A year in the USA The International Marina & Boatyard Conference (IMBC) 2012 closed its doors on 3rd February after a successful 10th anniversary event featuring educational seminars, networking receptions and a well attended exhibition. Jim Frye CMM, president and chair of the Association of Marina Industries (AMI), organiser of the annual IMBC event, described the attendance list as a ‘true cross section of the industry’, much as could be said about responses to the AMI’s 2011 annual marina industry trends survey. Findings presented at the conference by Frye and Marinas International southeast regional manager, Kirby Scheimann CMM, related largely to the US sector (92% response) and proved an interesting and valuable barometer of how marinas of all sizes fared in the United States in 2011. Around 200 marinas responded to the survey, 73% of which are members of the AMI. Of these, 51% operate a combination of up to 250 wet and dry slips, 27% operate 251-500, 11% have between 501 and 750 and 4%, 7511,000. Marina ownership was varied, with private at 47%, municipal at 17%, management companies at 10% and the remaining 26% subject to state agencies, co-ops and partnerships. A total of 29% reported full occupancy for 2011 and 45% reported 75% occupancy. More worryingly, 19% were at 50% occupancy and 6% at less than 50%. Environmental awareness was much in evidence with 53% of facilities certified as Clean Marinas. Most popular pro-environmental practices included trash recycling (76%), use of energy efficient light bulbs (72%) and oil and hazardous waste collection (84%). Interestingly, 67% cited ‘native planting’. Revenue streams for 40-50% of the marinas remained the same as in 2010. Wet slip rental suffered decrease according to 39% of responses but 22% claimed an increase. Drystack came in at no change (40%), decrease (26%) and increase (28%). Visitor levels were down overall, with 47% reporting no change, 22% an increase and 31% a drop. The industry did not favour a reduction in tariffs, with just 12% reducing slip rates. Fuel margins were, however, down by around 23%. An impressive 62% claimed to have invested in staff training but 23% cut their number of full time employees and 12% cut their part-time employees. Salary freezes were implemented by 45% of marinas, travel cuts by 56% and bonuses eliminated or postponed by 38% of marinas. Although based on a fairly small study group, all statistics in our industry are extremely valuable and many thanks are due to the AMI for initiating the survey. IMBC 2013 will be held 30th January -1st February at the Broward County Convention Center, Fort Lauderdale, Florida.

50th member for Euro group EUROPE: TransEurope Marinas welcomed its 50th member, Buckler’s Hard Yacht Harbour in Beaulieu, UK, and launched a new website at celebrations held at the 2012 Tullett Prebon London Boat Show in January. The TransEurope Marina association represents the largest cluster of European marina destinations and offers reciprocal benefits for visiting boat owners. Holding over 100 TYHA Gold Anchors, 15 Blue Flags and a number of other environmental awards, the group offers the security of an attractive and reliable cruising network with significantly reduced berthing rates for up to five days in each marina. The group is maintained by minimal subscription fees and a lot of voluntary input and is operated and administered by an elected committee. Expansion has been rapid in recent years. Current chair, Melanie Symes of Puerto Calero Marina in Lanzarote, Canary Islands, commented: “We are delighted to have increased TransEurope membership to 50 locations. We believe that this reflects the desire of discerning marina operators to encourage cruising, to stimulate more visitors to come to their marinas and most importantly, in the current economic climate, to offer their own customers the added value of the benefits of TransEurope membership.” The new association website, www. transeuropemarina.com, is powered by The Waypoint and incorporates a number of new features including precision weather forecasting from Theyr.

Expansion continues at Porto Montenegro MONTENEGRO: Porto Montenegro in Tivat is to start the next phase of its planned marina expansion, re-develop a repair and refit facility and launch a five-star boutique hotel. The marina will see increased capacity from its existing 185 berths to 370 for yachts up to 150m. More than 50 berths will be reserved for vessels over 45m in length. Work, to be undertaken by Italian company Ingemar, is expected to begin in

October and complete in winter 2013/14. “The expansion of the marina is not only a testament to the success of Porto Montenegro, it also confirms the Adriatic has firmly cemented itself as an exciting destination and home

Prequalification opens for TFH project TUNISIA: Gulf Finance House BSC, (GFH) the Bahrain-based investment bank, has announced that Tunis Financial Harbour (TFH) has begun the prequalification process for prospective contractors. This follows an announcement made by the Government of Tunisia in support of the TFH project, allocating TD50 million to the completion of major and strategic infrastructure works in relation to access and roads. The project’s master plan has already been approved by the government and is set to be built in the Rawad area. To complement

the commercial aspects of the initiative, a variety of residential and leisure facilities including a marina, a residential complex with luxurious villas and an 18-hole championship golf course are included. TFH is going to be North Africa’s very first offshore financial centre and will help to transform the region’s economy. It is expected to positively

Yachts booked into Royal Docks

The Royal Docks in London collectively form the largest enclosed docks in the world.

