DESIGN PHASES

Phase One - Feasibility

Our design process is client-driven. We will start with an in depth consultation discussing what you need, want, and most importantly, how you live. Understanding the day to day details of our clients life is critical to our design process. There are no limits in these discussions; the more you say, the more efective our design will be able to highlighting your life.

Many of these discussions begin with an understanding of Individual and/or family member lifestyles. A sample of some discussion points are:

What are your hobbies and how can we accommodate them?

Will you be aging in place?

If you have a disability, what design successes and failures have you come across?

Do you work from home and what are the best ways to accommodate your work space?

Do you frequently have company over?

What inspires you? (Ex. books, playfulness, nature, spirituality)

What pets do you have and do you have specific needs for them?

Do you cook often? Grill?

What relaxes you?

Do you prefer spending your time indoors or outdoors? Gardening?

Have you ever traveled somewhere and wished you lived there? Why?

What architectural styles are you most attracted to (if any)?

Will you have a rentable unit?

What are your long term goals for this project? and much more…

After we get to know you, the work begins. An in-depth feasibility study of the site is preformed to discover opportunities and determined the overall picture of how your home will interact with the natural state of the property. A few of the items we will study are the sites views, topography, access, and zoning codes. This will heavily influence the form of your home.

The last phase of feasibility is concept creation, where we will begin abstractly defining your home by uncovering a clear concept that drives the design process forward. The concept is the over arching narrative that is executed in built form. It is derived from our studies and conversations:

E.g. A client may express love for nostalgic gaming. WAKEdesign would use that reference as a conceptual starting point. The game Tetris, for instance, with its geometric shapes collapsing into each other would be the overarching design concept, meant to delight the owner and bring a project to life (see “Tetris Inspired Home” at the beginning of this packet).

Phase Two - Schematic Design

After feasibility is complete, we initiate the hard work of formally designing. This begins with programing: the study and layout for the best overall functional experience of your home; otherwise known as, “what-goes-where and why.”

Your involvement in this phase is particularly important. We will synthesize the creative concept, external/environmental factors, code compromises, and most efective layout. This will be presented diagrammatically to be discussed and fine tuned with you at the table. Together we will ensure that your home will function for you, take advantage of the beauty of your property, and be informed by an overarching design concept.

After programming has created a design preview, our team will develop the site plan, floor plan, and overall design of your home. We are now at the exciting moment when you will get to see your home, virtually, for the first time. We will walk through the plans in both 2D and 3D. Your feedback here will help refine your plans and set the stage for delight in your future home.

Phase Three - Design Development

Now that the architectural and site design have been developed, we will continue to refine the plans with valuable early stage coordination with builders and engineers. Getting all major players of the team to discuss means and methods at this phase is an opportunity to resolve how your home will be constructed, and incorporated those ideas into the plans. This helps pave the way for a smooth construction experience.

Additionally, this is when we begin interior design and landscape architecture. Our design concept will inform the language of color, material and functionality to reinforce a meaningful experience in your home.

Phase Four - Construction Documents

More technical, this stage is when we develop details of the entire home which builders use as a template for construction. We will incorporate the work of all engineering disciplines within our design model to ensure a seamless relationship between design, engineering, and constructibility.

While this phase is mainly focused on construction details, we will also be finalizing exterior & interior materials as well as site natural and built-in feature. Phase Five - Bidding

With a refined set of plans, details, and specifications your builder (or bidders) can now commit to an in depth study of the project and present you with a thorough estimate of construction costs. WAKEdesign will review all bids to ensure that cohesiveness between plans and pricing.

Phase Six - Permitting

At this stage there will be communication between WAKEdesign and the jurisdiction reviewing the plan sets. Additional information may be required for permit issuance. Be patient though, this phase can take anywhere between 3-6 months.

Phase Seven - Construction Administration

After your permits have been issued, we go into construction. Although we encourage our clients to periodically visit the construction site safely, WAKEdesign will shoulder the process of overseeing construction for you. You will be informed of all the site developments on a regular schedule. If a major decision is required, we will bring it to you for a collaborative and informed discussion.

Additionally, we will oversee procurement and install of custom furniture, art work, decor, and any purchasable feature. Before you know it, you will be living in your bespoke home.

FEES

We are a design-bid-build studio with fees based on the overall project budget. Our fees include the cost of consulting (up to 20% of our fee) on structural engineering, civil engineering, and geotechnical engineering.
