behalf of the Home Builders Association (HBA) of Greater Springfield, Welcome. Beginning in 1954, the HBA has served as the united voice of the Greater Springfield area residential building industry comprised of builders, remodelers, developers and other residential building industry trade professionals. We are excited to celebrate 65 years of service. The HBA is dedicated to working with government, public, business and community organizations to promote and protect the residential construction and development industry and the American dream of homeownership in the Greater Springfield area. One of the biggest challenges the construction industry is facing today is the decreased number of individuals choosing construction careers. The HBA of Greater Springfield is very proactive in combatting this issue. The inaugural Build My Future construction career day for high school students was held in 2017 and the HBA was proud to be a part of that event. Moving forward, plans are already under way to continue this event and grow it to make it bigger and better. Build My Future is an interactive construction career day that gives high school students the opportunity to explore different aspects of the construction industry. Activities include laying brick, working with concrete, virtual welding, framing, 3-d architecture, and the list goes on. For more information about this event, pictures and videos, search for Build My Future Springfield on Facebook. The HBA has also partnered with Holland Elementary to introduce children to the career opportunities in the construction industry. The hope is that one day some of them will find their way to the trades and either work on your home or be the builder of your home in the future.

Our focus is on keeping homes affordable, we work hard with local governments to ensure their decisions do not adversely affect home prices. The HBA also works with our local code officials to ensure your project complies with all applicable laws and codes. Our HBA members are here to help you whether you are looking to buy, build, remodel or maintain your home. Through a series of yearly events (HBA Parade of Homes, Home Show and Remodeling EXPO) and our website (HBASpringfield.com), you can get practical information or meet many of the HBA’s members and learn how they might be the right fit for your next project. As a kid, I was interested in building things, whether it was Legos, art or later, furniture, building is in my blood. It’s an honor and privilege to be a member of the HBA and serve as President of an organization committed to providing the most innovative, informed, and well trained membership.

ENERGY EFFICIENT HOMES Fro m t h e B u i l d e r Yo u C h o s e t o W i s e E n e rg y C h o i ce s One of the many benefits of buying a new home is its increased energy efficiency. Builders are using the latest technologies to reduce household energy consumption, from improved insulation to energy-efficient appliances. Recent analysis by the National Association of Home Builders (NAHB) shows that, on a per- square-foot basis, the newer a single-family home is, the less energy it uses. And, even though newer homes are larger, their increased efficiency means that homes built since 1999 tend to use the same or slightly less energy than homes built before 1950. Yet, the energy-efficiency story doesn’t end with the builder – it simply starts there. To realize the greatest efficiency savings, homeowners also must do their part to use energy wisely. In fact, even though new homes are built to be more efficient, true energy savings will depend on household behavior. That’s because the size of your household and the number of energy-guzzling appliances and electronic gadgets that you use actually have the greatest impact on your electric bill.
UNDERSTANDING YOUR HOME’S ELECTRICITY USAGE To make smart choices about your home’s electricity usage, it’s important to understand how homes typically use energy. The amount of energy used to heat and cool a home is known as heating, ventilation and air conditioning – or HVAC. Builders generally have a greater influence on the efficiency of a home’s HVAC system as a home is designed and built. In fact, more efficient HVAC equipment installed by builders – and better insulation and sealing – is a key reason for the greater efficiency of new homes. However, non-HVAC electricity – energy used for things like watching television, charging electronic devices, and using a computer – accounts for more than 70% of a home’s total energy use. That means that most of the energy that a home uses will be based upon the behavior of the household and not the design or construction of the home. NAHB also analyzed the impact of products usually purchased by a household on overall energy consumption, including an extra freezer, a third television, a home theater connected to a TV and a dehumidifier. The electricity needed to power these products accounted for about twice the amount of electricity required by items usually installed by a builder (e.g., ceiling fans, refrigerator and water heater).
MAKING WISE ENERGY CHOICES The choices you make everyday about your electricity usage have the most significant impact on your new home’s overall energy consumption. And whether you live in a new or previously-owned home, you have the power to make it even more energy efficient.
Here are a few simple no-cost or low-cost tips to improve your home’s efficiency: Lighting:
One of the easiest ways to save electricity is to install compact fluorescent or LED light bulbs both inside and outside your house. This is especially important if you have an outdoor light that remains on overnight. And, start turning off lights in rooms that you are not using.
Electronic Products: With homes using an ever-increasing number of electronic products, it’s important to turn them off when they’re not in use. This includes TVs and computers! To help save the standby power often wasted with these devices, use a power strip to turn off equipment not being used. And don’t forget to unplug small appliances and chargers when they’re not in use or if the electronic device is fully charged. These unused appliances and chargers remain in standby mode and use electricity. Appliances: Use your dishwasher and washing machine only with full loads. And, use large appliances in the early morning and late evening, when demand for energy is not as high. Programmable Thermostat: Consider installing a programmable thermostat, which can automatically adjust the temperature of your home when you’re away at work or asleep at night. Even small temperature adjustments can add up to big energy savings.

