A LETTER FROM THE PRESIDENT OF THE SANTA FE AREA HOME BUILDERS ASSOCIATION

2016 promises to be an exciting year for the home building industry. As our economy continues to recover, creative new partnerships between local government, industry, educational, and community groups are taking advantage of extended sustainable building and solar tax credits. New material and technology innovations Teri Buhl offer more building choices than ever, and I’m proud to lead an organization full of experts eager to guide homeowners toward their best lifestyle and budget choices. The Santa Fe Area Home Builders Association (SFAHBA) continues to work with city, county, and state officials on refining sustainable building codes and requirements. Helping our customers meet new city codes is a priority as Santa Fe launches its Water Efficiency Rating Score this year. The county is implementing a new HERS=70 requirement and is using SFAHBA input to streamline processes for a seamless fit with the Construction Industries Division. Rapid changes in the construction industry necessitate a commitment to education, and SFAHBA supports multipronged partnerships that augment our monthly lunch topics. Through our affiliation with SFCC, WERS Rater training begins in March. At a recent town hall meeting with state legislators, we voiced our support of capital outlays for Santa Fe High School vocational trades training. Learn from SFAHBA’s weekly radio show every Monday at noon on 101.5 KVSF. Tune in or download podcasts of Executive Officer Kim Shanahan conducting lively interviews of community and industry leaders. Looking for a Builder?

Ask your friendly SFAHBA Executive Officer for a recommendation

E

very home builder association in America fields regular inquiries from the public asking for referrals—not surprising, since a local HBA is the organization one can trust to find licensed and insured professionals who belong to a group dedicated to education, ethical practices, and high industry standards. How those associations make referrals, however, can vary widely. Correctly believing they shouldn’t play favorites, most HBA executive officers simply direct the public to their websites, which may break down their membership by category: remodelers, green builders, custom builders, production builders, etc. Here in Santa Fe we take a slightly different approach. One thing that differentiates me as the Santa Fe Area Home Builders Association (SFAHBA) Kim Shanahan Executive Officer is my 30 years as a home builder in Santa Fe and my hands-on experience in remodeling, green building, and the building of custom and production homes. While most HBA executive officers do not have backgrounds as home builders and wisely stay out of the expertise business, I have no such reluctance.

When I get an inquiry I first conduct an extensive telephone interview with the prospective client. I’ll ask them: Where is your home or lot located? (That tells me rough price point.) Where are you from? (That tells me what price point they have already experienced.) Are you drawn to typical Santa Fe style or more contemporary? Does green building matter? If so, to what degree? Will you work with an architect, a designer/builder, or design your home yourself? Second home? First home? Retiring? All of this information helps me narrow the field of referrals. I then send an email to the client and five or six prospective contractors, introducing everyone to each other. In the email I provide the builders with the rough scope of work and give the client the builders’ phone numbers, emails, and websites. Then I leave it to everybody to make the connections. (The “hungry” builders typically call right away!) How do I choose specific builders out of the hundreds of contractors in my association? Well, I recommend the builders I know, and that means the ones who are active in the association—the ones who come to our lunch meetings and serve on SFAHBA’s committees, councils, and board of directors. SFAHBA’s New Digs SFAHBA is moving! After 12 years in our eastside location at 1409 Luisa Street, we’re heading to the Southside of Santa Fe. The new address is 2520 Camino Entrada #B. The best part of the new space is that we cease to be renters and finally become owners. The 35,000-square-foot building itself was recently purchased and remodeled by Santa Fe Habitat for Humanity to house their offices and ReStore. Because we have a long-standing and great relationship with Habitat, the process of acquiring 4,000 square feet of the building and remodeling the space to suit our needs was a smooth and easy one. Camino Entrada is in the Valdez Business Park off lower Cerrillos Road. We recognize a good deal of Santa Fe’s growth is moving to that side of town, and we also recognize many of the newly formed businesses that make up our membership are located in that area. With a meeting room that can hold as many as 75 people, a dedicated board room for up to 30, a small conference room for 16, a large modern kitchen, plenty of storage, and dozens of parking spaces, we finally have the space and room to fully accommodate our members and the public. Our doors are always open between 8:30–4:30, so come on by and see our new space!

