|n ciuda celor patru ani \ntr-un context economic nu tocmai prielnic, cel de-al doilea album din seria igloobest dedicat cl`dirilor de birouri are meritul de a completa \n mod semnificativ perspectiva asupra arhitecturii contemporane locale. Continuând demersul de promovare a solu]iilor valoroase de arhitectur`, am selectat pentru acest album 15 proiecte recente de cl`diri de birouri, la scar` mai mic` sau mai mare, care s-au remarcat prin capacitatea de a r`spunde corect, adeseori chiar inovativ, la provoc`rile func]iunii [i contextului urban. |nc` ni[te excep]ii \n peisajul construit general, aceste cl`diri creeaz` o imagine dinamic` a programului, \n special din punct de vedere tipologic: am constatat cu satisfac]ie c` nu a rezultat un album uniform, repetitiv, ci unul cu altern`ri interesante de volume [i detalii. Despite the four years’ worth of un-prosperous economic conditions, the second igloobest book dedicated to office buildings significantly completes the perspective on this aspect of local contemporary architecture. Still aiming to keep on promoting quality Romanian architecture, for this book, we selected 15 recent small and large scale office building projects that stand out through the correct and often innovative way in which they respond to the challenges set by the function and the urban context. As fortunate exceptions within the local built context, these buildings offer a dynamic take on this particular architecture programme, especially from the point of view of their typology. We were glad to see that the result of our work is not a monotonous, repetitive book, but one that features interesting alternations of volumes and details.

|n ciuda celor patru ani \ntr-un context economic nu tocmai prielnic, cel de-al doilea album din seria igloo best dedicat cl`dirilor de birouri are meritul de a completa \n mod semnificativ perspectiva asupra arhitecturii contemporane locale. Programul de arhitectur` office, marcat de numeroase constrângeri func]ionale, dar \n egal` m`sur` deschis inova]iilor, constituie o realitate pregnant` \n mediul urban actual. Dincolo de impactul economic sau social, aceste cl`diri devin adesea prezen]e urbane puternice, a c`ror imagine influen]eaz` atât zona \n care sunt inserate, cât [i utilizatorii ei; calitatea proiect`rii devine astfel, poate mai mult ca \n alte cazuri, extrem de important`. Urm`rind \n continuare demersul de promovare a solu]iilor valoroase \n arhitectura local`, am selectat pentru acest album 15 proiecte recente de cl`diri de birouri, la scar` mai mic` sau mai mare, care s-au remarcat prin capacitatea de a r`spunde corect, adeseori chiar inovativ, la provoc`rile func]iunii [i contextului urban. |nc` ni[te excep]ii \n peisajul construit general, aceste cl`diri creeaz` o imagine dinamic` a programului, \n special din punct de vedere tipologic: am constatat cu satisfac]ie c` nu a rezultat un album uniform, repetitiv, ci unul cu altern`ri interesante de volume [i detalii. Avem pe de o parte blocurile-turn, devenite \n scurt timp repere ale ora[ului, cum sunt City Gate, Eurotower sau Crystal Tower, iar pe de alt` parte dezvolt`ri mari pe orizontal`, \nc` pu]in \ntâlnite la noi, precum Swan Park sau Petrom City. Exist` apoi proiectele care puncteaz` anumite intersec]ii urbane importante din Bucure[ti: Olympia Tower domin` acum zona Pie]ei Muncii, Centrul Golden Blitz completeaz` \ntr-un mod elegant aglomerata intersec]ie R`zoare, iar Banca Transilvania propune o siluet` \ndr`znea]` \n imediata apropiere a aeroportului B`neasa [i a unei artere vitale pentru ora[. Nu \n ultimul rând, exist` cl`dirile care r`spund, formal [i nu numai, unor ]esuturi urbane specifice, stabilind cu acestea un dialog creativ, cum se \ntâmpl` \n cazul HQ Victoriei, Victoria Center sau Unirii Factory, o prezen]` original` \ntr-o zon` mai pu]in frecventat` a capitalei. Un alt aspect pe care l-am sesizat este interesul din ce \n ce mai mare pentru dimensiunea sustenabil` a arhitecturii, de la aten]ia fa]` de materialele folosite pân` la integrarea unor tehnologii ecologice specifice [i monitorizarea total` a cl`dirii: este un curent \nc` la \nceput pe la noi [i cu atât mai mult este necesar` promovarea lui. Ve]i reg`si \n acest album dou` proiecte exemplare \n aceast` direc]ie: Swan Office&Technology Park de]ine un sistem de management al cl`dirii care monitorizeaz` permanent consumul energetic [i este, de altfel, prima cl`dire de birouri din România care a ob]inut calificativul BREEAM „Very Good” \n faza post-construc]ie, iar Crystal Tower, care utilizeaz` \n premier` pe plan local fa]ada „double-skin”, de]ine cele mai \nalte certificate energetice drept pentru care a fost declarat` „Proiectul Verde al Anului” de c`tre Romanian Green Building Council. Sper`m ca acest segment al arhitecturii autohtone s`-[i men]in` dinamismul [i s` putem reveni curând cu o nou` selec]ie reprezentativ` de proiecte, acoperind totodat` [i alte zone ale ]`rii.

