S

ometimes bad things happen to good people, and the unfortunate reality is that many people who were impacted by the housing market issues that occurred between 2009 and 2011 are still struggling to recover. Situations such as bankruptcy, foreclosure, and short sales have led many former homeowners to believe that they will never have the opportunity to own a home again. Thankfully, that is not the case. Realtors such as Deborah Byron Leffler of Keller Williams Realty Boise “BzyBee Real Estate” are available to help navigate the home buying process, even if there have been past complications. “With the economy how it was at that time, we’ve had to help good people in bad situations. They could afford their house until, suddenly, their circumstances changed,” Leffler said. “Someone losing their job, an illness, relocation, or divorce could change everything.” Many people had to make the decision to file bankruptcy, foreclose or short sale their homes as a result of these situations. At the time, a short sale or pre-foreclosure included negotiating with the bank to take “short” of what was owed on the house; a hard but better decision than bankruptcy or foreclosure. On a positive note, the unfortunate circumstances many people faced have happened long enough ago, that the ability to purchase a new home is now within reach. This year has been the benchmark for the majority of post-housing market issues and the time when most people are able to buy again. Leffler can give potential buyers more information regarding the many special programs some people may qualify for which will assist people

looking for a second chance at home ownership. One such option is a back-to-work program for those who lost jobs or lost a significant portion of their income, which resulted in losing their home. If they meet certain hardship criteria, they have the ability to purchase a home more quickly than they would have otherwise. There is constant evolution in the lending practices, and many of those changes significantly benefit those who have lost their homes. In the past, if someone filed bankruptcy and their house was included in their filing, that person had to wait a varying number of years after the house was sold, instead of counting from the years from the time bankruptcy was filed. Sometimes this would mean several years before a house sold, and then the required years before attempting to purchase a new home. There are now loans available to buyers that allow them to begin looking to purchase again after some two years after bankruptcy instead of from the sale of the home. The first step for anyone looking to buy a home if there has previously been a foreclosure, bankruptcy or short sale, is to call a realtor who can refer him or her to a lender. They will be able to get qualified or establish a timeframe for when it will be possible to purchase again. Tonya Adank, with Movement Mortgage works closely with Leffler to assist her clients. The second step is to go over all of the options and possibilities with a lender. The timeframes for purchasing vary according to the situation. “Generally speaking, a person will have to wait anywhere from one to four years after losing their home before they can qualify,” Adank said. “Depending on the circumstances, a potential buyer could be approved right now or will have to wait a few months. Regardless of when they can get approved, it’s important to know their information so they can plan accordingly.” There are several ways that a person can prepare for repurchasing a home. It is very important to have maintained good or established new/better credit. Also, be sure that the housing issue experienced was reported correctly so that there will not be any surprises or issues in the lending approval and buying process. As soon as six months after a short sale, conducting a credit check is the best way to figure out how to improve so that lending will be easier later. Although it is understandable that a person be cautious after having experienced unfortunate circumstances in the past, having information at your disposal and speaking with a realtor and lender can only be beneficial. “Being informed is the best choice you can make when buying a home and the right professionals will be on your side supporting and helping you along the way,” Leffler said. “Even if you know you’re not to the timeframe in which you can buy, finding information to help you make that choice easier will only benefit you.”


It is also a good idea to submit a loan application. In most cases, it is free and can be completed over the phone in fifteen minutes. “This will help a loan officer to see the full picture of the person so that they can provide the correct information about what they can be approved for,” Adank said. “It doesn’t force you to utilize a specific lender just to be qualified or to get information.” Another piece of advice offered by Leffler and Adank is that the realtor and loan officer you choose should ask a lot of questions to ensure you receive the best fit and loan for the situation. “This is possibly the biggest purchase in your life so you need to be informed and not rushed,” Adank said. “That is why we always let people know that we are operating on their time.”

Idaho, Let's Celebrate

M

y parents emigrated from South America to the United States searching for that “American dream,” and I was brought along to live that dream; I grew up in Brooklyn and Queens in New York. I remember all the different cultures not just by sight, but by aroma, taste, and basically all of my senses. Our Jewish bagel shop filled our home with the aroma of freshly made bagels every morning at 5:00 am. As I walked to school, I remember the Italian mothers heading to the markets to get their ingredients for homemade sausage and pasta.

As the years progressed, I moved to California, where I first tasted a real taco and all the delicious flavors of Mexico; with its green chiles, roma tomatoes, and their faithfulness and love for their land. I also embarked on becoming a professional interpreter. I then moved to Oregon with my family; my career as an interpreter continued in full force. My father had made me promise as a child that I would only speak in Spanish at home and that I would learn, speak, and enjoy English outside. His passion for my Hispanic culture was commendable, and I am so thankful that my parents taught me to love and maintain my heritage. They also taught me to assimilate, respect, and love this great country, the United States of America.