Beyond Beautification

The opportune time to improve a home’s energy efficiency and air quality is during a remodel

A

re you thinking of remodeling your home? If you’re like most people you’ve been dreaming of an extra bathroom, new countertops, or a sunroom for eating breakfast. While you’re dreaming and planning, though, it’s a great time to consider how you might also upgrade your home’s energy efficiency and indoor air quality at the same time, to save on energy bills going forward and potentially improve your family’s health. Many homes were built in a time when energy was cheap and not so much attention was paid to the air-tightness or air quality of the home. Many of the energy efficiency improvements that could easily go hand-in-hand with a remodel—adding new insulation; sealing windows, doors, and other leaky places; fixing leaky heating and cooling duct systems—can save you money and make your home a lot more comfortable. No more sitting in a drafty house, cranking 12

up the heating or cooling system. Sounds great, right? But what you might not be aware of is that some energy efficiency improvements on their own could have an adverse effect on the indoor air quality

That leaky old house that had air moving through it on a regular basis is now sealed—and the more you air-seal a home, the less fresh air will be able to circulate through it.


Our modern homes have so many more chemicals in them than 50 years ago, from cleaning sprays and beauty products to furniture that off-gasses. We’re living in a chemical soup! Cooking and bathing add moisture to the air that needs to be exhausted from the home, and all the fumes from cooking need to be exhausted, too. The tighter your house, the more you are living with these contaminants. Nowadays most contractors are familiar with strategies to provide a tighter home with a clean, reliable source of fresh air through controlled ventilation, using bathroom fans on a timer or a whole house ventilation system. In either case you’re usually in a better situation than simply relying on a leaky home for your fresh air, for who knows where that air is coming from—maybe up from a moldy crawlspace or past a dead mouse in your walls? And on still, mild days there may not be much air movement through your home in the first place.

2016 CALENDAR OF EVENTS DreamCatcher Golf Tournament June 9 We head back to the Marty Sanchez Links de Santa Fe for our annual fun day of golf with SFAHBA members and their friends. Considered one of the most beautiful public courses in New Mexico, Marty Sanchez Links de Santa Fe is the perfect venue for a four-person scramble. The shotgun start is at 9 am, giving you plenty of time to hit a few balls on the driving range if you haven’t picked up your clubs in a while. This event helps benefit a great nonprofit: SFAHBA’s DreamCatcher Foundation, which provides scholarships to our members and their dependents pursuing continuing education in the construction industry. The day of fun is not restricted to SFAHBA members, of course, so call Lourdes at 505-982-1774 to form a team or find out about sponsorship opportunities. ENERGYSMART ACADEMY

Haciendas—A Parade of Homes August 12–14 and 19–21 The Southwest’s premier home tour is a must-see event and a highlight of Santa Fe’s summer season. Santa Fe style has become iconic over the years, and many people dream of owning a place in our beautiful community. The chance to meet and talk with builders and see their outstanding work is what makes the tour so popular. Tickets are only $15, available at area businesses and at the Lensic box office (211 W. San Francisco, 505-988-1234).

And although many people love the idea of flinging the windows open, realistically, many can’t or don’t. Security issues, outdoor dust, living near a busy street, or just plain forgetfulness means we often won’t have an adequate supply of fresh air. While you’re planning your next remodel, think about these questions: Do I want to save money on my energy bills? Do I want a more comfortable home? Do I want better air quality for my family? If so, plan to add a bit more than just those granite countertops this year and investigate energy efficiency and ventilation systems that will improve the way you live in your home, not just the way it looks.