Office buildings, marked by numerous functional constraints, but also open to innovation, are a major factor of the contemporary built environment. Beyond their economic or social impact, these buildings often become urban landmarks, their presence affecting both the area where they are inserted and the people who use it. Design quality thus becomes extremely important, perhaps even more so than in the case of other architecture programmes. Still aiming to keep on promoting quality Romanian architecture, for this book, we selected 15 recent small and large scale office building projects that stand out through the correct and often innovative way in which they respond to the challenges set by the function and the urban context. As fortunate exceptions within the local built context, these buildings offer a dynamic take on this particular architecture programme, especially from the point of view of their typology. On one side, we have tall office buildings, which have become landmarks of Bucharest, such as City Gate, Eurotower or Crystal Tower and, on the other hand, we have large horizontal developments, still quite rare in the local context, such as Swan Park or Petrom City. Then, there are the projects that mark some of the major urban crossings in Bucharest: Olympia Tower now dominates the Pia]a Muncii area, the Golden Blitz Center elegantly completes the crowded R`zoare crossing, and Banca Transilvania is an unusual, daring presence located near B`neasa airport and one of the city’s vital arteries. Last, but not least, there are those buildings that respond in more than just form to the particularities of urban tissues, establishing a creative dialogue, this being the case of HQ Victoriei, Victoria Center or Unirii Factory, the latter of which is an unusual presence in a less frequented area of Bucharest. Another aspect we noticed is the growing interest in the sustainable side of architecture, from the care shown in the choice of materials to the use of complex eco technologies and full scale monitoring. The concept of sustainability is still rather new in Romania, which makes its promotion all the more necessary. You will find within these pages two exemplary sustainable projects. The first, Swan Office& Technology Park is equipped with a building management system that constantly monitors energy consumption, this, in fact, being the first Romanian office building to obtain the BREEAM “Very Good” qualification in the post-building phase. The second is Crystal Tower, the first Romanian building to feature a double-skin façade, which obtained the highest energy qualifications, being declared “Green Project of the Year” by the Romanian Green Building Council. We hope this segment of local architecture maintains its momentum, so that we can soon bring you a new illustrative selection of such projects, also covering other areas of the country.

|n momentul \n care necesitatea de a grupa to]i membrii organiza]iei sub acela[i acoperi[ a devenit din ce \n ce mai pregnant`, Petrom a decis s` construiasc` un sediu central, de mari dimensiuni, pe malul lacului Str`ule[ti, \ntr-o zon` care a fost \n prealabil reabilitat` ecologic. Concursul pe care l-au organizat, centrat \n jurul conceptelor de Comunicare, Transparen]`, Sustenabilitate a fost câ[tigat de o firm` german` care a propus organizarea incintei \n maniera campusurilor universitare, cu mai multe cl`diri: sedii de birouri, un centru IT, o central` electric`, plus infrastructura aferent`. Infinity Building este cea mai important` [i spectaculoas` construc]ie a ansamblului, practic un cuplu format din dou` cl`diri de birouri ovale intersectate ce re-creeaz` simbolul infinitului. |n centrul fiec`reia din formele ovale este amplasat câte un atrium amplu, peste care se \ntind pasarele ce leag` diferitele zone. Aici se afl` zonele de discu]ii, de brainstorming, spa]ii de catering, iar prin suprapunerea lor vertical` s-a ob]inut ceea ce s-ar putea numi un nucleu al comunic`rii. Sustenabilitatea proiectului poate fi descoperit` \ntr-o serie de detalii care sunt pu]in vizibile, dar sunt esen]iale pentru cei care utilizeaz` birourile: jaluzelele „inteligente” aplicate pe fa]ada-cortin` se autoregleaz` \n func]ie de cantitatea de lumin` primit` \n diversele momente ale zilei, economisind, astfel, energia consumat` pentru r`cirea spa]iului de lucru, iar centrala ansamblului asigur` o eficien]` energetic` foarte ridicat`. Confortul angaja]ilor, ca [i atmosfera general` pozitiv` din interiorul cl`dirilor au fost de altfel realit`]i urm`rite \ndeaproape de arhitec]i.

As the need to bring all Petrom employees under the same roof was becoming more and more stringent, the company decided to build a large-scale main headquarter building on the banks of lake Str`ule[ti, in a recently landscaped area. The design contest organised by Petrom focused on three main concepts: Communication, Transparency and Sustainability and it was won by a German company that suggested a campuslike formation, containing several structures: office buildings, an IT centre, a power station, plus the inherent infrastructure. Infinity Building is the main and most spectacular structure within the complex, consisting in a pair of twin interconnected oval office buildings, that recreate the infinity symbol. At the centre of each of the oval shapes lies a generous atrium, overlooked by several catwalks connecting various areas. Here, one finds the discussion and brainstorming areas and the catering spaces, their vertical overlying creating a genuine communication nucleus. The project’s sustainability is to be found in several details that, despite not being too visible, are crucial to the office workers. Thus the “smart” blinds on the curtain wall are self-adjusting, based on the quantity of light they receive throughout the day and, therefore, helping to save the energy required to cool the workspace. In its turn, the power station is very energy efficient. In fact, the comfort of the employees, as well as creating an overall positive environment were the architects’ top priorities.

