Knowledge: Experienced mortgage brokers get to know you and where the best product/rate is for your situation. They have relationships with lenders/ underwriters that allow for the best possible solution for your financing. Access to the best rates: Due to the different types of lenders to which mortgage brokers have access, the rates can be very different than what is traditionally offered. More choice for products and policies: Lenders do not have all the same products and policies, so if one lender does not suit you and your situation, there most likely is another lender out there that will. Having an experienced mortgage broker will allow you to access those lenders. Independent and objective: If your mortgage broker is independent, he or she will not have any mandate imposed on them by specific lenders. This allows for your mortgage broker to be objective when it comes to your mortgage.

Access to rate promotions: Lenders, quite often, will give quick close rates. These rates are typically better than the normal rates and if the application falls into the guidelines, the client can get a better rate. Protect your credit rating: Mortgage brokers need only to pull your credit bureau once every 30 days (so typically once in the application process). If the application is submitted to a lender and declined, the mortgage broker can submit to another lender without pulling the credit bureau again. This would not be the case if you were out shopping from lender to lender on your own. Each lender would be pulling a credit bureau. Thus your credit score would be taking a hit.
