NORTH CAROLINA IS KNOWN ACROSS THE COUNTRY AS A POPULAR VACATION SPOT FOR ITS QUAINT BEACHES AND PICTURESQUE MOUNTAINS, BUT IT’S OUR OWN CAPITAL CITY THAT WAS RECENTLY RECOGNIZED AMONG TOP TRAVEL DESTINATIONS.

Raleigh landed the #2 spot on AirBnb’s top trending US cities for Labor Day weekend, according to a report released just before the annual holiday. AirBnb ranked cities based on bookings made over the September weekend, and Raleigh had among the most nights reserved. Other top booking locations were found in Columbus, OH, areas of Florida, North Charleston, SC, Reno, NV, San Francisco, Cambridge, MA and North Kingston, RI. While this news may be a surprise to some, the area offers a plethora of entertainment, among them, an array of museums, excellent dining, awesome festivals and events, seasonal fun and collegiate sports.

AirBnb reported that Labor Day weekend 2021 hosted the largest number of US destination check-ins as compared with other parts of the year, and Raleigh hosts earned more than $170,000 with a median payout for the weekend of $460. Single trip bookings also increased over 20 percent over last year for the 2022 holiday weekend.

According to a survey by AirBnb, 41% of hosts say they use AirBnb to cover the rising cost of living. Though the latest market data shows that housing prices may no longer be skyrocketing and we are experiencing a slowing, consistent with historical and seasonal norms, housing affordability in the Triangle has still worsened in recent months. Homes priced correctly are still selling quickly but not as quickly as at the beginning of the year. And while prices and rental rates are subject to a slight dip this time of year with the seasonality of the markets, one area of housing that hasn’t weakened as much is the Triangle rental market.

In the Raleigh-Cary metropolitan statistical area (MSA), rental growth remains with median rent rates up 31% since the onset of COVID-19 in March 2020. In Durham County, rents continue to rise and over the same period have moved up 27.6%. In July, Durham ranked 5th and Raleigh 13th among the nation’s 100 largest cities for month-over-month percentage increase in rental prices, according to Apartment List. Demand is still high and supply of both long and short-term rental options at an all-time low is driving up prices. There has also been a significant increase among investors buying new to rent properties as many see the appreciation and economic development across the region as attractive investments. In an article by WRAL, Brian Leary, COO of Highwoods Properties, a local commercial real estate developer and leasing company, noted that we would have to add at least 10,000 market rate rental housing options within the area downtowns in order to boost market competitiveness and stifle rising monthly rental rates.

Further, a forecast from Realtor.com published last year, expected rents nationally to continue to rise in 2022 but at a rate not quite as steep as was experienced in 2021. The overall forecasted median rental rate price increase was 7.1% for 2022 and it appears we will likely reach if not surpass that in many localities.

After Labor Day, fall beckons locals and travelers to the area with everything from football to festivals. Whether it is for a long weekend or long-term change, those choosing to rent are finding that the Triangle is increasingly popular as a place to enjoy access to a variety of amenities. As the #6 best place to live in the country, according to US News & World Report, the ‘City of Oaks’ has become a hot spot for tourists for many of the same reasons the area’s population growth has accelerated in recent years. Efforts have been made to help make the city more attractive to visitors, with a focus on more attractions and local events. Dennis Edwards, President and CEO of the Greater Raleigh Convention and Visitors Bureau, is thrilled and says of the rankings, “...It speaks to the variety of activities we have for all visitors who are coming to the areawhether it’s our museums, cultural attractions, sporting events, culinary or craft beer scene.” And he continues, “It helps validate that Raleigh has become a true destination for leisure visitation.”

As we reach the official end of summer and squarely stare down fall and winter holiday calendars, it’s a great time to book a trip to the region or get out and explore all the area has to offer! Whether looking at checking out the downtowns, midtowns or small towns, the area hosts a variety of sites, activities and venues to explore. And if visiting, be sure to reserve your stay early to ensure your desired locale is available.

