IN 2012 IICG WILL OPEN THE SECOND SHOPPING CENTRE IN SPAIN One of the biggest European developers Inter IKEA Centre Group (IICG) is planning to build by 2012 the second shopping centre in Spain. The new RIO Shopping will grow in the northern part of Spain in city Arroyo de la Encomienda (province Valladolid) covering an area of 65 202 m². The shopping area will cover area of 64 700 m². When looking for the centre name the team was inspired by nature. The name RIO pays tribute to the second longest river of Spain Río Duero. The new regional centre RIO Shopping will, just like river Duero, connect citizens in the whole region Catilla y León. The centre with modern design will be a combination of enclosed shopping gallery and retail park and will bring a new way of shopping. Tenants will be well-known fashion brands such as Zara, Primark, C&A, H&M or Kiabi, seller of electronics Wortenand and supermarket El Arbol.


RETAILERS CHOOSE SHOPPING CENTRE PRIMARY BY LOCATION Location, attractive mix of brands and customers focus are the most important factors for retailers when choosing shopping centres for their business. This are the results of tenants´ satisfaction survey TSI (Tenant Satisfaction Index) conducted by the developer Inter IKEA Centre Group that owns, builds and operates shopping centres in Europe and China. In Czech Republic and Slovakia the developer owns and manages Avion Shopping Parks in Prague, Ostrava, Brno and Bratislava. „The strongest crucial fact for our tenants is a strategic partner IKEA and the fact that IICG belongs to the large IKEA family,” said Ondřej Filip, Head of Leasing Inter IKEA Centre Česká republika and Inter IKEA Centre Slovensko. MAIN REASONS WHY TENANTS RENT PREMISES FROM IICG

(TSI) regularly since 2007. The main objective of the unique survey is to know even better tenants‘ needs. Tenants rate in questionnaire various categories and give an opinion, for example, concerning IICG as a company, mutual cooperation, marketing, maintenance or leasing. Based on the survey results, developer and manager in one, can better set processes and operation of centers so they reflect the reality and tenants´ needs. „Last year IICG modified the survey methodology. Now we can compare outcomes within the whole group and help adjust processes globally. We are glad that in 2010 Slovakia has again upheld primacy and has the highest TSI among all countries. Even Czech Republic has risen its Tenants satisfaction index compared to last year“, Ondřej Filip added.

Following the results tenants appreciate the most flexibility, regular communication with the centre management and transparent invoicing. „Year on year comparison shows not just areas in which we‘ve improved but also those areas that represent future challenges. For example, according to the request from survey we establish regular meetings with tenants. We introduce them changes and planned activities in the centres to help building relationships and mutual awareness“, Ondřej Filip added.

THE QUALITY OF TENANTS DOESN‘T REFLECT JUST THE RENT Ondřej Filip, Head of Leasing IIC CZ/SK answers questions about actual trends for renting premises in shopping centres. What lesson have you learnt during crisis about cooperation with tenants in shopping centres? We have learnt to be more flexible in finding common solutions for tenants´ needs because there has been more requests to optimize the size of retail unit i. e. its reduction or extension. We also put more emphasis on financial health and stability of tenants before we establish cooperation with them. We know from experience that even though the candidate is willing to pay a higher rent it is not a guarantee of his/her success in the future. What criteria do you use to choose tenants? In the first instance they have to fit into our mix of tenants we have precisely prepared for a specific Avion Shopping Park according to its location, customer satisfaction surveys and analysis of the local market. Our shopping centres around the world are mainly family oriented. We offer to our customers a convenient shopping experience with a wide range of

shops. This way everyone finds what he/she needs - quick and easy shopping. A tenant that we establish cooperation with must be stable with experience in retail and has to have business plan including marketing activities. How high is the rent in Avion Shopping Park in Czech Republic and Slovakia? To set a exact height of rent is not easy because it is influenced by a range of factors. Among the most important factors are the trend in offer and demand for retail premises, range of goods that the tenant offers, size of retail units and its placement in the shopping centre. How do you acquire tenants for your shopping centres? We look for tenants mainly by active searching within the market. We follow trends and expansion of new brands in Slovak and Czech markets. We have a solid portfolio in the world so we can share knowledge and references for suitable tenants across the group. major duty is to acquire new and interesting

tenants for shopping centres Avion Shopping Park in Czech republic and Slovakia, expanding cooperation and tenant care. Ondřej Filip studied College of tourism (Vyššiu odbornú školu cestovného ruchu a hotelierstva) in Prague. He gained management and leasing experience as foodcourt manager in shopping centre of Cushman & Wakefield where he worked for 1.5 years.
