CLIMATE

The climate in Camas County is consistent with other counties along the northern edge of the Snake River Plain. Average daily summer temperatures are in the mid-80s but can reach the 90s, with general weather patterns for the summer months being hot days and cool nights. The months of July through October are typically dry, with isolated showers and thunderstorms. The winter daytime average temperature is 20 degrees, with an average of 74 inches of snowfall during the months of December through March. Total precipitation for the year averages 14.7 inches, with snowfall being the primary source of moisture.

RECREATION

The mountains to the north average over 115 inches of snow a year and offer endless miles of snowmobiling and cross-country skiing on the open ridges and the flat terrain on the ranch.

WINTER SUMMER

Soldier Mountain Ski Resort, just north of Fairfield, Idaho, is approximately 42 miles east of the ranch and offers a small mountain vibe to the skiing experience. Sun Valley is 1.5 hours to the east, and the experience is world-class, with over 3,000 verticle feet of skiing. Sun Valley is appropriately named, with the sun shining 80% of the ski season and blue skies as your backdrop.

Summer and fall are magical in this region of Idaho, with warm, sunny days and cool nights. The ranch and the mountains beyond become a giant playground for endeavors of the outdoors. The South Fork of the Boise and the cool mountain waters of Anderson Ranch Reservoir are a quick 7-mile drive from the ranch. The hiking trails in and around the ranch can get you close enough to that coveted wildlife photo one would see in galleries.

Sun Valley

FISHING

South Fork of the Boise River is 7 miles northwest of the property and is one of the best fisheries in the state. Big rainbows can be found in that very healthy 16 to 24-inch range. The South Fork is a beautiful floating river, and outfitters are not allowed to take clients down the river, keeping it very fishable without the big crowds. Anderson Ranch Reservoir has become a great Kookanee fishery. Other waters to fish within an hour’s drive are the Big Wood and the coveted Silver Creek, one of the world’s best spring-fed fly fishing waters. Its highly educated large rainbows and browns draw a multitude of anglers testing their skills.

HUNTING & WILDLIFE

The ranch is located in unit #44 and is managed for big game animals, including elk, mule deer, and antelope. The property and the surrounding mountains have resident herds of deer and elk, and tags are garnered only by a draw system. For a land owner of this size, the Land Owner Appreciation tag is not guaranteed, but the odds are in one’s favor for being able to hunt in one of the best units in the state. The terrain and food source produce big mule deer with little pressure from other hunters. There are various hunts in this unit #44, all based on the draw system.

WATER SOURCES | WATER RIGHTS

Little Camas Ranch has a total of 2,816± acres of water rights from deep wells and from water storage rights out of Rhead Reservoir. There are 13 pivots and additional wheel lines used on the ranch. Due to some lower water years, the ranch has been conservative on water use.

MINERAL RIGHTS

All mineral rights appurtenant to the property and owned by the seller will convey to the buyer at closing. Mineral rights are not guaranteed. It is suggested that the buyer conduct a mineral search with a title company.
