The forest's floor Wood floor trends are steering clear of dark and heavy; instead, they’re embracing the light By Shauna Farnell

There’s no question that when it comes to floors, wood is everyone’s first choice for its rich look and easy care. And not just any wood floor will do. The first priority for most buyers, according to the World Floor Covering Association, is authenticity. They don’t want Pergo or a laminate. They want something that is clearly hand-scraped with signs of natural distress.

They want something exotic. Owned by Swiss transplant Balz Arrigoni and his wife, Christina, who is from Austria, Arrigoni Woods specializes in such materials, importing dozens of raw and custom-finished varieties from all over Europe. Balz says that as far as trends go for local clients, the hardness and grade of wood are the top priorities. And they also favor

the wider-planked wood. Of course, sustainability and what’s involved in maintaining the floor’s beauty is a consideration. Factors such as where the floor is located — in the bathroom, where it might be subjected to large amounts of moisture, or in a bright kitchen and areas where it is hit by a lot of direct sunlight — are also taken into account. Reclaimed wood is hot right

now. Christina and Balz don’t simply offer it: They used it in their own home, too. “We have gone to barns to be torn down and salvaged wood to use as either structural pieces or decorative embellishments,” Christina says. “In our house, we did a lot of structural reclaimed woodwork on the outside. It never needs to be stained, because its been aged for hundreds of years.”

Because snow and slush can be transferred indoors easily and collect in entry areas, make sure entry rugs and areas don’t trap water. Be careful of the small rocks and grit that are tracked into the house. To remove mud, apply water, wipe away and dry quickly. Want something more anti-bacterial? One part white vinegar to ten parts water in a spray bottle does the trick.

Of course, when there is this much wood throughout a home or business, there has to be some variety. “Generally, the natural tones of wood is the trend,” Balz says. “To offset colors, we try to offer a naturally darker wood with no stain or finish on the beams and ceiling treatment and then a fairly light floor.” Rather than creating variety with, say, a bamboo floor and cherry beams, Balz recommends using the same type of wood but with different textures: a brushed floor with perhaps a block-style wall and hacked beams. The main goal when using wood in construction is that it makes a space feel natural and comfortable. “The trend of rustic woods with a light finish is actually across the board,” Balz says, no pun intended. “Both in the city and the Vail Valley.” – Shauna Farnell

Tubs come in all kinds of shapes and sizes, to fit nearly any bathroom — and body. Walk-in tubs make bathing experiences safer for people who have difficultly climbing in and out of a traditional tub. For example, Jacuzzi offers tubs with grab bars and a double-sealed door and magnetic latching system, which prevents leaks, even with the jets on full blast. Metallic leathers may not be for every mountain home, but the bling factor has its place when injected into the right nooks and crannies. The shiny leather material, finished with special metallic mica powders combined with aniline dyes, give a shout out to the 1950s — only these days, they come in a palette of colors

to reflect modern hues. Colors range from silver, gold, bronze and platinum to strong yellows, teal, blues, purples, reds and more. Edelman Leather, a staple supplier of metallic leathers, calls it: “A shine from the past, colors moving forward towards the future.” Most people encounter metallic leathers in commercial

settings, such as hotel lobbies and bars. As Yvonne Jacobs, president of Slifer Designs in Edwards, pointed out: Hotels and restaurants need to update their style about every five years, so using metallic makes sense. In residential settings, “it takes a special client” to incorporate metallic leathers in the mountains, since people often “think

of it as a little glitzy,” she said. Still, homeowners and designers tend to take cues from the commercial world, as well as urban settings, where metallic leathers show up in avant-garde offices, yachts and urban lofts. “It can add glamour to a home,” said Carol Moore of Carol Moore Interior Design in Edwards. “It adds a certain kind

