About Me

A fifth-generation Coloradan, Cherry Creek High School and University of Colorado Boulder Business School

Alum, I grew up alongside Denver. Choosing a real estate career 20+ years ago launched my passions for lifestyle, investing, architecture and people. I truly love what I do!

My real estate career began in Downtown Denver with Fuller Towne & Country in 2003, and then merged with LIV Sotheby’s Cherry Creek North office in 2010. During this time, I gained a love for the heartbeat of our city and all the niche areas that it has to offer. My grandfather was a custom home builder, so I’d always had an interest in the build process. I’ve assisted many clients with new construction purchases.

In 2014, I jumped at the opportunity to join Kentwood DTC alongside my partner Tom Gross. I have always enjoyed being part of smaller boutique brokerages, establishing cherished professional relationships that have proven invaluable. We have built a strong team where each member’s strengths complement one another and we’ve been working collaboratively together for almost a decade!

As one of Kentwood’s top teams doing over $30M in business annually, I am extremely protective of my clients’ investments and handle each property as if it were my own. I practice with honesty, integrity, and authenticity that has borne many valued client friendships over the years.

Outside of real estate, there is no place I’d rather be than spending time with my family in the mountains. Hiking, snowshoeing, skiing and enjoying all that our beautiful state has to offer. After living in the city for 15+ years, our hearts called us to The Pinery in Parker, CO, raising our daughter with the smell of pine trees in the air and deer grazing out her window. A self-proclaimed “city girl” who has grown to appreciate what countrylife has to offer, I love that real estate allows me to spend time in both worlds, sharing my knowledge and insight with clients. Whether we are discussing a luxury townhome, forty acres of horse property or anything in between, I can successfully help you attain your dreams.

Heather Holm-Todesco

One of the key team members you will hear from is Heather Holm-Todesco, our full-time Transaction Coordinator/Client Care Specialist. Heather is a licensed agent with over 18 years of experience in processing real estate sales. Her number one priority is monitoring all components of our client’s real estate transactions. She ensures every detail is successfully completed prior to closing and that our clients are fully informed during the process.

The Team Lori Gross

Lori Gross is our Marketing Director. She has been in real estate marketing for 14 years and assists with the development and execution of your personalized marketing plan. Lori attends all staging and photograph appointments in your home to ensure that we capture the essence of your property.

Tom Gross

Tom is a highly accomplished and well-respected real estate agent with 30+ years of experience. We partnered together 9 years ago to be able to support each other when extra coverage is needed provide our clients with superior service. While we work independently with our own clients, we are always up speed on each other’s transactions and offer a seamless experience.

Prelisting

• Schedule a pre-listing conference call with you to gather the initial information about the property & your goals

• Research appropriate sampling of currently listed, under contract and sold comparable properties

• Research trends and sales activity from MLS and public records databases

• Research “average days on market” for the property type, price range, and location

• Review property tax information

• Research public record information for ownership and deed type

• Order & Review Ownership and Encumbrances Report from title

• Research property’s current use and zoning

• Prepare preliminary market analysis of value

• Prepare listing presentation package with above materials

• Listing Consultation

• Meet with you in person at your property

• I’ll provide you an overview of current market conditions

• We’ll tour your home to gain a full understanding of the homes features and strong selling points

• I’ll review a preliminary market analysis with you, including relevant sales & current active listings

• Discuss a pricing strategy based on professional judgment

Listing Consultation Going to Market

• Obtain your permission to use an electronic lock box (It’s the most secure option for you)

• Review accuracy of title information with sellers and obtain copies of seller’s deed, owner’s title insurance policy and most recent survey (if applicable)

• Note any unrecorded property lines, agreements, and easements that are known to the seller

• Obtain house plans, if applicable and available

• Review new listing with Team. Discuss service strategy, priorities and timeline

• Compile and assemble formal file on property with all information received

• Order and review preliminary title report. Review current loan information with seller and title company

• Order and review preliminary Homeowner’s Association information to verify HOA fees and pending or outstanding assessment

• Have Seller complete the Seller’s Property DisclosureExplain the importance of full disclosure

• Prepare detailed list of property’s inclusions and conveyances with sale

• Prepare detailed list of property amenities and assess market impact

• Compile list of completed repairs and maintenance items

• Order home warranty if authorized by seller

• Assist you with home preparations - contractor recommendations and scheduling

• Walk home with you to review staging plan & then schedule Team staging services

• Schedule professional photography with preferred photographers

• Marketing Coordinator to arrive at home approximately one hour before scheduled photography to complete final preparations

