In the Triangle, it should come as no surprise that education at every level is a top priority for residents. From high tech to chemical engineering and the arts, our higher education offerings are cornerstone to the area with over 100,000 students enrolled at area colleges and universities, conferring over 20,000 degrees annually - a major contributor to our high performance workforce. Within the 144 square mile radius that encompasses the Triangle, you can find more than a dozen colleges and universities serving students looking to further their education, potential and prepare for gainful employment. Raleigh alone boasts seven higher education institutions. And although the term ‘Research Triangle’ did not enter the nomenclature until the 1950s, with the establishment of the Research Triangle Park, the area had long been a hub for higher education. Today, our public school system is among the best in the nation, and our universities are recognized among the top in the nation and the world. Each of the three corners of the Triangle possess a nationallyrecognized institution for education, founded or expanded upon following the Civil War. Duke University, UNC Chapel Hill and North Carolina State University lead the way in the Top Best Value Colleges according to SmartAsset’s annual rankings. Recognition comes as a result of high starting wages for graduating students and access to college scholarships and grants. Factors are weighted and compared against peer institutions to illustrate students’ return on investment. Founded in 1789, the University of North Carolina at Chapel Hill (UNC Chapel Hill) is honored as being the first public university in the nation. Initially conceived as a village on 1,300 acres of forested land, the campus was transformed as development shifted southward after the Civil War and into the early twentieth century. Consistently ranked among the nation’s elite for Business, 18

Law and the Schools of Medicine, the university has eclipsed more than $800 million in research grants and contracts. In 2013, the Princeton Review ranked UNC Chapel Hill as #2 for Best Value in Public Education and Kiplinger’s Magazine considered it #1 among the Best Public College Values in the same year. In 1892, ten miles northeast of UNC Chapel Hill, a small school called Trinity College moved to a new campus. With a major endowment by James Duke in 1924, the school status was elevated to a full university, renamed Duke University and expanded, eventually comprising nearly 9,000 acres across three contiguous campuses. Medicine, Law, Engineering, Business and Divinity are some of their most renowned areas of study; the school also allocates over $950 million to research and development. Notably, Duke University has been awarded the #1 Best Southern School according to Forbes (2015) and #8 Best National University by U.S. News & World Report (2016); the Fuqua School of Business at Duke University has also been recognized among Top 25 Best MBA Programs in the World. Made possible by the Morrill Act of 1862, whereby federal land became available for purposes of establishing higher education facilities for teaching agriculture, mechanical arts and military sciences, a new public university was conceived for Raleigh. Founded in 1887 as the North Carolina College of Agriculture and Mechanic Arts, today North Carolina State University (NCSU) is noted for its focus on applied research, impressive new technologies, successful startups and rock-solid employees. NCSU is the largest four-year university in North Carolina, offering 100+ undergraduate programs and 160+ graduate and doctoral programs to over 34,000 students annually. The school is the 3rd largest recipient of industry-sponsored research among public universities nationwide without a medical school and resides in

what WalletHub has reported as the #10 Most Educated City and #6 Best College City in the U.S. in recent years. Other significant schools continued to set down roots in the Triangle Area. Among them, Meredith College, William Peace University, Shaw University - founded as the Raleigh Institute in 1865 and recognized to be the oldest historically AfricanAmerican university in the Southern United States - and North Carolina Central University, which was the nation’s first public liberal arts college founded for African-Americans. Residents seeking two-year degrees or industry certifications can also turn to one of the six community colleges in the area. Among them, Wake Tech Community College offers access to education across nine campuses, centers and community locations to over 26,000 students each year. Brenda Berg, President and CEO of BEST NC (Business for Educational Success and Transformation in North Carolina), contends “Our community colleges are exceptional… and with students being able to benefit from the Career and College Promise (CCP) Program and articulation agreements into the NC public universities, we are improving students’ access to higher education and helping prepare them for their futures.” Designed to promote the smooth transfer of students, the North Carolina Comprehensive Articulation Agreement (CAA) is a statewide agreement governing the transfer of credits between NC community colleges and NC public universities. In addition, the CCP is North Carolina’s dual enrollment program for high school students, allowing eligible participants to enroll in college classes at North Carolina community colleges and universities through their high school, often earning college credit in the process while meeting their education requirements. “Attending community college as a path to a well-paid career and/or 4-year institution is becoming com-