Mountainous methods of piling on the bling

A luxurious, small condo in Vail could be the perfect place to pull off a pile of bling in the form of metallic leather upholstery, and perhaps even wall coverings. “I could see (it) in a condo like Solaris, where it’s completely slicked out with an urban, glamorous look,” said Nancy Sanford, owner of Nancy Sanford Interiors in Vail and Denver. Short of glitzing up the whole place, most Vail Valley interior designers use metallic leathers as accent pieces. Sanford suggests using embossed metallic leathers, because the textured embossment tames down the shine a bit, allowing it to blend better with the mountain environment. “I think it’s a better (fit),” Sanford said. “Too slick comes across as too urban or too beachy. (With embossment), you get the glamour, or the punch, but at the same 28

time, it’s grounded by having that three-dimensional texture to it.” She recently upholstered a full bed — headboard, footboard and sideboards — in a metallic shell color and surprised even herself with how “great” it looked, she said. She also created a pebbled leather mirror frame in a master bathroom to match the bluish gray Calcutta marble countertop. Jacobs has upholstered powder room walls with smooth metallic leathers, as well as those in crocodile and stingray textures. She also employs the leather on accent walls to add “sparkle” to a room. And, for those who can’t quite spring for real leather, experienced faux painters can recreate the look of metallic ostrich, snake skin or any other exotic type of leather, using acrylic materials and mixing tissue and plasters. “Now they’ve come up with so many vinyls that look like snakeskins, crocodile skins and other exotic hides that people are going with the more cost effective vinyl rather than the real thing,” said faux painter Joe Wakeman

After several tumultuous years, it appears the real estate market here in the Vail Valley is not only stabilizing, but also trending positive. Although residential sales are down slightly from this time last year, they are only down by 6.7 percent; and we have seen pockets of growth despite the overall number. Month-to-month comparisons continue to fluctuate slightly, with this past spring and summer seeing the most positive sales then dropping off in the fall. As of November 2013, inventory is down causing demand to swing

Each is knowledgeable about the market in general and many have extensive experience in neighborhood market niches. Taking a closer look at market activity, we shift our attention from an era of top selling prices and volume to seller behaviors, dropping inventory levels, and increased building permit activity. Currently, new and active listings are down approximately 20 percent. This lower inventory is by all means affecting the closing sales rates. Another factor to highlight is a slight increase in mortgage rates to over 4 percent where they are expected to stay. Despite lower inventory, there are several areas of increase. Pending Sales in the single family/ duplex residential offerings are up 10.3 percent. As well as an increasing Median Sales Price, which is up 31.3 percent to $722,000 for single family/duplex homes and up 23.9 percent to $440,000 for residential

C

harming Swiss chalets and enormous log structures: These are often the main architectural styles that conjure traditional, romantic notions of mountain living. But the European feel and the ranch look are only two of three main architectural styles in the Vail Valley. Mountain modern is a classification that allows homeowners and architects to borrow from the two traditions, while designing a timeless and unique home.

European tradition It all began in and around the European mountains: Simple wooden structures popped up in valleys and pastures. As far back as the 1300s, the original term “chalet” described a rudimentary shelter used by farmers a few months out of the year. They utilized the natural resources — wood and stone — they found in the surrounding environment. The modern term “chalet” refers more to an in-town house designed by French and English travelers who, after visiting Switzerland, romanticized the Swiss homes they encountered by heavily adorning them until they

smacked of gingerbread houses. Defining characteristics of these mid-19th century homes include: wooden construction with little or no finish; a shallow roof angle (to hold snow for better insulation) that overhangs a prominent, single gable; tiny windows, since glassmakers could not fashion large windows; and small rooms so inhabitants could more efficiently heat them with wood-burning stoves. “Vail was built with an alpine European vision, so many of the original homes, and even recent homes, reflect that heritage, although they’re often updated with a modern influence,” said

Modern technology now allows homes and luxury condominiums to employ larger glass windows than any 19th century villager could have imagined, and heating systems provide plenty of warmth to create open floor plans, rather than individual rooms that rely on wooden stoves. This means any European influenced home in the Vail Valley makes a bolder statement, while still maintaining the charm of yesteryear. When Sonnenalp sprung to life in Vail decades ago, with its decorative balconies, shutters and

rooftops, homeowners followed the European cue. In the Vail Valley, European architecture dominated architectural styles into the mid-1990s, and some homeowners still opt for the Old World style, said Jack Snow, owner of RKD Architects. Log cabins and Colorado ranches Of course, any mountain vision usually invokes at least one image of a log, or ranch-style home. “It’s just what people’s vision of a mountain house is,” said Kyle Webb, owner of K.H. Webb Architects. While log cabins have come a

