CONTRACTOR With a bit of organisation and open communication with your contractors, you can ensure your next project is a happy experience for all.
ou’ve decided you want to renovate the kitchen or add a deck to create an outdoor living zone, and you need licenced tradespeople to help you. What do you do next? According to the Queensland Building and Construction Commission (QBCC), which regulates the building industry in this state, if you are engaging a contractor to do work that is worth more than $3300, that contractor needs to have a licence. However, the QBCC recommends that even for small jobs it’s a good idea to use only licenced contractors. Why? Because these licences show the contractor has to meet minimum requirements. It also makes it easier to do some research about the contractors you plan to

The QBCC recommends that you get three or four quotes for the job and check each of the contractor’s licence details with the QBCC. Once you have decided on a contractor you will receive a written contract that complies with current building regulations. Read through this contract thoroughly and remember: • The contract will include the builder’s name. Make sure the name on the contract matches the name on the licence card. • The contract should have details of the total sum to be paid, how it is paid (instalments or lump sum), the deposit and whether the price is f xed or not.
• The contract should state what kinds of factors are likely to affect the price (such as excavation costs) or delays. • There should be details of a cooling off period. • All the work should be set out in detail, so that you and your contractor are clear on the nature of the work before it begins. • There will be details about a start date and time frames that are realistic. The grounds for an extension to the time frame should be set out clearly. • Make sure you read and understand all clauses in the contract and get legal advice if you don’t. Don’t be afraid to ask questions, but be polite and respectful. If variations crop up, and they probably will, make sure they are added to the contract and you sign off on them before the work continues. Keep your eye on progress payments and make sure the work is being done as per the contract. By being organised and thorough before the work is done, and by keeping the lines of communication open during construction, then having a handover plan and contingency plan if problems arise, the work should go reasonably smoothly.

What about DIY?
You have a renovation job you want done, so should you tackle it yourself? When considering DIY, f rst know your limitations. If the job is complicated and you’ve never done any DIY before, perhaps using a contractor is best. If you have an experienced contractor helping you, though, there may be jobs you can take on. No matter how advanced your DIY experience is though, there are certain jobs you just can’t tackle yourself as they pose a risk to yourself and others. Electrical and plumbing work, termite management and of course asbestos removal should be left to the experts.

Kitchen slip-ups Installing poor lighting Not only is lighting essential for safety and convenience, but it works with the overall design and creates atmosphere in the kitchen. Forgetting about the splashback Too often the splashback is an afterthought or is forgotten because the kitchen budget has been exhausted on other elements. Natural light
It used to be that the only window in the bathroom was a tiny frosted glass number to conceal the room from prying eyes. But more and more home renovators are inviting the outdoors in. Landscaping is becoming an important part of the bathroom design process in order to ensure privacy, and many home renovators are opting for large skylights to draw in natural light.
Wet rooms
Shower screens are so last decade. As bathrooms become bigger, home owners want to step effortlessly from their showers (which accommodate overhead rain cans, side water jets and massage functions) to the towel rail without manoeuvring past a glass screen. Wall-to-wall tiles are a must, making the bathroom an even bigger investment for future home renovators, but it will be worth it, adding to the lifespan of the space.

Many indoor plants love the steamy conditions of the bathroom, and in 2015 home renovators will be heading to the nursery on their way home from the local bathroom retailer. A perfect match
W
hen you sit down to work out your colour scheme for your newly renovated home, the f rst consideration you might want to take into account is whether you’ll go with complementary colours or analogous colours. Take a look at our colour wheel. Complementary colours are those that sit opposite each other on the wheel. They make a striking colour combination. If, for example, you opt for a lovely teal feature wall, including orange (which is blue’s complement) in your soft furnishings will create a dramatic contrast. Yellow and purple are another classic example of complementary colours that can make quite an impact in the home. If your little girl desperately wants purple walls in her bedroom, adding a yellow chair or doona cover will really make the purple pop.
However, many home owners will err on the side of caution and choose an analogous colour scheme. This means sticking with two or three colours that sit next to each other on the colour wheel, such as the designers did in this room, painted in Dulux hues of Pesto and Pale Oriental. Analogous schemes can still make an impact, but they tend to be calmer, more harmonious pairings. To get the perfect colour combination, start off with a favourite painting or fabric swatch for inspiration. Study it carefully and look at what you love about it, then play with colour combinations. Once you are sure you know what works and what you want to live with, head off to the paint shop for some sample pots.

While it takes on the look of traditional masonry construction, it has quite a few advantages over concrete walls – it’s lightweight, making it much easier to handle and manoeuvre into place, and because the panels are manufactured in the factory rather than built on site, they are quick to install. The manufacturers say Greenblock products are also as impact resistant as concrete walls and they are strong – Greenblock can handle heavy loads, making it a great product to use as a retaining wall.