Dincolo de func]iunea de important centru de afaceri, complexul City Gate de]ine [i un rol simbolic, marcånd intrarea atåt \n partea central` a Bucure[tiului, cåt [i \n ansamblul expozi]ional Romexpo. Cele dou` cl`diri nu sunt atåt turnuri, cåt „lame” sau „bare” de 18 etaje, fiecare avånd \n`l]imea de 75 m, latura lung` de 50 m [i latura scurt` de 25 m. Conceptul arhitectural a pornit de la ideea de dualitate, fiecare din cele dou` cl`diri constituind o „poart`”, un obiect de sine st`t`tor, dar \n a c`rui componen]` intr` dou` volume diferite. La råndul lor, aceste volume s-au conturat ca urmare a deciziei de a amplasa spa]iile de birouri de o parte [i de alta a nucleului central, care constituie articula]ia volumetric` \ntre cele dou` elemente. Fiecare dintre aceste elemente este, la rândul lui, o „poart`”, \n structura lor existând dou` componente diferen]iate prin tratamentul anvelopei exterioare [i separate de un etaj retras la capetele cl`dirii. Retragerea este realizat` prin ie[irea \n consol` cu 8 m a celor dou` registre ale fa]adei, superior [i inferior, creånd astfel un joc volumetric care contribuie la caracterul dinamic al compozi]iei. Tratamentul fa]adei a constituit un element esen]ial \n cadrul definirii conceptului. Diferen]ierea dintre registrele inferioare [i cele superioare, prin alc`tuirea [i aspectul peretelui cortin`, accentueaz` dualitatea urm`rit` \n compozi]ie. Anvelopa volumelor superioare este modulat` pe 4,20 m, la jum`tate de travee, aspectul unitar fiind ob]inut prin introducerea unui panou vertical de sticl` de 1,20 m l`]ime. Acesta creeaz` un L \n cadrul modulului, disimulånd diferen]ierea dintre elementele „vision” [i cele opace.

Besides being a major business centre, the City Gate ensemble also plays a symbolic role, marking both the access to the central area of Bucharest and the entrance to the Romexpo exhibition centre. The two buildings are not as much towers as they are 18-storey “blades” or “poles”, each measuring 75 m in height, 50 m on the long side and 25 m on the short side. The architectural concept started from the idea of duality, each of the two buildings being a “gate”, a freestanding object, in its turn made up of two different volumes. These latter volumes took shape following the decision of placing the office spaces on one side and the other of the central nucleus, which connects the two elements. Each of these elements is in its turn a “gate”, being made up of two compounds, set apart visually by the treatment of their external skin and volumetrically by one level, which retreats from the edges of the building. This retreat was done through the 8 m cantilever beam structure of the two main façade registres – the upper and lower one – thus creating a play on volumes which makes the composition a dynamic one. The treatment of the façades was an essential element of the overall concept. The difference between the upper and lower registres – obvious in the structure and aspect of the curtain wall – emphasizes the duality of the composition. The upper level skin has a modular aspect, the impression of unity being the result of the introduction of a 1,2 wide vertical glass panel. This creates an L shape within the volume, masking the contrast between the transparent and opaque elements.

Pe terenul de 600 mp amplasat într-una dintre cele mai aglomerate intersec]ii ale capitalei, care face leg`tura între centru [i dou` mari cartiere bucure[tene – Drumul Taberei [i Militari, acest imobil de birouri se dezvolt` pe 7 niveluri, dintre care dou` subterane, ad`postind locuri de parcare. Propor]iile, retragerile [i tratarea fa]adelor contribuie la perceperea lui drept o prezen]` pl`cut`, neagresiv` din punct de vedere vizual. Principala func]iune este cea de birouri, la care se adaug` la parter un showroom [i o cafenea. Construc]ia prezint` o retragere destul de mare fa]` de nodul rutier, în fa]a ei rezultând un spa]iu verde generos, amenajat cu gazon, care o las` s` „respire”. Astfel, volumetria vectorizat`, orientarea v`dit` c`tre intersec]ie [i tratarea fa]adelor pot fi percepute mult mai bine atât din ma[in`, cât [i de la nivelul pietonului. Fa]ada de est (spre intersec]ie) este vitrat`, în timp ce fa]ada de vest este preponderent opac`, prezentând doar ferestre tip bandou. Suprafa]a–cortin` este vibrat` prin utilizarea unor panouri mici de lemn [i a profilelor metalice în dreptul pl`cilor dintre etaje, subliniind orizontalitatea [i contribuind la modularea fa]adei. La nivel formal, volumetria porne[te de la un plan dreptunghiular, la care se adaug` retrageri, avans`ri ale corpului vitrat, rotiri de linii (latura de sud nu este paralel` cu cea de nord, ci cu str. R`zoare), altern`ri de finisaje. Din punct de vedere func]ional, fiecare nivel este organizat în dou` zone: pe latura de vest sunt dispuse preponderent func]iuni secundare, în timp ce pe partea de est se afl` spa]iile de birouri – deschise, specifice temei de proiectare.

