WINDOW OF OPPORTUNITY Worried that the recession train has gone by - few foreclosures, a little less inventory - and you’ve missed your opportunity to buy at the bottom of the market. It appears that wealth has increased in the U.S. in the past few years and more people feel confident about buying second homes. • Breckenridge homes, on average, sold for $25 more per square foot; • In the condo and town-home market, Breckenridge prices per square foot increased $19. • Countywide, single-family and duplex homes saw a decrease about $40 per square foot; • Summit County condo and town homes went up about $17 per square foot. • Average Total Sales Price was up in both property types, in Breckenridge and countywide.

Overall, in Summit County, the numbers for the first part of 2014 suggest that prices per square foot are certainly on a slow rise. Winter sales volume is always lower than summer, so these numbers fluctuated greatly by month and areas, but are overall in the positive direction - adding value per square foot. The recession train has been lingering in the resort regions, and recovery in some areas of our market has been slower than in others. The core of the Breckenridge real estate market is always hot, while areas further from town are moving at a much slower pace.
