DENVER METRO The Denver Metro Micro Market Report (MMR), prepared by LIV Sotheby’s International Realty, compares 2014 year-end statistics, to those of 2013, for single family homes and condos. The average price of single family homes and condos combined rose nearly 6.5%, resulting in an average price of $324,144 in Denver Metro. Denver’s average price climbed 6.5%, involving both single family homes and condos. But for the first time, maybe ever in Denver, condo appreciation (values) rose greater than that of single family homes. This is likely due to the high level of apartments being built (almost 20,000 new units) as compared to only a few hundred condos coming out of the ground. Supply is not meeting demand!

Year-end Insights: • Cherry Creek North’s average price is $1,002,810 - up 9.2%. • Combining the Highlands, Lo-Hi, Berkeley and Sloan’s Lake neighborhoods, the average price ranged from $419,117 to $500,415, with prices rising an average of nearly 12%.