Golden Blitz Center was built on a 600 sqm site, itself placed at the heart of one of Bucharest’s most crowded crossings, connecting the city centre to the neighbourhoods of Drumul Taberei and Militari. This office building has a total of seven levels, two of which are underground and reserved for parking. The proportions and retreats, as well as the treatment of the façades allow the building to be perceived as an agreeable, non visually aggressive, entity. The building is mostly occupied by offices, but it also contains a showroom at the ground floor, as well as a café. The pronounced retreat from the traffic node generates a large, turf-clad area, allowing the building to breathe. Thus, the volume itself, its orientation towards the traffic area and the treatment of the façades, may be fully perceived from the passing vehicles, as well as from the point of view of a pedestrian. The eastern façade, facing the crossing, is glazed, while the western façade is mostly opaque, with the exception of the strip windows. The curtain wall seems to vibrate due to the use of small wooden panels and metallic profiles, marking the spaces between the floors. This design choice also emphasises the horizontal aspect of the building and organises the façade into modules. At a formal level, the starting point of the building is a rectangular plane, which generates a play on volumes and several line rotations. For instance, the southern façade is not parallel to the northern one, but to R`zoare Street. The finishing materials also alternate. From a functional point of view, each floor contains two areas: one on the West side, hosting several secondary functions, and one on the East side, containing office space. All of the offices are open spaces, as requested by the design brief.

Atent negociat \ntre impunerile func]iunii, sitului, investitorului [i arhitectului, volumul acestei cl`diri de birouri se contureaz` simplu [i echilibrat, nel`sând niciuna dintre for]ele generatoare s` par` mai puternic` decât celelalte. Forma terenului \mpreun` cu cerin]ele de eficientizare au dus la materializarea unui edificabil \n „L”: calcanul oferit de vecin pe latura de est a generat alinieri volumetrice c`tre strad`, iar regimul de \n`l]ime al zonei a impus retrageri ale nivelurilor superioare [i „dilu`ri” ale acestora, precum [i adres`ri volumetrice diferite c`tre strad` [i c`tre spatele parcelei. Anvelopanta s-a conturat din cortin`/pere]i u[ori, fie ei majoritar vitra]i – \n volumul dinspre strad` cu orient`ri est-sud-vest – sau majoritar plini – \n volumul din spate cu orient`ri nord-est-sud. Pe partea dinspre strad` a volumului, beneficiile umbririi sunt binevenite, aceasta realizându-se prin folosirea parasolarelor sau prin extrudarea \n console a liniilor de nivel generatoare de retrageri sau de registre de fa]ad`. Carefully designed to answer the requirements of the function, site, developer and architects, this office building is a simple and balanced one, none of its features being stronger than the others. The shape of the site, along with the efficiency requirements, led to the design of an L-shaped structure. The blind wall on the Eastern side generated a volume aligned to the street, while the area’s height regime imposed several retreats for the upper levels, as well as different type of volumes, in order for the building to become integrated in the street front and the back of the lot. Differing from the mainly residential context it is inscribed in, the building dialogues with the public space without requiring a clear line of separation (a fence). The ground floor appears as having been cut out from the whole, due to the two white cantilevers flanking it. This level was designed on a human scale, opening itself to the viewer through an all-glass façade. The building’s skin is made up of a curtain and light walls, be they mostly glazed – in the case of the volume facing the street, with an East-South-West orientation – or mostly opaque – in the case of the back volume, with a North-East-South orientation. For the volume facing the street, the much needed shading was achieved through the use of shading devices and the design of a cantilever. Although explicitly contemporary, the finishing materials remain neutral in their dialogue with the vicinities, thanks to the lack of colour. The monotony is nevertheless broken by a green strip, located near the sidewalk, which benefits the area and the people using the space, being a rare feature for a central Bucharest office building.