UK: Plans are now advanced for the Royal Docks superyacht berthing project in London Docklands, which has been timed to coincide with the 2012 Olympics. Vessels have already reserved berths in what will be the first regenerated sector of an exciting new inner city waterfront development. The Royal Docks (Royal Albert Dock, Royal Victoria Dock and King George V Dock) collectively form the largest enclosed docks in the world with a water area of nearly 250 acres. The regeneration is set to include marinas, floating boardwalks with restaurants, shops, public spaces, bars, cafés, homes and offices.

The first phase will accommodate 20 yachts of 80-100 feet and 40 vessels of 30-60 feet. A second phase will create berthing for over 200 medium to large size yachts. The yacht sales centre will open at the same time as the full service marina, which will have fuelling facilities, WiFi and full dockside services. The move follows a 2009 government report which identified Fujian Province as an appropriate place for the encouragement of boating activities, being on the coast of the Taiwan Strait and in a position to take full advantage of the local natural and cultural resources.

Managed by the Royal Docks Management Authority (RoDMA), the project has been designated an Enterprise Zone and has been described by the Mayor of London as ‘the most important regeneration site in the capital’. RoDMA is working in association with UK marina consultants, Marina Projects, to promote the opportunities for superyachts at the Royal Docks. All yachts moored up during the Olympics will benefit from free access to superyacht concierge services provided by MGMT. These include 24 hour security, VIP lounge, VIP parking, essential services such as provisioning,

Douro marina ready for visitors PORTUGAL: Douro Marina, on the left bank of the River Douro in Vila Nova de Gaia, north Portugal, is open for business.

With 300 berths at pontoons designed and supplied by Galicia based company, Aister, Douro Marina can accommodate vessels of up to 20m in length. Visitor berths have been incorporated as an essential component of the planning as the marina is specifically looking to capitalise on its enviable UNESCO World Heritage location, proximity to the historic centres of Porto and Gaia and strategic positioning for boaters heading either to the Mediterranean or the South Atlantic. The marina is complemented by an onshore repair and maintenance centre – soon to welcome a 75 ton boat hoist and three ton marina crane – and will be complete this summer with a range of commercial and administrative buildings. A nautical centre and the onsite Douro Marina Sailing Academy offer visitors diving lessons, offshore fishing experiences, windsurfing, kitesurfing and boat charter opportunities. Harbour complexities challenge redevelopment plans

Master planning for the redevelopment of Auckland’s Westhaven Marina hit full stride following a January 2012 factfinding visit by marina consulting firm Marina Projects of Portsmouth, UK. The project was commissioned by Waterfront Auckland - a property development and operating arm of the Auckland Council – and the study will provide Waterfront Auckland with a plan for the phased replacement of old marina structures with a better configuration. Westhaven has been studying regional and worldwide marina trends and preparing for redevelopment for several years. In 2011 the operators asked Bellingham Marine to assist in developing a survey to help them understand new technologies, operational practices, economic issues and boating trends that would benefit planners working on the redevelopment. The results of the survey, delivered in October 2011, were instrumental in evaluating and selecting a marina consulting firm and helped Waterfront Auckland to grasp the issues that will drive master plan development and design. Following the survey, Expressions of Interest were received from 18 firms. A short-listing process identified three finalists from whom Requests

for Proposals were sought. A detailed evaluation process identified the Marina Projects’ proposal as best delivering against the client’s requirements and the project was awarded in December 2011. The current project focuses on master planning and optimisation of water-space and complements an earlier study completed in 2009 for land-based activities and public amenities. 1,900-slip Westhaven Marina is centrally located adjacent to the Auckland Central Business District (CBD) and is one of the largest marinas in the southern hemisphere. The marina has a mix of sail and power boats of 8 to 30m in length, moored at pontoon berths, pile moorings and swing moorings. “The present marina has served us well and is now ready for

refurbishment,” said Russell Mathieson, head of Waterfront Auckland’s Marinas Business Unit. “Half the structures in the marina were designed in the 1970s and built in 1980. The area boasts one of the highest rates of boating participation in the world, and boating is enjoyed by people from all across the social spectrum. The area is a playground for watercraft ranging from jet skis and paddle boards to world-class racing sailboats and superyachts and everything in between. Auckland’s standing in the yachting world reached a pinnacle as the city was centre stage following the victory of America’s Cup challenger ‘Black Magic’. We’d advise operators to look at this carefully before giving up unencumbered control of slips in their marina.”

