THE TIME IS RIGHT TO GET ON TOP OF HOME MAINTENANCE ISSUES BEFORE THE WEATHER WARMS UP.

enovating your home doesn’t necessarily mean a full-scale update. Keeping on top of maintenance issues is important for new and old homes, and will limit the likelihood of nasty surprises when it does come time to renovate. Failing to keep on top of basic maintenance can mean you might be looking at expensive repair bills in the future. Winter is a good time to undertake maintenance checks. So where do you start? With all the rain the Coast has had in the past few years, now is the time to check gutters and pipes for blockages. Take a look around the house for problem areas where drainage might be affected. Ian Agnew is the Queensland general manager of building advisory service Archicentre. He says, “Drainage in winter, including the condition of roofs, guttering, downpipes and storm water drains, can top the damage-causing list leading to both exterior and interior problems where

water penetrates the home or creates pools of water or damp under the home. “From Archicentre’s experience … many home owners fail to recognise the extent of the damage and the ultimate cost involved in repairing damage by delays. “The roof often escapes the scrutiny of the home owner as it is out of sight. Water pouring down the walls or a section of plaster collapsing is often the f rst indication that there is a problem. People who put off f xing leaks could be putting themselves and families at risk, especially if the water is likely to enter the electrical system or appliances.” It’s never a good idea to climb up onto the roof yourself to check for damage, so get a tradesperson in to check it out.

Here are Archicentre’s top winter tune-up tips: • Make sure the guttering is clear of debris such as leaves that cause water to back up and f ow into roof spaces or under the home. Install a gutter-protection barrier so leaves can blow away. • Ensure downpipes f ow into the stormwater drain or the rainwater tank and not under the home. • Have the roof checked and repaired for broken tiles, damaged pointing or loose iron and f ashing to avoid internal leaks in the home. • Ensure f ues and chimneys are clear of soot and debris. • Check around the exterior and under house for any excessive dampness or water pooling. Check for sub-f oor dampness

as it can attract termites. In particular look for leaks from unsealed pipes under bathrooms, kitchens and laundries. • In the garden check for slippery steps, pathways or driveways. • Check for any mould spots on

interior walls which could be a sign of dampness in the home. • Check seals around windows and doors for heat loss. • Check taps for leaks and have an electrician give the power points a once over.

Other maintenance tips: • Change the batteries in your smoke detectors. • Have an electrician check out your hot water system. • Check your f re extinguishers. • Outside, scrape away peeling paint and touch up your trims and fences to ensure they are summer ready. • Wash all the windows and clean f yscreens and security screens. • Get the carpet professionally cleaned. • Re-stain and treat decks and polish timber f oors. • If you have natural stone benchtops in the kitchen and bathroom have them resealed.

If you must have a bath, consider an old-fashioned clawfoot – being able to see under the bath creates the illusion of more space. The old-fashioned look is also perfect for placing the shower over the bath – another space-saving trick.

Like the open-plan feel? You might want to consider having an ensuite that is not separated from the bedroom with a wall and door, but if you are sharing your room with a mate, be sure you can live with the lack of privacy.

nce seen as a luxury, the ensuite is now viewed as an essential in most homes. Some home owners even insist on adding them not just to the main bedroom, but to second and third bedrooms too. Here are My Renovation’s top tips for creating the perfect ensuite as part of your reno project.

Always ensure the bathroom is connected to the bedroom it services. If you have a tiled f oor in the bedroom use the same f ooring in the bathroom. Paint the rooms the same colour and use similar f nishes to ensure cohesion.

Check out open homes and display homes to see how others are designing their ensuites. While looking in magazines like this one help gain ideas, only until you walk into a space, imagine yourself reclining in the bath or standing in the shower can you really see what you can live with and what you can’t.

Most ensuites are fairly small spaces so think about using design tricks that make the room feel larger – big mirrors, appropriate lighting and pale colours all help.

In really small rooms go for a wall-hung vanity and toilet to save on f oor space.

Your rugs receive a lot of punishment, but it is pretty easy to care for them. Keep a hold of the care instructions and follow the directions for treating them. Ask your retailer about how to treat spills and if you do have a stain wipe it away in the direction of the pile. You should be vacuuming your rugs once a week to keep them free from dust. For small rugs just give them a good shake and an airing. It’s a good idea to have rugs professionally cleaned once a year – check with your retailer to see if it has any recommendations on the best person for the job.

Warning: asbestos ahead I f your home was built before 1990, chances are it contains asbestos. The building material is everywhere on the Coast, whether in the roof, walls, fences or f oors. And if, as a home renovator, you are concerned about the potentially deadly material, you should be. The material was a component in thousands of different building products for decades until it was banned more than 20 years ago. Troy Mihalec from Safe Asbestos Management is kept busy removing asbestos as part of demolitions and renovations. He tells My Renovation, “There is enough work in Golden

Beach [to keep us busy] for 30 years. And there are over two million cubic metres [of asbestos products] in public buildings in Queensland alone.” While home owners with undamaged walls and roofs have nothing to worry about, renovators should be wary, but Mihalec says too many people are complacent about handling damaged asbestos products. “People do it all the time and the biggest culprits are home renovators.” He says home renovation shows – which inspire locals to get stuck into DIY demolitions – aren’t helping.

Breathing in asbestos f bres has been linked to deadly respiratory diseases and lung cancer. “There is no known safe level of exposure,” Mihalec adds. “And incubation can take 20 to 40 years.” He says that in 2010 asbestos-related diseases killed more Australians than cervical cancer. So if you want to f x a damaged wall or undertake DIY but you aren’t sure if you have asbestos in your home, Mihalec’s advice is “if you don’t know, don’t touch”. In fact head straight to a professional like Mihalec, who offers free advice and appraisals.

What to do in winter I f you’re not afraid of cooler temperatures, exercise your green thumb with these winter gardening tips. • Winter is the time to prune back your roses and fruit trees. Make sure your pruning tools are sharp and clean, and if you’re a novice gardener and are unsure how to go about the task, pop into your local nursery for some advice. • Winter is also the best time to do any heavy garden work, such as paving, heavy cutting, digging or mulching, as cooler temperatures mean less sweat (and tears). Get these tasks out of the way while the weather is mild, and in summer you’ll be able to sit back with a cool drink and enjoy the fruits of your labour. • If you’re thinking of planting in winter, opt for hardy plants, such as camellias. Daffodils and

other bulbs also do well in winter. Go for a walk around your neighbourhood and look at established gardens for inspiration – the trick is to look for what grows naturally in your district. • Consider mulching in winter, as the mulch will trap moisture when it rains to help keep your garden hydrated. Otherwise, remember to keep an eye on plants that may be tucked away under leaves or other cover – they might not benef t from the rain and will still need the occasional watering. • Winter is the best time to watch the travelling of the sun in your garden, to identify the best places to plant things that will require optimum sunlight. A vegetable garden, for example, needs to be in the sun year round, so look for a spot that enjoys the winter sun.