People who were in awe that I knew about our American history, and who heard me say “I would give my life for this great nation.” Idaho, you have grown so much—not just in population and businesses, but in beauty and greatness—you are becoming diverse. Little by little, Idaho has become a “melting pot” where there are people from Bosnia, Russia, Colombia, Peru, Dominican Republic, and so many other countries. Ten years ago, I decided to start a legal services company, a company that would help to provide information to our clients. Now my company, Primera Llamada LLC, has become the company for our Hispanic community to come and learn the laws of this country, as well as assist them with attorneys and other professionals in any legal challenges they may encounter. Within my company, I also have professional interpreters. It is exciting to get businesses that call and ask to hire a Chinese interpreter; but my question then is “which dialect?” We offer Vietnamese, Laotian, Russian, Arabic, and many other languages.

As my career flourished, I became one of the most sought after interpreters in Oregon and California. Not just because of my proficiency, but also because of my cultural fluency. We then moved here to Idaho, where we have lived for 17 years. When we first moved here it was a culture shock. I met people who had never left the state—had never been on a plane. I met people who were shocked when they realized that I spoke English (due to my Latino appearance) and, better yet, without an accent.

As I look around our beautiful state, I realize that people have come here looking for a peaceful, family-friendly environment. However, now that Idaho has more to offer, we have the different cultures and their people. We now have the International Market in Boise where we can go and taste and feel the purity of tea from India, to see and feel the different fashion and materials from Africa, even the delicious flavors of an arepa or sancocho (beef soup) from Colombia. I am so happy that we are now able to go and savor the taste of Peruvian cuisine at Lima Limon Peruvian Restaurant and Sports Bar at 751 W. 4th St. in Kuna. Lima Limon is not just about the delicious “parihuela” (seafood stew) or their pollo a la brasa (grilled chicken), it is about a culture, its strong Incan heritage, and their welcoming smiles and warmth. Lima Limon is a home away from home where the meals they serve their guests are served with love in their hearts.

It is marvelous to finally have here in our great state the ability to “travel” to the Basque country, to France, and now Peru—to catch a glimpse of the other cultures right here in our own state. Let’s open our minds and hearts and embrace this change. I am proud to tell my friends in other states that I live in a diverse state, one that is going through “growing pains.” But out of those challenges, we stand strong, and now we have different cultures that support and give our state added beauty and grace.

Craft Beer Connection “We can provide people with knowledge of the beers we have on tap and help them choose what they would like based on the beers they already like.”

The craft beer culture is flourishing in Idaho. Breweries and tap houses have opened all over the Treasure Valley, due to the increasing demand for unique local brews. At the forefront of this surge is PreFunk, beer bars that have provided the perfect combination of friendliness, comfort, and a vast selection of local and regional craft beer. Idaho has a long-standing history with beer, but it wasn’t until the late 2000s that craft brews began to gain people’ s attention. The abundance of fresh ingredients and hospitable business environment make Idaho an excellent place to do business. This growing interest has led many people to visit one of PreFunk Beer Bar’s two locations to learn more about the many styles and variations of beer. They started off with the goal of carrying a beer from every local brewery, and they normally have about seven Idaho beers on tap. “PreFunk is a place where anybody wanting to learn or experiment with beer can experience a variety of styles without having to be in a sports bar setting,” said Justin Flynn, owner of PreFunk Beer Bars.

Flynn didn’t start out in the beer industry. He began as a manager for Dutch Bros, and decided to take that customer service oriented approachability to the craft beer business. He opened PreFunk Beer Bar on Front Street and 11th Street in August of 2013, and in Nampa on 1st Street in September of 2014. The staff at both locations is incredibly friendly and knowledgeable, making the experience comfortable and fun. “Being in the beer business has been really interesting, and it’s growing really fast,” Flynn said. “Even though there is competition, there is also a lot of collaboration and partnerships.” Each PreFunk location has aspects that make them unique. For example, the Nampa location’s lounge area has a detailed tiling made up of 50,000 pennies, an endeavor that took Flynn and his team five days to complete. To add to the flooring’s detail, there is an outline of Idaho, created using nickels. An Idaho state quarter marks PreFunk’s location.

An icon of PreFunk’s Boise location, which many people have seen while passing by on Front Street, is the 1953 GMC with the beer bar’s logo on its side. The truck has a long history with Flynn’s family. His grandfather used it as a logging truck in California, and when he came to Idaho, would give Flynn and his brother rides around town. Before his grandfather passed away, he gave Flynn’s father the keys and asked him to pass the truck on to Flynn.