Future types Ward believes the trend towards larger beams has to stop at some point. “While boaters continue to appreciate more comforts, eventually

Ocean Reef Island and Marina Given the pressing need to provide land for new residential development near the heart of the city of Panama, two man-made islands are being built just offshore. These islands are the ultimate in premium real estate, providing panoramic vistas of the Pacific Ocean and city skyline. However, with no natural beaches and no natural harbours, they are exposed to a unique wave climate that starts off the coast of Australia and builds relentlessly until it reaches Panama. The company was asked to transform these islands into an appealing refuge for island residents. Using the space between the islands to create a protected harbour, SmithGroupJJR designed a major marina accommodating vessels up to 90m (300 feet) in length. A unique fishtail tipped breakwater diffracts waves away from the entrance, while a recreational beach absorbs any residual wave energy entering the marina harbour. Inherent to the design process was the company’s use of advanced ocean modelling technology to shape the islands and protect the marina basin from the savage thrashing of the South Pacific swell. WATERFRONT DEVELOPMENTS Perfectly positioned for access to some of the Mediterranean’s most beautiful cruising waters, newly extended Port Adriano now caters for vessels up to 60m in length. The marina service area covers 25,000 sq m and incorporates the original 322 berths and the additional 82 superyacht berths, which are on a new fixed breakwater and counterbreakwater. Berths for large vessels comprise: 18 x 20m; 18 x 25m; 12 x 30m; 7 x 35m; 10 x 40m; 8 x 45m; 5 x 50m; and 4 x 60m options. Smaller vessels of 6 to 18m are moored at the 322 original fixed pontoon berths, which formed the marina when it was built in 1992. All berths have water and electricity supplies via Rolec service pedestals.

Mallorca marina with designer label Now entering the very final stages of its redevelopment and extension, 404berth Port Adriano has become one of the Mediterranean’s leading luxury marinas with 82 new berths for vessels up to 60m in length. Located on the south coast of the Spanish island of Mallorca, Port Adriano is just 30 minutes by car from the capital Palma de Mallorca. It enjoys an exceptional location for exploring the Mediterranean and is surrounded by areas of spectacular beauty such as Cala Fornells, Toro Island and Mallorca’s magnificent northern coast. Its position by the mouth of the Bay of Palma offers ideal conditions for sailing and other nautical activities.

Extending the marina Extension work at Port Adriano, which began in 2007, is now in its final stage with the first shopping areas opened. The area is now equipped with a new underground car park, with an additional 240 new spaces over and above the port’s existing 560 spaces.

In addition to offering specialist services such as concierge and yacht provisioning, Port Adriano offers elite technical services at its all-new 10,000 sq m technical centre, which boasts a drydock suitable for very large yachts, a 250-tonne hoist from Italian company Boat Lift and specialist assorted boat maintenance and repair workshops. A slipway and launch ramp for small boats has also been constructed and a sailing and diving school is due to open very soon. All superyacht berths have in-slip black water and bilge water pump-out and in-slip fuelling at 12,000 litres/ hour. Smaller boats have access to a dedicated pump-out and fuelling dock. Security cameras are in place around the site, Wi-Fi is available throughout and particular attention has been paid to environmental issues.

Owner/operator, Ocibar – which has an agreement to lease marina berths at Port Adriano until 2037 – is the only private company that has leisure ports in the main Balearic islands, its other two facilities being S’Altra Banda in Menorca and Ibiza Magna in Ibiza. This gives boaters the benefit of being able to contact just one single company when seeking berths in the Balearics and ensures a uniformly high standard of marina management.