mon practice in the Triangle area. Our community colleges are very strong and the Articulation Agreement (CAA) between the NC Community College System and our 4-year institutions can guarantee a pathway into a UNC System college. These programs create a stronger focus on aligning education with workforce needs and job opportunities in our community.” Berg’s personal passion for education stems from her own experience as a first-generation college graduate. With two children who attended North Carolina public schools, she is driven by the belief that every child should have access to a great education, and at BEST NC, Berg and her team work to improve North Carolina’s education system through statewide programs and policies. “Being critical friends with the education system is an important role of the business community.” Teamed up with area business leaders, BEST NC encourages collaboration around a shared vision, championing policies, research, and programs to improve education in North Carolina with the goal of having the best education system in the country. When the Machinery Act was passed in 1931, North Carolina took over the responsibility to fund elementary and secondary education in response to the depression and moved the operating responsibility for schools to the state. As a result, today 62% of the operating expenses for our public schools comes from state funding. This helps ensure that all North Carolina schools receive adequate funding and an equitable share of what is needed. The districts are still responsible for the facilities expenses of their schools, but this helps keep area property taxes low and subsequently our real estate values are suggested to benefit. According to the National Bureau for Economic Research, there is a correlation between school expenditures and home values. Their report found that for every dollar spent on

public schools in an area, home values increase by $20, which suggests that school expenditures have a beneficial impact on all homeowners in a community. More than a fifth (21.3%) of the North Carolina High Schools were included among the top 25% nationally. The local school system operates dozens of public elementary, middle and high school options for area residents, many offering year-round calendars, special teaching themes and academic focuses. There is something for everyone in the Triangle. “When you look at the educational ecosystem in the Triangle, there are a wide range of alternatives in addition to traditional neighborhood 20

schools,” Berg points out. “We have private institutions, home schools and various public, magnet and charter options as well; people are attracted to our community because we have lots to choose from and consider.” Originally conceived to help fill under-enrolled schools with students from overcrowded ones, the Wake County Public School System (WCPSS) magnet school program has become a robust network of themed pathways. While many areas of the county use the magnet school idea sparingly and typically refer to them as ‘schools of choice’, WCPSS prominently features its magnet program, and it has become a cornerstone of the area’s educational offerings, a sought after feature for many, even in cases where the schools are outside one’s own neighborhood. There is a magnet theme for almost every learning style or student interest and a school choice given to every parent regardless of assignment zone changes or neighborhood. With over 50 magnet schools across it’s K-12 continuum, designed to target multiple objectives, perhaps the most difficult part is choosing among the many options, including STEM, the arts, gifted and talented, engineering and design, language immersion, Montessori, leading and International Baccalaureate programs, among others. What’s most unique is that each theme is woven throughout the instruction and not merely an addition to the curriculum; all faculty receive training and development to adapt their coursework and lessons to the theme learning objectives. Magnet schools have become a competitive alternative for public school choice and an attractive option for families considering opportunities outside their base school assignment in Wake County. Since the start of the program in the early 1980s, WCPSS magnet schools have routinely been recognized nationally for excellence and have served as a model for other school systems throughout the country looking to improve public school performance and offer school choice programs. Each year, about two dozen or more area magnet schools are honored as Schools of Excellence or Schools of Distinction by the Magnet Schools of America. Wiley International Studies Magnet Elementary in Raleigh was even named the Best Elementary Magnet School in the nation. In addition to area public traditional and magnet schools, families can choose from a number of charter schools that are taxpayerfunded but exempt from some of the rules that traditional public

These schools are not required to provide school bus service or participate in the federal school lunch program and have more flexibility in how they spend their money, don’t have to follow the school calendar law and all their teachers are not required to be licensed. Magnet and charter schools typically admit based on a lottery system and there is no cost to attend. Currently, there are 43 public charter schools which operate in the Triangle and are held to the same reporting requirements and testing standards as traditional public schools.