When PreFunk opened, the GMC became their beer truck, which seemed very fitting to the Boise location’s garage theme. It has been used for an array of gatherings from birthdays to weddings, and is certainly a conversation starter for PreFunk’s guests. PreFunk Beer Bars are very green, locally minded businesses. They produce hardly any waste, since glassware is washed and growlers are reusable. In fact, growlers

are a much greener way to drink than cans and bottles. “They are reusable and you get better beers that you can’t get in a bottle or can,” Flynn said. “We also buy and support local as much as possible.” Despite its name, PreFunk is more than just a beer bar. It’s a community-focused company that creates partnerships with other organizations and local businesses to help bolster the cities in which they are located. PreFunk recently partnered with Stampede for the cure by selling limited edition growlers with a portion of the proceeds benefiting the cause. Upcoming charitable efforts include a coat drive and a partnership with Meals on Wheels. Beer has long been known to bring people together, and this has certainly been the case with PreFunk Beer Bar. Between events and their exceptional selection of craft brews, it is the perfect destination when looking for a fun evening out. “It has been great meeting so many different awesome people and connecting with them over beer and the love of local,” Flynn said.

A few seasonal and fun happenings to look forward to at PreFunk Beer Bars are ugly sweater parties featuring New Belgium Brewing at the Nampa location, and O’Dell at the Boise location. There are often food and beer pairing events with local food trucks at both venues. There are ten rotating taps, pouring a selection of varying styles. Beer styles include a stout or porter, an IPA, an IPA variant, one cider, a couple local beers, and a session IPA (a lower alcohol content version of the popular American IPA ). All taps are available to purchase by the growler. And then there are literally hundreds of bottled beers chilled and ready to open! Christmas reminder: bottled beers from around the world make great stocking stuffers! Owner Chris Oates then lays out some good pub grub! Continually inspired by the beers, he thinks “What would I want to drink this with” as he creates some very innovative dishes. A strong German style cuisine influence is what resonates most consistently on the menu with any kind of “wurst” concoction! Try the Poutine Bratwurst for example, served with oven roasted potatoes, honey malt gravy and Ballard Cheese curds. But the menu continues without boundaries, exploring any food that goes well with beer, from fish tacos to North West fare. Also included is the signature Bown Cheesysteak, which is a ribeye, topped with caramelized peppers and onions (sautéed in garlic butter), and drizzled with a cheese sauce made with Ballard Family Farm cheeses and Sockeye Dagger Falls IPA. Seventy percent of the clientele at Bier:Thirty pulls from the local neighborhood, but everyone comes for the planned weekly events highlighting different breweries. And then there are some spectacular annual events, such as the Stone Barrel Aged Tap Takeover on Dec 6th which runs from 11AM to 11 PM. This unique event will tap only barrel aged beers and, from 2:00 to 7:00 in particular, the place is packed! Bier:Thirty is also great for BSU football games as pitchers of beer are $10 and the volume turns up!

Boise Fry Company 3083 S. BOWN WAY BOISE, ID 83706 / (208) 965-1551 The history of the Boise Fry Co. is one for the entire state of Idaho to be proud of. Originally a brainstorm on a cocktail napkin of owner Blake Lingle, the name began as Idaho Fry Co. However, the Idaho Potato Commission said “no” to that and forced the name change to Boise Fry Co. The new name actually fits better and the commotion regarding the name change was great publicity! There are several BFC locations in the area, and each location has a unique style that fits the neighborhood. This Bown Crossing location utilizes recycled barn wood and tractor bar seats. Also this location offers a nice outdoor patio where in the summer you will find many a hungry river floater pounding down some fries. Although known for their burgers (in particular the bison burger) and obviously fries, this is not a fast food place. It is rather touted as offering a casual dining experience. You want to eat the fries on the spot because of the nature of these fries. Six varieties of organic potatoes are delivered from a local farm in Buhl, Idaho. Then the Fry Master cuts the fries in different shapes to optimize the best way to cook them based on the size of the potato, the firmness and water content of the variety, and the sugar content. Without par cooking or coating the potatoes, they are fried in peanut oil to maintain crispiness. But they don’t stay crispy very long, hence the importance of eating on-site. The sauce and seasoning bar is where your creativity comes into play. There are nine sauces and ten seasonings to mix and match with your fries. Some flavors work better on the burgers versus the fries, so input is charmingly offered by employees when asked. For example the vanilla salt works best on the sweet potatoes or yams. All the fries are great, but pay a bit more for the signature basket of Bourgeois fries. Cut from the finest Russet potatoes, these are the crispiest fries at the BFC as they are fried in duck fat and then seasoned with truffle salt. Unbelievably rich and delicious!

