This has been a tremendous year for downtown Albany. Three hundred residential units have recently been added here, with many more in the pipeline, good news for Downtown. These residents are supporting new Downtown businesses such as the Steuben Street Market, the restaurant ama cocina, and 59 North Pearl Street, a development that will include a pub, an event venue and housing. The goal of providing a livable, workable downtown Albany is well underway. New hotels, such as the worldclass Renaissance Albany Hotel, are making visiting Downtown even more appealing. With the arrival of spring, it’s a great time to take a stroll through City neighborhoods, including the Downtown, using one of the 100 “Walk Your City” smart signs that provide online maps and info for 50 points of interest, such as the Egg and Capital CarShare. A wonderful example of Albany’s collective community spirit are the spring cleanup days that have taken place recently throughout our City. They are an Albany rite of spring in neighborhoods throughout the City, including Albany’s newest one: the Downtown.

This year is the Downtown Albany Business Improvement District’s 20th Anniversary. In that time, billions of dollars have been invested in Downtown — new buildings have been built, old ones have been renovated and brought back to life, and a new neighborhood has emerged. Since 1996, the BID has provided marketing, clean and safe services, economic development, advocacy, and special events for the Downtown businesses, property owners, employees, visitors and now residents. We invite you to celebrate with us at our Annual Meeting on June 1 at 5:30 PM at the Palace Theatre where we will highlight the successes we have experienced and hear from Lt. Governor Hochul on the importance of downtowns to New York State. Just in 2015 alone, Downtown has realized over $200 million in development. This level of investment has resulted in the following: • 5% decrease in the central business district’s commercial vacancy rate • 164 residential units in the BID and just outside the District, with another 110 currently under construction • 204 room luxury hotel • 20 new retail or retail-related establishments and 3 expansions • 600 + new jobs and hundreds of construction jobs • 82,000 square foot convention center under construction and opening March 2017 • 80,000 visitors annually starting March 2017 We hope you will join us in taking stock of where we were 20 years ago and where we are today. BID UPDATES

BID Launches New Website As part of the strategic initiatives laid out by the Board of Directors, the BID launched a new website in April. Designed by Upside Collective, the site assists users in easily navigating the growing list of amenities our District offers. Search engine optimized and fully-responsive, it offers users a cleaner appearance and adaptive interface, giving them a better experience before their feet hit our District’s streets. Upgrades to the site include: • Interactive Google map on each business page listing • Option to indicate closest parking option(s) • Easier site navigation • Improved overall usability • Adaptive to varying screen sizes An amenity to both Stakeholders and Visit our new website at downtownalbany.org users, the BID’s website — which sees 400,000 visitors each year and is the #1 driver of Downtown residential inquiries — is an important tool to share information with our vast network of Downtown residents, employees, and visitors through direct visits to the site and our social media channels.

Meet the BID’s New Assistant Director There’s a new face at the BID office! In January 2016 Schuyler Bull joined the team as Assistant Director. Bull manages the staff and overall day-to-day operations of the organization, while providing expertise on marketing, special events, and urban issues. He also works with the Executive Director and Board of Directors to create and implement strategic planning initiatives to develop and sustain a vibrant Downtown. “We are delighted that Schuyler has joined our team,” states Georgette Steffens, Executive Director of the Downtown Albany BID. “His knowledge and energy will add to the exciting momentum that exists in Downtown, with millions of dollars in development bringing real change to the fabric of our streets.”

Promotion Announced The BID announced in April the promotion of Rebecca Haizmann from Communications Coordinator to Marketing & Communications Manager. In her new position, Haizmann, who started at the BID in June 2014, will head all communications and marketing efforts while working to quantifiably grow engagement across all platforms. “Rebecca’s hard work and dedication shows through day after day and we are delighted to promote her to a management position,” said Steffens in the announcement. “As a result of her expertise we’ve seen an average follower increase of 104% on each BID social media platform, a higher-quality community e-newsletter that results in more engagement, and new event ideas and implementation which continue to bring people to our District and experience everything our Stakeholders have to offer.” downtownalbany.org

BID DISTRICT AMENITIES

BID District Amenities With over $200 million of investment, hundreds of new residents, and thousands of visitors coming to the Capital center beginning in 2017, it is critical that our public space and infrastructure provide the welcome and amenities fitting of a Capital City. In 2016 the BID Board and staff is focused on ensuring the level of amenities matching the level of investment taking place throughout the District. Toward the end of 2014 the BID streamlined operations and relocated our offices in a move to be more efficient, allowing resources to be directed into brick and mortar projects. The following is a list of those investments which have already been made or are committed for the enhancement of the District: • Free Night and Weekend Parking starting at 5:00 PM both on street and in all ParkAlbany garages, excluding special events (please see the BID’s website for full details) • Doubling Flower Program includes the purchase of 50 new self watering planters to be placed throughout the District • Creation of a Dog Park in Wallenburg Park with construction to begin this summer • Partner in the Capital Region’s Upstate Revitalization Initiative Application which will set the path to compete for the Governor’s $10 million Downtown Revitalization Initiative for downtown Albany • Broadband Access in partnership with the City, the Albany Public Library, and others to understand the current infrastructure in Downtown and if it meets the needs of the technology companies and residents we are looking to attract • Tricentennial Park Redesign into a modern, easier to maintain, seven-daysa-week park that will attract both daytime employees and residents • Increase Special Events with the addition of Fork in the Road, Food Fight, and others that collectively bring in thousands of people to experience Downtown The BID continues to identify other high impact projects and will be releasing more information soon.