Port Adriano and Ibiza Magna have both obtained the EMAS environmental award given by the European Union, which recognises companies that have introduced a system of environmental management and that show a commitment to ongoing improvement. The two marinas have also renewed their ISO 1400 environmental and ISO 900 quality certificates, granted by independent certification company TUVRheinland. Notably, Port Adriano underwent expansion by constructing a second fixed breakwater to avoid eating up any additional metres of coastline.

Designer touch One of the great attractions of Port Adriano is the avant-garde design of the communal areas and shopping complex, the work of prestigious French designer Philippe Starck, and of particular features in the marina – such as the mooring bollards and quayside lamps. Starck, who began work in the seventies, is acknowledged as among the world’s leading designers with a fresh style that surprises due to its creative and clean shapes. His work includes the Delano Hotel in Miami and

the Kong Restaurant in Paris. Starck was in charge of designing all of the architecture for the new Port Adriano shopping area and decoration of the port’s communal spaces. The designer took daily life in the marina and the needs of its visitors as his brief, focusing on ensuring that the natural beauty of the surroundings was not compromised and that leisure and shopping areas could be accessed comfortably. New car parking is, therefore, plentiful – and out of sight, underground. The 4,000 sq m shopping area with 40 shops is seen as one of the great attractions of the new marina. In line with Port Adriano’s policy of respect for the environment, it has an innovative

system of refrigeration and heating that uses the constant temperature of deep seawater to reduce CO2 emissions and, in line with the owner’s aspirations, it is home to a wide variety of prestigious brands. International nautical brands include the Fipa Group of Italian yacht builders, Austrian yacht builder Frauscher, luxury yacht brokers Burgess and charter expert Lamprell Marine. The complex also accommodates acclaimed sports fashion brands like Dress&Co of Germany and Next Generation offering Gucci, Bottega Veneta, YSL, Prada, Jimmy Choo etc. There is also an important range of international restaurants including Coast by East, owned by one of Germany’s most important food and restaurant groups and its lounge bar Sansibar; the Bruno restaurant, a new project of Miguel Arias and Bruno Elain who recently managed the well-known restaurant Flanigan in Puerto Portals; and Eden, a select champagne bar. The entire complex is due for imminent completion according to Ocibar general manager, Toni Zaforteza. “The marina itself was fully operative last summer although works in the shops and restaurants at the commercial area will finish by April this year,” he told Marina World. “We have already sold 55% of the moorings and the rhythm of bookings for the coming summer is very good.” And for the future? “We hope to update the older part of the marina in coming years.”

Marina village takes shape in Belize

With its more affordable real estate developments, Placencia in Belize – a small country on the north eastern coast of Central America - is quickly becoming a destination for jetsetters and cruisers alike who are looking for their next getaway. Developers have settled into the area, looking to score some of the disposable income that is sure to arrive as the country gains popularity over such locations as Costa Rica or Turks and Caicos. Of these ventures, the largest and seemingly most viable is The Placencia, a gated and planned 6,500-acre (2,630hectare) community on 3,000 acres (1,214 hectares) of waterfront. The new waterfront development is well under way and will boast nearly 300 slips, 25 of which will cater to 300ft (91m) megayachts. Phase one of the project includes 117 wet slips from 40 ft to 220 ft (12m to 67m), with 14 catamaran berths. Plans also include a 500–700 ft (152–213m) pier surrounded by a solid breakwater with culverts. “We completed the breakwater,

One of the more interesting aspects of this development, however, is the plan to construct a private 9,200ft (2,804m) airstrip for incoming guests, even though the local Placencia Airport is a few miles away. “Construction at [Placencia International Airport] is 80% complete,” Borland says. “PIA will facilitate commercial airlift from the United States, Canada, Europe, South America, Central America and the Caribbean.” The airport will be designed to cater to private aviation with a VIP fixed-base operator, acquired by The Placencia to offer support services to incoming crew. Such services will include on-site US Customs, a hospitality bar/restaurant and pilots’ lounge, a workout facility, a

neighbouring Ara Macao development, just north of The Placencia. Although a group called Peninsula Citizens for Sustainable Development sued the Department of Environment to cease all plans and construction for The Placencia, the case was rejected on the grounds that the claimants did not adequately prove that the Environmental Impact Statement and the Environmental Compliance Plan were unsatisfactory. An attorney for The Placencia called the lawsuit ‘baseless.’ Otherwise, it’s been all quiet on the front, as they say. “We were never off track. Construction continued during the lawsuit,” Borland confirms. “Whenever you are a pioneer in a region, there will always be obstacles to overcome.”

