Alden Lane / Kristopher Ranch

T

he Alden Lane / Kristopher Ranch area is nestled among the vineyards of the popular Livermore Valley Wine Country. The contiguous neighborhoods of Fallbrook, Capistrano and The Oaks are usually referenced with Alden Lane and Kristopher Ranch because they all boast larger, luxurious homes with generous lots, and were all built between 1998 and 2005. “Five different luxury builders created this newer executive neighborhood with a variety of architectural styles,” said Realtor Linda Diaz Futral with Compass in Livermore and Pleasanton. Only ten minutes away from the San Francisco Premium Outlets and close to Granada Shopping Center, these neighborhoods are also just minutes away from vibrant Downtown Livermore with a plethora of fine dining and boutique shops. For commuters, there is easy access to Route 84 and I-580, but the openness and green space make it feel secluded. “I love our neighborhood and all it has to offer,” said Laura Dixon. Laura and her husband Ward Dixon have lived in the area for 20 years. “It’s surrounded by trails and lots of vegetation,” Laura said. “It’s so relaxing and you get to see lots of wildlife. It’s a beautiful area!” Built by Standard Pacific between 2002 and 2005, Alden Lane homes for sale range from 2,500 to 4,000 square feet with lots up to a quarter-acre. Autumn Glen & Heritage Valley

T

he Autumn Glen and Heritage Valley neighborhoods are tucked between Valley and Mohr avenues at Kolln Street. This beautifully maintained neighborhood is within walking distance of schools, shopping and parks. A greenbelt running through the neighborhood, generous lot sizes and proximity to Orloff Park make it perfect for getting outside and enjoying the beauty of Pleasanton. Autumn Glen was built in 1984 by Morrison Homes, with one- and two-story homes ranging from 1,800 to 2,500 square feet of living space. The contemporary styled homes are on spacious lots and nicely maintained by the homeowners. Most lots range in size from 7,000 to 8,000 square feet, but some in the culde-sacs can be close to a quarter-acre. Heritage Valley was built between 1971 and 1976, also by Morrison Homes. Homes in this neighborhood range in size from 1,400 to 2,200 square feet and offer generous lot sizes ranging from 6,500 to 10,000 square feet, and

some along the cul-de-sacs can be up to a third-acre in size. The neighborhoods are conveniently located, with easy access to downtown Pleasanton, shops and restaurants. A short drive to I-580 makes it a breeze for commuters. Children in the neighborhoods attend Alisal Elementary School, Harvest Park Middle School and Amador Valley High School. A wonderful aspect for children and their parents is how close the schools are, walking distance or a short drive. Orloff Park is also close and offers playgrounds for tots and older children, picnic areas, basketball courts and softball fields. Amador Valley Community Park’s aquatic center is also only a short walk away. Homes in the neighborhood get snatched up quickly when they go on the market, which Realtor Tim McGuire attributes to the neighborhood’s “spacious homes on generous lots,” he said. “It’s convenient for shopping, close to wonderful parks and offers easy commuter access.”

Dave Rusconi and his wife Sandra moved to Birdland a few years ago from the Peninsula. The Rusconis have three school-aged children and were originally attracted to Pleasanton because of the schools. Upon arriving to the city, they soon became also fond of the “tightknit” community within Birdland, they said.

Residents of Birdland don’t need to travel far from home to run errands, shop or grab a bite to eat. Mission Plaza, which includes several casual dining restaurants, a day spa and a onestop shop for packing and shipping, is situated near Birdland, as well as Amador Center, which offers a Safeway grocery store, pharmacy, dry cleaners and several eateries.

“Without question, everyone wants to preserve the community feel and there is a great sense of interaction while not being overbearing,” Rusconi said. Birdland, appropriately titled for its streets named after bird species, is nestled in a centralized area of Pleasanton bordered by Valley Avenue to the south, Santa Rita Road to the east, Hopyard Road to the west and the Ken Mercer Pleasanton Sports Park to the north. The tree-lined streets of Birdland consist mostly of single-story ranch homes and two-story colonials. Historically, the area was used as farmland and was developed into the suburban haven that exists today when the first

Bridle Creek & Sycamore Heights

L

ocation is what brought Shelly and Ritesh Jha to Pleasanton’s Bridle Creek / Sycamore Heights neighborhood.

The couple moved to Pleasanton because, according to Shelly, “it is family-friendly with a small town feel, but within distance of so many things to do.” “Just driving through the neighborhood, we fell in love,” Shelly Jha said of the couple’s first excursion to Pleasanton looking for a home. “The homes look so majestic and the neighborhood is so peaceful.” Situated on the south side of Pleasanton, Bridle Creek and Sycamore Heights located in what used to be Pleasanton’s ranch and rural area. The neighborhood is full of luxury homes and wellspaced out for plenty of privacy for each home. Bridle Creek was built by Greenbriar Homes between 2000 and 2003, with 3,200- to 4,450-square-foot homes and lots up to half an acre. Sycamore Heights was started in 2004 by Summerhill Development, and boasts homes of 3,000 to 5,000 square feet and up to half-acre lots. The Sycamore Creek walking path within the community is available for beautiful strolls. One of the favorite attractions, especially for children, is the proximity to Mission Hills Park, home to giant slide which is being renovated, swings, two playgrounds, and a huge amount of space to play and enjoy the outdoors. For other types of play, Castlewood Country Club and Callippe Preserve Golf Course are less than 10 minutes away, and Stoneridge Mall is a quick trip.