If shopping and dining describe your ideal escape, the Triangle boasts a number of options including North Hills and the Village District in Raleigh, and American Tobacco Historic District, Southpoint Mall and Brightleaf Square in Durham. Venture to the Warehouse District or the new social district along Fayetteville Street in downtown Raleigh for a cocktail. Head over to the Transfer Co, Morgan Street and Durham Food Halls and choose from a plethora of eateries. With many restaurants to choose from throughout the area, you will find exactly what you are looking for and please any crowd. While you are out, grab a ticket to a performance at the Red Hat Amphitheater, Durham Performing Arts Center, Duke Energy Center for the Performing Arts or PNC Arena with a host of sports and live entertainment.

Among the attractions you might want to put on your calendar, the secondever Dreamville Fest, held in April at Dorothea Dix park in Raleigh, brought 80,000 attendees and an economic impact of $6.7 million to the area in 2022. Downtown Raleigh has also hosted Artsplosure, Brewgaloo, the Hopscotch Music Festival, IBMA World of Bluegrass and Wide Open Bluegrass Festival; and Durham’s Full Frame Documentary Film Festival, American Dance Festival and CenterFest Arts Festival are popular among residents and area visitors.

The Triangle region is rich in the arts and culture which can be appreciated by locals and tourists at one of our many local museums. Even just the change of seasons or a visit to the local parks is worth a trip.

Area universities give fans the opportunity to cheer on a menu of collegiate sports although football and basketball are notably the biggest draws here in the Triangle; whether looking to tailgate or simply spectate, you won’t be disappointed.

Bicentennial Plaza in Downtown Raleigh is home to the NC Museum of Natural Sciences and the NC Museum of History.

Rather than produce tobacco products, the repurposed American Tobacco Campus located in Durham produces great ideas and world class innovations as a mixed use urban center.

Each October, the National Hockey League’s Carolina Hurricanes (www.nhl.com/hurricanes/) take to the ice in front of over 20,000 spectators at the PNC Arena located in Raleigh. Having won the 2006 Stanley Cup, the team gave the state of North Carolina its first major professional sports championship and its only major championship to date. And come spring, fans can be found cheering on the Durham Bulls Minor League Baseball at their homebase in the American Tobacco Campus in Durham.

In the new development partnership between Steve Malik, owner of the Cary NC Football Club and NC Courage, and Kane Realty Corporation, Downtown South (www.visitdowntownsouth.com) will establish a mixed-use community and ‘Southern Gateway’ to downtown Raleigh, where another stadium is planned which hopes to be the future home for another professional sports team, concerts and numerous other community events.

Whether you are planning a staycation or chose to visit from afar, there is something for everyone in the Triangle. While not necessarily known historically as a top travel destination, the area is becoming increasingly popular and area growth, housing appreciation and rent rates are evidence that the word is out! From just about anywhere, you are just minutes to a local park, fantastic dining, dynamic entertainment, community events and cultural gems. For the sightseer, the investor or the homeowner, the opportunities abound to enjoy!

The North Carolina Museum of Art features a dynamic permanent collection of exhibits as well as temporary exhibits, acres of parkland and frequent programming.

With a two-story science center, butterfly conservatory and habitats for 60 species of animals, the Museum of Life & Science is just blocks from downtown Durham.

As the middleman between smaller Chapel Hill and larger Raleigh, Durham offers a unique position in the Triangle with its small town southern charm, major university lifestyle, and a biotech industry headquarters! Durham’s history has been made up of entrepreneurs from the tobacco industry to the historic Black Wall Street. Durham is home to one of the first sit-ins of the Civil Rights Movement and currently hosts many black-owned businesses. This city is known as an education hub with its world-class academic programs at Duke University and North Carolina Central University. Duke University Medical Center is recognized throughout the country for being a life-saving treatment center and has helped Durham become known as “The City of Medicine”.

Neighborhoods

Spacious lot sizes to city living, historic charm to new construction, even high end neighborhoods with golf courses all come together to make up the neighborhoods of Durham. If you are looking for a large community that is located in south Durham, look no further than Parkwood! This community is noted as being the first ever neighborhood in the U.S. to have an HOA. Parkwood now houses over 3,000 homesites with great low HOA dues all while having two community pools, a clubhouse, and hosts multiple events for its residents all year long. You can find three ponds, walking trails, a community garden, ball fields, multiple playgrounds and even a lake! All of this is minutes to RTP and the features of downtown Durham.

