rangeX is a $3.4 million expansion of the Historic Grange Building renovation project by the development team of Mike Wicker, James Leana and Donald McMasters. Piper Phillips Residences

he Piper Phillips Building, established in 1872, is one of the oldest buildings in Armory Square – and it contains the oldest, tallest door in the City of Syracuse, measuring 14.5 feet tall. On your tour, note the hand-carved entry door plate (pictured right), which is cast in bronze with a nickel finish. The door plates were commissioned by Armory Boys to tell the story of the building’s first use as a railroad hotel, built on marshland that pipers nested in.

A horse stable originally connected the building to the Bentley Settle Building next-door, and the upper floors of Piper Phillips were originally used as a hotel to host railroad workers in Armory Square’s earliest days. Armory Boys, LLC purchased Piper Phillips in 2017. Thoughtful attention to the building’s charm and character – coupled with the most modern, elegant finishes – uniquely enhance each unit. Each apartment has its own unique floor plan. Mosaic entry foyers lead to all apartments. Entry doors feature custom hardware digital locks. All bedrooms contain operable transom windows. The Whitney Lofts Developers Steve Case and Ryan Benz purchased 321 South Salina Street in 2017, and then purchased its adjacent neighbor, 323 South Salina Street, in early 2018. Part of the partners’ $4.5 million renovation included removing the aluminum facade that covered the windows – installed in the 1960s – to restore the buildings to their original early 1900s appearance. The developers hired Juniper & Ivy Design to maintain the building’s original charm and character, while bringing it into the 21st century with amenities including high-end countertops, cabinets and energy efficient stainless steel appliances. The team was able to save some of the original hardwood floors from the early 1920s, and maintained the original archways and tin ceilings. The units feature an abundance of exposed brick. Two apartments feature outdoor terraces that overlook Bank Alley; two other units feature skylights in the master bedroom. Operated by Ryan and Leigh Ann Benz, Oh My Darling and Clementine – a full-service restaurant and grab-and-go breakfast and lunch counter respectively – opened on the ground floor in March. Together, the restaurant space occupies 5,500 square feet. A speakeasy, “The FITZ,” designed with the Landmark Theatre in mind, opened in April.

Syracuse Trust

he Syracuse Trust Building – originally built as a multi-floor bank with the tellers stationed on the first floor and offices on the floors above – is now home to four luxurious two-bedroom apartments. There is also 2,600 square feet of commercial space available for lease on the ground floor. Although The Syracuse Trust Company was the original tenant in the building, it’s not the only bank in the building’s history. Marine Midland had a branch there until 1980. An underground passageway called “The Subway” under Bank Alley linked this building to another bank at the current location of Icon Tower, allowing guards to transport money between the bank branches without having to exit to the street. From 1986 to 2007, the building housed a few offices but remained mostly vacant until 2011, when Pemco Group, Inc. and Goodfellow Construction Management, Ltd. partnered to undertake an historic renovation of the building.

Armory Boys, LLC purchased the building in 2017 and continued renovations by upgrading the heating and distribution systems, installing new ground-floor lighting, and upgrading the security and entry system (ButterflyMX). Armory Boys also made individual upgrades to each unit and installed LED lighting throughout the building. Tourists will notice how antique period lighting enhances the ground-floor commercial space. The “great room” in each unit consists of approximately 1,000 square feet, including a two-sided gas fireplace, and a raised living room area. The kitchens offer plenty of countertop space, including an island with wet bar seating. The fifth floor is the largest of the units. Unique features here include access to a rooftop deck, and both front and rear windows.

The Lofts at Whitlock

T

he Lofts at Whitlock capture the heart and spirit of Downtown Syracuse. The building is a symbol of the rebirth that South Salina Street has experienced in recent years, and offers an exciting glimpse ahead to its future.

Named after the Whitlock family – prosperous merchants in Syracuse at the turn of the 20th century – the building was first established as six-stories. The building was rebuilt in 1947 in its current two-story form. Those who remember shopping along South Salina Street might remember visiting Lorenzo’s Restaurant in the 1950s, and then later, Goldberg’s Furniture. Goldberg’s operated a large showroom here through the late 1990s. Right now, a $3 million transformation is underway, bringing new life to the building. Situated between Clinton and Salina Streets, The Lofts at Whitlock boast secure entrances along both frontages. A unique courtyard entrance, located in the center of the building, leads to the iconic Goldberg’s staircase inside. Outside, the courtyard will overlook the Salt City Market, expected to open next year. The Lofts at Whitlock is currently seeking office or retail tenants to fill 16,000 SF of commercial space.

When construction is complete, The Lofts at Whitlock will feature a total of 26 apartments, unlike any others found in Downtown Syracuse. Each side of the building has a different feel: • The 13 units along the “Whitlock Clinton” side feature an upstairs loft. Here, tenants have access to a 1,500 square foot roof top deck. Two larger 8,000 square-foot decks are under construction. • On the “Whitlock Salina” side, there will be a mix of large one-bedroom and two-bedroom units. The Wood Building

T

he Wood Building’s name honors an entrepreneurial woman who achieved many firsts in Syracuse. Julia E. Wood was the first woman in Syracuse to file a patent, buy land, construct a building and own her own business. Today, her legacy lives on in the history of the building that bears her name.

Julia grew up in a family of corset makers. She filed a patent for a new design, “The Madame Wood Corset,” in 1888. The design received wide success – advertisements ran in newspapers as far away as Chicago – prompting Julia to purchase land to build a place for her business, J.E. Wood & Company. Thus, the Wood Building was established in 1900. Julia moved her business into an upper floor of the four-story building – possibly the third floor – and rented out two storefronts and the remainder of the space. By 1901, the Central City Suspenders Manufacturing Company, the Electrus Company (which made medical trusses), two dressmakers and a dentist office called the building home. There is also evidence of two early apartments (later converted to office space) in the Syracuse City Directory, showing how once again Wood was ahead of her time in creating a true mixed-use building! J.E. Wood & Company continued to operate in the building through 1925, remaining in the family after Julia’s death until it was sold. In the mid-1920s, the building harbored one of the most ornate speakeasies in Syracuse. With private rooms off the main lounge, fancy décor, ornate furniture and mahogany bar, there is a good chance that the speakeasy was established in the exact space formerly occupied by J.E. Wood & Company. A list of the private club’s members – rumored to have featured the names of prominent citizens – was confiscated in a 1931 police raid. Though the building had multiple owners after the Wood family, it was not owner-occupied again until 1965 when Anasta M. Dimovick and Lazoras Kozaris purchased it to open a restaurant. The current owner, Menachem Friedfertig, has meticulously restored and renovated The Wood Building to preserve its historic character. Working with Luke Esposito of R.F. Esposito Construction Management Company, six unique apartments are nearing completion.