Fall Festival October 2 The “Fiesta de Otoño” is our day to celebrate and honor the Spanishspeaking business owners, their employees, and their families who contribute to the success of the Santa Fe Area Home Builders Association. It is a free day of fun, food, music, and games for all the members of our association. Que Viva La Fiesta! Monthly Lunches for Builders and Remodelers: Networking and Education Second Wednesdays: General Membership Lunch. Guest speakers typically talk on political and policy-related issues affecting the home building and development industry. Speakers are usually elected officials or senior staff from local government. Third Wednesdays: Remodelers Council Lunch. Guest speakers offer educational information specific to remodelers. Topics include water management, subsidence, transitioning from home builder to remodeler, marketing, legal issues, and more. Fourth Wednesdays: Green Building Council Lunch. Experts in building science inform on emerging green and sustainable building practices. Lunches are open to members for $15 and to nonmembers for $20. Aging in Place Remodeling your own home—or the home of a loved one—can be a surprisingly cost-effective solution to assisted living

W

e baby boomers like to tell ourselves that 60 is the new 40. And though we may believe that in our hearts and souls, our bodies are telling us the truth: We are getting older. Remodeling your home to extend your independence and self-reliance is easier than ever. Not only is remodeling likely within your means, but financially, it can be the right decision in the long run. The wide spectrum of remodeling options for aging in place runs from the simple and obvious to the complex and costly, but all make sense. There’s no need to do everything at once; upgrades can be phased in over the years. The bottom line is that the average cost of high quality assisted living is $80,000 a year, while in-home health and day care is half that cost. Remodeling can save a ton of money in the long run.

The average cost of high-quality assisted living is $80,000 a year. Remodeling your home for aging in place can save a ton of money in the long run. Start simple with an assessment of your existing home. Hand strength is often the first thing that’s lost, so changing knobs to levers makes sense. New door handles and faucets in the kitchen and bathrooms are cheap and easy, and the short handles that open casement windows can be switched to longer ones for more leverage. Switching to LED lightbulbs, with super-long lives, saves energy and keeps the ladder in the garage. The next health challenges are usually the losses of equilibrium and depth perception. Even a simple fall can break bones, so eliminating elevation changes even as short as 4 inches—such as from a portal to a sidewalk—can make a difference. As one’s stride shortens and the shuffling begins, getting rid of rugs and carpets in favor of smooth level surfaces is an easy fix, plus indoor air quality is improved, and smooth surfaces are easier to keep clean. Analyze furniture arrangements and place solid, stable pieces along traffic patterns. Installing handrails down long hallways can be done in an afternoon. The temporary use of a wheelchair or walker means doors to bedrooms and bathrooms may need to be widened; 36 inches is the optimal width. Now we’re talking not-so-simple improvements, but fear not, remodeling professionals are up to the task. If a wheelchair becomes a permanent reality, then remodeling the kitchen and baths should be in the scope of work, with the chair being able to “drive under” a bath vanity, a kitchen sink, or a stovetop. Move plugs and switches from the backs of counters to the sides of cabinets;

install higher toilets surrounded by grab bars; change tubs to “drive in” showers with grab bars; and make sure turning radii in showers and hallways are wide enough to maneuver. If it comes to the point where constant care is required, changing an area of the home to an efficiency apartment for live-in caregivers will still be cheaper than moving into an assisted living facility. So how do you pay for these upgrades, especially if you’re on a fixed income? The good news is that we boomers are still over 80 million strong—and we vote!—which means our power at the polls remains undiminished. Medicare, Medicaid, and VA programs all are available, and if you own your home, or have significant equity, the reverse mortgage is available and a viable option. You might not be ready to face the inevitable for yourself just yet, but consider your elderly parents, who may be reluctant to leave their home or are contemplating moving in with you. In either scenario, remodeling their home or getting your home ready for their arrival is still by far the most cost-effective option for aging in place. With function, aesthetics, and safety in mind, Palo Santo Designs LLC breathes second life into an artful residence and earns top honors