long way in terms of adaptability, Webb says fewer homeowners are choosing to build traditional log homes these days because log homes “functionally can’t adapt” as well as timber homes. However, as architects mix logs with timber, they find “new ways of pushing the boundaries of what timber used to do, in terms of spans, cantilevers (and more),” DeChant said. For instance, he has used heavy log columns, beams and trusses on a sturdy stone foundation and inserted huge glass windows between the log columns. The latest technology in durable, well-insulated materials like glass has allowed architects to expand the range of possibilities when it comes to log and timber homes. One of the things architects like DeChant consider when building a more traditional mountain, or Colorado lodge, home is: What did the original Colorado home in the mountains look like, and what can it look like when adapted to the Vail Valley and a specific client’s needs? Then, they tend to push the limits. One of the grandest examples of pushing the envelope comes in the form of mimicking National Park Service lodges. Bachelor Gulch and Red Sky Ranch mandated the style in their subdivisions, calling for the use of heavy stone foundations, large-scale logs and timbers “that almost exaggerate, to push the evidence of the structure” and a priority upon overt structural expression, DeChant said. Large, open floor plans and expansive windows also became a necessity. Many neighborhood design guidelines mandate certain adaptations of European or Colorado lodge features, which have greatly influenced much of the architecture, DeChant said. In fact, some of the restrictions have restrained architects when they attempt to build too modern. “The area is a Colorado resort, so we see traditional mountain homes and lodges that reflect the

heritage of the Rocky Mountains,” DeChant said, “thus the use of log and timber, stone, steel and, of course, glass to receive warming sunlight and take in views. Transitional to mountain modern In the mid-2000s, mountain modern became a buzzword, and it has stuck. Though it seems each homeowner and professional has a slight variation on the exact definition, one thing is certain: It’s an updated version of any European or ranch style architecture that has been going on in the mountains, and it lends itself to stretches of the imagination.

It’s “a little neater and cleaner, but not (mountain) modern,” Webb said. He distinguishes transitional from mountain modern in the following way: Transitional is clean and simple but still tends to utilize decorative, or ornamental base and case, and can carry lines of old stone mountain homes, while mountain modern is more sleek with a lot of stone and no case or base trim (or very little). The latter employs fewer materials and is overall sleeker and cleaner. It doesn’t have traditional gable roofs and can often feature flat roofs. Transitional may take a timber, ranch style home, and blend steel beam work “to change it up a bit,” Webb said. DeChant

describes it as a mix of traditional and emerging. When it comes to defining modern vs. mountain modern, there’s also a fine line. Webb describes it by summoning visions of a white, sleek box in Palm Beach, vs. a mountain modern home that “uses natural materials to pay homage to the mountains with modern design.” In other words, it merges organic materials like wood, stone and stucco with modern materials, forms and arrangements, DeChant said. Color palettes and materials tend to echo the surrounding environment. Smooth stone paneling inside and out, along with larger, smoother wooden panels and much more glass are common elements in mountain modern homes. Snow explains it this way: Modern employs flat roofs and rectangular boxes, while mountain modern draws from ranch materials like wood and stone but

piece of ground and, with our client’s program in mind, ask, ‘what does this piece of ground want — what is it asking for?’” DeChant said. “It’s a place to more freely imagine what could be here … It’s a place where almost any form is worth considering.” The style lends itself to solar absorption through south-facing widows; stone walls that absorb heat; and sod roofs, where wildflowers and grass help blend the home into its surroundings. Snow draws from sculpture and art when designing homes; his

goal involves taking advantage of a piece of land and making a piece of art, he said. In fact, he avoids categorizing his homes, instead striving to create designs and features that others are not. Still, most homeowners initially call for mountain modern (and then, possibly push boundaries from there). “Contemporary is moving to the top of the heap,” Webb said. “As people become more receptive to mountain modern, we’re allowed to do more things that we weren’t able to do before.” One example involves siding
