(Family Features) As much as half of the average homeowner’s monthly utility expenses go toward cooling and heating, according to the U.S. Department of Energy (DOE). For many households, that makes energy the largest home-related expense each month, next to a mortgage payment. Fortunately, numerous technological advances are making it easier than ever to manage home energy use. In fact, the DOE estimates you can save as much as 10 percent a year on energy costs by simply adjusting the temperature up or down when you’re away during the day. open floor plan By KATIE WHITE Staff Writer COLUMBIANA — When it comes to getting the best return on your investment in your home, an open floor plan that includes your kitchen is one way to go. Zach Struharik of Master Plan Builders Inc. said he is noticing a trend among home owners to move to open floor plans. “Kitchens in the past weren’t really that living area, but now kitchens have really become the hangout areas for the family. People want a kitchen where it is large enough for both parents to be cooking, the kids to be sitting at the island doing homework, and for the holidays everyone to be gathering in the kitchen,” he said. He added that one homeowner recently had a large sun room added at the back of their home, only to find people still congregating in the small kitchen during gatherings. “We have seen this surge of people wanting to update their kitchens,” he said. Updates include streamlining appliances for function and energy savings, updating elements, updating aesthetics, and updating the technology, he added. 8 | all about home/fall-winter 2017 page

He also seen a change in the technology of cabinets in particular.

“The painting and the finish work of the cabinets has gotten better, stronger, more durable,” he said. Cabinet door hinges are also changing to include a new soft close feature that people seem to enjoy, he added. Home owners are turning to technology changes to add value to their homes and increase the longevity of their appliances or items. Of the remodeling they do, about 75 percent is for kitchen work and updates. Bathrooms come in at a close second, he said. “Bathrooms in the past weren’t really designed for the function people are using them for now. People want custom walk-in showers. They don’t want to have to clean glass doors,” he said. Home owners are also turning to master bath suites or one-size-fits-all bathrooms in the main area of the home for guests to use. “It’s definitely been another area of added value,” he said. Struharik is also a licensed Realtor with Bergen Real Estate and said that when people buy homes they typically want

something that is move-in ready.

“I would say a big market is people who are either remodeling to sell their home or remodeling because the home they just bought needs updated. The homes that are selling the quickest and the fastest are the ones that have these modern updates, and areas of interest are these kitchen and bathrooms,” he said. Remodeling expense comes down to how elaborate a home owners’ plan is, he added. “We have seen bathrooms that have really taken off and have extremely elaborate designs. We have seen the same in kitchens, basements and additions. It is really a job-by-job basis when it comes to price,” he said. Home owners should also take advantage of free consultations that some companies, like Master Plan Builders, offer. howsnow to shoveling reduce this winter By STEVE RAPPACH Staff Writer Heated driveways and sidewalks can be the answer for homeowners who hate to plow or shovel the snow. This method of snow removal also eliminates the need for rock salt, which can erode the asphalt or concrete over time. Heating driveways and sidewalks can be done either through electric-powered mats or through a radiant heat flooring system. Mike DiLoreto of DiLoreto Construction Inc., said radiant heat flooring systems use tubing underneath the driveway through which hot water is pumped to remove the snow and ice. “Basically it’s a hose that is looped around underneath the concrete, and what you do is, let’s say you’re going to have a heavy snow that night or some 10 | all about home/fall-winter 2017 page

rain, you can turn that on, the boiler comes on and it circulates water, or basically a vegetable matter,” DiLoreto said. “It’s typically a closed system because you don’t want it to freeze when it comes on, so it’s like an anti-freeze-type of a system.” In the electric mats method, the mats are connected together and lined up along the driveway or sidewalk and connected to electric in the home before concrete is poured on top. Once turned on, the mats then heat up the sidewalk and melt the snow and ice. “It’s relatively simple. It’s just laying down the mats, according to the specifications of whichever company you pick, and pouring the concrete over it,” DiLoreto said. The cost of setting up heated driveways, whether through boiler or electric, varies depending on size of the driveway, but DiLoreto said, with the price of energy up, the project can be an expensive one.

