behalf of the Home Builders Association (HBA) of Greater Springfield – Welcome. Since 1954, the HBA has served as the united voice of the Greater Springfield area residential building industry comprised of builders, remodelers, developers and other residential building industry trade professionals. Our HBA is dedicated to working with government, public, business and community organizations to promote and protect the residential construction and development industry and the American dream of homeownership in the Greater Springfield area. One of the biggest challenges the construction industry is facing today is the decreased number of individuals choosing construction careers. The HBA of Greater Springfield is very proactive in combatting this issue. The inaugural Build My Future Construction Career Day for high school students was held in 2017 and the HBA was proud to be a part of that event. Moving forward, plans are already under way to continue this event and grow it to make it bigger and better. Build My Future is an interactive construction career day that gives high school students the opportunity to explore different aspects of the construction industry. Activities include laying brick, working with concrete, virtual welding, framing, 3-d architecture, and the list goes on. eyes peeled, they have a better chance at preventing a small leak from becoming major water damage, an improperly sealed window from turning into a significant mold issue, and so on. Below are a few general tips for keeping your home in good shape and minimizing repairs as much as possible over time.

ROOF Starting at the top, the roof is a critical part of your home, and one you may not look at very often. Check your roof for curling, cracked or missing shingles and for signs of overall wear. It is well worth the investment to make small repairs as needed to avoid most costly damage down the road. A simple way to monitor your roof is to grab a pair of binoculars and do a little investigation from the safetly of solid ground. For a more high tech and fun way to investigate – use a drone, but be careful and obey the laws.

WATER The main reason for ensuring your roof is in good shape is to avoid water leaks into your home or crawl space. A light brown or sunken spot in your ceilings can be a telltale sign. As can a musty, moldy smell. Ceilings, walls and floors with water damage can be soft or spongy to the touch. And you may even hear dripping if plumbing is the source of your leak.

APPLIANCES You may not realize that a refrigerator can cause you more grief than warm food. If the appliance springs a leak, it often goes unnoticed while it wreaks havoc in your home. Check to make sure all of your large appliances are in good working order, and properly maintain them with routine cleaning and filter replacement. Many new dish washers have a filter at the bottom. Read your owners manual for maintenance and contact an HBA Home Pro when necessary.

INSECTS & RODENTS The appearance of ants and insects, as well as rodents, is always unwelcome. But it can also mean damage to your home, especially from termites and burrowing rodents. Regularly do a deep clean of your floors and carpets, and check outdoors for any openings into your exterior brick, walls and roof. Call a professional if you suspect you have a pest problem.

FOUNDATION Foundation issues could be the result of poor drainage around your home, intense dry and moist seasons over time, or just plain faulty home construction. While there are not a lot of quick fixes, noticing it sooner rather than later is still beneficial. A telling foundation issue is a cracking or separation in the bricks on which your home rests and in your basement. A lesser-known sign of damage is when door and window frames become out of alignment. Your basement door no longer closes and you notice a crack forming in a basement window? It is always best to have a professional inspect your foundation, but it is good to know there is a difference between vertical and horizonal cracks. Vertical cracks are more common and are usually the result of foundation settling. Horizontal cracks are often caused by soil pressure. Horizontal cracks are typically more serious and should be inspected by a professional. While these are just a few tips and not a comprehensive checklist, think of it as a friendly reminder to keep your eyes peeled for potential home repair needs that shouldn’t wait. Remember that contractors, remodelers and inspection professionals have the expertise to help you address critical home issues that rear their ugly head.

Wet rooms—essentially open-concept or barrier-free bathrooms—are tiled continuously from floor to ceiling and across the floor surface, giving a sleek, unified appearance. The shower is open to the room or enclosed in clear glass, and has no raised threshold to step over. Sinks, countertops and vanities mounted to the walls hover above the unbroken plane of the floor. The wet room’s uninterrupted sight lines give a feeling of space to even a relatively small room. The continuous floor surface makes for easy cleanup and allows people in wheelchairs or with restricted mobility to move freely. Here are a few things to consider when designing your wet room:

The open spaces and abundance of tile that define a wet room invite you to splash on your own creative look. Whether you choose soothing earth tones and textures, cool minimalist grays, whites and blacks, or whimsical colors and patterns, the wet room creates an eye-catching display.

