Al Mashtal Development Location: Abu Dhabi, UAE Year: 2017 Type: Architecture Al Mashtal development consists on a mixed use project inland Abu Dhabi, across the road from Al Manhal Palace. The design is retail oriented and it should work all year long. Three main principles were develop and applied in the project: get in, stay in and move in. The site should be easily accessable, people should find reasons to stay in for a long period of time, and the users should find an easy way to move from one end to the other. The public realm, which plays an important key to the whole development has been designed to be a contemporary and urban interpretation of a Wadi.

Location: Abu Dhabi, UAE Year: 2016 Type: Urban Design + Architecture ADCB intends to fund and develop 49 plots within a mixed use development Sector MZ28 in Zayed City, Abu Dhabi. Maximum envelope height and setback of 3m

The development comprehends a 114,756.00 sqm land with 347,500 and a GFA of 347,500 sqm. These investment plots are supported with parks, religious and community facilities. The vision is to create an integrated development

that emphasizes on strong formation of buildings as part of the community and the community as an integral part of the district. Links and connectivity to surrounding developments are strengthened creating a vigorous and livable environment.

Location: Sharjah, UAE Year: 2016 Type: Architecture Bukhatir Group has commissioned Dewan to develop the adition to their new Head Quarters building in Sharjah, UAE. This new construction will shelter two cafes from dintiguished operators. Each cafe will comprise around 200 sqm of buit-up area and a shared entrance. A dramtic form that resembles was required by the client.

On the following schematic diagrams it is clear the possibiltiy to have one large office space (option A), or the ability to sub-divide the same space into smaller units (option B). In both scenarios the efficience of the floor is high, because the space designated for circulation and comom areas is minimun.

DESIGN STRATEGY | MEZANINE

THE ATRIUM

By the necessity of increasing the ceiling height of the ground floor showrooms, the mezanine floor area was shifted to the side, generating a double height volume within the envelope. This generous space will add value to the ground floor showrooms, both, in terms of functionality and space quality. This strategy also allows to achieve a longer facade by the main road, that means, more area for showcases. Furthermore it gives to the parking lots a human scale shelter.

It is the by product of the design strategy apploied in each plot. It can varies on size for every single showroom.

From the carrying capacity the maXimum allowable GFA is obtained. In other words, it is the inverse process from the traditional method, where the maximum GFA dictates the number of parking lots. In order to achieve full potential in terms of GFA usage, the mezanine should have the same footprint as the ground floor. This situation is not desired, mainly because the ceiling height of the showrooms would be too low for a proper usage of its program.

The program has been divided into 2 distinguished uses. On the ground floor and mezanine there are the showrooms. On the first floor there are the offices. Although occupying the same envelope, these 2 uses should have independent accesses.

The accesses for each use and in each plot is defined. To give variety and possibilities on the design, the accesses for the offices can be conceived from the main road or from the service road as well.

The showrooms will be accessed from the main public space by the main road. The mezanine, which is the second floor of the showrooms will be acessed internaly, through stairs which can be allocated in different positions depending on the specific design of the space.

The offices will be accessed from the main public space by the main road and also from behind (service road), through a unique staircase, totally independent from the showrooms. In order to achieve variety, if a given plot has its access from behind, the next plot should have its access from the main public space.

The 306hec plot (2.32 million sqm built-up area) is located in a very strategegic place in one of the main en-

trances of Abu Dhabi in between two edges (E10 highway and the water canal). The Masterplan design takes it manifestation from these urban edges. The lack of accessibility to it and the way it is connect to the adjascent developments are the key design elements of the

Ras Al Khor Development Location: Dubai, UAE Year: 2015 Type: Urban Planning + Urban Design This mixed use development comprehends 26 hec of land and 347.500 of built-up area. The Master Plan has been adjusted in compliance to all requirements from relevant authorities. The core of the residential enclave is a vastly landscaped community park that provides a venue for outdoor activities and social interaction. Clusters of residential buildings also contain communal landscaped spaces that serve as the extension of buildings. The outer ring on the other hand is dominated by a mixed of residential apartments with active commercial retail frontages at ground floors.