The property currently holds a smaller resort with two- and three-storey townhouses and 100 condominiums with a restaurant and lounge as well as two tennis courts and a freshwater infinity pool. Borland states that The Placencia has over 100 current owners from the US, Canada and Europe and, as is common throughout the industry, The Placencia can package real estate purchases with a boat slip. “Currently permanent owners are about 30%, seasonal 50% and transient 20%,” he says. “We believe the percentage will remain relatively the same. Once we have direct commercial airlift to PIA, we will definitely have more hotel guests and keys.” In addition to plans on the mainland, The Placencia developers recently acquired a 15-acre (6-hectare) island approximately 12 miles (19 km) off the coast in the Caribbean to build a satellite resort with a helipad, a restaurant, a beach club with private cabanas, an observation deck, a ‘snack shack’, and an 800 sq ft (74 sq m) fitness centre. A swim-up bar will be called ‘Octopus’s Garden,’ in honour of one of the island’s more famous former inhabitants: Ringo Starr. All these services will be reserved for private owners and guests at one of the hotel bungalows or oceanfront suites. “We believe in the ‘build it and they will come’ strategy,” Borland says. “I don’t know of any other development worldwide that has all of the components that The Placencia features. Especially for a superyacht owner, where he can have his crew reposition his yacht; he can fly his private jet into our FBO and store his aircraft at his privately owned hangar at PIA; his pilots can stay at his condo attached to the hangar…the list goes on….”

boats. Boats are moored Mediterranean style (stern to quay) at a combination of SF Marina and Marinetek pontoons with Rolec service pedestals. Abu Tig North has 40 resident boats and visitor levels indicate it is working towards 80% occupancy levels. Both marinas have visitor berths and expect to welcome 25-30 transient yachts in peak season. Visitors mostly come from Egypt, Europe and the USA. The Red Sea is a very common transit point for yachts. Boats are passing from the Indian Ocean to the Mediterranean, going south to north and vice versa. This makes for a lot of passing traffic and visitors tend to fall into two categories, the first being yachts on ‘world cruises’ and the second being megayachts of around 60m that can stay from one week to three months.

Planning and operations

The north basin was officially inaugurated in 2010. With security and safety at the marina well covered, the main management challenges have related to staff and customers. “The first challenge has been to instil good ethics and practices in a relatively new boat owning public,” Jones explains. “Many owners would go out without proper training or crew, with too many people onboard, no insurance cover etc., so we have worked hard to help educate our clients and bring in safety guidelines. There is no government body that currently regulates these issues here.” “The second challenge is to get local staff to appreciate the importance of being customer oriented and nurturing a good client/employee relationship.”

Environmental management, boater safety and initial planning procedures

all require a specialist approach. “The main restrictions for planning permissions in Egypt are from the Environment Agency and the first step is to complete an Environmental Impact Assessment (EIA),” Jones confirms. “Several other permits then need to be obtained from the Military, Shore Protection Agency and Ministry of Maritime Transport. This process generally takes around two years in total but, with the current situation in Egypt, we wait to see how things will develop.” OMM is very aware of the importance of good environmental practice. Marina and marina buffer zones in Egypt are no-discharge zones and all boats are legally obliged to use pump-out. Abu Tig staff operate a mobile pump-out unit and attend anti-pollution drills three or four times a year. Occasional workshops are also arranged for staff and any operation that has a potential environmental impact is monitored. Mooring buoys are installed out at sea to help prevent anchoring on the coral reefs. Security and fire-fighting teams are

Elsewhere in Egypt Aside from its leading facilities in El Gouna, OMM also operates a rather special 50-berth facility in Sinai; at the crossroads of three different countries. Taba Heights is an ideal port of call for seafarers wishing to take a voyage along the Red Sea and cruise the Gulf of Aqaba. The marina won an International Tourist Marina licence in July 2005, making it the first official port of entry in the region, with an average 33 round trips a week to Jordan. Unfortunately, the Military has temporarily suspended the port of entry status but OMM is currently in discussions to re-open.