• Obtain room measurements during photography appointment

• Marketing Coordinator to work with photographer to obtain the most desirable property photos

• Arrange for creation of a virtual tour if one will be used in marketing the property

• Prepare showing instructions - finalize showing options with seller

• Install electronic lockbox - obtain extra key for the lockbox

• Schedule professional installation of yard sign including property tour rider

• Enter property data from profile sheet into MLS listing database

• Proofread MLS database listing for accuracy, including proper placement in mapping function

• Provide seller(s) with a copy of preliminary MLS listing for their review and approval

• Add property to Kentwood’s coming soon and/or active listings list

• Prepare color property brochure

• Prepare and install “special feature” cards in home

• Deliver color property brochure and shoe bootie basket to home

• Prepare and submit home to syndicated internet real estate sites & social media

• Email marketing materials to brokers and agents

• Upload new listing to company’s “coming soon” and “new listing” all company communication

One the Market

• Activate listing in MLS and all syndicated internet real estate sites

• Start showing strategically to maximize activity during the first weekend of showing

• Coordinate showings with sellers, tenants and other REALTORS®

• Return all interest calls promptly, including on weekends

• Request feedback from buyers’ brokers after showings

• Provide all showing feedback to seller. Contact brokers to follow up on feedback - answer questions, determine future interest, determine how to assist broker and their buyer

• Update seller on feedback, interest, buyer concerns or objections

• Frequently review comparable MLS listings and market trends to verify property remains competitive in price, terms conditions and availability

• Call seller weekly to discuss marketing and market trends

• Provide seller with weekly market update reports

• Communicate with all brokers with interested buyers to facilitate offers

Offer Acceptance

• Receive and review all offers to purchase submitted by buyers and buyer’s brokers

• Verify all terms of offers - contact lender to verify buyer’s written pre-approval letter and status, verify available cash documentation for cash transactions, verify if offer to purchase involves the sale of any existing real estate owned by buyer

• Review offers with seller and review merits and weakness of each component of offers

• Provide seller disclosures to buyer’s broker or buyer upon request (prior to offer if possible)

• Negotiate all offers and counteroffers on seller behalf with sellers participation and approval

• Prepare and convey any counteroffers, acceptance, or amendments to buyer’s broker

• When offer is accepted (final contract) deliver copy of contract to seller

• When offer is accepted (final contract) deliver copy to buyer’s broker

Post-Closing

Under Contract

• Provide copy of final contract to title company

• Provide copy of final contract to mortgage lender (if applicable)

• Provide buyer’s broker with title company information for delivery of buyer’s earnest money

• Confirm receipt of buyer’s earnest money with title company. Advise seller when funds are received

• Confirm “under contract” showing instructions with seller

• Discuss with seller how to handle offers received after acceptance of contract

• Change status in MLS to “sale pending” after earnest money is received and verified

• Review any home inspection items with seller and formulate negotiation strategy

• Negotiate Inspection Resolution

• Post sale pending yard sign rider

• Coordinate Appraiser inspection. Provide property information and neighborhood comparable sale information to appraiser (if applicable)

• Actively monitor the progress of final loan approval and appraisal approval (if applicable) by communicating with lender on a regular basis

• Post SOLD yard sign rider upon final mortgage loan approval (if applicable)

Pre-Closing

• Confirm that the seller has the proper Power of Attorney or trust documents, for closing as required (if applicable)

• Coordinate closing with listing broker in coordination with the buyer’s broker and closing company

• Send closing confirmation and information email to seller along with a document to “Prepare for Closing”

• Work with buyer’s broker to schedule buyer’s final walkthrough prior to closing

• Request property info (such as utilities, HOA, etc.) from seller and provide to buyer’s broker or our buyer.

• Coordinate with title company instructions for disbursement of proceeds

• Change MLS status to “Sold”

• Enter sale date, price, selling broker and broker’s ID numbers etc.

• Ensure seller’s proceeds have arrived 24 hours after closing (if applicable)

• Monitor any agreed upon post-closing occupancy period

• Confirm yard sign removal

• Verify the home warranty is activated (if applicable) payment received, create online homeowner portal and send home warranty welcome email

• Send request for Client Review

• Provide any contractor referrals, as requested

• Save and email a copy of closing settlement statement beginning of the year post closing for taxes

• Address any questions after closing

• Provide market updates on a monthly basis

• Contact periodically throughout the year

• Contact on transaction anniversary

• Assist with property tax assessment questions or appeals

We used a combination of the seller’s items with some “leveling up” accessories and exceptional HD photography to accomplish the right look. Not only were the offers over list, but the buyers were more strongly connected to the property.