BID Receives $390,000 Grant The BID received a $390,000 grant as part of Governor Cuomo’s Regional Economic Development Council (REDC) initiative Round V competition. The New York State Homes and Community Renewal funds will continue to grow Downtown’s residential population through the conversion of up to four vacant or underutilized buildings into a projected 32 apartments in the area from Broadway to South Pearl Street, State Street to Hudson Avenue. Currently there are 110 residential units under construction in or just outside the BID boundary, with a few hundred in development. In Round V the City of Albany received $21.8 million. Overall, the Capital Region was awarded a total of $98.1 million in funding for 114 projects. Of these 114 projects, 24 directly benefit activities within the City of Albany and will catalyze strategic initiatives and job creation.

Clean Team Neighborhood Beautification Day

As of March 1st, the Downtown Albany BID Clean Team began its spring and summer schedule, increasing their coverage to 128 man hours per week. Whether it’s trimming weeds, sweeping up litter and debris, reporting issues within the District or helping folks with questions or directions, the Clean Team is an integral part of our Downtown vibrancy and quality of life. The team consists of seasoned supervisor Scott Reed along with Donald Tanksley and Bill Thompson. With over 10 years of combined experience specifically working within the District, our team is familiar with every aspect of downtown Albany.

Spring Cleaning Downtown Albany’s South End was the focus of the April 23rd Neighborhood Beautification Day coordinated by The Downtown Albany BID with help from the City of Albany Department of General Services, Albany Police Department, Gallagher & Company, Grand Street Community Arts, Christ’s Church Albany, retailers from The Coliseum Mall, local businesses, and community partners.

It’s been a big year for The Albany Devils. The region’s only American Hockey League team made it into the playoffs and announced they have signed a new three-year deal that will keep them based at the Times Union Center.

Having played in Downtown for the past six years, the contract extension is partially due to the $16 million in renovations the Downtown entertainment venue will undergo said Hugh Weber, president of the Devil’s NHL affiliate, the New Jersey Devils. During a press conference announcing the deal, Weber said of the Times Union Center, “The investments that you are making in the building and the changes that will make the fan experience better and stronger than ever is obviously a very key component.” 51 S Pearl Street | thealbanydevils.com

New Ambassadors Have you noticed people in red jackets outside the Capital Repertory Theatre? Those wearing them are part of the Albany Ambassador Program, which began in 2015 thanks to a partnership between Interfaith Partnership for the Homeless, Keybank, Park Playhouse, and theREP. Ambassadors are homeless or formerly homeless individuals hired to greet patrons, provide directions, answer questions, and maintain a safe, clean, welcoming environment to theatergoers. Participants go through a formal application and interview process and develop critical skills while earning income and strengthening their resumes by giving them experience in hospitality. Most participants have little to no job experience which makes even filling out a job application difficult. Now, these individuals have skills and confidence and are getting jobs in the community. To date, there have been 11 Ambassadors who’ve worked 20 shows at theREP in Downtown, and 41 shows at Park Playhouse. For more information, visit interfaithpartnership.com.

New Director Angela O’Neal became the new executive director of the African American Cultural Center of the Capital Region last year. Angela’s passion for Albany and strong sense of community have already been evident through the quality of the Center’s programming and initiatives in the areas of art, music and education. Recently featured in an ABC News10 piece, O’Neal expressed her excitement with starting a ballet and modern dance program for preschoolers as well as hosting monthly art exhibits at the Center featuring local artists. Tower and Roof Restorations Complete On November 8, members and friends of the congregation gathered to celebrate the completion of the impressive restoration of the First Church in Albany twin towers and roof. Tall scaffolding had surrounded the towers since the summer of 2014, hiding from view the progress being made to restore the clocks and original details of the 1797-98 church that was the first major commission for the renowned Albany architect, Phillip Hooker.

Embracing Digital Economy Do you follow any Albany businesses online or social media? If so, you might have noticed there are a lot of owners taking advantage of digital platforms to spread the word about their products and services. Thanks to that effort, Albany was named a Google eCity late last year at an event held at Cider Belly Doughnuts. During the award presentation at which business owners, Google representatives and elected officials were present, Capital City small and medium businesses were lauded as a strong online community. “Our goal here is to raise the profile of cities we believe are really embracing the digital economy in a smart way to drive the growth of their local businesses,” said William Floyd, the head of external affairs for Google New York. “A large number of small and medium businesses don’t have a web presence. Your business grows faster, and if your business grows faster, it’s good for local jobs.”

