Taos Real Estate Market Report Full Year 2023 (12 months)

2023 ended the year with sales well below 2022 in all categories of property. Both the number of closed sales and the dollar volume were down. The red-hot market of 2020-2022 was bound to cool off at some time, and 2023 was it. The sharp spike in interest rates, worries about inflation and the economy, and the scary geopolitical situation, combined to dampen buyer enthusiasm for real estate investments. 2024 should see the market regain momentum, as interest rates have begun to decline and the long-anticipated recession seems to be not happening. SINGLE-FAMILY HOMES – Unit sales were 29% fewer than last year. Dollar sales were down 31%. Median price was about the same (+1%), and average price was down 3%. The rapid price rises of 20%-25% per year during the 2020-2022 market surge were unsustainable. However, there is still more demand than supply, with the inventory of homes listed for sale the lowest it has been in many years; therefore, prices should remain fairly firm. CONDOS – For the full year, unit sales were down 37% compared to last year. This was mainly due to lack of inventory---there were very few condos available for purchase. Dollar sales were down 25%. Median and average prices were actually up 17% and 19%, respectively, due to the acute shortage of inventory. LAND – The number of sales was down 20% compared to last year. Dollar sales were down 21%, with median price down 5% and average price down 2%. The high cost to build a home, as well as the long time it would take (due to builders’ backlog of contracts) are affecting buyer interest in land. However, with the inventory of homes and condos likely to remain extremely low for the foreseeable future, building will make sense for some people.

Pablo and Lydia — calling them by their first name helps create the friendly, social, community-oriented atmosphere they value — created Coffee Apothecary to share their interests and themselves with the local community. That meant letting local folks and visitors understand their “perspective on what defines a quality coffee,” and a determination to provide a friendly gathering place. The couple, now with a two-year old, Jose Pablo, started their business in Taos seven years ago. Not yet a coffee connoisseur, Jose Pablo’s happy face brings smiles to many of the shop’s regulars. During our phone interview, Lydia and the two-year-old could be heard chatting together in the background while dad Pablo — who ought to do a podcast on the subject — talked enthusiastically about how, for them, “Taos style” meant still being “a part of the Wild West.” “Taos isn’t just one culture,” he said. “It’s a whole collection of subcultures — traditionals first of all, but off-the-grid folks, artisans, professionals, other business people, and like some of our valued employees — just folks who heard the mountain or river call them and ended up here, bringing a little of their own cultural experiences with them.” by Josephine Ashton

Such is the makeup of those who visit Coffee Apothecary each day when Pablo and Lydia open their doors. While folks miss seeing them behind the counter — a necessary adjustment to be able to attend to their growing and importing coffee beans — Pablo said, “When we walk onto the floor and somebody yells out ‘Hey Pablo,’ ‘Hi Lydia,’ it sure makes us feel good.” Coffee goes best with conversation, and Pablo and Lydia enjoy and value both the service they provide and their interaction with visitors and Taos residents alike, as well as with coffee industry families near and far. “We’re a small part of a large coffee community worldwide,” Pablo explained. “However, we’re a larger part of a small coffee community in Taos.” Pablo and Lydia’s personally-sourced coffee beans include the rich High Road Seasonal Blend, El Capitan Espresso, and El Salvador Finca Montevideo, plus a delicious Brazil Mogiana Decaf. While El Salvador Finca Montevideo beans are grown at the 13001700 foot elevation of San Salvador volcano, the El Capitan coffee bean has deep roots in Taos — it was the name of the first drive-in burger joint in Taos, owned by Pablo’s grandparents, Pablo and Delia. “If you’re asking what living and having a business in Taos means to us,” he paused. “It’s fluid, always changing, relaxed, spontaneous. For Lydia and me personally, it’s being able to create a gathering place, where a cup of freshly brewed, quality coffee is a given, followed by people saying hello and really seeing and appreciating one another. CHUBY’S CONSTRUCTION – Taos Style – ‘A Way of Life’ –