T
he HBA of Greater Springfield received it's charter in 1954 and in the same year started its first HBA Parade
of Homes. At the time, this single home parade was called a �Builder Home,� according to former Executive Vice President, Duane Yarnell. This home was built in order to show what was new in the home building industry. All the latest kitchen innovations were featured as well as the first heat pump heating system installed in a Springfield home. In 1955 the Parade of Homes grew to 16 Homes and included homes built by J.A. Clingan (Kevin Clingan's Father) and J.D. Gillenwater (Former Life Board Member). DOWNPAYMENT LOOK AHEAD H o w t o S a ve fo r Yo u r N e w H o m e When it comes to affording a home, it’s essential to tackle one thing well ahead of time: the downpayment. Long before you start searching real estate listings in earnest, take concrete steps to put aside funds. That way, you’ll be ready when the time comes to write the downpayment check for your new home.
SET A GOAL First, decide on an amount of money you intend to save and when you’ll need to have it ready. Figure out what that means per week, month or year. Even a modest down payment can be more money than many first-time buyers have ever put together in one place before. The median downpayment for first-time buyers is around 7%. On a $200,000 house price, that comes to $14,000, or saving $1,167 each month for a year — so, for most people, accumulating that downpayment would be a multi-year project.
THEN TRACK YOUR PROGRESS Once you set your goal and timeframe, post it on a chart where you track your progress. Check regularly to see how you’re doing. Pat yourself on the back for progress, but also note how much you have left and prod yourself to keep it up — and maybe dig deeper. In theory, saving for a downpayment has two simple parts. Identify money you can spare and stash it where it’ll stay put. But in reality, how do you do that?
CONSIDER THESE SUGGESTIONS: •
Put your savings where it’s not in the mix of your regular spending money. A separate savings account specifically for the downpayment can earn a little interest and keep the principal safe and government guaranteed.
•
Cut back on frequent small luxuries like coffee-shop drinks. Small steps like this can be a good starting point for an overall strategy to build your downpayment capital.
•
Make sure that savings go toward the downpayment and don’t trickle out unnoticed in other incidental expenses or an impulse purchase. For example, if you cut a daily $5 coffee expense, then every Sunday transfer $35 to your separate downpayment savings account.
•
Analyze spending. Consider setting a budget for clothing or eating out. Check your credit card or bank withdrawals to get an idea how much you spend eating out each month. Decide how much you’ll cut back and bank the savings.
•
Set up an automatic pay day transfer. Choose an amount you can afford and have your bank automatically send that to downpayment savings as soon as your paycheck arrives.
•
Use a cash rewards credit card. Wait for the rewards to reach maximum dollars per point before you cash in and put the money in your downpayment account. Beware of the temptation to justify spending more with the card because of the rewards.
•
Bank any windfalls — tax refunds, bonuses on the job, or cash gifts. If you get a significant cash gift, you’re likely to need a letter for your mortgage lender confirming that it’s a gift and not a loan.
•
Consider moonlighting. Perhaps you could babysit, walk dogs, do yard work, even take a part-time job for a few hours a week — then stow those checks directly in your downpayment account.

