Scott lives with his wife and 2 boys in the Foxridge neighborhood in Centennial, CO. Born in Livermore, CA, Scott and his family moved 7 times and lived in 5 different states, but he grew up mostly in the suburbs of Detroit, MI & Atlanta, GA. This constant moving gave Scott a unique appreciation for all that Colorado has to offer - which led him to Colorado State University. He graduated in 2000, moved to Denver and plans to never leave Colorado. Scott spends every bit of his spare time with his family…enjoying every minute of it.

Preparing to Find Your Home 1.

I N I T I A L C O N TACT Either on the phone or in person, we will go through a preliminary list of your home needs, neighborhood needs, time motivation, etc.

2 . I N T R O D U C E TO P R E F E R R E D L E N D E R S If you will be purchasing with a loan, I will refer you to some of my recommended & trusted lenders.

3. S E T U P AC C O U N T O N - L I N E A N D P RO P E RT Y S E A RC H E S I will send you homes matching your criteria, directly from the Realtor MLS (Multiple Listing Service). This will allow you to view properties with your specific criteria, immediately when they hit the market.

4. FAC E-TO - FAC E M E E T I N G A N D I N T E RV I E W This is our time to discuss the homebuying process as a whole and further nail down exactly what you are looking for in a home.

5. M A R K E T E D U CAT I O N TO U R If desired, I offer a Market Education tour to all of my clients. We will take 2-3 hours and tour neighborhoods and homes. I will educate you on the market while looking closer at what makes a solid investment - in property, location and neighborhood.

6 . B U Y E R ’S AG E N CY AG R E E M E N T We will review and sign the agreement authorizing me work exclusively as your agent. I will go through this with you in detail.


Finding Your Home 1.

S E L E CT I O N O F H O M E S Together we will keep a running list of homes of interest that hit the market. I will map and schedule “showings” of homes.

2 . E X T E N S I V E H O M E TO U R I N G This is the fun part. Relax and envision yourself in each home...I will help point out pros and cons of each property.

3. P R E V I E W I N G I will preview homes in advance, so you are only seeing the best properties.

4. C O M P S & STATS I will bring copies of comparable properties as well as stats for the neighborhoods of all our showings. This will help determine investment potential & value range of the home.

5. F I S H I N G L E T T E R S TO N E I G H B O R H O O D S I will send out letters to homeowners, blanketing neighborhoods if we are not seeing your ideal home.

6 . E F LY E R F O R B U Y E R N E E D S I will send a blast email to all of the local Realtors regarding your specific needs.

N E W C O N ST RU CT I O N Together we will tour new construction offices to determine if this is a good fit.

8. SALES MEETING At Kentwood Real Estate, I am part of a large network of high producing professional agents. Twice a month we meet and discuss the needs of our clients.

9. HOME CRITERIA REFINEMENT There is no substitute for touring homes to help me understand your needs. Together we will continually refine your home buying criteria to ensure I am showing you the best matching homes.


Making An Offer 1.

H O M E P R I C E A N A LYS I S Once we find a home of interest, I will complete a CMA (Comparative Market Analysis) on the property, giving you a good idea of the Current Market Value.

2 . R E- G RO U P F O R O F F E R D E TA I LS Together we can determine offer price, inclusions, exclusions, dates & deadlines, earnest money, down payment, clauses and an overall negotiation strategy.

3. W R I T E O F F E R I will then write your offer. My contracts are clean and well written. I will take time to get this right prior to presenting to you.

4. R E V I E W O F F E R Together we will go through your offer line-by-line if needed to ensure you understand and are comfortable with what you are signing.

5. SUBMIT OFFER I will email the offer package to the listing agent and call to confirm receipt and discuss your terms.

6 . L I ST I N G AG E N T C O M M U N I CAT I O N This is crucial...Especially in a competitive market. My relationship with the listing agent goes a long way. I aim for constant communication and open dialogue.

L E N D E R C O M M U N I CAT I O N I will review the dates and deadlines of your offer with your lender. Ideally the lender will reach out to the listing agent as well and add confidence in your qualifications.

8 . N E G OT I AT I O N This is Job #1! I’ll use my experience, education & determination to get you the price & terms you are seeking. Negotiations happen throughout the contract process. I will continually advocate for you all the way through closing.


Under Contact Process 1.

D E L I V E R E A R N E ST My first step of the contract is picking up your earnest money check and delivering to the Title Company.

2 . S C H E D U L E I N S P E CT I O N S I will recommend some trusted inspectors, then I will help schedule the inspector of your choosing. I also recommend a sewer scope and radon test at minimum.

3. B E G I N LOA N P RO C E SS If a lender is involved, I will ensure they have all they need to get your file started. This includes the Contract, Transaction Contacts, Title Info, Etc.

4. S I G N D I S C LO S U R E S I will review the Seller Disclosures with you and we will sign to confirm receipt.

5 . I N S P E CT I O N S I will accompany you to your inspection and advise on potential repair requests.

6 . I N S P E CT I O N O B J ECT I O N Together, we prepare a list of needed repairs and submit this in writing to the Seller by your Inspection Objection Deadline.

7.

APPRAISAL Appraisal is ordered by the Lender and paid for by the Buyer. Depending on the results of the inspection you may want to cancel or hold the appraisal.

8. REVIEW TITLE Once we receive the title commitment from the Title Company, I will review with you and explain how to read the document. You have the right to object to any issues with title.

9. HOMEOWNERS INSURANCE I will recommend insurance brokers to have adequate homeowners insurance in place as of your close date. You have the ability to terminate the contract due to excessive insurance costs.

10 . H OA D O C R E V I E W If in an HOA community, the Seller will provide all governing docs. You have the ability to terminate due to anything unacceptable in the HOA docs.

11. F I N A L LOA N C O M M I T M E N T Prior to your Loan Availability Deadline, your lender should have fully approved your loan. You have the ability to terminate due to loan issues.

12 . F I L E M A N AG E M E N T I have an experienced assistant that will help to make sure we are not missing any documents and assist in the communication.

13. WA L K-T H R O U G H We are allowed a final walk-through to ensure there has been no new damage to the home. We’ll also confirm any inspection repairs.

14. W I R E F U N D S /CAS H I E R S C H EC K One day prior to closing you can either wire your total closing funds to the Title Company or have your bank cut a cashiers check for your closing funds.

15 . C LO S I N G We will meet at the Title Company and sign all of your docs. Money is dispersed and you own a home! Of course, I will be there to make sure everything goes smoothly.

16 . P R O B L E M S O LV I N G This is my job in a nutshell. I am the glue that holds these transactions together and I understand that. If I disappear for a week or two, not much will get done. I’m always available and you can count on me to solve the issues that can arise in a transaction.

Post Closing 1.