Expanding Reach and Impact One of the area’s premier entertainment venues, the Palace Theatre, has signed on to manage the Cohoes Music Hall in an effort to extend the success they’ve seen in Albany to the Spindle City. Following several years of financial success under the direction of Holly Brown, the Palace will take over operations and programming of the music hall in September. In an interview with the Times Union, Brown said she sees the music hall, with 385 seats, as ideal for acts too big for 100 person clubs but not large enough to fill other area event spaces. Specifically, her vision includes film screenings, children’s events and programs by the Palace’s partners at Park Playhouse and the Albany Symphony Orchestra.

The Albany Chefs’ Wine and Dine for the Arts, the annual weekend-long event that works to preserve the not-for-profit arts community, raised $128,000 during its 2016 event. But that’s not all it raised.

Downtown’s Renaissance It’s not every day that the Lieutenant Governor attends a ribbon cutting in Downtown, but last Fall Kathy Hochul did just that. In October, Downtown welcomed the Renaissance Albany Hotel, signaling the end of a years-long $48.5 million renovation of the historic DeWitt Clinton Hotel. The 204-room hotel sits across from the Capitol and has embraced Albany in décor and the naming of various spaces including the John Hyland library, named for the DeWitt Clinton’s first general manager. The hard work and attention to detail has been noticed by locals, visitors, and The Preservation League of New York State. In April, the building received State recognition for the retention of its architectural heritage.

The refurbishing, which includes wood paneling and marble floors, was led by Columbia Development, which also renovated the properties in adjacent Wellington Row. SUNY Increases Their Downtown Presence

In December of 2015, several departments within State University of New York hosted an open house event celebrating their move to 10 North Pearl Street in the heart of downtown Albany. SUNY Press, New York Small Business Development Center (SBDC), University Center for Academic and Workforce Development (UCAWD) and SUNY Office for Library and Information Services (OLIS) are now occupying three floors and over 30,000 square feet of office space at the corner of North Pearl and State Streets.

Located in the Albany Coliseum, Tax Express is one of downtown Albany’s newest financial services retailer offering tax preparation services for individuals and full service payroll for small to medium sized businesses.

Nearly 600 Reasons to Love this Market With an eye on making healthy eating easier and more convenient, the Steuben Street Market opened in early 2016 to tap into the significant growth happening in Downtown. Stocking natural, organic, and non-GMO products in addition to produce, meat, dairy, and cheese, the market is open seven days a week and features approximately 600 items on shelves, daily lunch specials, and grab-and-go options. The Name Stays The Times Union Center will stay the Times Union Center — for at least the next five years — after a deal was struck in early 2016 between the County and the Albany-based newspaper. The agreement for the 17,500-seat venue, which has had the name since 2007, will net Albany County about $1.75 million over the next five years, said general manager Bob Belber. In an interview with the Times Union, The Times Union Center Belber said the new deal is a better one for the county as it cuts by a third the annual mandatory advertising the arena and its acts must buy in the newspaper, and offers more favorable financial terms at least one year ahead of schedule. Opening in January 1990 as the Knickerbocker Area, the venue was then the Pepsi Arena before being renamed the Times Union Center. 51 S Pearl Street | timesunioncenter-albany.com

Residential Open House 2015

Restaurant Week 2016 Nearly 10,000 people came Downtown in April for the return of Restaurant Week. With 17 restaurants participating, the annual event encourages people to try a new restaurant or discover a new dish at a current favorite. Serving up 3 courses for $20.16 from April 9-15, new to the annual event were Aji Steak Stone & Sushi and ama cocina. Promotion for the event included print ads, a digital billboard, posts and ads across BID social media channels, and on digital marquees throughout the District. Thanks to those efforts, and event promotion starting earlier than in previous years, visits to the Restaurant Week URL were up 67% over 2015 compared to the same time frame. aybe it’s true that numbers don’t make people drool, but the Restaurant M Week menus sure did. Diners came out to try everything from Steak Teriyaki to Porchetta Alla Romana and everything in between.

The Food Trucks are Back Fork in the Road, the popular event launched by the BID in 2015, returns to Tricentennial Park (Broadway & Columbia Street) on the second Friday of each month through October. Last summer’s events averaged attendance of 650, including young and old — and even some four-legged friends — many of whom live in Downtown or the Capital Region, with the occasional tourist mixed in. Featuring a variety of food vendors, live music, and several hundred of your closest friends, you’re invited to join us from 5:00-8:00 PM to relax in one of our beautiful urban parks. Residential Open House There’s no questioning it — residential in Downtown is on the rise. New Grant Programs Two new grant programs to boost business support in Albany were recently announced by Capitalize Albany Corporation. The Amplify Albany Grant Program will support the City of Albany’s various commercial districts. Funding will be awarded to nonprofits, businesses and other organizations that will create and execute short and medium term innovative, unique and buzzworthy promotional projects, events and programming. The Downtown Albany Retail Grant Program is designed to incentivize businesses interested in establishing a new downtown Albany storefront, to support Albany businesses and those already existing in core downtown areas.