Proiectul acestui imobil de birouri situat \n centrul Bucure[tiului a avut ca punct de plecare interpretarea unui context puternic din punct de vedere istoric [i stilistic – Calea Victoriei, punând mare accent pe textura fa]adelor [i pe profilul stradal. |n aceast` zon` protejat`, cu anumite condi]ion`ri impuse de Comisia Monumentelor, corpul uzual cu pere]i cortin` ar fi fost impropriu; s-a optat pentru o imagine exterioar` relativ independent` de cea interioar`, având \n comun doar simplitatea [i acurate]ea exprim`rii [i c`utarea unui aspect unitar, dar lipsit de monotonie. Conceptul abordat \n tratarea fa]adei a urm`rit sugerarea unui joc de pixeli, reprezenta]i de panourile de sticl` [i piatr`, dup` o logic` a eliber`rii volumului, care devine mai u[or pe m`sur` ce se \nal]`, la nivelurile superioare predominând sticla. Structura este realizat` din stâlpi [i diafragme de beton armat, dispuse pe o tram` regulat` [i cu un nod principal de circula]ie u[or descentrat. Cl`direa cu 14 niveluri (trei subsoluri, parter, mezanin [i nou` etaje), retras` la parter [i decupat` la nivelul terasei de la etajul trei, are meritul de a stabili un dialog ambivalent cu contextul urban imediat: pe de o parte se deta[eaz` de acesta prin cromatic`, altimetrie [i limbaj stilistic, iar pe de alt` parte se integreaz` cu ajutorul micilor detalii care-i aduc [i personalitate: porticul rezultat din retragerea par]ial` a parterului aminte[te de cur]ile caselor \nvecinate; gardurile din fier forjat sunt reinterpretate \n dantela metalic` cu care este tratat` zona de acces; terasa decupat` volumului marcheaz` nivelul cl`dirilor vecine. The design of this office building, located in the centre of Bucharest, stemmed from a new interpretation of a historically and stylistically charged context – Calea Victoriei. The architects focused on façade texture and the street profile. Within this protected area, respecting the conditions imposed by the Monuments Commission, a typical curtain-wall façade would have been out of line. Thus, the exterior aesthetic is quite different from the interior one. What unites them is the simplicity and accuracy of expression and the search for a unitary, but not monotonous, aspect. For the façade, the concept was to simulate a pixilated aspect, through the use of stone and glass panels and following a logic of letting the volume “soar”. Thus, the building seems to grow lighter as it grows taller, with glass becoming the main construction material used for the upper floors. The structure consists in reinforced concrete pillars and curtains, on regular grating with a slightly off-centre vertical circulation node. The 14-level building (three underground levels, ground floor, mezzanine and nine upper floors), with a retreated ground floor and a cut-out third-floor terrace, establishes an ambivalent dialogue with the immediate urban context. On one side, it uses its colour scheme, height and aesthetic expression to detach itself from the context. On the other hand, it becomes integrated within the context through small, highly individual details. Thus, the portico resulting from the ground floor’s partial retreat is a nod to the courtyards of the neighbouring houses. Wrought iron fences are reinterpreted through the use of metallic lace to treat the access area. The cut-out terrace marks the height of the neighbouring buildings.

Raportându-se la contextul mai larg al Bucure[tiului, echipa DSBA a propus pentru intersec]ia Barbu V`c`rescu – Lacul Tei un reper urban cu o \n`l]ime de 80 de metri, al c`rui volum nu este un simplu calcul de spa]ii [i suprafe]e, ci un r`spuns specific la problemele zonei. În primul rând, retragerea de la limitele propriet`]ii private s-a f`cut prin raportare la dou` laturi ale unui sit triunghiular, iar acest „nou” edificabil bidimensional a fost extrudat. Pasul urm`tor a fost compensarea volumetric`, sau echilibrarea corpului construit propus, într-o manier` care s` respecte totu[i retragerile de la care se pornise. În consecin]`, silueta imobilului de pe Barbu V`c`rescu pare s` nu aib` nimic de-a face cu maniera curent`, simplificatoare, de a concepe turnuri de birouri. Cl`direa se deschide spre arterele care o m`rginesc, generând spa]ii urbane interesante pentru trec`tori. De-a lungul laturii sale amplasate pe Bulevardul Lacul Tei, porticul înalt de la parter are calitatea de a atrage fluxul circula]iei pietonale; de altfel, spa]iile de voca]ie (semi)public` sunt amplasate la acest nivel. Proiectul creeaz` chiar o mic` pia]` urban`, spre Barbu V`c`rescu, iar modul acesteia de configurare se raporteaz` direct la vecin`t`]i, dar [i la cl`direa nou` ce a generat-o: spa]iul eminamente public trece chiar pe sub por]iunea P+4 a turnului. Cl`direa doneaz` astfel ora[ului suprafe]e considerabile de teren amenajat, r`spunzând problemei mereu actuale a lipsei de puncte de întâlnire sau spa]ii lizibile, atr`g`toare public. Din nou, raportarea la context a propunerii se face la scar` dubl`: cea imediat` (zonal`) [i cea general`, urban`.

Taking the overall aspect of Bucharest into account, the DSBA team designed a new urban landmark for the crossing of the boulevards Barbu V`c`rescu and Lacul Tei. The building, measuring 80 m in height, is more than just the result of the act of using surfaces in order to create spaces. It is a solution that offers a direct answer to the problems existing in the area. First of all, the distancing from the private property limits was made considering two of the sides of a triangular site. This new twodimensional surface was then extruded. The next step was providing a balance for the building itself, in a manner that would still respect the distancing. Therefore, the outline of the Barbu V`c`rescu building seems to have nothing in common with the current, oversimplifying manner of designing office buildings. The new construction opens towards the adjacent arteries, generating several fascinating urban spaces. Along the Lacul Tei boulevard, the high ground-floor portico attracts the flux of pedestrian circulation. Furthermore, several semi-public spaces are placed on this level. The project even includes a small urban square facing Barbu V`c`rescu boulevard. The square directly relates to the neighbouring structures, and also to the building that generates it, this mainly public space sitting right under the four-storey section of the building. The new structure thus offers the city several generous landscaped surfaces, addressing the ever-present matter of the lack of attractive public spaces. Once again, the project relates to its context on a double scale: the immediate one of the area and the general one of the city.

