Downtown Living Tour Thank you for joining us for our 14th Annual Downtown Living Tour, as we showcase some of the newest, most-talked about addresses in Downtown Syracuse. You’re among the first to walk through brand new lofts, luxurious apartments and get a sneak peek (and delicious samples!) of what’s to come at Syracuse’s first food hall, The Salt City Market! We hope you’ll also check out all of the Downtown Deals, designed for - and offered exclusively to - Downtown Living Tour wristband holders. Six tour stops are included as part of this year’s tour. With our community’s health top of mind, we’re implementing new protocols to promote safe, social distancing throughout this event: •

To help monitor the flow of people in and out of each building, we’re making adjustments to the times in which buildings will be accessible. In depth information and tour stop addresses are provided in a map, on the back of this booklet.

In all cases, building occupancy will be limited to 50% capacity, and elevator capacity will also be limited.

Outside each building, volunteers will help monitor occupancy levels. If you’re asked to wait to enter a building, please practice social distancing with your party.

Inside featured buildings, signage will indicate the recommended amount of people per elevator as well as in each apartment unit.

Hand sanitizer will be available in each building’s lobby for your use.

Please remember, masks - covering your nose and mouth - must be worn at all times when inside buildings and in public when social distancing is not possible. Gloves, also provided in your tour materials, are optional.

he community has followed the progress at 300 East Washington St. since construction activity began in May, 2018. The $40 million renovation offers an abundance of amenities like no other property in Central New York. The transformation has been incredible to watch. First, the interior was gutted and demolished, then the glass exterior façade was removed – making way for balconies, offering unique, beautiful views of Syracuse. The Addis Building

L

ocated along South Salina Street, The Addis Building treats residents to modern conveniences, sprinkling in charms that tie into the building’s storied history. In late 2016, Lahinch Group, Morrisroe Lynn Development and BBL Construction Inc. jointly acquired the historic Addis Building from the Syracuse Land Bank. The team spent more than two years stabilizing the structure, replacing the roof and completing environmental remediation.

Before the development team began the certified historic redevelopment project, the building was home to the iconic W.I. Addis Co. department store for 60+ years. At the height of its popularity, The Addis Co. was the high-end department store along the bustling Salina Street shopping corridor.

Partner Joe Gehm has a personal connection to the store; it’s where his grandmother purchased her wedding dress in the early 1950s. A mini museum curated by the Onondaga Historical Association featuring clothing from the beloved store will soon greet residents and guests in the lobby. Food Hall Opening January 2021!

T

he Salt City Market promises to bring a new experience to Downtown Syracuse! A bustling food hall - filled with 10 vendors selling delicious food and beverages from around the world - will be the heart of the flavorful experience when it opens early next year. The food hall is just one component of the space. Salt City Coffee will run a coffee shop that will turn into a bar later in the day, and the Syracuse Cooperative Market will operate a 2,500 square-foot grocery store. art of the Armory Square Historic District, the first tenants are expected to move into 415-417 South Clinton Street this fall. From exposed brick walls - some walls featuring writing that serves as reminders of the building’s past - to a batten board ceiling, and original tongue-and-groove wood flooring, throughout the building, tenants and Living Tour guests will find evidence of the building’s history. Established in 1874 in the vicinity of a train station, the building has played host to a number of retail businesses associated with the railroad industry over the years.

John Marsellus and Co. Casket Company and Thomas D Lines, a carriage builder and repairer, are the building’s first known businesses. In 1900, Sarger Brothers – importers and manufacturers of knit goods – moved in. Twenty five years later, Burns Brothers Plumbers came in, occupying the space until the mid1950s. Later, in the mid-1970s, the Contemporary School of Beauty moved in, and was located there until the mid-1990s. From the outside, the five-story building still maintains the unique blend of Second Empire, Italianate, Romanesque Revival styles that welcomed patrons of these businesses for decades. Inside, Living Tour guests will first enter Gilded Club through a vault door with an access code (313131). This speakeasy was established in 2019. Floors two through four feature a total of 15 one-bedroom apartments, and on the fifth floor, guests will be treated to a spacious penthouse suite. Measuring 2,600 square feet, the penthouse unit features four luxurious bedrooms and two bathrooms. Building owners Robb Bidwell and Douglas Balle plan to furnish the suite and rent it out on Airbnb. he first tenants officially moved into Hudson Lofts in mid-July, but there’s still time to be among the first to call these brand new luxury studio and one-bedroom loftinspired apartments your home!