From Dipping to Delicious Diversity

Though many people have experienced cooking with or dipping bread into olive oil or balsamic vinegar, few Treasure Valley residents have experienced their full potential. The tasting room at Olive and Vyne in Eagle will completely change that. WRITTEN BY Jessica McAnally

hen visiting the Olive and Vyne tasting room, you have the opportunity to explore flavors, aromas, and other elements that might have previously been unnoticed or simply unavailable. The tasting room consists of fifteen infused balsamic vinegars and twelve varieties of infused olive oil and extra virgin olive oils sourced from five different countries. The olive oil and balsamic vinegars are sampled from European stainless steel tanks called “Fusties” used to preserve the product. Owners, Hope Manna and Kellie Allred, are on hand to assist guests as they navigate the different offerings to sample before they buy. Since the tastes of olive oil can be impacted by region and what they are planted with or near, there are very clear taste distinctions and Manna and Allred guide customers in the right direction based on that person’s preferences. “We always start out by asking what they like to eat and can make recommendations on what they might like from there,” Manna said. “We want to give our guests ideas to elevate family meals and get-togethers,” Allred said.

“Our goal is to help turn an appetizer, meal, or dessert into a conversation.” Before long, the conversation usually turns from education to fun as the tasting begins. “We love to showcase our oils and balsamics to surprise visitors by pairing the perfect bite,” said Manna. “And it’s just as fun for the Pairing the kids as it is for the parents.”

Although women may be a large percentage of the clientele, men are certainly a growing demographic. BBQ’s and tailgate goers are using Olive and Vyne as the secret ingredient for their ribs, marinates, and smoker recipes.

Of course, The CDC recommends that everyone receive a flu shot, and there are varying opinions about this. There is the school of thought that maintains that only the very young and very old, those at the greatest risk for life threatening complications, really need flu shots. Then there are folks who feel everyone should have them in order to protect the rest of the

population. And then there are those who are concerned about the efficacy and the sometimes-devastating side effects of the flu shot. Unrelieved stress, even good stress, can place one at increased risk for illness. Stress diminishes the body’s ability to fight infection, so engaging in stress relieving activities on a regular basis such as walking, vigorous exercise, and enjoyable hobbies or social activities are almost as important as other methods. Another, less conventional, way to support the immune system, and one I endorse and promote for my clients and my own family, is the use of good quality essential oils. Diffusing these in a cool mist diffuser, (teachers have decreased absentee days, for themselves as well as for students, in their classrooms with this method) or using them directly on the skin, (diluted with a carrier oil for use on babies) has shown great effect. fter 20 years in the fitness industry, I am still amazed how often people put off starting a workout program until “next year.” Before you consider shutting it down over the holidays, consider the following fact: Americans gain an average of five to ten pounds during the holiday season and never lose the weight! To put it into a larger perspective, over a course of five years, the holiday indulgence alone could result in 25 to 50 pounds of weight gain. Now before you chime in with, “But Jason, the holidays are so busy and not to mention all of the temptations . . . ” I completely understand. You should be able to indulge, but within reason. Plus, the holidays are an even better reason to start or continue your workout regime. Worst-case scenario: you gain no weight this season and create positive momentum going into the New Year. Best-case scenario: you actually lose weight, finish the year strong, and become even more motivated come January.

Here are my top five tips for surviving the holiday season and starting the new year now:

Shorten your workouts if you are feeling the holiday time crunch. Remember that some is always better than none. If you don’t have time to work out for an hour, shorten your workout to 20 to 30 minutes. Exercise doesn’t have to be all or nothing. Doing circuit training with weights or running intervals on the treadmill are fast and effective ways to burn a lot of calories in a short amount of time.

Find a workout partner: Using the buddy system works wonders for staying consistent. It creates a sense of accountability by both parties. Plus, there is always the tendency to push a little harder when you have a partner involved. Just make sure you find a partner who is reliable.

Combine strength and cardio into one workout: This goes hand-in-hand with the first tip. Alternating a strength exercise with a cardio exercise is a way to get the best of both worlds. Perform three sets of the circuit in this sample format for one minute each, with little to no rest between exercises: - Pushups - Jump rope - Cable rows - Jumping jacks - Body weight lunges - Rowing machine

Fill up on healthy food before the feast: There will always be guilty pleasures at all times around the holiday season. I know you’ve heard it before, but filling up on healthy food and some water prior to a party really will lead to less calorie consumption during social engagements. Plus, you’ll be able to savor the treats you do indulge on.