ment has the opportunity of reshaping the water body and creating upscale waterfront developments. At the core of the project is a central canal encapsulated by various iconic hospitality, cultural and commercial facilities. On the orther hand, the vibrant edges of the proposal are dominantly outlined by recreational, retail and residential developments set amongst a network of green spaces. They will grant privacy for the master plan zones as well as achieving successful hierarchy in terms of land use allocation. This memorial, as its precedents events on this site, has to alter the landscape. The history of this site is told by its landscape. Official data says that the war events in Pointe du Hoc and its surroundings counted for more than 4500 casualties. In order to grasp the magnitude of these events, there will be placed one column for each soldier that lost the life in those days. The memorial fills the gap between the original and the war landscape. The rectangular columns (120x20cm) will emerged from the preserved level of the war landscape and they will be as tall as the original landscape + 120cm, creating the memorial landscape. By raising the original landscape the visitors will be able to grasp the size of the memorial in its totality. The memorial will be a gigantic immersive maze where visitors will interact with it in their own subjective way.

In an Era that tends to be skeptical about the use of public spaces in the contemporary city and each person is more unique, exclusive and personalized than ever, the proposed library is a statement about its fundamental and unique role as a building trully collective and of public use. The proposed library does not reinvent the traditional institution. Simply adapts it to new demands. Ceases to be loyal to the book and becomes concerned about knowledge, independently of the way it is presented. The book frees space for collective use, but do not cease to exist. The project densifies vertical/horizontal circulations and services in a super efficient core. The exiting light and ventilation pit remains, but becomes a void, which is part of the interior space of the library. The void is a significant element that organizes the spaces, by dividing the building into two larger blocks. The front block will house the activities of collective use. The back volume, in its turn, house the archive itself.

The pavilion was conceived to be a temporary structure in Rio de Janeior for the FIFA World Cup. The idea of football as a game tha integrates people from all over the world is the key design element. By scaling up the object to be bigger than its required area, a critical mass emerged, reaching a urban scale. The use of fabric curtains as the pavilion’s borders gives fluidity to the space, as there is no fixed entrance for it. At the same time creates a clear distinction between inside and outside. The landscaped roof is a symbolic expression of the natural beauty of Rio de Janeiro.

Located in São Paulo, Berrini is an area which from the 80’s became one of the biggest corporate buildings clusters

in Brazil. The hypothesis suggested in this work is addressed to the local connections within the area. Far from a city strategy it concentrates the atentions to the local environment. There is a lack of connections between public spaces culture

and private buildings in Berrini. Both don’t perform collectively, but as individuals. The ability to perfom together will improve the whole area consolidating a single identity. The master plan proposed before holds 3 different phases. The first phase connects public areas. The second phase connects the train station directly into the area through a library. The third phase is the cultural center. The cultural center is located at the Southern ending of the master plan. Its program consists on a parking lot, art

The adopted design allows this object to be deployed in various places. The materiality of the pavilion itself is the site where it is deployed, as it is composed mostly of empty space. The site fills these emptyness and changes the meaning of the pavilion in each place it is deployed. Once the pavilion is dissembled the site becomes a virgin place again, but once corrupted in our memories, ready to be re-explore and re-meaned.

Graduation Project |Ă“pera Prima National Fnalist

Midiateca Matarazzo Location: SĂŁo Paulo, Brazil Year: 2006 Type: Architecture + Urban Design Paulista Avenue is the largest financial business cluster in Latin America. By analyzing the context it is noticeable that the lots of the old farms once there were divided into smaller plots. This form of land division generated an anachronistic urban form, that is, classical lots with contemporary buildings.The site is located in a buffer zone between the corporate and residential zones. The deployment of buildings in this zone sets activities related to services and trade close Paulista Avenue while residential and leisure ones by SĂŁo Carlos do Pinhal St. The proposed design aims to free the ground floor for public activites. A clear reference on the Brazilian modernism.
