The rise of the billion-dollar building: new heights, new challenges With the latest generation of high-rise buildings reaching new heights of over 600 meters, the supertall construction boom is bringing new challenges as new projects are built higher, faster and with increasing complexity. As the (re)insurer of a number of the tallest buildings around the world, including the next building to hold the title of “world’s tallest”, the 1-kilometer high Kingdom Tower development in Jeddah, engineering insurer Allianz Global Corporate & Specialty (AGCS) analyses the challenges of assessing and managing such exceptional risks in its latest Supertall Buildings Risk Bulletin. The growth of the world’s tallest buildings continues to accelerate in the 21st century as demonstrated by Dubai’s 828m-high Burj Khalifa, towering more than 300 meters over the previous highest building, Taiwan’s Taipei 101 (509 meters). As 1-kilometre tall building, ensuring the size of the tallest building in the world will have doubled in just 10 years. By 2020, the average total height of the tallest 20 buildings in the world is expected to be close Towers, made possible by a combination of new technologies, innovative building materials and creative design elements.

The Queen’s speech: 5p for a plastic bag – but what price for sustainable housing? Fan manufacturer Elta Fans has expressed concern over the potential watering down of the UK government’s commitment to the building of sustainable housing following the Queen’s Speech delivered on Wednesday 4 June 2014. The speech at the start of each parliamentary session gives an outline of the government’s proposed legislation for the forthcoming year. Most headlines reporting on ‘Her Majesty’s Most Gracious Address’ this year focus on proposals to bring in charges to limit the use of plastic carrier bags. However, detail changes to the coalition’s proposed Infrastructure Bill show the government in a less ecofriendly light. While many specialists view minimising the environmental impact of UK housing crucial to lowering the country’s carbon emissions and reducing growing energy bills, legislation within the bill is now likely to introduce ‘allowable solutions’. This is despite such an amendment backtracking on the government’s pledge to make all new homes ‘zero-carbon’ by 2016. Alan Macklin, Technical Director of the Elta Group, says: “We recognise the importance of providing market conditions in which UK house builders can address the housing shortage in this country. However, we believe it should not be at the expense of a genuine commitment to a more sustainable approach to housing.” As a result of the current shifting legislative landscape, Elta Fans’ technical team works to ensure its system designs are always fully compliant and as ‘future-proof’ as possible.

School construction schemes completed at rate of one per week, thanks to Pick Everard Leader in project management and delivery, technical advice and building design Pick Everard has completed a remarkable number of schemes for schools within the boundaries of the M25 in the last four years – the equivalent of one per working week. The total number of school schemes Pick Everard has worked on in this area during the period currently stands at 176 – a phenomenal amount of projects in just a single part of the country in only a few years. Pick Everard has completed four primary school schemes for Richmond. Further work in London includes three secondary school projects and seven feasibility studies to see if schools could accommodate further expansion in Barnet. Pick Everard was able to provide innovative design solutions and construction techniques to maximise existing space.

Time4Towns to turn apathy into action in our town centres and high streets. Regeneration company Revive & Thrive has designed a solution to some of the issues facing our town centres. Employing a consumer journey from ‘couch to customer’, Revive and Thrive are convinced that this experience can turn apathy into action and help refocus a resident’s shopping habits back into their town centre. Using a collaborative partnership approach, Time4Towns will also enable towns to compete, promote and defend themselves against threats and competition. high street retailers the ability to reach into a customer’s home and provide everything that online and out now that town centres are experience, they can invite a customer to enjoy the events, education and local knowledge that comes from visiting the town centre at the heart of their community. Revive & Thrive are looking for The Time4Towns journey starts from the internet browser in a customer’s home, encouraging them to make a purchase from a town e-commerce site via an eye-catching local ‘reward’, collect the purchase from 24 hour town centre click & collect lockers where a customer then interacts with smart town media or multi-retailer gift cards which further encourages them to explore the town. Here they are so impressed with the clean environment and the well laid out shop windows that they stay a while and make purchases from local retailers who understand their product and have excellent local knowledge. Heartened with their trip into town, the customer returns home to review and promote their experience through social

media and look forward to the next opportunity to take the journey. Unfortunately, the customer might take this journey and not enjoy the experience but this is not an area of concern to Revive & Thrive. Managing Director Mark Barnes said: “We know that many towns will experience that a customer might hope to enjoy. But Time4Towns allows measurement and analysis at all key stages allowing town centres the ability to learn and adapt. Feedback is good whatever the content might be. Towns can start the Time4Towns journey anywhere in the cycle. They might choose to start with training or enhancing the look and feel of the town before adopting technology but we believe that this approach is one solution that can give towns the tools that they need to truly compete and measure.”

3 out of 4 Britons back new garden cities to tackle housing shortages Three-quarters of Britons think that it is a good idea to build new garden cities to help meet Britain’s housing need, according to a national poll commissioned by the Wolfson Economics Prize, which this year is being awarded for the best ideas on how to deliver new garden cities. showing that support for new garden cities is stronger among older people, homeowners, and Conservative and UKIP voters, than among the population generally. The living, dining, bar, library and loggia areas are all interconnected around a central pre-fabricated kitchen hub. Master suites are impressive and additional bedrooms generous and all en-suite. Dedicated apartments containing additional reception, or duplex penthouses with stunning roof terraces. Max Titchmarsh who leads SPARK’s London design studio, said: “SPARK are excited to be part of a new generation of International consultants helping Nigeria rediscover its appetite for ambitious, innovative and potential of this major economy. We think Nigeria is beginning a new chapter of global prominence and we believe that there is a new breed of domestic development and contracting expertise that will see the current surge of development activity translate into a lasting legacy.”

Each of the 22 3-bed, 4-bed and penthouse apartments is orientated to maximise daylight. The tower’s distinctive curved shells and striking, deep window reveals, provide shading from the heat of the direct sun. SPARK has designed a uniquely African solution and cultural drivers. Ramzi Towers’ sprayed concrete curved shells provide structure, waterprotection in a single solution, while being sculpted to minimise wind resistance and to provide a curvaceous African response to the global vernacular. This sprayed concrete process was selected and advanced to minimise costs and build-time while providing limitless formal freedom to the design process. The Architects and Engineers have chosen the development of this simple on-site fabrication method against the backdrop of a local Contracting tradition that is not explicitly ‘hightech’. As such, the building process is appropriate and empowering, enabling the local contractor to deliver the highest inhabited sprayed-concrete structure in the world without needing to outsource the technical issues. The project team is also undertaking the establishment of a shadow program, where UK skills and knowledge are to be shared and transferred to local young Nigerian consultants who in turn are assisting in meeting local statutory approvals.

The project has been submitted for Planning Approvals and is due to begin on site in Q3 of 2014. Contemporary living in Lagos is just about to turn panoramic.