Bridle Creek and Sycamore Heights neighborhoods provide “views of Pleasanton Ridge, and they’re only a five-minute drive from the Castlewood Country Club,” Lofland continued. Award-winning schools are within walking distance, including Hearst Elementary and Pleasanton Middle schools. he neighborhood is beautiful, friendly and has a prime location,” said Country Fair resident Molly Falcione. “It is an oasis within a fantastic city, and we could not be happier!” “Oasis” is the perfect word for Country Fair. A

Happy Valley

R

anch-style single-family homes and newer custom homes, all with large, picturesque lots, compose Pleasanton’s Happy Valley neighborhood giving the area a rustic, classic feel. In fact, it’s not uncommon to see residents riding horses through the neighborhood. “It’s not your typical neighborhood at all,” said resident Cheryl Bahl. “What I love is walking down the street and seeing corrals with horses, goats, chickens and cows. It’s amazing how many people stop and talk to them!” Happy Valley, developed between 1962 and 1998, was once an unincorporated area of Alameda County, but is now within the city limits of Pleasanton. The original homes were mostly ranches on very large lots. The Callippe Preserve Golf Course, which opened in 2005, neighbors the Happy Valley community. Two small developments of custom homes have been built in the area to accompany it. Mariposa Ranch and Serenity Terrace have been built since the golf course opened, with homes ranging from 3,500 to 6,000 square feet and lot sizes start at a third of an acre. The serene Happy Valley Creek flows along the outskirts of the neighborhood, intersecting with the golf course, and Callippe Preserve Hiking Trail surrounds the course

PLEASANTON and some of the home sites. The unpaved but maintained 3.5-mile trail runs along the course under mature oak trees and is good for beginning or more advanced hikers. Along the way, trail-goers and golfers might spot many forms of wildlife such as deer, squirrels, raccoons, turkeys and foxes, as well as the Callippe Silverspot Butterfly, the namesake of the course. The trail borders preservation areas designated for this endangered species of butterfly. Although Happy Valley is situated in a very unique part of Pleasanton, it is still just a short drive away from the city’s lively downtown shops and dining. Also nearby is the Alameda County Fairgrounds which, in addition to the annual fair, serves as a venue for festivals and family-friendly events year round. School-aged children living in Happy Valley attend Hearst Elementary School, Pleasanton Middle School and Foothill High School, which are all just minutes from the neighborhood. Ironwood Estates

L

ocated near the “Chain of Lakes” in a central area of Pleasanton, Ironwood Estates is one of Pleasanton’s newer neighborhoods with its 71 homes built between 2005 and 2009. The neighborhood, which is bordered by Valley and Mohr avenues, is great for families as it is in close proximity to Mohr Elementary School and Harvest Park Middle School, and Amador Valley High School is just minutes away. Being nestled next to open space and walking trails, the neighborhood boasts large lots with unique homes. Jensen Tract & Amador Estates

J

ensen Tract and Amador Estates residents simply rave about their neighborhood for many reasons, including how close they are to local hotspots along with the quality and proximity of the schools. Rachel Lambros and her family have lived in Jensen Tract for 22 years, and she finds herself simply “obsessed” with the neighborhood. “Growing up in Jensen Tract was a dream,” Lambros said. “We had a ton of neighbors with kids my age, and many of them I am still friends with. It wasn’t uncommon to drive down our street and find yourself in the middle of balloon fights or block parties in the summer.” The neighborhoods are defined by the schools, literally and figuratively. Children in the area attend Alisal Elementary, Harvest Park Middle and Amador Valley High, which are all within walking distance. Alisal Elementary is used as the dividing line between Jensen Tract and Amador Estates, with homes on the south side of the school in the Jensen Tract and homes to the north in Amador Estates. The Jensen Tract neighborhood was named for its developer, Jensen Homes. It was originally made up of single-level ranch style houses, but now includes some two-story homes, showing homeowners’ need for more room but desire to stay in the area. The Jensen houses range between 1,100 and 2,000 square feet. Steve Busch and his family have lived in the Jensen Tract area since 1990, and after nearly 30 years they still enjoy the convenience the area has to offer its residents.

“We were initially drawn to this area for its closeness to Downtown Pleasanton and the walking distance of great schools, from preschool through high school.” Busch said. “Our cozy Pleasanton neighborhood has been a fabulous place to raise our three boys!” The Amador Estates neighborhood was built by Devmar Homes between 1960 and 1970 and is filled with mostly single-story homes ranging from approximately 1,050 to 1,700 square feet. Residents of all ages have a plethora of places to play close to these neighborhoods, including Dolores Bengtson Aquatic Center. With over 23 acres, Amador Valley Community Park is just across the street and features a barbeque pit, picnic tables, horseshoes, tot play areas and very large fields for many different sports. Also, the back of Alisal Elementary School is open to the public during non-school hours, and many sporting events and practices are held there.