Jennifer Miera and Thomas Tafoya of Chuby’s Construction found time in their busy life as the New Year was about to begin to answer, “What does Taos Style mean to you?” “To us, Taos Style is a way of life. It’s a feeling that is best described as a close-knit family. It’s people. It’s community. It’s a culture of looking out for one another like an older sibling does. It’s important to us that all of our customers, clients and friends feel like they are all part of this bigger Taos family,” said Jennifer. Both Jennifer and Thomas have deep roots in the building and real estate businesses and a work ethic they share with their clients. Developing a construction company at age 19, Thomas’ interests and knowledge grew, propelling him into many areas of real estate. When he and Jennifer — who started her real estate career when she was 22 — met, they discovered a mutual passion and interest in real estate. “It’s what actually brought us together,” they both agreed. “We have been fortunate to create that great life work balance that works really well for us.” Collaboratively building their business for the past 8 years, Thomas pointed out, “We really can’t say that there is just one thing we concentrate on. We enjoy the entire spectrum of real estate from owning and managing residential rentals, commercial rentals, land development, new housing construction, custom homes, [and] spec building, and creating newer healthy neighborhoods.” When they are not managing the many facets of their business, they prioritize family time. “We love Taos,” Jennifer said. “We’ve been blessed to have been raised, work and live in this beautiful community. When we’re not working, we love to spend time with our family. For me, that’s Thomas, Haley, Caitlin and Hunter.” The couple also enjoy the companionship of close friends and relish travel, explore the arts, and experience live music and the outdoors, especially fishing. They confess to being “foodies” and seek out new places to experience new dishes. “And,” they added, “taking our three pups Duke, Ava and Rio to the river, or simply relaxing at home.” Taos Style for Thomas and Jennifer is a way of living and developing a business that includes getting to meet and interact with different types of people, as well as the working relationships that develop into new friends and family. Y

ou can’t spell Kilborn without kiln, so it’s only fitting that Stephen Kilborn was born to be a prolific potter and painter who’s been hard at work in Pilar for well over 40 years. His business card shows him deeply in the zone of a spirited swing dance session. As with this black and white image on the back of his card, his ceramics and paintings are indicative of an artist and a “bon vivant” with a sense of humor. Kilborn’s works on canvas employ the familiar Southwest theme of cowboys and Indians, landscapes strewn with sagebrush and chamisa, and local adobe scenes. Instead of glorifying these subject matters, he portrays them either in a colorful but matter-of-fact manner or with a bit of wit. Take for instance the borderline-sacrilegious “Taos Pieta,” wherein the pious form is subverted — Kilborn’s black and white dog “Rosa” takes the place of Jesus and his wife takes on the role of Madonna as the two pose in front of adobe houses and a red pickup truck. There are some things in Kilborn’s shop that are more quaint (and even these items are exceptional in their own right) like strawberries on a pitcher or a straightforward representation of local architecture. But, on the whole, Kilborn’s pieces are for people with a sense of humor. A simple bowl or pitcher can take on the role of a conversation starter. Imagine being the host of a potluck and someone gets to the bottom of a potato salad, and at the bottom of that bowl there’s the face of a cat, whiskers and all, staring back at you with a stern expression, somewhat disappointed in you having taken the last scoop. Such is one of Kilborn’s bowls where a cat is portrayed from a top-down perspective. ENCHANTED HOMES CLV

Having been in the scene for decades, Kilborn touched on the different approaches he might take on a piece of pottery. “Some of the patterns I've been doing for years like these chiles, these were really big back in the ‘80s and the ‘90s and we still make them. And then, you know, if I see something that strikes a bell, then I can mess around doing poppies for a while. And, you know, sometimes I have ideas that I think are pretty great, and nobody else thinks so,” Kilborn said jokingly. The demands of the masses are hard to pin down sometimes. The iris series did not yield the same success as the strawberry or chile line of wares, but currently the lovely aspen series is a big hit. One unusual thing you might notice in the studio is the general affordability of both the pottery and the paintings. With Kilborn’s focus on functionality and predilection for output, very few items break the grand dollar mark. Nothing in the shop is exorbitant and most items are in the low hundreds. “I came up at a time where people were interested in trying to make functional pots and make them inexpensive. And now I'm not so much into making inexpensive [pieces], but I didn't raise my prices for a long time.” Even so, you’d be hard pressed to find pitchers or plates with this much character at such an agreeable price point.