Moving into Oman In addition to a good portfolio in Egypt and several advanced plans for marinas in various countries, OMM has made significant impact on the marina sector in Oman. Jebel Sifah Marina will open for business this month (March) with 94 wet berths and a 120-berth dry storage facility. There are ten visitor berths and boats up to 60m can be accommodated. SF Marina supplied pontoons and Marinetek provided mooring equipment. “Jebel Sifah is a popular weekend destination due to its dramatic scenery and proximity to Oman’s most picturesque beaches and coves,” said marina manager, Edward Corry. “Boat owners can expect membership of the exclusive Jebel Sifah Boat Owners Club, which includes use of a swimming pool, private beach, showers

and changing rooms, berth holders lounge and various discount benefits at the hotels and restaurants in Jebel Sifah including the Sifawy Boutique Hotel, which opened for business in September 2011.” OMM’s second facility in Oman, Salalah Beach Marina, is expected to soft open in June and open officially in September. By then it will have wet berth capacity for 171 boats and a 130boat dry storage facility.

Other projects OMM is looking to broaden its portfolio into significantly different geographical regions and has at least four projects in hand. First is Chbika Marina in Morocco, the initial phase of which took place by the end of the second quarter 2009. Construction of the marina basin and

breakwater is now well under way. The first phase will offer 104 berths in a total basin area of 40,000 sq m and a yacht club, shops, cafés and restaurants are also planned. Master planning is meanwhile advancing for a major waterfront project in Montenegro. The Lustica development in Tivat covers a 6.8 million square metre area around Traste Bay on the Lustica peninsula. A main marina with 120 berths for vessels up to 50m long will also feature a fuelling and pump-out dock, slipway, maintenance facility and full immigration services. Designed as a premium holiday resort, the site will also include a luxury hotel, 18-hole golf course and a second phase features an additional 50-berth marina, seven hotels, apartments, villas, restaurants, sports facilities and a school. Further marinas are planned in Egypt (Sawari Marina, Sahl Hashish) and in the UK (Eco-Bos). Both are currently at design stage, with work on Sawari expected to start this year. Developing Eco-Bos in Cornwall in the south west of England, will involve extensive site clearance in order to deal responsibly with potential pollutants from previous industrial port operations.

We expect it to last another 20 years due to our rigorous maintenance schedule.

Our customers are very impressed with the decking surface of the pontoons although it can be hot to walk on in the summer. Although concrete, it is pleasing to the eye especially as it is well maintained and beautified with flowers on the docks etc. If we decided to replace it, we’d probably choose the same type of decking.

Construction costs were reduced but ongoing maintenance costs outweighed the initial outlay for good timber. Finger connections and, most particularly, the triangular in-fill panels need to be made of a cambered product that will not deform over time.

Michael Jarvin, Advanced Marina Management, Australia During my 40 years of daily marina operations, principally on Australia’s east coast, I have been fortunate to hold senior management roles including the operation, construction and opening of new facilities at some 40 sites. Currently, my team and I have a dayto-day operational role at four marinas in Sydney and a regular management, planning and construction role at three further marinas elsewhere in New South Wales. I have used many different types of decking – some inherited, some by choice. The solid concrete system has been most prevalent but some alternatives have good features and benefits. Decking becomes an integral part of the system that you choose. That develops from the design criteria of the site and/or any matching required to existing systems. In Australia, the majority of marinas in the 1970s, ‘80s and ‘90s incorporated add-ons to existing structures. What I continue to prefer and recommend is a solid concrete deck system through bolted with whalers. But continuing development in alternative whaler and through bolt material needs to be developed. I think a goal for the future (and some people are already experimenting), is an epoxy glass fibre bolting system. These are well advanced in the mining industry and I have started to see them in pontoon systems. Whaler composition will continue to be a challenge. There must be some way that plastic can be developed although the tests and trials that I have done to date have indicated that the

identical elasticity and universal orbital movement of timber (of a quality and grade that is used on a quality marina system) has not been able to be fully replicated in a plastic component. Certainly, rigid structure in glass fibre and composite materials is available but that eliminates the feature and benefit of timber. Steel, again, has no flexibility. The deck of a marina system is the most visual part of any marina. Important factors are type of whaler, pontoon connections and in-fills. In-fills need to be of good clear timber with a minimum of knots, especially where exposed to view.