Una dintre cele mai noi prezen]e arhitecturale de pe inelul central al Bucure[tiului, Crystal Tower a devenit \n scurt timp un simbol al sustenabilit`]ii în peisajul construit românesc, ob]inând multiple distinc]ii dintre care amintim Premiul Anualei de Arhitectur` Bucure[ti 2012, sec]iunea Arhitectur`. SocialCulturale, [i Premiul „Proiectul Verde al Anului” acordat de Romanian Green Building Council. Pozi]ionarea central`, pe un teren care a impus construirea intensiv`, a restric]ionat posibilitatea de a utiliza surse de energie regenerabil`, \ntrucât acestea necesit` suprafe]e \ntinse pentru a deveni eficiente. |n schimb, gestionarea inteligent` [i inovativ` a sistemelor de \nc`lzire [i ventila]ie, \mpreun` cu designul fa]adei din sticl` \n sistem „double-skin” – prima de acest fel din România – au condus la ob]inerea celor mai \nalte certificate energetice [i la un regim de func]ionare cu numai 65% din energia utilizat` de o cl`dire similar`, conven]ional`. Din punct de vedere arhitectural, construc]ia este un imens cristal, fa]etat asimetric [i tridimensional pe \ntreaga \n`l]ime (P+14). Dominanta mineral` este accentuat` de situarea foarte aproape de pietonal, f`r` spa]ii intermediare, f`r` elemente de anturaj care ar indica scara obiectului. Astfel, poliedrul transparent, cu fa]ete nea[teptat t`iate la unghiuri inegale \[i pierde din masivitate. Parterul este ocupat de lobby, recep]ie, holul ascensoarelor, precum [i de un spa]iu separat destinat agen]iei bancare, accesibil direct din exterior, urmeaz` etajul cu s`li de conferin]e [i apoi etajele curente destinate birourilor, amenajate ca open-space perimetral, cu lumin` natural` \n toate spa]iile. The latest architectural presence on Bucharest’s central ring, Crystal Tower has quickly become a symbol of sustainability for the Romanian built environment, obtaining several distinctions, including the Bucharest Architecture Annual’s Prize for Architecture and the Green Project of the Year award granted by the Romanian Green Building Council. Its central positioning, on a site that imposed an intense building rhythm, restricted the possibility of using renewable energy sources, as these require large surfaces in order to become efficient. However, the intelligent and innovative management of the heating and ventilation systems, as well as the doubleskin glass façade – the first of its kind in Romania – led to the building obtaining the highest energy certification. Furthermore, Crystal Tower functions using only 65% of the energy required by other, similar buildings. From an architectural point of view, the building is an immense crystal, with asymmetrical, three-dimensional planes covering its full height (15 storeys). The mineral theme is emphasised by the building’s location, very close to the pedestrian area, as well as through the absence of intermediary spaces and other elements that could serve as an indicator for the scale of the architectural object. Thus, the transparent polyhedron, with its whimsical planes inserted at different angles, is perceived less as a monolith. The ground floor contains the lobby and reception area, the elevator hall, as well as a separate space occupied by a bank agency. The latter is accessed directly from the street. The first floor contains several conference halls, while the other levels are occupied by office space. All of the offices are designed as naturally lit semi-open spaces. The 14th floor hosts a wellness centre with a fitness club, spa and health bar, while the topmost floor contains a lounge-restaurant with a fine view of the city.

