Welcome It is with great pleasure that the Directors and staff welcome you to the launch of DES Southern. Another major step in the development of DES as a brand within the construction industry and particularly within our capital city. We like to feel we offer something a little different to our competitors, with a no risk - early engagement policy. Something that maybe of interest to some of our guests today. My personal thanks to you for attending and we hope you enjoy the event and hopefully look forward to working with you in the future.

Our values

Our London office will provide a host of opportunities not only for ourselves but for our clients, sub-contractors and suppliers. The key reasons for us opening a London Office are: • Offer greater accessibility to our business for all stakeholders. • Enhance or client service offering to the London and SE region. • Provide a training base to develop our workforce including engineering apprentices. • To help increase employment opportunities within the communities in which we work. • To meet construction framework KPI’s - including localism requirements. • To strengthen our operational delivery by providing a closer point of contact.

Why DES? At DES we offer something different. We have established a reputation for providing early stage expertise and design value engineering. This has enabled us to provide a unique service that is invaluable to both the client and ourselves. DES join the team right at the start working together with the client, the Architect and the Consultants, to be involved with planning, assessing buildability, cost estimating and value engineering. We offer a ‘cradle to grave’ service; from the moment you get the idea to the handing over of the keys. Our in-house design team who provides a comprehensive design and build facility at stage C & D often work at risk without an order. Our people have a passion for what they do - both in support of our business and in pursuit of their own personal career goals. This is what enables us to attract and retain the very best the industry has to offer. DES is committed to the sustainable future of the industry. We currently employ twelve apprentices. As part of our development in London, one of our main principals is to increase this within 18 months. We have taken these learning opportunities and have educated our business, helping to mould and develop DES. Our unique approach is recognised by our clients as we continue to work together to challenge what we do and how we do it.

The DES Journey Is it really almost 18 years since I decided to embark on the insane idea to go it alone. Some called it a mid-life crisis. However, I saw it as an opportunity to create and develop a companyI could be proud of. The early days were tough to say the least. Starting in an office in Chorley, Lancashire with 3 desks and a phone, praying that this could be the start of something special. Turning over just under £1M in the first year and making a profit after all the start-up costs had been accounted for, was a feat in itself. Rapidly rising to £4M turnover by 2004 we moved into our first bespoke offices and storage unit in Poulton le Fylde - to which we are still here to this day. By 2007-2008 we turned over £8M employing 75 people within the business. The growth had been constant for 8 years running. However, when you think you have made it something always comes along to bite you when you least expect it - “The Dreaded Recession”. The recession certainly had a devastating effect on DES and the rest of the construction industry. However, someone said to me at the time “Out of every recession there becomes an opportunity”. You just need to see what it is. This was the time when Sean Egan joined the business. It was clear he had the drive and passion to succeed. He has been at the forefront of our journey out of the recession and it wasn’t long before he progressed to Managing Director. From that moment on Sean and I realised we had to do something different. We remodeled the company offering; dedicated site based management, no risk early engagement and developed our client base to work with Blue Chip main contractors offering design, installation and delivery - on time every time.

There have been many changes over the last 18 years but one thing remains constant the “Founder Mentality” - Trust, Honesty and Quality and our word is our bond ethos. A seamless operation where trust is key and becomes “Partnering” in the true sense of the word, whilst offering quality and value for money to the end client. My thanks go to all the people who have made DES what it is today. From the workforce to our supply chain to our clients who have made this journey possible. Too numerous to mention but they know who they are. As one of the fastest growing electrical contractors in the North West today, we now look to expand our operations into London. So, now we must look to the future, to which is set out in our 2020 Vision. Together with our people, we can continue to build something special. The future is bright and we look forward to continuing our journey into the London construction industry. What do I consider the finest achievement to date? That one is easy to answer. Seeing young men who started their apprenticeship with DES become the management of today.

New London Offices We are all pleased to announce that as of the 1st of June we officially started DES Southern with the opening of our new central London office. The DES Southern office is situated in Vauxhall, which is a part of London that is undergoing a huge transformation with the imminent opening of the New American Embassy bringing gentrification to the area. Our London office is well located and is afforded with excellent train and tube links. The opening of our London office allows us to offer better support to our London based clients as well as providing operational support to our London projects. We are pleased that by having this London office, it will enable us to continue with our ongoing investment in our people. This will be sustained through the recruitment of people, from apprentices to office staff all part of our growth within Greater London. By opening this new office, it enables our clients and suppliers to; ‘be able to be inside our business more’. For this to be possible we have set up Hot Desking facilities for all to use and also have private meeting rooms which enable us to host tender workshops and pre-start meetings.

Along with these facilities we now also have a full equipped training facility. The training space hosts can host up to 100 people, which will be used for monthly training days for our site based managers. In addition to these facilities, we are now equipped with full Video Conferencing suites at both DES Northern and DES Southern offices. This new system enables us to hold video conferences between our two offices, as well as operate group video conference meetings with our clients and suppliers.

Contract Length

Extensive design work has been undertaken due to building layout alterations, which has been carried out in tandem with our mechanical partner, ensuring excellent levels of buildability and detailed services design and co-ordination.

In Progress

The close partnering relationship has allowed us to develop strategies that assist in the economies of design co-ordination as we carry out internal M&E clash detection prior to model uploads.

• Public Address System

These methods of work, include developing a close collaborative working relationship with primarily the architectural, structural and client teams amongst other specialist disciplines. This has resulted in a design that shows levels of detail that are readily available to our site teams, utilising remote viewing software which have previously been unattainable. Additional benefits to the construction information includes detail in ground building entries, internal co-ordinated BWIC details and pattress schedules.

BIM

Challenges and Impacts

During the past 18 months DES have engaged in the proactive approach in embracing the latest technologies and software design processes to ensure we keep up to date with the latest advances in building services design.

From the use of BIM across Hoe Valley and other projects, DES have already started encountering the benefits that the inclusion of BIM highlights. One to which we have found that our clients are more explicit with their requirements and understanding on how to articulate objectives more coherently in order for us to provide a comprehensive service when creating and maintaining the Revit models. In addition, this promotes a collaborative culture, increasing responsibility, productivity and motivation.

A key part of our strategy was to ensure DES were BIM ready when the requirements to use collaborative 3D BIM processes were introduced on all centrally funded public projects in April 2016 - we achieved and surpassed this. BIM aims to increase collaboration within construction, breaking down the antiquated silos which exist and increase efficiency by driving out wasteful processes. Part of our companies BIM readiness is aided by the software we use to provide services, produce deliverables and deliver the information required. DES utilise Autodesk BIM software solutions to help meet the technical requirements of BIM Level 2, whilst adopting electronic file sharing to ensure we have real time communication with our site teams and our supply chain. DES are currently working towards BRE Building Information Modelling Level 2 Business Systems Certification Scheme (BSC). This will enable us to remain ahead of the curve within the industry to make sure we are continuously improving to provide a collaborative and comprehensive service.

Other projects delivered by DES in Revit

From a client perspective, DES continue to bring added value to all projects, including cost savings where applicable from an early stage of the design process. The inclusion of BIM helps to minimise waste therefore ultimately minimising duplication and cost. The end model also presents an in-depth detail of knowledge transfer from ourselves to the end client through a comprehensive model. This will also aid future facilities management and the installed systems. Consequently all these areas highlight that BIM is not just a software product but a cultural shift for the construction industry to which DES have proved to be ahead of the curve in providing an efficient, comprehensive and quality service from design through to construction.
