AVAO CITY -- Megaworld and its subsidiary Suntrust Properties, Inc. are looking at three major factors, aside from local investments, that are contributing to fast sales achievement of its P15 billion township project in Davao City. These factors are the locators who are foreigners, and those emanating from Overseas foreign Workers (OFWs) group and those coming from the neighboring areas of Davao region.

“Condominium gives foreigners a chance to acquire up to 40 percent of each of these units, unlike owning a house and lot property by which they cannot transfer the titles in their (foreigners’) names,” Atty. Harrison Paltongan, president of Suntrust Properties, Inc., said.

The second factor that Paltongan considers as coming in strong is the OFW presence; and third, those Davao neighbors whose children are either studying or working in Davao City.

Megaworld’s residential component of the township development has been partnered with Suntrust Properties Inc., particularly for the establishment of four-tower residential condominium “One Lakeshore Drive.

Each 21-storey tower will have 350 condominium units, ranging from a 27-sq.m. studio to 76-sq.m. twobedroom units. The

residential condominium project is beside the onehectare man-made lake at Davao Park District.

“OFWs are used to staying in condos abroad.

So, when they come home to the Philippines they feel home living in condominiums,” explained Paltongan.

“Migration, OFWbased, locals and neighbors of Davao region form a mixture of locators, who look upon Davao City as a place with good medical and educational facilities, plus the city’s popularity for business process outsourcing,” according to Atty. Paltongan.

Paltongan surmised that younger people would generally want to be living in cosmopolitan condos, and Megaworld will not have difficulty establishing one in Davao and finding locators since it is the number one landlord for BPOs in Metro Manila.

“As for enviroment, the more we are abundant,”

he assured. “Environment is on top of the priority of One Lakesahore Drive, because we are going to enhance the surrounding. The reason it is conceptualized as Live-Work-Learn-Relax, becasue it is an ecotourism project.” Paltongan added.

The opening of the showroom at the ground floor of Sunstrust office in Davao last Monday gives opportunity for people to have a glimpse of the condo units. “It also reciprocates the overwhelming reception of Davaoeños to our first residential project in Davao Park District. Our experience in Davao is beyond our expectation, even as we are optimistic, we can sell the whole package this year,” Paltongan said.

The sold units on the first residential tower will be turned over to the buyers in the last quarter of 2019.

Megaworld is said to be bringing, as the country’s largest office developer and landlord, its expertise in the development of state-of-the-art office towers to Davao City, as well, side-by-side with Davao Park District, which features themed residential condominiums to be built by Suntrust, a wholly-owned subsidiary of Megaworld. suntrust/PAGE 2

“We are expecting that (with the opening now of the showroom), sales would, at least, increase by 50 percent, not just because of the showroom, but because of the growing popularity of the project,” said Atty.

Harrison Paltongan, president of Suntrust Properties, a subsidiary of Megaworld.

Atty. Paltongan was referring to the P15billion Davao Park District project that is being developed along

S.P. Dakudao Loop, Lanang, where the Lanang Golf and Country Club was formerly situated.

The project will sit on the 11.2-hectare Davao Park District, considered as the first township development in Mindanao of property developer Megaworld.

It has been been gaining momentum, and this early, it has already reached P1 billion mark in terms of sales, attracting clients -- both companies and individual-residents -- as locators for its business and residential condominium units.

Atty. Paltongan, during the formal

opening of its showroom at the ground floor of Suntrust office building, situated at CM Recto Street, Davao City, said Monday, April 27, that they are presently on track with their masterplan to set up residential condominiums, commercial and retail strips, office buildings and educational institution within seven years starting 2015.

“Right now, we are selling One Lakeshore Drive. It’s actually a four-tower cluster. So, we are already on Tower 2.

We are already awarding the contracts (for construction of the whole four-tower project),” said

Paltongan.

Tower 1 has been completely sold in two months’ time while Tower 2 is 40 percent sold out, generating about a billion in sales, according to Deanna Jean Claveria, executive vice president and chief operating officer of Suntrust Properties, Inc. “We are very confident that we can sell all the four towers within the year based on the velocity of the first tower, which took us only two months to sell, and then the 2nd tower, which is now at 40 percent,” Claveria said.

“We have lots of projects and Davao seems to be selling as fast as the ones we are

selling in Metro Manila,” Paltongan said. “Perhaps, because this is a new project, and we are happy how we are welcomed in Davao, considering this is a township project -- not just an ordinary one tower or two tower-project.

We are launching an eleven-hectare township project that has so many amenities (equivalent to) ‘Live-Work-LearnRelax atmosphere,” said Paltongan.

