This month’s interview An interview with Shaun Davy, Director of Afritec Asset Management (Roma Park)

Without a doubt, Roma Park is one of the most exciting mixed use property developments in Zambia. This month we managed to bag an email interview with Shaun Davy. Nambeye didn’t quite get to meet the man behind Roma Park (this time)! NAMBEYE: Roma House recently celebrated its one year anniversary (pictured right). The restaurant is the most obvious sign of things to come at Roma Park. How many years has it taken to bring this incredible project to life? SHAUN: Roma Park originally started with a piece of agricultural land on the edge of Roma where there was little development. With the help of the Zambian Development Agency (ZDA), we were able to create a vision for a mixed-use development in this part of Lusaka. That vision started in February 2009 so the project has been in the pipeline for over three years . NAMBEYE: Who had the vision for Roma Park? SHAUN: The vision for a mixed use development was initially inherited with the project from our local partner Mrs Victoria Huwiler. We tweaked that idea and with the guidance of the ZDA we created the vision for Roma Park. NAMBEYE: Roma Park is one of the first mixed use developments in Zambia. What inspired the birth of Roma Park? SHAUN: We were all of the opinion

that Roma Park represents the future of Lusaka, a vibrant mixed-use and cosmopolitan urban node in the heart of the new growth centre of Lusaka. NAMBEYE: At what stage would you say Roma Park is at currently? SHAUN: It’s difficult to put a timeline on Roma Park as the products and the services we offer are market driven. Therefore, the pace of development is very much set by the market.

I would say we are towards the end stages of completing the seed infrastructure. This encompasses the servicing of the land and encompasses the provision of water, sanitation, electricity and tarred access roads. This is always the most challenging part of any development project because progress is perceived to be

slow. But most of the work in putting in world class infrastructure which happens mainly below ground. We are essentially putting the foundations in for the development and success of the whole project. NAMBEYE: What have some of the challenges been along the way for Roma Park? SHAUN: Obviously a development of this size has a number of challenges, particularly with regards to integrating a large infrastructure project into the city’s utility supplies and grids. This, while challenging has been wonderfully supported by the good people at LWSC and ZESCO. I would say the greatest challenge has been getting the confidence of potential buyers into Roma Park that we will deliver the vision of Roma Park. I think we have risen to that challenge. The reward has been the fantastic response to our first and second phases which were put on sale a year ago and are now very close to being sold out.


NAMBEYE: How can people who would like to acquire property within Roma Park go about it?

SHAUN: Our Sales agents are Pam Golding Properties, in the Arcades Shopping Centre. Go visit them and they will show you whats on offer at Roma Park. But you must hurry! The first two phases are nearly all sold out. That said, we are looking to bring a third phase onto the market towards the third quarter of 2012. SHAUN: We value our participation in the local economy and if there

How would you say the property market is doing in Zambia in terms of growth, opportunities and trends? SHAUN: It should be noted that the Zambia Property market is relatively young. This combined with the rapid urbanisation and the fantastic economic growth Zambia has experienced has meant that property is and exciting sector to be in here.

Globally, property has always been seen to be a great investment, and Zambia is no different. I think the challenge moving forward is for the banks to come in line with market expectations with an affordable mortgage product to allow more Zambians to get on the

property ladder. This will not only facilitate the next step in the maturity of the property market but will be fundamental motivation for the continuous growth of the Zambian economy with the ancillary benefits off a healthy property market. NAMBEYE: Where do you see Roma park in a year’s time? SHAUN: Roma Park will be well on its way to growing into its full potential. I have know doubt by that stage we will have set the standard for mixed used developments in Zambia. NAMBEYE: What next after Roma Park? Any further projects on the horizon? SHAUN: Roma Park will no doubt keep us busy for a good few years. So at the moment the focus will stay on Roma Park. After that, who knows?

Firstly it’s good to be back in Zambia. I love to travel and it was great to visit the UK and see family and friends. But there’s really no place like home! The Best of Zambia has been blessed with growth. And that means we need the resources in place to accommodate that growth. My primary mission on this UK trip was to import four vehicles for our expanding team here. I am pleased to say that, as we speak, four Rav4s are on a ship heading for Walvis Bay in Namibia, from where they will be transported into Zambia. A second reason for the UK trip was to hold strategic meetings with our design team who are based there. As a result I am happy to announce that throughout

this year we’ll be rolling out some exciting thebestofzambia.com developments. I would love to share but they are too hot off the press for more details! We will be keeping you informed of these new features, designed to accelerate traffic growth and further enhance users’ experience on the site. To give you a hint, everything we have planned is about giving an even more effective marketing and promotion service to our members, helping them all to promote their services, events, offers and news with impact and power. I am very thankful for the success of the Best of Zambia - a direct result of the dedication of our teams in the UK and Zambia.
