step guide to deck out your backyard this summer.

Step 1: Maximize value and comfort The foundation of any space is furniture. Determining which outdoor furniture to purchase is as simple as viewing it as an extension of your living space. Think about how it will be used and how many people will use it. Create different vignettes and focus on “moments” you want to create in your space. Perhaps you want a cozy little spot for a fire pit. Or maybe you’re planning on hosting a neighborhood potluck around a massive outdoor dining table. Catching some poolside rays will require some lounge chairs with, of course, a side table to hold your vacation drinks. Gazebos, sofas, tables, chairs, swings and matching coolers are all important pieces to consider when designing your space. And because this furniture will be outside and exposed to the elements, don’t forget to look for items that are trendy AND affordable.

Step 2: Light up your night To fully maximize use of your outdoor space, you’ll next need to focus on lighting. And if you’ve ever wondered to yourself: am I fancy enough for an outdoor chandelier? The answer is yes. You can also try mixing and matching candle-lit statement lanterns to give chill vibes to all who come by. Another option would be to create a focal point with a fire pit, which comes in all forms these days, from grand outdoor fireplaces to smokeless metal drums and classy table centerpieces. If you want to set the mood while keeping the bugs away, hang up some string lights and the bugs will fly high as you lie low.

Step 3: Delight in the details Now we’ve arrived at the really fun part - decorating your new space. Some of the top trends in backyard accent décor themes right now include bohemian, farmhouse, coastal and mid-century. Regardless of the theme you choose, one of the first elements that will tie your space together is an outdoor rug. The brighter the pattern, the better! Since this will live outside, we’re looking for big patterns and splashes of color to hide big splashes of dirt. Once you’ve got your theme and your color scheme, work in some oversized planters, stylish accent pillows, a scalloped umbrella, durable dining ware and even some low-maintenance but impressive faux plants for the finishing touch. Be a “Backyard BIGionaire” this year and feel like a million bucks while hunting for the best deal at your neighborhood Big Lots or on biglots.com. TN Homes