Davao City, Paltongan said, is far from being saturated, especially now that condos are considered an opening of doors to foreigners, much more ovwerseas foreign workers (OFWs).

Davao Park District is Megaworld’s 10th township in the Philippines.

Megaworld include the 50-hectare McKinley Hill, the 5-hectare Forbes Town Center, the 34.5-hectare McKinley West, and the 15.4-hectare Uptown Bonifacio, all in Fort Bonifacio; the 25-hectare Newport City in Pasay City which is home to the famous Resorts World Manila; the 12.3-hectare Woodside City along C-5, Pasig City; the 28.8-hectare The Mactan Newtown in Lapu-Lapu City, Cebu; the 72-hectare Iloilo Business Park in Mandurriao, Iloilo City.

Although he first dabbled in architecture and information technology and is well-versed in graphics design and photography, he found his passion in the hospitality industry and enrolled in a Certificate Course in Hotel Operations at the New York University School of Continuing Professional Studies while working in an architectural firm. Later that year, he found the opportunity to put his newly-learned skills to use through a training stint at a prestigious resort.

“They offered me a job as sales supervisor, and even though it was not in operations, I thought it was a good way to get me started in the industry. I was then promoted to sales manager, enabling me to travel around Asia.After four fulfilling years, I felt it was time to expand my horizons and took the opportunity to work in El Nido as Resident Manager of Miniloc Island.”

This was the time he took his Guest Service Gold Certification. But again, the yearning to improve himself further led him to take a sabbatical to pursue the General Managers Program at the Cornell University of Hotel Administration in the US, followed by a Workshop on Accounting and Finance Statement Analysis from the New York University School of Continuing Professional Studies.

With his experience and training, what does the new Seda Centrio manager aspire to achieve in his new challenge?

Clients from his past affiliations have frequently

referred to Mr. Barrameda as the ‘heart of the company’, an appellation he’d like guests to similarly attribute to all Seda Centrio staff, especially now, given their CGSP accreditation and Guest Service Gold training.

“I emphasize to my team that we have to live up to our accreditation as a Certified Gold Service Property because this differentiates us from other hotels. We already have a good product but it has to be supported by friendly, reliable service to make us stand out,” he elaborates.

During the 60’s and 70’s it surely conquered the local higher society together with fine spirits from Scotland and the US. Now, from a more elitist drink it has won the attention of a wider crowd, young people and those with finesse of palate. Today wine has become also a true status symbol, a drink for stylish people, a real raison-d’etre. Some international dishes must be served with wine or it’s like eating a green mango without the shrimp paste.

To my happiness and surprise just recently, I have been invited to one of the Cagayan de Oro Wine Club’s wine tastings where Oliver, the British owner, pampered us with the tastes of fine wines from all over the World; price wise still very affordable though. Since then I have made sure I would organise some nice

to a restaurant or home for dinner. On Fridays some of these wine fanatics used to open some bottles selling for a converted 50,000 PhP or more sharing the cost amongst the 7 warriors of Baccus, the ancient Roman god of wine. For those not too savvy about wines, 7 is the number of glasses normally a bottle can serve. You could truly say that there was then and there still is an interesting crowd and meaningful business around this wine culture. People would spend thousands of Euros and fly in even from Germany just to spend a weekend touring wineries and eating gourmet food.

Wine is used for drinking and also for cooking. Some of my favourite dishes are cooked with wine like the risotto with Amarone, a specialty of Verona in Italy or the traditional scaloppina al vino bianco (veal cutlet in white wine sauce) just to name a few.

Can you imagine how my office looks like? Anyway, in a very old issue of PHILADELPHIA NEWS columnist Larry Fields confessed: “I lead a life of wine, women and song (by the way, a wonderful waltz of Johann Strauss!)

Some marriages are made in heaven. You know some? I do. The best of the rest are downto-earth. Maybe also yours? I was blessed and happy celebrating my 32th wedding anniversary last March 2015... .

Maybe you remember this: “Then the prince swept the lovely young maiden into his arms and carried her home

to his castle. And they live happily ever after!” Indeed, they did.

Meanwhile, I met several couples, who would say: happily never after!

All of a sudden, the partner prefers day and night watching all the sports channels, falls asleep while you’re revealing your innermost secrets and even forgets the anniversary for the first or even second time . Even we see a house that has to be cleaned, many other things have to be organized, and the partner, who looks as fatigued and bored as you feel. Logical question: “That’s it? That WAS it?”

And suddenly, we experienced the third stage and learned, why it’s worth the ups and downs. Maybe we men

don’t mention any more, how incredible she looks, but we enjoy bleating and grousing at her spending innumerable hours putting her together. But then, suddenly, we men are to unload the garbage without being asked for.