O

ver the last 100 years, this Taos farmhouse has grown organically, with each new owner adding their own touch to create a unique sense of harmony and history. Built in 1909, the house has many features that create a distinctive sense of Taos Style, including ceiling vigas and sculptural fireplaces created by master plaster artist, or enjarradora, Carmen Velarde. The house was renovated by current owner Meg Greenwood when she bought the home 29 years ago. The first time she stepped through the door, Greenwood knew she would buy the home. She loved the feel of the old adobe farmhouse and how it sat right above the Rio Grande del Rancho. Greenwood had a vision for how the old adobe farmhouse could be transformed into a gracious expanded home — and, for eight years, a bed and breakfast — while retaining the historic feel. “I saw [the] potential of taking the home and enhancing it,” she said. “So, I gutted the whole house and opened it up. Because of my design background, I visually see things and I saw its potential.”

Greenwood has designed commercial spaces like art galleries and her sense of design is evident throughout the home; there are artistic touches like a refined ceramic basin paired with primitive barnwood. The earthy sense of Taos Style is embellished with heavy, antique, Indonesian teak furniture and a set of old Mexican doors with shutters. Greenwood loves mixing the elegant with the primitive while maintaining a sense of proportion and color — a style she calls “freeform with intentional details.” Accent pieces like baskets in all shapes that are used for storage provide beauty, texture and function. Light sconces that Greenwood made from salvaged barn tin adorn the walls. According to Greenwood, the house belonged to the Martinez family originally and, before she bought it, was owned by a Taos pharmacist and his family. Only the main part of the house and a vegetable garden existed when she first saw the home. She found enjarradora Carmen Velarde and together they envisioned five beautiful traditional fireplaces, soft curving counters and a corner shower. As the vision came to life, the various elements blended together to create a comfortable, artistic living environment.

Historic farmhouse The entry to the home provides access to a wood-floored dining room and an expansive kitchen with room for cooking all kinds of masterpieces. A center island with a massive wooden butcher block counter is supported by custom plaster shelving and curving walls that create a sense of grace. A corner fireplace warms the room. Off the kitchen, there is an enclosed former porch that has a pond. The sound of the pond fountain fills the room with a relaxed feel and there is a unique fireplace in the corner next to built-in benches. Sitting in the flagstone-floored sunroom and listening to the trickling fountain with sunlight streaming in through the skylights is like being outside. In this wing of the house, there is a bedroom accented by handmade Japanese screens. The bathroom has a softly sculpted corner shower created by Velarde. There is a working artist studio and access to the outdoor spaces, including a hot tub.

On the other side of the kitchen is a bedroom with another fireplace created by Velarde and an enclosed solarium. The unique arrangement with two living wings was natural for a bed and breakfast. Greenwood loves to cook and entertain, so she ran a bed and breakfast for eight years here, called Meg’s Place. “Couples got married here, which was lovely. They really enjoyed it,” said Greenwood.

Gardens, pond and pathways Just like the inside of the home, the outdoor spaces are defined by organic forms. Meandering paths are offset by moss rock benches, flagstone walls and barn wood furniture. Fruit trees including apples, native plums, pears, grapes and chokecherries have provided fruit for all kinds of jam and chutney made by Greenwood. There are ponds and fountains set among the herbs, tulips and honeysuckle, which are all quietly now dreaming of spring.

Off the kitchen, there is a covered flagstone patio and an outdoor fireplace. Other unique features include a stand-alone wash house and an old garage that has been converted to a chapel with an altar made by Velarde. From the garden, there are views down to the Rio Grande del Rancho and several paths lead down to the river. The property extends to the halfway point of the river, and across the river are picturesque views. “When I walk down the path to the river, I feel like I’m in the country, in the middle of nowhere,” said Greenwood. She’s seen coyotes, red foxes, birds and beavers near the river.