For the second installment in our series exploring the towns and villages that make up the greater Triangle area — outside its official points of Raleigh, Durham and Chapel Hill — we’ll take a look at Southwest Wake County.

From the highest point on the old Chatham Railroad line, to magical healing springs to a town with two historic downtowns, to one that’s really a small city, the area just south and west of Raleigh is more than just bedroom communities for the “big city;” These are towns with distinct identities, unique features and loads to offer — great schools, safe neighborhoods, cultural and recreational opportunities, eclectic shopping and a smorgasbord of dining and drinking choices.

Not a Village Anymore With a population of more than 170,000, Cary is no longer a sleepy little town. In fact, Cary has nearly triple the residents of Chapel Hill. This booming Triangle community has a long history — starting in 1750 as a settlement called Bradford’s Ordinary, Cary was named by its first developer, mayor, postmaster and railroad agent, Allison Francis “Frank” Page, for a prohibition crusader from Ohio named Samuel Fenton Cary. Incorporated in 1871, Cary was, in fact, a dry community for nearly 100 years.

It wasn’t until the development of Research Triangle Park in the 1960s that Cary really took off. Its population has tripled in the past 25 years, and its residents represent a broad cross section of the country and the world. Less than 30% of Caryites were actually born there, and 20% of its residents are from outside the U.S. This great diversity makes Cary the ultimate melting pot of cultures. Cary has been named one of the “hottest” cities in America, one of the best places to live, one of the best small cities, one of the safest and — no surprise, given its proximity to Research Triangle Park, and three major research universities — one of the top tech cites in the country. These days, one of Cary’s greatest assets is its phenomenal sports venues and facilities. The 150-acre WakeMed soccer park features a 10,000-seat

stadium and seven additional soccer fields and is home to two-time National Women’s Soccer League champions North Carolina Courage. The $11 million USA Baseball National Training Complex boasts four Major League Baseball standardized fields and will host a wide variety of selection and training events for USA Baseball. Cary Tennis Park is the largest public tennis facility in North Carolina and one of the largest in the Southeast. Sk8-Cary is an outdoor, 12,000-square foot action sports venue for Skateboards, inline and quad skates, non-folding scooters and bicycles. The new 22-hole Diavolo disc golf course has been named one of the best in the world. And if your interests lean toward the great outdoors, Cary has a staggering 2,700 acres of green space, including 39 greenways covering more than 80 miles of paved paths for cyclists, joggers, walkers and roller bladers to enjoy, and 34 parks, like 310-acre Bond Park (one of the largest in Wake County), with picnic shelters, athletic fields, fitness and hiking trails, a playground, a 300-seat amphitheater, a community center, a senior center, a challenge rope course and a boathouse with kayak, pedal boat and sail boat rentals. If it’s culture you crave, Cary has the Paige-Walker Arts and History Center and Cary Heritage Museum, housed in a restored 1868 railroad hotel. Or visit the 1946 film and performing arts venue, the Cary Theater. Cary’s Downtown Park offers places for musical performances, outdoor movies and public art.

When it comes to shopping, Cary has all the big-box stores as well as an abundance of Mom-and-Pop, locally owned boutiques. And for grocery shoppers, Cary is a cult triple threat, with Whole Foods, Trader Joe’s and Wegmans. You’d be hard pressed, even in the nation’s biggest cities, to find more diverse dining options. Of course you’ll find Italian, Mexican, Indian and Chinese offerings. But Cary also has Nepalese, Turkish, Thai and Ethiopian cuisine, as well as Neapolitan pizza and homemade ice cream. The James

Beard recognized French baker, Lionel Vatinet, is famous for his white chocolate baguettes at La Farm Bakery, and the AAA fivediamond Herons, at the Umstead Hotel and Spa, is as beautiful as it is delicious. The housing opportunities in Cary are as eclectic as its population, with every option, from apartment homes to townhouses to starter homes to grand estates.