În contextul local unde turnurile de birouri cu fa]ad`-cortin` înalt` de zeci de metri sunt o obi[nuin]`, complexul Swan propune o abordare diametral opus`: ansamblul este format din trei cl`diri de joas` în`l]ime, articulate într-un traseu clar, punctat de cur]i interioare [i spa]ii verzi. Aripile Windsor, Kingston [i Henley, proiectate \n sistem open-space pentru a acoperi peste 29.000 de metri p`tra]i, constituie în primul rând, prin modul de distribu]ie, orientarea cardinal` [i termoizolare, o solu]ie confortabil` [i inteligent` la problema capriciilor climatice. Expresia structural` a fa]adei, în care plinul [i golul se între]es în ritm regulat, ascunde o modalitate de a doza lumina [i c`ldura natural`, dar [i de a facilita p`trunderea aerului proasp`t în spa]iile de lucru. Un lucru destul de rar la noi pentru o cl`dire de birouri nou`, ferestrele sunt operabile. În plus, sistemul de management al cl`dirii (BMS) asigur` monitorizarea consumului energetic necesar înc`lzirii sau r`cirii aerului interior [i iluminatului, astfel încât nicio risip` nu trece neobservat`. Ansamblul are un sistem de captare a apei pluviale, pe care o trateaz` [i refolose[te pentru irigarea spa]iilor verzi, iar pentru consumul de ap` de zi cu zi face uz de câteva pu]uri adânci s`pate chiar pe sit. Pentru toate aceste caracteristici, ansamblul Swan reprezint` o premier` na]ional` în domeniul construc]iilor sustenabile. Mai mult, a devenit prima cl`dire de birouri din România ce a ob]inut calificativul BREEAM „Very Good” în faza post-construc]ie, iar Consiliul Român pentru Cl`diri Verzi l-a declarat „Cl`direa Anului” \n 2011. Within the local context, where tall, curtain-walled office buildings are a common sight, the SWAN complex took on a completely different approach. Thus, the ensemble is made up of three low-rise buildings, connected within a clear internal trajectory, marked by several interior courtyards and green areas. The Windsor, Kingston and Henley wings, designed as open spaces and covering over 29 000 sqm, provide a comfortable and intelligent answer to the whims of weather, through their distribution, cardinal orientation and quality insulation. The façade structure, where full and hollow intertwine in a rigorous display, also provides a way of allowing the optimal quantity of natural light and heat to enter the building and, at the same time, facilitates the natural ventilation of the work spaces. Rarely enough for a newly-built office building, the windows can be handled. Besides, the building’s management system (BMS) ensures the monitoring of the energy consumption needed for heating or cooling the air inside and for lighting. Thus, no waste goes unmissed. The complex is equipped with a rainwater collection system, which re-uses water for sluicing the green areas. Furthermore, several deep fountains dug on the site provide drinkable water for the employees. Thus, the SWAN ensemble is a national first in the field of sustainable building. Furthermore, SWAN was the first Romanian office building to obtain the BREEAM “very good” assessment in the post-construction phase. In addition to this, the Romanian Green Building Council named it the “Building of the Year” in 2011.

Pe cheiul Dâmbovi]ei, \ntr-o \n[iruire agreabil` prin monotonie de garduri, planta]ii [i fa]ade neutre, aceast` cl`dire de birouri atipic`, amintind de Centrul Pompidou, atrage imediat privirea trec`torilor. Pornind de la ideea construc]iilor auto [i industriale [i preluând patternul semnaliz`rilor rutiere [i al utilajelor de mari dimensiuni, cl`direa destinat` ini]ial a ad`posti un service auto la parter a devenit \n totalitate spa]iu de birouri, iar atelierul a fost amenajat \n spatele lotului. Estetica texturilor brute – beton aparent, c`r`mid`, profile metalice, a fost completat`, respectând conceptul ini]ial, prin aplicarea unor vopseluri \n culorile negru [i galben, \n benzi alternative, idee care urm`re[te structura cl`dirii la toate etajele. Fa]adele sunt tratate diferit, cea lateral` fiind dominat` de un plin \n form` de coaj`, având la capete cele dou` fa]ade vitrate. Totu[i, acest concept de baz` este deconstruit prin detalii, atât coaja, cât [i vitrajele fiind sec]ionate [i intersectate de goluri nea[teptate [i de elemente structurale cu o logic` greu de dedus din principiile gravita]ionale clasice. Betonul vopsit rutier, tabla f`l]uit` [i sticla translucid` contribuie la for]a imaginii de tip industrial chiar [i la interior, unde exist` un bizar balans interior-exterior (amplificat de pardoseala lucioas` [i plafonul fals din lamele verticale). Amenajarea exterioar` reia la scar` mare benzile negru-galbene de la interior, prin placarea spa]iilor carosabile cu dale din beton perforate, ale c`ror goluri sunt umplute cu pietri[ negru sau alb. Located on the Dâmbovi]a riverfront, within a monotonously agreeable succession of fences, green areas and neutral façades, this unusual office building, reminiscent of the Pompidou Centre, is an immediate eye-catcher. Starting from the concept of an industrial building and “borrowing” the patterns of road signalizing and heavy equipment, the building was initially designed to house an auto service on the ground floor. Now, it is entirely occupied by office space, the auto service having been relocated to the background of the site. The raw aesthetics of the exposed concrete, brickwork and metallic profiles was complimented – keeping in line with the initial concept – through the use of black and yellow paint in alternating strips, emphasizing the structure of each floor. The façades were treated differently, the lateral one being covered by an opaque shell bordered by the two glazed façades. Nevertheless, this basic concept was deconstructed through the use of detail: the shell and the glazed areas are sectioned and crossed by unexpected hollows and structural elements abiding by a strange logic, apparently independent from “traditional” gravitational principles. The painted concrete, the flanged metal plate and the translucent glass, all contribute to the maintaining of an industrial aesthetic, even inside. Here, the balance between inside and outside is emphasized by the glossy floors and the fake ceiling. The exterior design takes over the black and yellow strips on the inside, re-interpreting them on a larger scale. Thus, the drives are sheathed in punctured concrete slabs, the hollow areas being filled with black and white rubble. The metallic auto and pedestrian access gates, as well as the fencing on the main façade, create a very dynamic effect through the oblique display of the grid mullions, echoing the parking lot pavement.