Eat to mild fullness: We’ve all experienced it—eating our holiday feast to the point to where we feel like we’re the stuffed turkey. This year, try eating smaller portions instead of piling as much food as possible on your plate—using smaller plates is an effective strategy. Besides, there will always be plenty of leftovers to go back for later. On a scale of ten, shoot for a five to six in fullness. Your waistline—and digestive system—will thank you for it.

Grieving During the Holidays Facing Tough Times Without Your Loved One… For many people the holiday season in America is one of the most joyous and wonderful times of the year. But for many others, the holidays are filled with grief, sadness, and memories of the loved one they lost. There is loss of traditions you shared with them…
There is a loss of the joy they brought…
There is a pain that reminds you every holiday that they aren’t here and won’t be showing up at the table this year… At Harrison’s Hope we know this pain all too well. We have experienced it ourselves. We walk with family members who are experiencing it for the first time or have experienced it multiple times.

This is not easy. Grief never is. The holidays can be difficult when you’re grieving a loss and it may feel next to impossible to make the right decision and give yourself permission to do things differently. There’s no easy answer to facing the holidays without that special someone but there are ways to make it more bearable.

Mix Things Up a Bit… 
Holidays can be difficult because you’ve done things the same way with the same person for a long time and now they’re gone. When you do the same thing; you remember them and this is good. But for some people, it might be a good idea to mix things up or change one or some of your traditions. This can help minimize the pain and help you focus on moving forward.

Celebrate Your Way…
 Maybe you’ve always cooked the turkey or hosted the family gathering. During the holidays we all have our “assigned” duties, but the weight and stress they may bring a grieving person can seem crippling. So celebrate on your terms. Change duties, prioritize commitments, and do only what you can handle. You don’t have to do anything. Don’t over commit yourself. Let your loved ones know what you are able to do and stick to it.

Keep Them Close…
 Just because your loved one is gone, it doesn’t mean you can’t remember them. Some families gather and tell stories or share memories about them over a meal. Some light a candle in their honor. Some volunteer or give to charity in their name. Whatever you do this holiday season- keep them close. Remember them and share the stories about the good times. 
 We all grieve differently and in our own way. There is no “right way” to grieve and no timeline for healing. Although now you may think of them or look at a picture and break down sobbing, eventually, you’ll look at that same picture and smile, remembering the good times you shared together. A Titanium Hip Restores Movement to a Local Pet The story of Dorado’s Total Hip Replacement at WestVet WRITTEN BY

Torn ligaments, damaged or unstable joints, and fractures are a few ailments that can leave your pet limping and in pain. While oral medicine may temporarily relieve symptoms, surgical repair helps minimize long term problems. WestVet is proud to offer the expertise of three board certified veterinary surgeons, Dr. Jeff Brourman, Dr. John Chandler, and Dr. Sean Murphy. They provide surgical procedures that can repair traumatic injuries, correct congenital abnormalities, and treat bone and/or joint disorders. Richard and Charlotte of Boise know first-hand the importance of prompt specialized care. They first saw four month old Dorado’s picture online when she was listed as one of many mixedbreed puppies born in the Navaho Reservation of southeastern Utah. After transport to Best Friends Animal Sanctuary, a no-kill shelter near Kanab, Utah, they applied to adopt her. Richard says, “Dorado soon began to fill the big hole we had in our hearts from the passing of our previous dog, Dakota.” Soon they noticed that Dorado had an odd, sideways movement in her hindquarters while running. In addition, she showed little interest or ability in normal puppy play. X-rays from their family veterinarian revealed severe hip dysplasia in both hips with very little bone structure in her left hip. The prognosis was onset of crippling pain, heavy doses of pain suppressants, and ultimately, an early death. Richard and Charlotte immediately turned to WestVet for help. They met with Dr. Sean Murphy, a surgeon who had impressed them with his conservative treatment recommendations regarding their previous pet. Dr. Murphy recommended that Dorado’s left hip be surgically rebuilt with titanium after she reached age one and her bones were fully formed. In November 2013, Dorado had the surgery that transformed her life. A team led by Dr. Sean Murphy and Dr. Jeff Brourman performed the total hip replacement; she remained overnight at WestVet for monitoring.

The next morning, Richard and Charlotte were able to see their pup, and images of her brand new titanium hip. They brought her home with detailed instructions on the necessity of close confinement; daily, slow increases in exercise; and follow-up physical therapy. The goal was to ensure the new prosthetic structure would bond with her bones appropriately.
