Evolving workspace

The workplace is back

In Q4 2022, London’s flexible office occupancy surpassed its pre-pandemic rate of 60%.*

Q1 2023 followed, with UK wide office use reaching a post-pandemic high of 34.3%. London's West End at 43.9% and Docklands at 49.4% pulled up the national average.** Both statistics show that the capital is healthily making its way towards a pre-lockdown headcount.

Isolation and disconnected relationships are among reasons cited for a return to the workplace.

At the same time, employees have become accustomed to the flexibility and lower commute pressures of remote working. These are benefits not readily given up, so attracting staff back to the office can be a hard bargain to drive.

How do businesses overcome this?

The workplace has to make the sacrifice worthwhile, by offering something that the home office does not.

This means a significant evolution of the design brief.

In this issue, we explore the key factors of the changing brief and offer carefully considered material solutions to meet it.

Workplace wellness

Wellness is top of the workplace design brief for 2023 and beyond.

Employee health and wellbeing are driving the workplace evolution. Businesses are increasingly designing their offices around their employees’ emotional and physical needs. Both support the social element of the growing focus on ESG.

In interiors, this can come in many forms. Natural lighting. Biophilia. Access to the outdoors. Calming private areas and social spaces that nurture relationships.

What about costs?

With successful value engineering, the brief can be met within cost restraints.

Ward Robinson Design chose EGGER’s matching materials to carry a uniform look through the workspace, allowing project fabricators to use the most cost-effective product for the application without altering the design aesthetic.

Eurodekor Faced Chipboard (MFC) is used for wall panels, slats, desks and cabinetry. It is ready to cut and edge without further processing, streamlining fabrication.

Laminate, with heightened resilience, is used for hard-wearing seating, table tops, and the internal doors in a pre-cut sheet size.

While laminate and MFC costs per m2 do not differ significantly, laminate requires bonding to a substrate and incurs additional costs as a result.

The matching finish means laminate bonding can be switched to MFC where applicable, removing extra costs. Matching ABS edging gives a neat finish to both materials.

Hotelification

Luxurious design concepts. High end amenities. Hospitality inspired services. A ‘user first’ approach to creating inviting spaces that deliver valuable experiences. The ‘hotelification’ of the workplace means creating an environment akin to the luxury of the hospitality sector, where consumer experience shapes the brief. This comes down to everything from refreshments, facilities and flexible room booking, to the interior design. “It’s about taking the workplace to a hospitality level.”

HOK identifies the evolving brief as a focus on highly tailored interiors designed to retain talent in a competitive labour market. For Director of Interiors Tom Polucci, design matters more than ever.

Reporting rising client requests for an ‘airport lounge’ style workplace, Tom adds: These spaces are very beautiful and hospitality focused, but also provide spaces to collaborate or tuck away alone and focus.”

As in hotel design, a sophisticated palette, impressive textures and statement lighting can be top of a designers toolkit.

Work.Life

The evolving workplace brief is exceeded in the striking interior of Work.Life, Old Street.

Created by Two, the vibrant co-work space packs a punch of colour, multi textured surfaces and feature lighting across private booths, collaborative work zones and high end amenities.

True to hotelification, Work.Life greets its entrants with a striking first impression. The amenity spaces pair industrial stone finishes with exposed brickwork and an energising palette.

EGGER F628 ST16 Silver Grey Metal Slate was chosen for the statement counter end. With impressive attention to detail, the cut-out cross design reflects the level of aesthetic care typically found in the hospitality sector.

In the booth seating, rust tones are paired with barely black EGGER H3190 ST19 Anthracite Fineline Metallic. Choosing a vertical grain orientation mirrors the tall booth surrounds and heightens the veneer like appearance of the decor.

Designer India Cornish told us why the decor was chosen:

We chose EGGER as their laminates have the most natural finish, with both the grain and colour mimicking real wood almost perfectly”

Specifying the decor as laminate meant a seamless finish could be achieved on the thick booth surrounds and work surfaces, reflecting the bold design aesthetic. It also offers heightened durability, perfect for the higher wear of the busy co-working environment.

She added:

Design for ESG

Controlling the environmental impact of a design remains priority for specifiers. Within an ESG framework, reducing carbon emissions tops that agenda.

Embodied carbon refers to emissions from the materials that form a building. Previously, this related typically to construction products, but it has evolved over time to include the minutiae of interior fabrics. It makes sense – choosing carbon reducing materials for furniture can go a long way towards a net zero or negative calculation overall, particularly in high unit volumes found in hotels or PRS developments.