Având toate premisele pentru a deveni un volum masiv, compactat din cauza constrângerilor de \n`l]ime impuse de aeroportul B`neasa situat de partea cealalt` a [oselei, acest imobil de birouri rezolv` [i dep`[e[te cu abilitate problemele de tem`: porne[te de la o tram` regulat`, vizibil` \n fa]ada principal` la partea superioar`, [i devine apoi o re]ea aparent elastic` de elemente din beton drepte [i \nclinate, \ntins` [i ridicat` de col]ul superior de o for]` nev`zut`. Imaginea dinamic` este accentuat` de unghiul ascu]it al parcelei, orientat spre intersec]ie, care, \mpreun` cu consola triunghiular` de 17, respectiv 11 metri m`sura]I pe cele dou` fa]ade, intensific` senza]ia de imponderabilitate \n care se g`se[te volumul construit. Retragerea parterului [i a etajului \ntâi \n dreptul col]ului genereaz` o mic` pia]et` acoperit` de un triunghi \nclinat, care invit` vizitatorii spre intrarea principal`, \n apropierea c`reia se g`se[te o cafenea. Parterul, rezolvat unitar ca un mare hol public de primire, este finisat \n culorile logo-ului b`ncii, abstracte, stridente, captivante. De[i rezolvarea func]ional` respect` principiile consacrate pentru cl`dirile de birouri – dispunerea spa]iilor de lucru perimetral, \n jurul nodurilor de circula]ie [i a altor incinte care nu necesit` lumin` natural` – s`li de conferin]` [I grupuri sanitare, rezolvarea elegant` a amenaj`rii cu pere]i u[or oblici fa]` de direc]ia de mers, cu col]uri rotunjite, dezorienteaz` \n mod benefic geometria mental` a vizitatorilor, setat` pe unghiuri drepte [i lizibilitate maxim`, ad`ugând un plus de complexitate perceperii spa]iului [i contribuind la dinamizarea mediului de lucru. Uniting all the features of a monolithic volume, but compacted due to the height limitations imposed by the vicinity of the B`neasa airport - located on the other side of the road –, this office building ingeniously solves and overcomes its inherent constraints. Starting from a regular grid – made clear in the upper part of the main façade – it then becomes a quasi-elastic network of vertical and oblique concrete elements, extended and lifted from its upper corner as if by an unseen force. This dynamic aesthetics is emphasized by the acute angle of the site, which faces the crossing. The triangular 17 m and, respectively, 11 m cantilever (measured on both sides) further emphasizes the feeling of weightlessness. The ground floor and the first floor are located in the corner area, which generates a small square, covered by a leaning triangle, inviting the visitors toward the main entrance and the adjacent café. The ground floor, a unitary space designed as a large welcoming lobby, is finished in the bank’s trademark colours – abstract, bright and captivating. The functional layout sticks to the “traditional” features of office buildings. Thus, the work spaces are grouped around the circulation nodes and other areas that don’t require natural lighting, such as conference halls and toilets. Nevertheless, the elegant oblique walls – gently leaning in the opposite direction to the walking trajectory – and the rounded corners both provide a welcome distraction from the traditional image of an office building – consisting in right angles and maximum clarity. This encourages a new way of perceiving the space, creating a dynamic work environment.

|n ciuda celor patru ani \ntr-un context economic nu tocmai prielnic, cel de-al doilea album din seria igloobest dedicat cl`dirilor de birouri are meritul de a completa \n mod semnificativ perspectiva asupra arhitecturii contemporane locale. Continuând demersul de promovare a solu]iilor valoroase de arhitectur`, am selectat pentru acest album 15 proiecte recente de cl`diri de birouri, la scar` mai mic` sau mai mare, care s-au remarcat prin capacitatea de a r`spunde corect, adeseori chiar inovativ, la provoc`rile func]iunii [i contextului urban. |nc` ni[te excep]ii \n peisajul construit general, aceste cl`diri creeaz` o imagine dinamic` a programului, \n special din punct de vedere tipologic: am constatat cu satisfac]ie c` nu a rezultat un album uniform, repetitiv, ci unul cu altern`ri interesante de volume [i detalii. Despite the four years’ worth of un-prosperous economic conditions, the second igloobest book dedicated to office buildings significantly completes the perspective on this aspect of local contemporary architecture. Still aiming to keep on promoting quality Romanian architecture, for this book, we selected 15 recent small and large scale office building projects that stand out through the correct and often innovative way in which they respond to the challenges set by the function and the urban context. As fortunate exceptions within the local built context, these buildings offer a dynamic take on this particular architecture programme, especially from the point of view of their typology. We were glad to see that the result of our work is not a monotonous, repetitive book, but one that features interesting alternations of volumes and details.