The Peak of Good Living Twelve miles southwest of Raleigh, the town of Apex got its name as the highest point on the Chatham Railroad, running from Richmond, Virginia to Jacksonville, Florida. Steam engines would stop at the top of this climb to replenish their water supply on the way to Raleigh. Water which falls on one side of Salem Street in Apex flows to the Neuse River, while water falling on the other side of the street flows to the Cape Fear River. Downtown Apex is considered one of the most intact turn-of-thecentury railroad towns in the area. True to its railroad roots, the Apex Chamber of Commerce is housed in the old Apex Union Depot, and the North Carolina Railroad Museum & New Hope Valley Railway offers rides on a historic steam engine and a museum featuring antique train cars, artifacts, and memorabilia.

Enjoy small-town theater and art at the Halle Cultural Arts Center, with three galleries, two studio classrooms and a 150-seat theater that’s host to jazz concerts, ballet performances and free movies. In the spring and summer, the free Movies in the Park series brings families with picnics and blankets to downtown and Apex Nature Park. The fully illuminated Knights Play Golf Center boasts 27 holes on its par three course, open for play day or night. Apex has been showered with accolades — named as one of the top best towns for families, best places to move to, and the #1 Best Place to Live in the US by Time/Money Magazine. It’s no wonder Apex has grown to a population of over 70,000.

Where the Waters Run Clear Drive south from Apex and you’ll come to Holly Springs, named for the 40-foot holly trees that towered over freshwater springs (springs that still feed ponds and creeks to this day). In colonial times, a small cluster of homes and businesses formed around the original “holly springs” in an area that once was a Tuscarora Indian hunting ground. Scottish settler Archibald Leslie opened a tailoring business and began construction of a 180-acre estate in the early 1800s. His Leslie-Alford-Mims House, and the springs that supplied the home with water, still stand, having weathered nearly two centuries and a two-week occupation by Union troops during the Civil War. The town of Holly Springs has seen explosive growth over the past 10 years, and some 40,000 people now call it home. It has been named a best place to live and raise a family and, in 2021, as the safest city in North Carolina. Just a few miles away from the “big city” of Raleigh, Holly Springs offers a more relaxed pace, with room to spread out. One of its premier neighborhoods, the 671-acre 12 Oaks, is designed to feel like a Southern college campus, with streets, golf cart ways and trails threading past woods, ponds and creeks. The community is anchored around a 7,000+ yard Nicklaus design course and offers a full-featured private clubhouse. Wide, open spaces once used for farming now provide an ideal location for special events and festivals at the 117-acre Bass Lake Park, where visitors can enjoy a fully stocked 54-acre lake, an archery field, and a range for flying radio-controlled aircraft.

Double Down Fuquay – first settled in 1805 by Frenchman, William Fuquay, this quaint town was famous for the healing powers of its Fuquay Mineral Spring. My husband and I have begun a new and adventurous chapter in our lives that neither could have imagined just a couple of years ago. If it hadn’t been for a few life events and “aha” moments, we might not have conceived the idea of becoming what I have termed “Modern Nomads.” After providing a brief overview of the events that put us on the “road,” I will outline the plan, the benefits, and the challenges. Finally, I will provide tips for success should you decide to become a modern nomad yourself.