I

t was one of the first homes built in its neighborhood in the Tesuque foothills, and years of modifications and additions had not been kind to it. When the homeowner decided a complete renovation of her residence was in order, Palo Santo Designs LLC, one of Santa Fe’s premier builders and remodelers of custom homes, stepped up to the challenge of transforming its dated spaces into a fluid floor plan finished in soft contemporary tones. Palo Santo’s hard work paid off last year, when this project, which took over a year to complete, earned the 2015 Remodelers Showcase Excellence in Remodeling Grand Award for the wholehouse remodel, as well as the Excellence in Remodeling Award for Best Kitchen. Steffany Hollingsworth of HVL Interiors and Solange Serquis of Serquis + Associates collaborated with Palo Santo on the interiors and landscaping, respectively. The makeover, far from merely cosmetic, involved some serious rethinking of the entire design—structural and mechanical updates as well as aesthetic changes. “We leveled off several different floor elevations into one elevation, designed for aging in place, and incorporated universal design elements like large door openings,” says Brandon Snoy, a Palo Santo principal and the remodel’s project

manager. Architect Bill Druc of Druc Engineering helped the team address a host of other issues, including a seriously outdated floor plan riddled with tripping hazards and the question of what to do with not one but two small, awkward kitchens. A main goal, however, was to help the owner update the overall effect of her home and to showcase her art and family heirlooms, so the team raised the ceilings about three feet and vigorously eliminated partition walls to create a more open floor plan. A great room is now the home’s lovely centerpiece, with a modern kitchen featuring a combination of innovative finishes—from copper and soapstone to boxcar planks and 3form—opening into a comfortable living area with a custom-made wood stove and reclaimed oak floors. Every bit of the owner’s art now has a place in the home, creatively displayed on richly hued walls. “An integrated team approach was really instrumental in achieving the goals of the owner. It took a huge team of experts from many fields to really nail down the desires and the complexities of what she wanted to have done,” says Snoy. “In the end, it was as custom as a custom home can get.”

The reconfigured floor plan by Claire Lange now flows and makes much more sense, while new comforts include updated electrical and plumbing, a kiva fireplace, the addition of laundry space, and an efficient mini-split heating and cooling system. Its expanded area now satiates the visual appetite, with new appliances including a Thermador six-burner range and a KitchenAid French door refrigerator. Custom alder Shaker-style cabinetry surrounds a glass tile backsplash, glistening granite countertops, and porcelain tile flooring. By relocating the skylight to the center of the room, the kitchen acquired another beautiful feature: New Mexico sunlight.

A 1.4-acre lot and stunning mountain views encouraged John Di Janni Homes to reconstruct this formerly claustrophobic house. Many of the home’s partitions were removed and rearranged, the living room ceiling was raised, and the exterior wall was expanded to form a spacious dining/living area. Also created by the 1,000-square-foot addition is a new master suite, including a natural gas fireplace, a luxurious master bath, and an ample closet. All electrical, plumbing, and heating systems were replaced and joined by refrigerated air conditioning.

The dynamic collaboration between designers Grant Hayunga and Elizabeth DeCicco, architect Sandra Donner, and Tierra Concepts, Inc., reimagined every space—inside and out. The overly deep drop floor of the sunken living room was raised, allowing for fewer steps; separate kitchen and dining areas were opened up into one flowing, light-filled space; and two sets of French doors now access the lovely, eastern-facing portal. At the other end of the home, a whole new guest suite was added and the master suite completely redone, including raising the ceiling and adding a new fireplace; a serene enclosed Japanese garden now beckons through the master bath. sfahba.com

Enchanted with the location and established landscaping of their newfound adobe, these homeowners sought the expertise of Prull Custom Builders, interior designer David Naylor, and architect Craig Hoopes to correct their home’s outdated, energy inefficient condition. Necessary additions to the kitchen and master bath cleverly preserved the landscaping. The entire electrical system and plumbing were replaced, an archaic cast-iron radiator system refurbished, the roof restored, and uninsulated exterior adobe walls coated in two inches of spray foam, followed by re-stuccoing. The kitchen benefitted the most from the remodel, earning a raised roof, all-new appliances, and a chevron patterned tile floor. New insulated windows showcase the changes in the project: a charismatic home filled, literally and aesthetically, with light and warmth.
