IPKW Circular Economy

The 90-hectare Industrial Park Kleefse Waard (IPKW) in Arnhem is a former AkzoNobel complex, built in 1941 and transformed in 2003 into innovative, sustainable grounds for cleantech companies. It goes way beyond just offering work spaces. The industrial park has become an innovative ecosystem in which economic and social activities as well as production processes and energy and WASTE mOWS ARE INTERTWINED 3PATIAL PROJECTS highlighting the cultural-historical value play an important role, and buildings are redeveloped in a sustainable manner. The concept of the Eco-Industrial Park is further carried out in collaboration with utility partner Veolia. The park has its own power plant and its own water treatment plant, which are both PRESERVED &URTHERMORE RESIDUAL mOWS ARE USED SO THAT THE WASTE mOWS OF ONE COMPANY CAN SERVE AS raw materials for another. About 60 companies, from startup to multinational, were established in this sustainable ecosystem, each of which contribute to the cleantech innovation chain. These are companies that focus on sustainable power generation, hydrogen, mobility, wood preservation and much more. This range of companies works with the IPKW project organization and with the various educational institutes and governments to expand knowledge and skills in circular economics.

Positive energy We have our own water treatment plant and our own power plant for heat, electricity and gas, which makes us autonomous. The next step is to preserve this existing grid by installing a biomass plant. Our dream is to link this plant to all

of our tenants, which will then no longer only be consumers but also suppliers of energy and utilities. A collaboration between all tenants, Veolia, and IPKW.

Re-use of materials We asked two IPKW-based product designers to visit the VARIOUS COMPANIES AT THE PARK 4HEIR ASSIGNMENT TO lND waste materials that could be used to make furniture for the new park restaurant. That way, local materials are re-used in a very visible way. A collaboration between Klaas Kuiken, Luuk Wiehink, Teijin

Think big, act tomorrow )MAGINE YOU HAVE AN ENORMOUS TASK TO MAKE AN industrial site energy-neutral. You can start with THE lNAL SOLUTION SUCH AS GEOTHERMAL ENERGY OR A LARGE POWER PLANT "UT YOU CAN ALSO CREATE A BASIC INFRASTRUCTURE WHICH ISN T @lNISHED BUT WHICH CAN grow or shrink. Which offers space for development and for new insights. With this option, you can START IMMEDIATELY AND STAY mEXIBLE 7E ARE DO THINKERS THIS IS an example with circularity.

What we are today

IPKW before and after

Every journey starts with the lRST STEP 7HAT you see today is the result of multidisciplinary teamwork and a shared focus in which we all believe. Together with and for our partners and clients we are (re)developing the area, the buildings, the collaborations and ourselves. Join us on our journey!

Gatehouse - The Gatehouse is very clear and welcoming with its all-glass bottom layer and is an eye-catcher through its colorchanging (depending on the light) top layer, designed by NL Architects. This porter’s lodge – with a central reception and PARK SECURITY n IS BUILT ON THE FOUNDATIONS OF THE ORIGINAL BUILDING IT IS AN ICON OF TRANSFORMATION AT THE ENTRANCE OF OUR PARK

Building and direct surroundings - IPKW is home to industrial heritage, which we cherish by using it. When redeveloping a historic BUILDING WE INCLUDE THE DIRECT SURROUNDINGS 4HE ," BUILDING WAS REDEVELOPED WITH NEW WINDOW CASINGS AND A RENOVATED FRONT parking lot with an innovative ChargingPlaza. Here, 22 electric cars can charge at the same time, and it also serves as a place to meet.

Sustainable interior LB building - Now a modern building, with sustainable use of the original structure in the redevelopment. The building was made sustainable though the use of concrete core activation, the large windows combined with solar heat storage and movement and the natural draft in the chimney, which will be used for air circulation.

Producing landscape - Planting around 100 trees over the years and another 100 in the coming year, freeing more and more usable land (such as by planting hemp to replace cotton and purifying water through vegetation) and a structured and clean organization of the area. This is how we are transforming our park into an inspiring and green work environment for all IPKWers.

Restaurant as heart of the community - We created a park restaurant at our site’s central location, in a formerly vacant building. It is the heart of our cleantech community, where everybody is welcome for a cup of coffee, lunch, events and meetings. The furniture made of tenants’ waste materials gives it an even stronger feeling of being the IPKW’s living room. 3ANDER (ELMERS technical support
