Energy Incentive Audits The current federal tax laws enable companies to take advantage of underutilized incentive dollars. Federal tax benefits of up to $1.80 per square foot may apply for energy-efficient initiatives that occurred in buildings placed into service after January 1, 2006 are eligible. This means that many of our clients qualify for retroactive tax incentives, in which through proper auditing and documentation, enables them to take a tax deduction for energy-related retrofits that occurred in the past. What are the requirements? • Must reduce total annual energy and power costs with respect to the interior lighting, systems, heating, cooling, ventilation and hot water systems by 50%, but partial deductions are allowed. • Energy simulation is required to justify the deduction

• Inspection and testing must be completed by a qualified engineer or contractor registered in the jurisdiction

How much is the deduction? • Maximum deduction - $1.80 per ft2 equals 50% reduction in total annual energy and power costs (compared to a reference building that meets the minimum requirements of ASHRAE Standard 90.1-2001); not to exceed the amount equal to the cost of energy efficient commercial building property placed in service during the taxable year

• Partial deduction - $.60 per square foot = 16 2/3% reduction for building envelope, HVAC and service hot water systems and lighting

• Partial deduction (interim lighting) - $.30 – .60 per ft2 = 25 – 40% reduction in lighting power density (50% in case of warehouse)

Cost Segregation Audits Over 300 rulings, letters and IRS Memoranda have provided documentation and significant case law for the support of Cost Segregation Studies. Hospital Corporation of America vs. The Commissioner is one of the landmark decisions which gave support to the way we review and analyze properties to determine the tangible personal property that may qualify for depreciated lives of 5, 7, or 15 years rather than 39 years (if non-residential real property) or 27.5 years (if residential real property). Even if you are presently depreciating certain property in an accelerated manner, you may still be leaving money on the table.

Engineering-Based Report We have aligned with a professionally licensed engineering firm with over 80 years of combined experience in engineering-related tax services. The firm meets all the required elements as required by the IRS.

Core Competency Our partner firm is a dedicated engineering firm that focuses strictly on engineered tax services, including cost segregation studies, energy tax certification studies, energy audit and related building appraisal reports. They do all the work in-house by trained employees and do not outsource their work. Experience Don't be fooled by other firms that claim they can perform cost segregation studies. Many unlicensed engineering firms provide a residual report based on abbreviated methodology and result in significantly less benefits ($17,000 less in average cash benefits per $100,000 in building value). This is not the preferred method by the IRS as outlined in their published Audit Technique Guidelines. Additionally, many firms have jumped into the cost segregation field to remain competitive in the marketplace, but ultimately outsource the work to unlicensed engineering firms. This, unfortunately, often leads to inflated fees for reports that typically don't meet the IRS required elements. Marketing firms have joined up with engineering firms with core competencies in structural work, but without the true expertise in the tax ramifications associated with engineered studies nor the requirements of Circular 230. This scheme leads to unnecessary tax exposure and wrong decisions. Lastly, many companies claim to offer audit defense, but at what expense and exposure to you? You may want to confirm they are a professionally licensed engineering firm with on-staff expertise in audit defense with proper insurance in place. The IRS has raised the scrutiny of cost segregation studies and is paying attention to the providers of these services. This reduces the frequency cycles of the compressor, thus saving energy while extending its lifespan. * The unique thermometer reads the temperature of the food instead of rapidly changing air temperatures. This enables the set-point on the thermostat to be fine-tuned, thus maximizing the effectiveness of the food temperature simulation device. * The controller and EC motors dramatically reduces energy consumption by enabling the evaporator fan motors to run at much lower RPMs (revolutions per minute). * The ethylene and humidity filters dramatically improve the shelf-life of food, thus reducing food waste. And, energy savings of up to (an additional) 12% by controlling humidity. By incorporating all of these technologies, you save lots of energy; expand the life of the compressor, evaporator fans, evaporator motors; and dramatically reduce food waste. The R.O.I. (return on investment) on ALL of these technologies are less than 20 months (including installation), and may be less than 12 months (depending kWh rates and local utility incentives).

This unique device gets installed over top of the thermostat probe on a refrigerator or freezer. The material inside the device has been proven by the NSF to mimic the thermal properties of food, which allows the refrigerator or freezer to respond to food temperature instead of rapidly changing air temperatures. By having the refrigerator or freezer respond to food temperatures, the device enables fewer, but longer compressor cycles. "Thermal inertia" is created as food cools for longer periods of time. And, thermal inertia increases the efficiency of the refrigerator or freezer. Another added benefit is that the compressor life is extended due to fewer cycles in a given period of time. In addition, energy savings occurs because it takes much more power to start a compressor than it takes to run it.

Refrigerator thermometers only read the air temperature of the inside of the refrigerator. Though, this unique thermometer is encapsulated in a silicone gel that mimics the properties of food. Now you can monitor the exact temperature of the food, thus reducing food and energy waste. Less food waste lowers the cost of food; lower cost brings in more customers. Supermarkets, convenient stores and restaurants that keep their prices down by reducing waste have a tremendous advantage over those that don't. Using this effective food saving thermometer is one of the simplest and most effective ways to create a competitive advantage.

This device is a controller that works in conjunction with 2 speed EC (electronically commutated) motors to maximize their efficiency and nearly double the energy savings provided by EC motors alone. The controller functions by sensing the operational status of the cooling system, and controls the speed of the EC evaporator fans. When the thermostat is satisfied and the compressor cycles off, the controller will sense the compressor off cycle and will switch the motors to the slower speed. It does not require a refrigeration specialist for installation. These controllers are available for single-phase refrigerators and freezers, such as those used in convenience stores and restaurants, and for threephase industrial-size refrigerators and freezers. Typical return on investment for a controller/motor system, including cost of installation, is typically under 20 months. In areas where energy costs are high, it can be closer to 12 months. Some utility companies offer incentives for this wonderful innovation.
