Purpose The Olympia Master Builders is a professional trade association whose purpose is to improve the construction industry and the business climate in which it operates. Members are dedicated to integrity, craftsmanship, and respect for consumers, the environment, and one another.

The Olympia Master Builders was founded in 1959 by a small group of individuals dedicated to the home building industry. Since then the organization has grown to encompass Thurston, Lewis, Mason, Grays Harbor, and Pacific counties. lympia Master Builders (OMB) offers members the ability to advance professionally through the National Association of Home Builders (NAHB) professional designation program. To earn a designation, participants take a variety of courses in a given area of expertise. Each course is designed to improve skills and advance knowledge. Once a designation is earned, continuing education is required to maintain the designation. See below to learn more about each designation! Certified Aging-In-Place Specialist (CAPS) The CAPS designation program teaches the technical, business management, and customer service skills essential to competing in the aging-in-place market. Certified Graduate Associate (CGA) Learn about the home building business from the best source possible: builders and remodelers with years of field experience. Certified Graduate Builder (CGB) CGB is an exclusive professional designation designed to emphasize business and project management skills. Certified Graduate Remodeler (CGR) Certified Graduate Remodeler (CGR) is an exclusive professional designation designed to emphasize business management skills as the key to a professional remodeling operation. Certified Green ProfessionalTM (CGP) The Certified Green Professional™ Designation teaches builders, remodelers and other industry professionals techniques for incorporating green building principles into homes—without driving up the cost of construction.

Certified New Home Marketing Professional (CMP) CMP is the mid-level designation for Institute of Residential Marketing (IRM) students who have completed the marketing intensive IRM courses I through IV. Certified New Home Sales Professional (CSP) The CSP designation was designed for specialists in new home sales to enhance their professional image, increase their marketability in the home building industry, and sell more homes! Graduate Master Builder (GMB) Graduate Master Builder (GMB) courses are more advanced with in-depth instruction geared for experienced building professionals. Graduate Master Remodeler (GMR) The Graduate Master Remodeler (GMR) program includes advanced and updated courses geared toward experienced remodeling professionals. Housing Credit Certified Professional (HCCP) The Housing Credit Certified Professional (HCCP) is a specialized designation for developers, property managers, asset managers, and others working in the affordable housing industry. Master Certified Green Professional (Master CGP) The Master CGP builds on the Certified Green Professional (CGP) designation and expands into the mechanics of green building. Exclusively for experienced builders and remodelers, this designation comprises a more in-depth study of green building science and methods. Master Certified New Home Sales Professional (Master CSP) This designation acknowledges the continued educational achievements of graduates of the CSP program. Master in Residential Marketing (MIRM) The MIRM designation is the top-level achievement for professionals in new home marketing.

Most homeowners will experience at

some time the need to hire a contractor. This could be an unplanned event, such as needing to hire a contractor quickly to make repairs after damage is done by a broken pipe or fallen tree. Or this could be the culmination of a years’ planning to transform your dated kitchen into a gourmet cook’s dream, or to enlarge your cramped bedroom into a luxurious master suite. Whatever the situation may be, hiring a contractor to make repairs or improvements to your home is not a decision to take lightly. Below are some tips and suggestions to help you make good decisions when hiring a contractor.

1. Is the contractor licensed, bonded, and insured?

You can verify this by calling the State of Washington’s Department of Labor and Industries at 1-(800) 647-0982 or visit the L&I website at www.lni.wa.gov. Ask if there have been any complaints about the contractor, and if any, their status.

2. Don’t be afraid to ask questions.

Good communications with your contractor is vital to a successful project as it helps clarify exactly what you want done. Get the answers that satisfy your needs; after all it is your home! • Are they a local company? • How long have they been in business?

• What types of work are they licensed to do? • To what local trade associations do they belong? • How many jobs have they done similar to yours? • Have they done work before that requires a permit? • Who are their materials supplier references?

3. Does the contractor possess a good reputation among customers and industry peers?

Ask the contractor to share names and numbers of customers. Check references thoroughly. Visit past work done by your contractor and ask the homeowners for their opinions on the work done.

4. Examine your bids carefully.

Bids that are noticeably lower than all others should be questioned. The difference may be in the quality of the materials used, experience of the crew doing the actual work, something is missing on the bid requirements, or it can be an indication that the contractor is not covering all the legitimate business costs. Don’t automatically disregard a high or low bid, ask questions!

5. Obtain a written contract. Be sure that it includes price, payment terms, sales tax, permit fees (if ap-

plicable), the specific work to be performed, materials to be used, warranties, and payment schedules. It is also a good idea to include change-order processes, final review, sign-off procedures, and cleanup. Put all change-orders in writing and ask questions as work progresses. Avoid verbal contracts, and be very cautious about paying for incomplete work.