Honest Contractors Steps to Hiring a Reputable Contractor When tornado season is in full swing or other severe winter weather is around the corner, home owners may find it necessary to call in professionals to help repair damage to their homes. It’s an unfortunate fact of life that after a natural or man-made disaster, there are people who will try to profit from a community’s misfortune. But a fly-by-night contractor is one disaster you can prevent if you follow a few steps to ensure you hire a reputable professional. In fact, it makes sense to follow these guidelines when you are evaluating any potential contractor, whether it’s for post-disaster repairs or a planned renovation to your home.
HERE ARE SOME GUIDELINES TO KEEP IN MIND Price and Payment • Don’t get pressured into signing a contract immediately. You should not be told that you need to sign a contract that day or risk a price increase. • Paying a deposit of anywhere from 20 percent to 50 percent is common, however, you should not be asked to pay the full cost in advance, before work begins. • Make sure you’re comfortable with the payment options. You should not be asked to pay cash to a salesperson instead of a check, money order or credit card to a company.
References • Confirm that the contractor is a member of the HBA of Greater Springfield. • Confirm that the contractor has a verifiable mailing address for his business. • Check the Better Business Bureau, BBB.org to ensure the business doesn’t have any unresolved complaints. • Ask the contractor for references for past work and be sure the references can be reached. • Check out the business on consumer review sites such as HomeAdvisor, Houzz, etc. Remember, it’s important to take the good with the bad when reading online reviews.
Contract and Completion • Be cautious of anyone that tells you that “a contract won’t be necessary.” Insist on a complete and clearly written contract signed by you and the contractor. • Make sure you thoroughly read and understand the contract before signing the contract. • Ensure that the final payment is not due until the job is completely finished and you are fully satisfied with it. Find out if any of the work requires city or county inspection, and make sure that is done and you have paperwork to prove it before you make the final payment. Following these guidelines will help you select a contractor who will do quality work, and stand behind it.

3 The Building Trades Offer a Great Career Path
A t a time when countless college graduates are finding they are unemployed and saddled with crushing student debt, it is time for educators and policymakers to reexamine the widely held belief that a college degree represents the only road to success. This is particularly unfortunate, given the shortage of skilled workers in the residential construction industry and the fact that carpenters, electricians, framers, roofers and others in the field earn good salaries and express high job satisfaction. The residential construction industry is one of the few sectors where demand for new workers is rising, and the housing industry is working diligently to meet this challenge. Locally, one opportunity to learn more about construction career opportunities is an event called “Build My Future”. Build My Future is a one day interactive construction career day – high school students have the opportunity to try out a multitude of different construction careers including brick laying, driving equipment, welding and framing, just to name a few. To meet the housing needs of a growing population, attitudes must change. Parents, teachers, counselors and students need to understand and believe that a vocational education is just as worthwhile as a conventional four-year college and that both routes offer satisfying career paths and financial gains. It is no secret that there is a shortage of qualified workers in the building industry. In addition to available jobs not being filled, the shortage places a strain on construction companies – which in turn impacts the speed of building homes and the total cost of the home. To combat this challenge – the HBA has become heavily involved and has created resources to increase involvement and educate our youth regarding quality careers in construction through Build My Future, Be Constructive and our new Kid Pro Zone. Additionally, the HBA created a Job Postings Group on Facebook (facebook.com/groups/hbajobs) and a Job Postings Web Page for job opportunities with HBA members (info/hbajobs). The HBA Charitable Foundation also awards scholarships for Missouri State University Construction and Interior Design students and Ozarks Technical Community College Construction students. Please pass on these resources for finding jobs, ask how to get your youth involved in the trades and spread the word that jobs in construction are rewarding, lucrative and not just jobs for those that are “not cut out for college.” Some of the smartest, creative and most inventive people are in construction.