If historic charm and city life are more your style, the area of Trinity Park is a great housing option to consider. This 40-block tree lined street area is known as one of Durham’s oldest central neighborhoods and is on the National Register of Historic Districts list. You can find beautiful brick homes with welcoming porches and courtyard style lawns. This area hosts a Trinity Park Home Tour to show off some of the unique homes that are right in Downtown Durham!

The Great Outdoors

The beautiful wooded hills, many calm lakes, and abundant wildlife are all major attractions for people from all over to the state of North Carolina. Durham is bursting with plenty of natural spaces and is a main reason that this area continues to be so popular. Here you can find all the best of the North Carolina great outdoors mixed with a location close to the city. A great local spot is the Eno River State Park only ten miles north from Downtown Durham offering hiking, fishing, and paddle boarding all within minutes of the city! As a state park you can reserve one of the many picnic pavilions Eno River offers and enjoy the park for the full day.

The Sarah P. Duke Gardens consist of approximately 55 acres of landscaped and wooded areas at Duke University located in Durham, North Carolina. There are 5 miles of allées, walks, and pathways throughout the gardens.

A unique outdoor highlight of Durham is the Sarah P. Duke Forest. This 7,000 plus acres of land is owned and maintained by Duke University. Duke Forest has been used for research, teaching, and recreation by the university since the 1930s. They offer many volunteer opportunities to help educate on land preservation as well as positive uses of natural resources. Don’t forget your camera when you visit as there are a plethora of beautiful trees and flowers to enjoy!

Just fifteen miles east of downtown Durham is Falls Lake. This lake offers over 300 campsites, 25 miles of hiking trails, and 14 miles of what is one of the most premiere biking trail systems in the Triangle. Falls Lake truly has it all when it comes to a perfect lake getaway! Boating, fishing, and swimming are all permitted on this over 12,000 acre reservoir.

While in the heart of the city, Durham Central Park is a great place to check out. From hosting the local farmer’s market to live music and events throughout the year, Durham Central Park promotes getting out and staying active while within city limits. The park covers 5 acres and offers a large 9,000 sq. ft. pavilion which is a great place to host weddings, corporate events, concerts and outdoor gatherings. A popular attraction in the park is the kid friendly Mount Merrill interactive play area which has everything from a boulder climb to slides. Things to Do

Durham features many great attractions that are fun, educational, and one of a kind. A great local place to visit in north Durham is the Museum of Life and Science. This 84 acres of open space is designed to promote science and nature experiences and spark the imagination. The science center offers multiple camps, exhibits, events for both kids and adults, hands-on activities and even a small zoo all while promoting the community. It is an experience you don’t want to miss, fit for any age group, all while being five miles from downtown Durham.

The American Tobacco Campus is a local attraction that evolved along with Durham as they both moved from this major industry to reinvent themselves as a modern hot spot. Part of that evolution was the repurpose of past factories into popular destinations with restaurants, shopping, residential housing, and offices.

The American Tobacco Campus hosts the Durham Bulls Athletic Park (DBAP) where you can catch the Triple-A baseball team playing and the beautiful Durham Performing Arts Center where you can see professional Broadway performances in a theater that is nationally ranked. These two major attractions set the campus apart from other similar attractions. If you are looking for a unique place to host a private or corporate event, try Bay 7 on the American

Tobacco campus. This award winning 10,000 sq. ft. flex space is perfect for any large gathering. If you are looking for the next best thing in food, stop by PopUp on campus where they host rotating start-up restaurants that are cutting edge. The American Tobacco Campus truly has it all and is a must visit for everyone in the city of Durham!

The American Tobacco Trail is a 22.6 mile trail that runs through Durham, beginning across from the DBAP. For those who love to bicycle, hike, run or walk, the trail offers a beautiful place for all to enjoy.