“Energy is costly these days, and I guess if you have an unlimited amount of resources, then that’s OK, but for the most part, we don’t see much of this at all,” DiLoreto said. DiLoreto said this is done usually by companies in front of their businesses to control snow and ice. DiLoreto said those who have these conveniences must give the product time to work before achieving results. “Typically what you’ll do is if you know you’re going to get a heavy snow, you’ll want to turn it on ahead of time, like so many hours ahead, so that it’ll warm it up so that as the snow is dropping, it’s melting as fast as it’s dropping,” DiLoreto said. Whether you want to go with a heated flooring system or an electric mat, check with the contractor first.


Why install a driveway heating system? Some of the obvious benefits are of course, not having to shovel your driveway again, avoiding injury due to slippery surfaces, and having the confidence that your driveway will be cleared when you need to use it. Other notable benefits include; adding value to your home, preserving the life of your driveway, and avoiding damage to bordering landscape with harmful salts and chemicals.

Where and when can you install a system? Driveway heating systems can be installed in almost any location, in almost any medium (including concrete, asphalt, under pavers, etc.), and nearly anytime of the year (depending on the medium). The most popular and ideal time to install a system, is during new construction. However, with weather permitting there are no limitations when to install a snowmelt system. Who installs them and who sells them? Electric snowmelt systems are fairly easy to install, and any experienced “do-it-yourselfer”, contractor, or electrician would be a candidate for installing a system.

cutting the cord By DEANNE JOHNSON Staff Writer LISBON — When the cable bill recently reached a point beyond our family’s budget, like so many others we had to make a choice. Even in areas with only one cable company and a couple of satellite companies, there are some good options out there that are miniscule by comparison. Some people call it “cutting the cord” and there is a movement dedicated to it online. For one thing, there are still digital antenna signals available. Amazingly, for as little as $25, which is a one-time fee, an antenna can be placed in the home or for a little more one can still be added to the roof, to bring in channels from 50 to 150 miles away. This means Pittsburgh, Youngstown, Steubenville and all the channels you may remember as a youngster can still be found. But now there are additional channels, showing older shows, game shows and PBS. 12 | all about home/fall-winter 2017 page

But what about some of the cable favorite channels? Devices such as Amazon Fire TV Stick and Roku, along with an internet service can handle that as well. There are a lot of viewing options available just with these devices. Several channels and apps can be downloaded to view movies, TV shows, news networks and Internet favorites such as Youtube. Then there are other ways to add to the service. For instance with an Amazon Prime account, which costs about $100 a year, even more networks and movies become available. Or you can add some movie services such as HBO Now or Netflix in order to watch more shows on demand, movies and content that are only available through those networks. The biggest disadvantage seems to be the loss of live sport programming that is not on the NBC, CBS, Fox and ABC networks we can pick up on antenna. If sports is a big deal in your family, there are options available. One app available called Sling TV offers a monthly service starting at only $20. Labeling it-

self as an ala carte service, Sling bundles channels such as EPSN and other sports networks. The best advantage of many of these services is that there is no two-year agreement. If you don’t get what you are looking for, it’s a month to month service which you can cancel at any time. For our family, changing to an antenna and a Firestick has cut our TV viewing bill more than 70 percent and that includes the internet service we are using to stream the Firestick through. Homeowners looking to rest easy this winter should consider how protected their home is against cold weather. Extreme temperatures can affect everything from indoor utilities to outdoor equipment. But one of the most common problems is frozen and burst water pipes. Water expands when it freezes and in pipes, the expansion can cause ruptures. According to information provided on Lowes.com, the damage most often occurs between the freeze and a faucet. As the water pressure in the pipe increases, the pipe is at risk of bursting. Although typically protected in insulated spaces, pipes that run through exterior walls or uninsulated attics and crawlspaces are at risk of freezing. Extended subfreezing weather puts pipes at risk, while poor insulation increases their vulnerability, according to Mike Weikert, owner of Custom Comfort in Columbiana. 14 | all about home/fall-winter 2017 page

Copper pipes are particularly at risk, Weikert explained. The copper pipes have seams that split when the water freezes. When the water thaws, it breaks through the split seams.