6. Permits are for your protection!

Make sure permits are in place and inspections are made as the work progresses. Make sure the name of your contractor appears on the permit.

7. Does the contractor offer a warranty?

If so, what kind, and for how long? Be sure you understand what is covered under the warranty and what isn’t.

8. Is the contractor a member of Olympia Master Builders?

The Olympia Master Builders (OMB) is a professional trade association representing member companies. hether you are building a Tour of Homes masterpiece or remodeling a once avocado green bathroom of the seventies, your understanding of insurance provides peace of mind for both the builder and home owner. Knowledge of insurance products, from a trusted insurance adviser can make a dramatic difference in your client’s experience, and possibly your contractor liability. While there are several variables to insurance, consider these four facts that affect home insurance while building a house or remodeling an existing home with current insurance.

Before breaking ground on a new house, have a Course of Construction Insurance Policy in place to mitigate loss.

We hear the stories. The windows were delivered to a worksite on a Monday, yet they are nowhere to be found on Tuesday. The Course of Construction policy covers the worksite for theft, fire and vandalism. The home owner can easily transition the policy from Course of Construction to a full Homeowner policy that is in place at closing with the lender.

Meet with an insurance agent to review Liability Coverage to determine any potential gaps.

the house meets the current building ordinances beyond the scope of the original insurance claim.

You need to know if the homeowner has enough liability, or if your Contractor’s Liability Policy will cover worksite exposure. For example, if someone trips and falls on the job site, you need to be clear which insurance covers the potential loss. By reviewing your policy alongside the Course of Construction Policy, you won’t cringe as much when you catch the inevitable neighborhood kid sneaking onto the site to climb the construction equipment.

This simple change protects from potential exclusions of coverage if there is a claim related to the course of the remodel. For example, the policy may need to be used if there is unfortunate water damage during a remodel involving the roof, or fire during the remodel with extensive electrical involved. By offering this insurance information to your client, you increase their trust in your expertise, while showing quality and caring for their protection.

Therefore, if the house was built with seemingly pre-historic outlets, it may not pass current building ordinances. Fortunately, many insurance policies can include ordinance upgrades as part of the policy. Therefore, even portions of the home unaffected by the insurance claim would be updated to meet the ordinances and pass the overall building inspection. By working with insurance professionals who are members of the Olympia Master Builders, you know they understand your liability exposure while you build or remodel the houses throughout Thurston County. Meet with your insurance agent at least once a year to review your Contractor’s Liability as well as anytime you are taking-on a job and need to understand the best protection for yourself and the client. Know your insurance options and gain information about Course of Construction Policies, possible liability gaps between homebuilder and homeowner, remodeler’s policies, and ordinance upgrades to insurance policies. Becoming knowledgeable and meeting with a trusted insurance adviser will make a dramatic difference in your client’s experience and their confidence in your expertise.

While this isn’t something you may think about every day, if insurance is involved in the rebuild of a home, consider the current building standards. For example, when only a portion of the home burns and is then rebuilt, the building inspector will still make certain

During an extensive remodel project, homeowners may need to change their current homeowner policy to a remodeler’s policy.

Consider the building ordinance updates since a home was originally built, if you are involved in rebuilding a portion of a home following a large claim.

WORK WITH A LENDER YOU CAN TRUST

DON’T Apply for new credit. Changes in credit may cause delays, change the terms of your financing or even prevent closing. If you must open a new account (or even borrow against retirement funds), please consult with us first. Change jobs during the process. Probationary periods, career or even status changes (such as from a salaried to a commissioned position, leave of absence or new bonus structure) can be subject to very strict rules. If unavoidable, check with me before doing so. Make undocumented deposits. When making large deposits, and sometimes small ones, the source of the funds must be identified. Keep copies of all checks and deposit slips. Make quick move-in plans. Don’t plan to move in the day after closing. Save some stress and plan a few days outjust in case!

DO Keep all records in good order. Make sure your financial documents are available, including paystubs and bank statements. Provide source of any gifts. If you’re receiving any gift money from relatives, they’ll need to sign a gift letter that On Q will provide and an account statement evidencing the source, which must be “seasoned” funds. (Only available on certain programs.) Keep your credit shining. Continue making payments on time. Your credit report may be pulled again and any negative changes to your score could eliminate you from being eligible for a home purchase. Keep us in the loop. Tell us of any changes since your preapproval: travel plans or anything else you think we should know. We are your advocates to get this done!