Kottinger Ranch

nveloped by Pleasanton’s rolling hills on the southeast side of the city, Kottinger Ranch is a neighborhood complete with picturesque views overlooking the city, large lots and hiking trails. Luxurious but unpretentious, Kottinger Ranch is surrounded by open space hiking trails and oak-studded hills and canyons. Laguna Oaks

L

aguna Oaks is a secluded, family-friendly neighborhood with beautiful scenery and easy access to all Pleasanton has to offer.

Nestled against the Pleasanton Ridge on the west side of the community, the neighborhood includes park-like common areas with walking paths with mature trees. The development has a recreation area with a children’s play area, two full size tennis courts, a basketball court, a fully heated pool and year round spa. ith two large parks, a cabana club and a greenbelt through the community that accesses the schools, Pleasanton Meadows is a great place for families and children. “We wanted to be in a kid-friendly neighborhood,” said Marilyn Weinstein about her move to Pleasanton Meadows. She and her husband Steve moved to Pleasanton Meadows in 2003, where they have raised their children. “I really like that all the kids in the community go to the same elementary and middle school, and can bike to school,” Weinstein said. The neighborhood’s proximity to city parks and playgrounds and Fairlands Elementary also appeals to parents. Bordered by I-580 to the north, Staples Ranch to the east, Santa Rita Road to the west and West Las Positas Boulevard to the south, Pleasanton Meadows inhabits the city’s northeast corner. Eamon and Brenda Loughnane have lived in Pleasanton Meadows for almost 23 years. Eamon said the couple moved there in 1997 because, “we had two children and we wanted to live in a good town with a great school district.”

Val Vista & Valley Trails

T

he Val Vista and Valley Trails neighborhoods are ideal for families.

With views of Pleasanton Ridge, these neighborhoods are centrally located in Pleasanton, with a host of restaurants, stores and parks within walking distance. “The two neighborhoods are side-by-side and conveniently located off of Hopyard,” said Realtor Connie Cox. “They are close to the Lucky’s grocery store, and many other shopping and dining options are within walking distance.” Built by Singer Homes between 1968 and 1973, the Val Vista neighborhood features ranch style homes ranging in size between 1,370 and 1,997 square feet on larger lots of 6,000 to 7,000 square feet. “We decided to move here because it is a safe area for our family,” said Randy Hoerz, who is relatively new to the Val Vista area. He and his family have only lived in the community for a year. “We also love the top-notch school districts and the great athletics programs that they offer our children,” Hoerz added. Donlon Elementary School is located within the Val Vista neighborhood, making it an easy walk for parents and young children. The neighborhood also includes the 15-acre Val Vista Community Park, home to an inline skate park, soccer fields, tot play area, picnic areas and a popular water play area. A greenbelt runs through the Valley Trails neighborhood, which was built by Morrison Homes between 1968 and 1971. With lots of 6,000 to 8,000 square feet, or larger in cul-de-sacs, Valley Trails’ homes are predominantly single story, ranging in size from 1,300 to 2,892 square feet.

When they moved to the neighborhood 20 years ago, Broome said they were “looking for a family-oriented neighborhood with good schools, close to shopping.” Another aspect of Valley Trails that Broome likes and finds unique is that “most of the streets are courts that dead-end at Valley Trails Park.” Neighborhood get-togethers have become a tradition in these two communities, and parks are in abundance for picnics and gatherings. In addition to the community parks, Val Vista and Valley Trails residents have the Pleasanton Tennis and Community Park, Muirwood Community Dog Park and Ken Mercer Sports Park close by. There is also direct access to Centennial Trail, which borders Golden Creek and is good for walking, running or biking. “Valley Trails and Val Vista neighborhoods are desirable, especially for first-time homeowners who want their children in Pleasanton schools,” Cox said. Willow West / ‘The Gates’

L

ocated near the heart of Pleasanton, Willow West is a neighborhood of mostly single-level homes with classic charm and generous yards for children to play. Built between the late 1960s and early 1970s, most homes have two-car garages and lot sizes between 6,000 and 8,000 square feet. Adjacent to Willow West is “The Gates,” which has a similar feel as Willow West, but the homes were built in the 1980s. Diana Chang, a relatively new resident of the neighborhood, is enjoying the perks of her new neighborhood. “The area is close to the shopping center, my neighbors are friendly and I feel very safe here,” Chang said. A hallmark of The Gates was larger homes on spacious lots. In 1982, Woodhill Farms Development added to the community with a development called Wood Meadows, nestled within the Amberwood neighborhood, which was built between 1982 and 1985 by William Lyon Homes. Eventually, the group of contiguous neighborhoods of Amberwood and Wood Meadows became known as “The Gates” because most of the street names include the word “gate,” such as Laramie Gate Circle, Sutter Gate Avenue and Ross Gate Court.