Pipes in exterior walls are also at particular risk, Weikert said. Pipes running outside insulation are exposed to heavy cold winds and more likely to freeze. Pipes inside the home can also be at risk if there are cracks in the home’s foundation or crawlspaces are uninsulated, he said. Also homes where the gas has been turned off during the summer can catch the resident’s by surprise in the winter months if a cold spell comes on quickly and the home is not warmed up enough. Short-term prevention There are a number of precautions to take if a homeowner does not have the time or money to make significant improvements prior to winter. Weikert suggested leaving faucets open to keep water flowing and relieve pressure.

An easy way to avoid frozen pipes is to leave faucets open a little. “The water can’t freeze if it is moving,” said Mike Weikert, owner of Custom Comfort.

“The water can’t freeze if it is moving,” he said. “Sure, it’s going cost you money, but you’re going to save your pipes.” Weikert also said a home’s furnace should be checked during warmer weather to ensure it is working properly. “Get a check up before the weather turns and you’re caught with your furnace out and cold weather coming,” he said. At the very least, Weikert suggested space heaters can be used for short periods of time in areas of the home that have pipes in danger of freezing, such as bathrooms, to help keep the interior temperature at a safe level. That option, however, is not really recommended, though. Some ideas on Lowes.com include knowing where the home’s main water shutoff is so that it can be turned off quickly. Hoses should be disconnected from exterior faucets so that the faucet does not rupture and the faucets cut-off valves should be closed or insulated with foam covers.


Other quick improvements to the home that can help prevent freezing pipes include closing foundation vents and fixing broken basement windows. Even more simple precautions – open cabinet doors under sinks to let warm air flow around supply lines and keep the thermostat set at daytime levels during the night, above 55 degrees for long durations away. For owners of vacant homes, such as those of ones for sale or those foreclosed upon, waterlines should be blown out with an air compressor to clear them of all water. Additionally, appliances that contain sitting water, such as toilets, should be filled with a special antifreeze that prevents water from freezing until a much lower temperature. Long-term prevention If homeowners are looking to prevent future issues with freezing pipes, Weikert said his company will remove the walls in which a pipe is exposed and move the pipe inside the insulation.

But the pipe should be replaced, he said, with a plastic pipe, such as PEX, which can expand with the frozen water and return to normal upon the water’s thawing. Basic energy-conservation practices can also help minimize the risk of frozen pipes according to Lowes.com. Homeowners can seal cracks and openings through the building and weatherstrip around doors and windows. Insulation is also very important, particularly areas where the pipes are located. An unprotected pipes should be tightly insulated. Storm windows can be placed over basements windows and thermostatcontrolled, UL-listed heat cables appropriate for specific pipes installed help prevent freezing pipes, too. INGREDIENTS • 2 cans black beans, drained and rinsed • 2 teaspoons smoked paprika • 1/4 red onion, chopped fine • 3 tablespoons wheat gluten • 2 tablespoons dried breadcrumbs (more if necessary) • 1 tablespoon fresh cilantro, finely minced • pinch of sea salt • black pepper • extra virgin olive oil PREPARATION • In a large bowl, begin mashing the black beans. • Add the smoked paprika, wheat gluten, breadcrumbs, sea salt, pepper, onion and cilantro. Combine thoroughly, and mash to desired consistency. • Wet hands and form patties out of mixture, roughly the size of a burger. Transfer onto a wax paper lined plate. • Heat a non-stick skillet to medium-high, and add 1 teaspoon of extra virgin olive oil. • Place the patties into the skillet, then top with a sprinkling of breadcrumbs. Cook patties for about 3 minutes on each side. • Remove patties and immediately place on kaiser rolls or crisp lettuce leaves. • Top with homemade guacamole and serve.

SALEM — There are a few ways to go about it and the all of them track along the same line when it comes to winterizing lawns, bushes and trees.

Falk said aeration is important for weed control and because of the cold temperatures relative to insects.