Although no marriage is continually blissful - it can be pretty good most of the time. When we lasted through arguments, money worries, and kid’s problems or slowly but surely coming up midlife crises, we should face reality that our relationship is not always a big day celebration.

It’s because the fundamental reason for a marriage has outlasted the craziness of day-today living: we love each other. That’s MY idea of “Happily ever after, indeed!”

The second part of the program featured the raffle draw for solicitors who assisted in the organization’s fund raising activities and awarding of plaques to partners of United Way by Past President Dorothy Jean B. Pabayo with the assistance of the directors.

Cited in particular was Mrs. Paquita Adaza’s donation of P20,000 for the next 12 months for its flagship Medical Assistance Program which has assisted 7,606 indigent patients since the program started May 31, 2013.

United Way originally started in the US and Canada as the Community Chest, the same name by which the local organization was known when it started.

The Community Chests in the United States and Canada were fund-raising organizations that collected money from local businesses and workers and distributed it to community projects. The first Community Chest, “Community Fund,” was founded in 1913 in Cleveland, Ohio by the Federation for Charity and

Philanthropy. The number of Community Chest organizations increased from 39 to 353 between 1919 and 1929, and surpassed 1,000 by 1948. By 1963, and after several name changes, the term “United Way” was adopted in 1963 in the United States, In 1948, Walter C. Laidlaw merged the Community Chest and other Detroit charities to form the United Foundation.

By 1974, there were enough United Way organizations internationally to demand the kind of support provided by the national organization, United Way of America and United Way International was born, In May 2009, United Way of America and United Way International were integrated as one global entity, United Way Worldwide.

“Seda Centrio wants to show our heartfelt appreciation to all our friends and patrons whose loyalty and patronage have made Seda Centrio Cagayan de Oro’s premier hotel,” said Mr. Noel B. Barrameda, hotel manager in his welcome remarks.

As a sign of Seda Centrio’s appreciation of the loyalty and patronage of its guests, Mr. Barrameda said Seda Group General Manager, Mr. Andrea Mastellone, and Group Director of Sales & Marketing Ms. Melissa Carlos flew in from Manila to personally thank Seda Centrio’s friends and patrons by spending time to celebrate with them for the evening.

“The reason we’re here tonight is to show our appreciation to institutions, agencies, organizations and individuals who have frequented Seda Centrio for their hotel and events requirements during the past year,” said program host Owen Jaen.

Seda Centrio gave out three awards for Top Corporate Partners, another 2

awards for Top Events Partners and one Individual Loyalty Award.

“All seven of our awardees were selected on the basis of ranking highest in terms of bookings in our hotel,” said Carol V. Valdez, Seda Centrio Director for Sales.

Awardees for the Top Corporate Partners included the National Grid Corporation of the Philippines (NGCP, represented by Mr. Vismindo Cebrian, Principal Specialist, PAMGs-District 3, North Central Mindanao Area); Philippine Sinter Corporation (PSC, represented by Mr. Emmanuel Lapuz, HR Manager); and, Nestle Philippines.

Top Events Partners were awarded to companies which frequently held their meetings, events, workshops, roundtable-discussions and planning sessions at Seda Centrio. Awarded were the Municipality of Claveria, Misamis Oriental (represented by Acting Mayor Veraluna Abrogar), and The Philippine American Life & General Insurance Company (PHILAMLIFE AIA, represented by Mr. Freldemar Gamotin, Territory Manager).

Not the least, also recognized with the Individual Loyalty Award was

Dr. Shirley Tia and family: Mr. Henry Tia, and children Giovan, Celine and John Rey, in recognition of their being Seda Centrio’s most loyal guest who stayed with the hotel the longest, making Seda Centrio their home for many months.

Another highlight of the evening was the delectable Japanese Buffet prepared by Guest Chef of Seda Nuvali, Chef Danny Gallardo, who has been a Japanese chef here and abroad for restaurants, exclusive clubs and companies.

For the Appreciation Night, Chef Danny prepared Mixed Sushi Maki, Kani Salad Roll and Japanese Cold Noodles to go with the hot items Chicken Teriyaki, Kushikatsu, Prawn Tempura.

Yakiniku (Barbeque style) with Onigiri (Special Japanese rice) and topped by green tea mocha and mixed fruit skewer (bread & brownies cheese fondue).

Entertainment was provided by Asia’s Got Talent and Talentadong Pinoy winner, Neil Rey Llanes, who repeatedly wowed the awe struck audience with his “Human Beatbox” act.

Music was provided by a local boy band, Just Boys composed of Leon, Andrei, Dove, EJ and Clyde.