COMMUNITY PROFILE The 5.4 square miles of incorporated town of Taos spreads out beneath the shadow of Pueblo Peak (12,305) and is bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low 90s. Taos Puebloans inhabited the sage-piñón-juniper mountain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central Plaza became the hub of activity and the site of conflicts – often bloody – between the Spanish, natives, and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communities. Just south of town in Ranchos de Taos sits St. Francis de Asís Catholic Church, reputed to be the most photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descansos, and neighborhood churches called capillas and moradas. The locals speak a patois of English and Castilian Spanish. TAOS SKI VALLEY COMMUNITY PROFILE Taos Ski Valley sits at the head of the Rio Hondo Canyon, surrounded by Carson National Forest in what is known as the La Cal Basin. New Mexico’s highest point, Wheeler Peak (13,167), rises to the east, and the ridge off Kachina Peak (12,481) sets the western boundary. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Founders Ernie and Rhoda Blake put up the first ski lift in 1956 and, until 2013, the family owned the resort. In 2013, the family sold the mountain and facilities to former hedge fund manager Louis Bacon, who began upgrades and renovations starting with the 2014 construction of the Kachina Peak chairlift. The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 15 lifts and 110 trails, with a total vertical drop of more than 3,000 feet. Typically, about 250,000 skiers

and snowboarders hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and back-country skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to mid-mountain. The Village of Taos Ski Valley, incorporated in 1996, encompasses 2.3 square miles in the valley and administers municipal services, such as water, sewer, and police.

RED RIVER COMMUNITY PROFILE The town of Red River bustles along the Red River, a mountain tributary to the Rio Grande. The settlement’s elevation is 8,750 feet, and it’s surrounded by Carson National Forest and the Sangre de Cristo Mountains. The climate ranges from winter lows below 0 to summer highs in the 70s. Thunderstorms often roll through on summer afternoons. Gold miners first settled the area in the mid-1800s. These days, the local economy relies upon winter tourists who ski and snowboard, plus summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres and typically attracts more than 120,000 ticket buyers in a winter season. The ski area offers a popular Aerial Ropes Course and the Pioneer Flyer, a small seated-type zip line. In the summer, lifts run for mountain bikers, hikers, and sightseers.

For a fee, wintertime enthusiasts can explore the 21 miles of groomed skiing and snowshoeing trails at Enchanted Forest Cross-Country Ski and Snowshoe Area, located 3 miles east of town. In town, private rental services lease out snowmobiles and ATVs, and horse trail-riding is a popular summer activity. The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. The town hosts a number of popular summertime events, beginning with the three-day Memorial Day Motorcycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

ANGEL FIRE COMMUNITY PROFILE Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. In winter, about 210 inches of snow typically fall on Angel Fire, and average temperatures range between 0 and 30 degrees. Summertime highs rarely exceed 80 degrees, with frequent afternoon thunderstorms that cool off midday temperatures. Originally a favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s when the first ski runs of Angel Fire Resort were cut on Agua Fria Peak. Tourism fuels the local economy although several large, working ranches still operate in the area.

Surrounded by U.S. National Forest and private ranches, the incorporated village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort has more than 2,000 private homes, a 500-acre ski and snowboard mountain, a destination zip line, a championship golf course, country club, fishing lake and other amenities for member-landowners. Nonmembers can pay to use most resort facilities.

COMMUNITY PROFILE The boundaries of Taos County stretch from the Colorado border on the north to the Cañón del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot-high Taos Valley is bounded in the east by the soaring Sangre de Cristos of the southern Rockies and in the west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-alpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks. Tribal members of Picuris Pueblo have lived above the Río Pueblo near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Río Grande pueblos. Pueblo history traces back some 1,000 years - centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields, and orchards.

Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area. Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the triculture atmosphere, the hundred-mile views, and adobe stylings - and many return for good. The county is home to a significant number of retirees, many of whom have already purchased second homes. It is also home to several off-thegrid communities west of the Río Grande, including the Earthships of the Greater World Community.