Preparing a lawn for winter with fertilizer and aeration isn’t meant to encourage fall growth. But usually in late September and early October, there are steps that can be taken help a lawn through winter.

“We have insects that are going to get dormant. We need a really good freeze to kill off insects.” Aeration, she explained, “regenerates the turf damaged by insects and bugs which can suck out nutrients. Micromacro (Anderson 25-0-3) rejuvenates and brings back the roots.”

Robin Falk, who owns Alawn & Landscape Service with her husband, Brian, said now is the time to fertilize lawns and recommends the Anderson 25-0-3 formula which means 25 percent nitrogen, zero phosphorus and a three percent potassium mixture that invigorates the soil with micro and macro nutrients.

Falk said winter lawn maintenance will be starting in October which is also a good time to overseed a lawn. She explained that if a house is for sale it’s a good practice and it can be aerated a couple of times, and because “we had a very dry season ... you can do fertilization in October and November.”

One time, just do the whole yard, and we can do that.” As far as trees and bushes, he said trimming back the trees and or any kind of ornamental shrub or bush, all winter long or anytime, will help them get through winter. There are some plants that should be brought inside. “Anything in a pot should be brought in before the first frost. Perennials come back year-after-year if you cut them back, but most mums aren’t perennials and they’ll die. “We don’t fertilize our plants. If you do, you don’t want to overdo it. If you’re leaving them outside there’s not much you can do. In winter everything will be dead — winterization can mean bringing them inside. That’s why you have perennials, they die off and come back.” Poinsettias are the big flower through Christmastime, she said. “They kick in but you have to watch them,” she said. “They bleed a latex sap if you break a petal of leaf. You

have to burn it to stop it.” The Flower Loft, which has a location in Poland, stays busy through the fall and picks up in winter. (BPT) - What’s the big deal about renovation dust? Beyond creating a huge mess, renovation dust is also a health concern.

As any homeowner who has embarked on an interior renovation project knows, the resultant dust gets everywhere - even inside closed cabinets and in adjacent rooms. However, as problematic as the mess is, dust-related health hazards are of even greater concern, particularly to allergy sufferers. Traditional methods of mitigating dust usually involve extensive prep work, like hanging plastic sheeting and taping off doors, or doing a thorough post-renovation top-to-bottom cleaning. Both options are extremely time-consuming. Is there a better way to handle renovation dust? There is a better way to handle renovation dust: by collecting it right at the source like the pros do. Professional contractors are used to dealing with renovation dust, and given the volume of work they do, they create dust far more frequently and in much greater volumes than the average homeowner or DIYer. Rather than spend valuable time on prep work or post-project cleanup or suffer through the use of uncomfortable dust masks, they use dust collection tools that capture and contain dust im-

mediately as it’s created, before it can become a mess or airborne health hazard.

This is how home do-it-yourselfer Eileen Johnson managed a dust-free renovation. Because of their tight timeline, Johnson and her husband decided to take on some of their renovation themselves using supplies purchased at their local hardware store. To repair drywall, they patched the damaged areas using joint compound and a drywall sander, which together cost about $130. To make the sanding process dustfree, they added a Dust Deputy, which they connected directly to the drywall sander and to their wet/dry vacuum. They found that this combination captured virtually all the dust generated by the sanding. They noticed no dust in the air, and the Dust Deputy prevented the fine drywall dust from clogging their vacuum filter. Even though they had the flooring contractor tackle the floor and banister, they saved a few dollars by removing the varnish from the banister and other hard-toreach areas themselves. To do this, they applied a gel varnish remover using a brush (together about $20), then scraped the wet varnish

residue using a Viper Scraper attached to their Dust Deputy and wet/dry vacuum. The scraper captured the residue, and the Dust Deputy contained it for disposal, without it ever reaching, or damaging, their vacuum. Their big splurge was on the floor refinishing, which they left to the pros to tackle (about $2,500). To keep that process dust-free, they selected a dustfree contractor in their area who used a cyclonic Oneida Vortex dust collection system with HEPA filtration. In the end, they finished the project virtually dust-free and just in time for their family reunion, and they were very pleased with the results!