CURBLESS SHOWER

Because the entire room is waterproof, your curbless shower also can be completely open to the room, with no enclosure at all. Just be sure there’s enough space to place the toilet and sink where they won’t get splashed by spray from the shower. Glass enclosures with seamless glass doors are another popular option. They’ll contain water on all sides without impeding the view.

Or sometimes simply a slab partition between the shower and the toilet will do the trick, leaving the front of the shower open to the rest of the room. The slab may be a foot or two short of the ceiling and face the doorway to minimize its effect on the visual flow. Threshold drains—or grates that are flush with the tile floor—may define the edge of the shower area without interrupting the floor’s flow. Some drains even glow from within, using interior colored or white LED lighting for an extra flair and to help orient a person under the shower’s spray. Another popular option is adding a place to sit in the shower. A built-in slate ledge, matching or contrasting with the wall tile, a wall-mounted drop-down bench in bamboo or a free-standing teak stool is a handy feature for anyone and contributes to the overall design. Floating vanities, attached to the wall without legs, and floating countertops look great with today’s vessel sinks and minimalist faucets. In addition to their sleek look, these features also provide sink access for anyone in a wheel chair. Drawers or shelves attached underneath or on each side of the sink provide storage.

PROFESSIONAL INSTALLATION

To be sure your wet room keeps the water where it’s supposed to be, it’s important that everything be installed just right, and that might require a professional. Floor grading is key—constructed to slope gently and almost imperceptibly, but effectively, toward drains. Tile must be properly installed and sealed to prevent leaks. Once it’s done right, your wet room will be easy to use, clean and enjoy—a lovely oasis in your home.

Today home owners can use paint to generate solar power, light up a hallway, waterproof a basement and even draw on the walls with no fear. If you’re thinking about painting your home, knowing what’s new in paint technology may be helpful in deciding how to move forward with your next project. Here are just a few new and innovative products to keep in mind while you plan:

Paint that Lights Up a Room - Literally Researchers recently developed and patented a new type of paint that will one day enable home owners to paint lights onto walls and other parts of the home. This new electroluminescent coating technology turns commonly used metal, plastic and wood surfaces into lamps when the paint is energized with an electrical current. One future use of the product could come in handy for those interested in universal design: a painted white hand rail that illuminates at night, lighting your way in the dark.

Heat-Sensitive and Solar Power Paints Paint that detects and reacts to changes in temperature has been around for a while, but interest in its varied applications is growing. This paint may be used in color-changing interior wall designs, where one or more elements of the motif appear or disappear according to the temperature in the room, or applied on kitchen or bathroom surfaces as a temperature gauge. The paint is also being tested to determine whether it can be used to improve energy efficiency as well -- absorbing heat during winter and deflecting sunlight in warm weather. Other companies are researching new technology that harnesses nanoparticles that absorb light, which may one day enable consumers to very cheaply generate solar energy for their homes.

Keep it Green with Low or No-VOC Paint Today’s biggest trend is the increased availability of low or no-VOC (volatile organic compounds) paint choices. Just about every major paint manufacturer has at least one line now. These paints protect consumers from a number of health issues associated with VOCs, and contributes to improved indoor environmental quality, which is one key goal of the green building and remodeling movement.

Paint that Stays Durable and Clean Driven by consumer demand, manufacturers of interior and exterior paints have developed paints that are easy to apply, durable and cinch to clean. One uses ceramic technology – an infusion of ceramic microspheres into a high-quality acrylic resin – to create a paint extremely resistant to stains and scuffs, and washes well without damage to quality or appearance over time.

User-Friendly Containers Although they have not gained significant popularity due to the cost of production, plastic paint containers that feature twist-off lids, side handles, and easy-pour spouts give consumers a more convenient and less messy way to get the job done. These containers are usually pretty lightweight and easier to store than typical steel paint cans.

Waterproof Paint In the future, waterproofing your basement may be as simple as a few strokes of paint. These products are still in their infancy and many are unavailable to consumers. Products that are available now can create a waterproof barrier on most concrete and masonry surfaces, but most are only water-resistant, not entirely waterproof. These paints can be used in bathrooms, water tanks and birdbaths to manage moisture retention and mold and mildew buildup. One day, fully waterproof paint may be the best and least expensive solution to a common problem that many home owners face: flooding. Although some of the above paint technology has not yet hit the stores, keep a look out for how paint will be changing more than color in the near future.

