o, you are ready to buy or sell your home? Ready to move on and can’t wait to do it? Well, it’s no secret that prices are up and that inventory is low, but don’t be a victim of these facts. Here are some dos and don’ts to help you with one of the most important moves of your life. SELLERS Dos & Don’ts Do price it right. Yes, prices are up, but if you over price your home you will have less showings, meaning it will not sell fast, and you will have to pay each month for your mortgage, HOA, taxes, etc. Also, when your buyer goes for an appraisal and it doesn’t appraise for the listed price, you might have to start all over again with a new buyer and lower price. Do make sure your home is ready to show. Give it a deep cleaning and remove the clutter. Make sure that there is plenty of light, and that the curb appeal is pleasing because many buyers judge your home before they enter. Don’t try to sell it yourself. Always use a Real Estate agent if you are selling your home. There are many scammers out there. your property and much more in order to sell your property faster. BUYERS Dos & Don’ts Do make sure that you are pre–qualified or better, pre-approved by a lender. There are just too many buyers and low inventory today, which means sellers are more likely to go with someone who can prove that they can afford the home. This will also help you know which homes you need to be viewing and can afford. Don’t change your job after you are pre- approved. Do not make any big purchases such as a car, boat, furniture, etc. Wait until you have your keys in hand, then you can make those purchases without affecting your loan approval. Do use a Real Estate agent when buying a home. They will make sure you are protected and well informed. Even when buying a new home use a Real Estate agent; they are paid by the builder. hen picking a color for cabinetry, personality and lifestyle are essential considerations. Gray and white cabinets are options for the modern active living lifestyle, whereas green and blue tones may work better for a more eclectic existence.

Whichever way you go, colored cabinetry is more than just a trend: it’s a design approach that is here to stay. That’s why careful planning is necessary when you set out to redesign the kitchen. Choose the Right Cabinet Color Once you’ve made the decision to add colored cabinets to the kitchen, there’s an obvious next question: which color? With so many options to choose from, you may need to answer some basic questions to narrow down the field. Bold vs. Subtle If you’re looking for a dramatic change, a bold approach may be the perfect solution. Just remember that a bold space can border on overly bold. It needs to be a color and shade that you will continue to enjoy over time. On the other hand, if you’re set on adding color but not sure something so vibrant will do, a softer shade of that color may offer a more subtle solution. All Over vs. Accent Consider whether your vision calls for paint on all of your kitchen cabinetry, or if you’re simply looking to create a standout feature. A color that looks terrific as a focal point may overwhelm if it’s applied throughout the room, so evaluate which of the options you’re weighing is best suited to the use you have in mind.