Seneca Armory Associates partners TJ DiPeso, Steve Gregory and Andrew Gachkar are excited to debut their first development project in Syracuse. The building, formerly known as the Seneca Building, is now called “The Hudson Building,” after TJ’s 4-year-old son. In total, there are 20 luxury loft apartments on the second and third floors. The one-bedroom units maintain the charm and character of the 145-year old building with exposed brick walls, open wood beams and trusses. Yet, high-end amenities – including GE stainless steel appliances and a Bosch washer and dryer in each unit – deliver a posh, modern urban living experience too. With quartz countertops and shaker cabinets – plus an island in select units – the kitchens serve as a sanctuary for any chef (professional or amateur). Established in 1875, the building is thought to be the first building designed by Charles Colton, the architect responsible for the design of Syracuse City Hall and the building that’s now home to Willow 123 Lofts (featured as Tour Stop #6 on Page 15 of this program) on the 2020 Downtown Living Tour. Originally built for Seubert and Warner cigar manufacturers, this space also served as the home of the Garrett Paper Company. In 1877, the first edition of the Syracuse Herald newspaper was printed in the building. Taking a page out of the building’s history, in the present day, built-in desks in select units also create an atmosphere that’s welcoming for working at home. On the ground floor, the property uniquely fronts both West Fayette and Walton streets. With the popular restaurant and bar, Mulrooney’s on the West Fayette St. side, tenants have the option to enjoy the shared courtyard area that is accessible from Walton Street.

elieved to have been first established in the late 1850s, The Renaud Wicks and Falker Buildings are undergoing a transformation. Redeveloped by Urban Realty Group, the buildings – once treated as separate addresses – are being combined. The newly revamped third floor will be home to two one-bedroom apartments.

The larger of the two units measures about 2,000 square feet. This unit includes two full bathrooms and features a study. The kitchen will feature custom cabinets, granite countertops, copper penny backsplash and stainless steel appliances, including a beer and wine fridge. There will be a custom hood over the stove.

The second unit, measuring 1,200 square feet, features one-bedroom, one bathroom and a reading room. Here, there are brand new hardwood floors, custom cabinets, quartz countertops, black stainless appliances and a wine fridge. The character of the building is preserved through the restoration of the original steel elevator doors, as well as highlighting exposed brick and original exposed wood ceilings. Both units will have access to a private rooftop patio, and a common area will serve as a stylish foyer between each unit. Records for the buildings date back to the late 1880s – and possibly as early as the 1850s. According to the Onondaga Historical Association, address numbers throughout the City of Syracuse changed in the late 1880s, and East Water Street addresses changed again in 1927 with the construction of State Tower. Named for Joseph Falker, records indicate that Falker and later, son Augustus, operated a hides and leather store at the building formerly known as the Falker Building (246 -248 East Water Street) before the name of the store changed to Onondaga Hide and Leather Co. in 1910. Future plans call for a “Wine Market” retail wine and liquor store to occupy the first floor. Records from the Onondaga Historical Association show that McManus & Heimlich Furniture moved into the Renaud Wicks Building at 250 East Water Street around 1920, and that the building housed a furniture store at least until 1935. In 1945, Rooney’s Grill moved into the space. The building was most recently occupied by the law firm, Seidenberg, Strunk & Goldenberg. When Urban Realty Group’s renovations are complete, the first floor will be home to a wine and whiskey bar – with an anticipated opening in spring, 2021.

Willow 123 Lofts

W

illow 123 Lofts is the first residential project from a team comprised of Joe Crabbe and Rosario Amato, the same partnership that founded Original Italian Pizza (OIP). The duo transformed this building – first built as the Howard & Jennings Pump Factory in 1879 – into a space that features four upscale, luxurious two-bedroom apartments.

As part of the $1.7 million project, the building was gutted and its front façade got a makeover. Inside, Crabbe and Amato took pride in preserving the building’s original architecture as much as they could. All of the apartments feature exposed brick and spiral ductwork, and three of the four units feature the building’s original, thick wooden support beam columns. All units have a spacious, open feel with 12’ ceilings, two-bedrooms and two bathrooms. The thoughtfully-designed kitchen is a chef and entertainer’s paradise. The white cabinetry provides stylish storage space, and the neutral palette invites a bright, airy feel. The penthouse unit also includes a mezzanine level and rooftop terrace. The structure was designed by Charles E. Colton, who designed Syracuse City Hall. Colton also designed the building that’s now home to Hudson Lofts (featured as Tour Stop #5 on Page 13 in this program).
