Rates continue to creep up and are expected to rise above 5% next year. Each click up in rates means the buyers lose a bit more purchasing power. Your home needs to be priced correctly to attract the buyer quickly who can take advantage of a good rate lock.

By looking at the charts on this page, we can make assumptions about the upcoming market timing. More inventory comes on in the spring than any time of year. Generally more sales will occur in the late spring, early summer . The first time home buyer credit which had an impact in many parts of the county was not so significant in Bethesda, though there was an uptick in sales in the Mar/Apr timeframe that you can see on the line graph.

List to Sale Ratio 2009 vs 2010

88 homes are active on the market. 27 homes are under contract , with an average of 170 days on market. 45 of these have had at least one price reduction, some as high at 37%. Even so, there are a significant number of homes on the market. The homes that went under contract quickly were across all price ranges so it's not just a lower priced home that is considered a value. A well priced home will sell!

All of the other numbers for the year show a very strong 2010. Days on market are lower except for the final months of the year. List to Sale ratio, the amount a seller gets of his asking price, was very strong through most of the year. And as a result, median price was higher in 2010 than in 2009 for all but December, partly a result of 3 homes selling last year for over $2M with none this year in December.

For anyone who purchased a home at the peak in 2007, median price is not too far behind that high of $857,150. And for those long time homeowners, the appreciation since 2000 is 89%. If the home is in good condition with little deferred maintenance there is a good chance it will sell quickly (within those price ranges that have more active sales).

Buyers are still actively looking for good value and homes they can move right into. They will reject outright anything that is not priced exactly at market or in extraordinary shape. None of them want to be the next underwater statistic, given the drumbeats of the national press in recent years!

The numbers for the year are all going in the right direction: total number of homes sold is up 5%, days on market are down 29%, the amount of their asking price sellers are getting is up 2% and median price is up a whopping 9%. All very healthy signs!