Maintenance is essential. Not only carrying it out but ensuring it is completed by staff who understand the features and benefits of the decking you have. The person with the tools needs to understand the goals and objectives and I can tell you of many experiences where poor information and poor hands-on maintenance has led to compounding faults and omissions. A fully through-bolted system is obviously the easiest to maintain because it has the least number of moving parts. But it does require an understanding of the terms ‘just tight enough’ and ‘regular tightening’ and an appreciation of the shrinkage of the timber in the early stages. It is also important during the process to preserve the fibres in the timber whalers so that they are not crushed, compounded or ground through. Regular maintenance for the first two years is a must. Aside from structural maintenance, the deck areas need to be clean, tidy and in good condition. High pressure cleaning is not the ultimate solution because it damages the concrete. There are numerous soft water cleaning methods, one of which should be used on a regular yearly basis. Cleaning of the fenders is a necessary part of keeping the marina looking good and fender replacement programmes are worthwhile. It is important to remember areas where the customers see the most and make sure that these are looking their best. Stand on the stern of a customer’s boat and look back at the marina to get the best impression of what customers see and how they will remember you. This will also reveal areas underneath in-fills, below whalers and in corners!

Swift take-up for steel decking A durable and versatile PVC coated steel decking product called Steel Dek, manufactured by Xccent Marina Products, has amassed an impressive number of references at North American marinas since its recent launch. According to US national sales manager, Troy Talbot, Steel Dek has a 25 year warranty, 40-50 year life expectancy and installs six to eight times faster than standard decking, all of which make for significant customer cost savings. “Steel Dek is 100% encapsulated in 1/8inch coating of PVC thus preventing any moisture absorption unlike most composites and rice hull products, which will absorb water over time and deteriorate,” Talbot asserts. “Steel Dek is saltwater safe – in fact, we cure Steel Dek in molten salt.” LEED and Clean Marina compliant, Steel Dek is perforated for efficient drainage and impervious to gas and oil stains. It is claimed to lower float

buoyancy requirements on floating docks and requires 75% fewer fasteners. It has ASTM E 84 surface burn rating with flame spread no greater than 200, is mould resistant and has inbuilt UV inhibitors. It stays cool underfoot even in extreme heat. “Nothing is stronger than steel and by coating it in PVC we are able to offer customers strength and longevity,” Talbot explains. “We are looking at other marina products that could benefit from our coatings. For instance, we build a seawall cap by the same process, offering a strong and good looking finished seawall. We have also just introduced our Eco-Series, which is 50% light transmitting for areas that have sea grass.” Other products under development include fire extinguisher and fire hose cabinets, life ring cabinets, power pedestal posts and junction box lids.

DECKING Operator Feedback Matthew Leigh, Mercury Yacht Harbour, UK Mercury Yacht Harbour in the south of England, owned and operated by Marina Developments (MDL), is a 360-berth full access marina in a sheltered wooded site where the shallow waters of Badnam Creek join the River Hamble. Our Matthew Leigh floating pontoon system, installed by Walcon Marine, has finger berths and is moored on piles. The decking is made up entirely of hardwood timber – in the main iroko or balau, machined with drain/non-slip grooves. When we chose the decking we looked at cost, lifespan, appearance, location, non-slip quality, ease of maintenance and repair. The current decking at Mercury has been in place for 22 years and still looks extremely good. MDL expects to replace it within the next ten years but remains very pleased with the current system. The only significant wear is on the ramps and bridgeheads which have the highest footfall and suffer from trolley damage. We pressure wash the decking every

winter, primarily with salt water to help keep the algae at bay and scrub as required throughout the year. MDL has used concrete decked pontoons in the past. The advantage is a much heavier pontoon system, which suits larger vessels and/or exposed locations. We’d expect a similar lifespan – in the region of 20-25 years – but concrete systems are more costly to install. When the time comes to replace our

New forklifts in Ohio marinas Two marinas in Ohio, USA, have recently upgraded their facilities with the addition of a Marine Travelift (MT) Mariner forklift. Foxhaven Marina in Port Clinton (right) and Whiskey Island Marina in Cleveland both purchased their machines from MT dealer, Interstate Lift Truck. Foxhaven, an extensive 670-slip facility located on the southern shores of Lake Erie, opted for an M1500 model to replace an old lift truck used to service its drystack. In addition to on-water slips, the marina has 250,000 square feet of inside storage, a 20ton hoist and dry racking. “We can accommodate about 350 boats for winter storage and winterise around 525 boats per season,” said Todd Jagucki, vice president of marina operations. Jagucki collaborated with MT engineers to find the best fit for the marina. “Because our buildings were already built, our biggest problem

was finding a lift truck that could work within the dimensions we had,” Jagucki explained. “Marine Travelift was very helpful in providing us drawings and sketches that showed us our maximum length of boat loaded on the forklift and the abilities of the forklift turning in our building.” The Mariner Forklift M1500 is primarily used to lift smaller cabin boats up to 25 feet, personal watercraft and small jet boats. Its generous width improves stability during high lift operations and its shorter wheelhouse allows for greater manoeuvrability inside storage buildings. But, in employing the M1500,