We all have a story and reasons we make certain life decisions. Here are the main catalysts that pushed us to make ours. First, as a child, my family moved just about every year, so I am prewired to enjoy and crave change. Second, as an interior designer, I have always wanted to design my own home precisely the way I like. Third, my husband and I love adventure and outdoor activities such as surfing, golfing, biking, snowboarding, and hiking. So when I found myself living in the same unfinished home after fifteen years and working eighty hours a week helping my clients create their dream homes, I realized that I needed to make some changes. After this revelation and a few personal life events reminding us that life is precious and short, my husband and I devised a plan. The plan addressed my desire for having a finished home, our desire to spend more time with family and friends, our love of adventure, and so much more!

ADVENTURE! – Every day is an adventure! We can block out our properties for special occasions and use our houses whenever they are not booked. When our properties are rented, we jump in “Telli” for an adventure! SIMPLIFIED LIFESTYLE – We had to downsize our belongings to fit into our class B RV and one storage area to make this plan work. We are not hurting for any of the benefits typically associated with having a primary residence since we have designed our properties with all of the comforts of home. Also,“Telli” has everything we need when we are on the road. TIME WITH FAMILY & FRIENDS – This plan affords us the

CHALLENGES SHARING – This was the biggest challenge I faced. However, because we have housekeepers that come in and clean between guests, our places are always clean, and we hardly notice that people have been there. HARD WORK – This plan is a full-time job that includes purchasing and renovating the properties, dealing with maintenance and guest issues, hiring housekeepers, keeping an inventory, marketing and branding, bookkeeping, and managing the bookings. In our opinion, the work is a small price to pay for all of the benefits this new lifestyle affords us.

TIPS FOR SUCCESS DON’T OVER-LEVERAGE YOURSELF Many real estate investors tout leverage as a way to make money in the real estate market, but this approach can be risky and leave you financially exposed. We recommend paying off your properties as quickly as possible, which will give you peace of mind, provide you more monthly income, shield you from inflation and contribute toward your long-term retirement portfolio. CHOOSE YOUR PROPERTIES CAREFULLY We recommend choosing your additional properties in vacation areas for a couple of reasons. First, it will give you fun places to vacation (YAY!). Second, with the uncertainty surrounding the regulations on STR’s in suburban and urban areas, vacation rentals are a safer bet because they have been used in this manner long before the house-sharing fad began. *Always do your diligence on each property. THE “ADURABLE” FACTOR We have found that there is a real niche for higher-end accommodations in vacation areas. By providing a five-star resort experience, we get more bookings and higher rental rates than the competition. So go ahead and spend the money on the designer touches, amenities and upgrades but make sure you make the items durable and beautiful, I call this “Adurable”.

As I finish writing this story, I am sitting in “Telli” drinking my morning coffee, looking out over the North Topsail Beach ocean as my husband “shreds the nar”! We are waiting for a guest to check out of our two-bedroom, oceanfront condo at the Villa Capriani where we get to spend the next week! After that, we plan to head up to the High Country to research our next property. We are considering a “ski-in, ski-out” place that we can use in the summer for golfing, biking, and hiking and in the winter for skiing and snowboarding. We thank God every day that we found a way to live a minimalist lifestyle while maximizing adventure. HIRE PROFESSIONALS There are times when it is crucial to hire a professional. For example, I highly recommend hiring an interior designer if you are not one. Your properties must stand out from the rest, and you want to make sure you are spending your money correctly. The same rule goes for all other aspects of your business. Go ahead and do the jobs you are qualified for and hire professionals for the rest. You want to make sure that your brand comes across as highly professional and your properties do not look DIY. TURNOVER SYSTEM (housekeeping) Make sure you have your turnover system in place before hiring your housekeeper. You want to train them on how you want your luxury space cleaned and set up. Don’t let them tell you how it is “normally” done. Be prepared to go through two or three housekeepers before you find the right fit, and be ready to pay more than the “normal” rate for the extra care you require. MANAGE YOUR PROPERTIES There is undoubtedly a place for traditional property management companies but for this plan to work; you will need to build a brand and a reputation as an excellent STR host. Thankfully, with the advent of listing services such as Airbnb and VRBO along with booking channel/property management software like Beds24, managing your own STR is achievable.
