Once you have taken in this visual treat you will find yourself greeted by Linda Wilson, the warm and welcoming Sales and Resident Representative. Linda herself is a local of the Franklin District and has been overseeing the sales of residences at Karaka Lifestyle Estate since earlier this year and is excited to be able to share this journey with residents. When we spoke with Linda she told us the vision for the village is to create an environment of relaxed liveability, with spacious homes where residents concerns are looked after for them. “Financially they’ll be better off with our ‘Next Generation Village’ system. Our aim is to provide them a relaxed lifestyle and financial freedom, the latter through the residents retaining the capital gain from the sale of their units and a choice of fees. If a unit goes up in value then the resident, not the village operator, reaps the benefit. What financial benefits set Karaka Lifestyle Estate apart from other resort style properties? Our residents will have an Occupation Rights Agreement similar to other villages, however the terms of that agreement are that the Resident will receive the sale price of their unit. We do have a fee which is deducted from the sale price but our standard fee is around half that of other villages at 12.5%. We also offer a choice of fees depending on when you wish to pay or if you wish to fix your weekly fee at $100. What is the benefit of buying into a new retirement village development? Because we are building these homes now, new residents can choose where they want to live within the village (subject to availability). What type of accommodation is available? We have a great range of accommodation available. We offer everything from stand – alone homes and duplexes to two and three bedroom apartments to choose from. Stage 1 of the complex is now selling and we have a limited number of each of these homes still available. What type of communal facilities will be on offer? In December this year, when our first residents move in, they will have the use of our stunning estuary side clubhouse with an in ground pool. It is our intention to provide drinks on

Will you outings outside of the village available to residents? Absolutely! We have a wide range of activities available to us right on our doorstep. At first outings will most likely consist of lunches at local restaurants, trips to local clubs such as bridge, golf, food and wine, Franklin Club, the Franklin RSA and theatre clubs. Once our residency has increased, we can take our outings a little further afield with trips to the Botanical gardens, shopping complexes and concerts etc. I would also love to encourage involvement from local schools to visit the village and provide entertainment for our residents.