Jagucki has discovered extra options. “Since buying and using the forklift, we have recognised the potential of lifting heavier boats that we weren’t able to lift before,” he said. Whiskey Island Marina, also on Lake Erie, invested in a larger Mariner M2500 forklift, capable of lifting 25,000 lbs. “We needed the capacity for the boats we handle and a machine that could operate in our aisle space,”

said Whiskey Island general manager, Tim Poole. Powerboats and sailboats of all sizes are lifted and, since purchasing the forklift, business has increased. “Business has been good, but more importantly we can now handle larger vessels safely and quickly – while maximising our yard storage,” Poole added. Dutch marina buys UK rack system Dutch marina operator Interboat Holland has installed a specially designed drystack at its 400-berth facility Jachthaven Wetterwille in North Holland. Enabling the marina to provide drystack storage for the first time, the rack holds 27 boats. Interboat turned to UK-based specialist Wickens Engineering to design, build and install the system, taking into account the need to create maximum storage while respecting strict local building regulations. The bespoke system is 5.5m in height and comprises 8m wide bays with a load capacity of 6,000kg per beam level. The height of beams and steel supports is adjustable so as to accommodate different sized boats of

up to 9.5m in length. The new racking was designed and manufactured at Wickens’ Worcester head office and was installed at the marina in November 2011.

The unit, which suits any location where UV light and wind flow are available, has been successfully installed beside the harbour at Wells-next-the-Sea, Norfolk, UK. Designed to operate as an integrated ‘off-grid’ system, each unit generates power, and stores and manages it (through solar panels, wind turbine, battery and controller). The units have minimal installation impact and require no trenching or cabling. Lighting units feature a 24

volt charge/discharge system with minimal power loss. The PV gel batteries have low self-discharge and long cyclic life and all units are suitable for use in temperatures ranging from -40°C to +60°C. Australian club chooses curved jetty The Royal Prince Alfred Yacht Club (RPAYC) in Pittwater, Sydney, has installed a curved service wharf to give club members and the public waterside access to its restaurant, chandlery and clubhouse. The 50m long pontoon, custom designed by Superior Jetties using its Super Elite system, replaces an ageing service pontoon and offers more mooring space due to its flexible shape. “We can get boats around the back of it now,” explains RPAYC facilities manager, Dave Randall. “We had around 25 Etchells moored there during the recent state regatta.”

The curved concept was achieved by connecting 12 individually designed sections together and is ripe for further expansion as Superior Jetties project manager, Matthew Browning, explains: “The benefit of the Super Elite system is that it can be expanded in sections – all we had to do was design the exact angle of each section to make up the overall pontoon curve.”

Safety and comms on the dockside An innovative dockside station that combines several safety and communication functions has been launched by French company YDouest. BSM Safety Point – hard to miss in its bright orange exclamation mark shape – can be installed beside pontoons, quays and along the seafront. It has been specifically designed to be highly visible and easily recognised. Although elements can be customised to suit specific requirements, key features comprise an ‘alert’ system and a rescue buoy. Pressing the red button at the centre of the circular phone box immediately puts the caller in direct contact with rescuers. The rescue station is automatically identified (by name and location) when the call is made so that the operator can concentrate on asking for details of the emergency without wasting time determining location. The call phone is completely autonomous due to a solar powered battery that is discreetly positioned at the top of the station but a telephone

capable of connecting to a wired network is also included. The system works on a 24/7 basis. For hands-on rescue, the ‘Silzig’ rescue buoy and 30m rope can easily be released from the casing, launched and retrieved from the water. It is particularly easy to pull the buoy and rescued person up a sheer face such as a seawall or fixed dock. The Silzig buoy is a new generation, patented safety product approved by the Marine Marchande Francaise. It is rugged and ergonomic and is worn under the armpits to ensure buoyancy. Resistant to shock, salt spray and UV rays, the station housing is manufactured from a colour-stable material that can easily be cleaned. A fire extinguisher box can be incorporated as an option.