Your kitchen is likely the most important room in your house: where the kids do their homework, where your friends come for coffee, where you pay your bills and — for most of us — where we cook our meals. It’s also the first thing that home shoppers look at and that’s why the experts on the National Association of Home Builders’ Design Committee pay close attention to color, pattern, lighting and appliance trends.

Here’s what experts are seeing as they look to the kitchen of 2018:

Open floor plans

The kitchen as a gathering place is here to stay, say these designers. And as islands get bigger, some are swapping the kitchen table and “command center” desk for a comfy armchair or two where you can sit and scroll through your tablet or phone while you enjoy a cup of tea.

Technology

The “smart home” is becoming more evident in today’s kitchen. Just as thermostats and security devices can be controlled via a smart phone, so too can ovens, refrigerators and other appliances. This trend, designers say, is only growing.

And that oven?

It’s still likely to be stainless steel, but in a black stainless steel, which is now among the most popular colors of kitchen appliances. Other popular shades include deep jewel colors, especially navy blue, in high-end ovens.

Counters and Cabinets

Granite countertops remain a classic choice for the traditionalist, but there are plenty of new options to choose from. Quartz countertops have improved remarkably since they were first introduced — coming in larger slabs so having a seam between countertop pieces is less likely. When it comes to cabinets, top designers are saying that intricate designs and fancy knobs are very “last century.” Think flat panels and clean lines, with a focus on maximizing storage.

As more families use their kitchen as a hub for entertaining, the “beverage center” is coming into its own this year. Having a cabinet and countertop section with a sink, icemaker and mini-fridge lets your guests pour their own drinks or hungry children get their own snacks without congesting the other areas of the kitchen. Storage remains very important, and the clean lines of today’s kitchen design — fewer knickknacks and less clutter on the countertops — mean more home owners are asking for bigger mud rooms with ample shelves for everything from canned goods to vases.

The HBA Builder Member of the Year award went to John Marion (John Marion Custom Homes). John served as president in 2016 and 2017 and was instrumental in reviving HBA Education offerings and implementing builder participation requirements. All HBA Builders are now required to attend at least one Builder Round Table, one educational event and one membership event during the year to retain their membership. This change has led to increased builder participation throughout the association.

Jillian Johnson (Decorating Den Interiors) was honored as the HBA Associate Individual of the Year. Jillian is an extremely active member of the HBA. You'll find her participating on the Trade Show committee & the HBA Charitable Foundation Scholarship committee. She volunteers at the Home Show and Home Remodeling Show and helps lead educational presentations at both shows. Jillian was also instrumental in securing donated golf carts to shuttle vendors back and forth to the vendor parking area during both shows.

FamilySAFE Storm Shelters & Safe Rooms was honored as HBA Associate Company of the Year. FamilySafe created our most talked about event ”Corn Madness” – an annual cornhole tournament. In addition to creating and hosting this entertaining and exciting event, FamilySafe employees make a concentrated effort to attend all HBA events and are among the first HBA members to step up to volunteer.

Our new award – ”Rising Star” – was given to Ryan Green (First Choice Construction). Ryan joined the HBA in April 2015 and hasn’t slowed down since. Ryan quickly determined that participating in HBA educational opportunities and the Regulatory Advocacy committee directly affected his livelihood and he made both a priority. Ryan also participates in the Home Show, Home Remodeling Show and Parade of Homes – all of which he feels helps promote his company to the community. In addition to everything Ryan does within the HBA, he also promotes the HBA to fellow builders, subs and contractors. Ryan continues to bring in great new members to the HBA. As the housing market continues to strengthen, home builders across the country and here in Southwest Missouri are seeking skilled workers — such as carpenters, framers and roofers — to help them build the American Dream. A vocational education is equally rewarding and can be obtained at a fraction of the cost. Missouri Construction Wages - Average vs Top 25% HBI, a national leader in career training and NAHB’s workforce development arm, offers educational programs in 44 states and the District of Columbia, reaching more than 13,000 students each year. These include more than 10,000 students in HBI’s pre-apprenticeship programs and 3,500 students in 130 NAHB Student Chapters. HBI Job Corps programs are located in 74 centers across the nation and offer pre-apprenticeship training in 10 residential construction trades.