Here we explore measures specifiers can take to contribute to carbon reduction in projects, and materials to achieve it.

Minimise waste

Choose products that are formulated to ensure project fabricators get the most from the material, with little to no wastage. This is down to material versatility as well as optimal sheet and pack sizing.

Versatile materials suitable for multiple applications mean that a number of interior elements can be produced from the same product. Specifying Eurodekor Faced Chipboard for kitchen units, for example, means any off cuts can be used for drawer fronts or plinths in a matching finish.

From forest to furniture

At the beginning of our wood based panel production, our raw materials are responsibly and sustainably sourced via EGGER Forestry. Here, Manager Ben Drake talks to us about forestry processes and how choosing EGGER can help specifiers to achieve environmental goals.

Hi Ben, thanks for joining us. EGGER Forestry is at the root of EGGER (UK)’s wood-based material production. How do we ensure specifiers that we have a positive impact on the environment from the start?

Our focus is on ensuring legal, safe and sustainable supplies of wood. All of the material we source adheres to strict environmental, legal and Company standards that offer progressive support to those we work with. These standards ensure wood removal only from sustainably managed forests.

Specifiers want to be sure that we maintain these environmental credentials at every step. How do we guarantee this?

Sustainability is at the heart of our operations. We build on strong relationships with those who share our vision, including the forest owner, our contracting resources for felling, extraction and transportation, and with our customers.

We guarantee this through the continued professional development of our staff, who are equipped with competencies that add value to our standards, which is returned to our collaborators. Our aim is to set high service standards and ultimately to inspire others to promote positive practices within the industry.

One focus is to ensure that the forest is managed with respect for the environment, the wildlife and the people who live and work in it. How exactly do we do this?

We engage with landowners and forest managers to ensure ecosystem conservation, by working within strict legal and environmental standards. These standards provide multiple benefits including the improvement of biodiversity, habitat, water quality, landscape, amenity and recreation. Our robust wood processing operations support the economic aspects of forest stewardship by utilising large quantities of timber from responsibly managed forests every year.

EGGER has established long term, valuable relationships within the Forestry sector.

How does this directly benefit those specifying our products?

Our long-term relationships are built on trust and respect, and ensure the consistent focus on quality products and service that allows both parties to prosper. This approach provides those specifying EGGER wood based products with confidence in the integrity, quality and value of our maintenance of these long-term relationships.

Our production plant in Northumberland takes in a huge amount of wood. Specifiers ask us how we make sure volume is regenerated while still meeting our annual requirements?

EGGER (UK) sources almost 800,00 tonnes of virgin fibre, as well as 400,000 tonnes of recycled wood, annually.

All of our wood fibre streams, whether through EGGER Forestry or direct through EGGER (UK), are procured from forest owners that are obliged to follow strict legal protocols, where requirements to replant felled areas are being met. Alongside our own recorded due diligence systems and those of our external suppliers, we are able to offer certainty to those specifying our products that the amount of wood required by our production facility is annually sustainable, in terms of relevant environmental, social and economic standards.

Recycling

Choosing materials manufactured with recycled content, and materials that are recyclable at end of life, both contribute to carbon reduction when using wood based products.

EGGER is the largest user of recycled timber in the UK wood panel industry. We are committed to creating a valuable product from waste wood that would otherwise be sent to landfill or burnt for biomass, releasing its stored carbon into the atmosphere.

The 350,000 tonnes of recycled wood we source annually via EGGER Timberpak provide 40% of the core board structure of UK produced Eurodekor Faced Chipboard.

A further 40% comes from the by-product of commercial sawmill operations, in the narrow tree trunk tops and outer edges that they cannot process. This material goes into chipboard production in the form of hackchips and sawdust. This further prevents waste wood material from biomass.

Timberpak Director Mark Hayton tells us how specifying EGGER board products can help to ensure a project is delivered with an environmental conscious at the forefront.

The largest off taker of recycled wood in the UK is the biomass industry, which burns wastewood for energy, releasing carbon back into the atmosphere. Recycling the wood locks that carbon in for the lifetime of the product made.”

With Eurodekor Faced Chipboard, the finished material is 100% recyclable, forming part of EGGER’s Closed Loop Production Cycle. And while the material is designed to last a lifetime, trends move fast. When furniture is removed, it can be re-recycled and used in further production.

Mark adds:

With re-recycling down the line, carbon can be locked away for a lifetime. We all have a responsibility to ensure that all wood material that can be recycled, is recycled. It can never be seen as acceptable to spend 45 years growing a tree only to burn it in 45 seconds.”

EcoVadis Silver Medal