Research Triangle Park (RTP) is the largest research park facility in the United States and a major draw to brilliant minds from all over the world. This commercial district and its businesses support over 60,000 employees. RTP has over 300 companies that call its campus home including industry leading biotech, robotic, and other life science companies that work out of its state-of-the-art facilities. The park itself has all business needs covered from offices, labs, apartments and housing, restaurants, shopping, and even fitness and wellness centers. The park hosts events from yoga to formal education presentations throughout the year that employees and the public can take part in. RTP is only 15 minutes from downtown Durham.

A great local Durham gem is the Durham Co-Op Market which is a community-owned grocery market, shop, and cafe! While downtown, visit the market for lunch where you can find products from local honey and granola to deli meats and breads.

Durham: More Than a Hot Spot…. A Lifestyle

ADD TEXTURES THAT BRING YOU COMFORT

Find a small area rug and place it in your office to add color and warmth. An area rug will also provide a nice texture under your feet, as well as acoustical control by absorbing sound. If you have a small chair or couch in your office, try adding some throw pillows and blankets to make the space more inviting. They also can be a way to add fun patterns, making plain furniture look new and exciting. Not only do rugs, pillows, and blankets make the space look more inviting, but they are also practical when it comes to comfort! Textured wallpaper can also be a great way to make the room more interesting. These small details make a tangible difference for guests invited to your office space.

INCLUDE A BOARD FOR VISUAL ORGANIZATION

A tack board can help you easily organize your ideas and visualize your projects throughout their process of development. These boards are also a great way to declutter your desk and find your notes when you need them! Tack boards can be found at most local home stores or through a basic internet search. They come in various fabrics like the linen one shown and in a variety of colors to match your office space. Add stylish push pins or magnets if you are using a white board. Keep the board easily accessible where you can see it while working. These boards are an efficient and fashionable way to organize your thoughts while working.

CREATE A SECONDARY SITTING

Set up a zone in your office that is close by your work area where you can relax for a moment. A comfortable chair, lounge, recliner, small sofa, or love seat could all be great options to bring your office to the next level. If your office is not large enough for extra furniture, try purchasing floor pillows that give you support and comfort while allowing you to get a different perspective. You are giving yourself a spot to separate yourself from your work, which will help make your day more enjoyable. It can also be a place for a quick nap or to rest your eyes, which will help you to be more productive while you are completing the day’s tasks. Our firm often works with doctors and nurses that need a quick nap to recharge and we often recommend a lounge in their office. INCORPORATE COLOR AND DISPLAY MEMENTOS

Perhaps add color with a desk lamp, prints or paintings, or a paper weight. This will add to the mood you are setting. You can also use peel and stick wallpaper that is easily removable. If one wall in a room is painted a different color, it helps to ground the space and brightens up a dull office. It’s a simple step, but who doesn’t love seeing their favorite color?

Personalizing your office with your favorite items can also avoid the feeling of “all work and no play.” Surrounding your office space with the things you love is a great way to make your workplace feel less stuffy and more fun. You can display your favorite items on shelves, on top of your desk, or on a window sill. Think of any collections you enjoy such as comic books, crystals, toys, vinyl records, objects collected from when you traveled, books or even photos of family and friends. Not only will these things bring you joy because they are special to you, but they are often great décor and can be displayed in creative ways. For example, you can display cool toys or your favorite knick knacks on floating shelves. Using items you already own is a great way to personalize your space without spending any money.

Need a breath of fresh air? Try placing live plants or fresh flowers in your office space. Not only do plants purify the air we breathe, but they also mimic the outdoors which is refreshing. Nature is proven to make us happier. Plus, a task that is as simple as watering a plant can help to de-stress. You can also place your desk near a window for a better view.

CONSIDER ERGONOMICS AND TECH UPGRADES

Have you considered trying out a special desk treadmill for some exercise while you work? For example, Steelcase furniture makes a great one.

Updating the technology in your office can make your life easier by reducing unnecessary motion. This could be as inexpensive and simple as a Bluetooth mouse, or you could invest in a large monitor which will take some strain off of your eyes and can make it a lot more pleasant to work on compared to a laptop. Extension cords that include USB outlets in the most accessible places near your workspace can also be helpful. The less hassles you face from tech, the more time you can devote to your creativity.
